I lived on property for 4 years. Troubles start about 18 months ago, when a change of management came in and construction projects began. Theyve switched out the property manager every few months because of all the problems/complaints and how badly residents are being treated.Property is not newly renovated, as falsely advertised. Portions of the property are going through renovations. Priority was given to the leasing office and main pool. They are working their way through replacing the roofs, exterior paint, railings and wood trim. New construction is slated through the next few years on new units at the south end of the property. All the construction has made living by a golf course/beach trail useless. Noise starts early and constant all week long. Construction materials and trucks clog the parking lot. Theft of packages is prevalent. Very few visitor parking spots are available, with the south end vacated for the new units. It almost seems like they are sacrificing the relationship with current residents, to force them to move and then renovate that unit to charge more. Management is so bad, 6 weeks after I surrendered keys, I still havent received my deposit or any correspondence from the leasing office. CA law requires they return the deposit and itemization of costs within 21 days. Potential resident beware, look elsewhere and save yourself countless headaches.
Marea Apartments are a wonderful place to live. The people in the office and the community here are so easy going and friendly. They also love dogs, which is great because we have two labradoodles. A big thank you to all the office staff who assisted us in the rental process and to the maintenance crew who were on the spot to take care of a couple of small issues upon our move in. Thank you all.
So far, this place is amazing! The amenities are so first rate- beautiful pools and fitness center, among many others. The office staff is so friendly and helpful. They actually like their jobs, and it shows!
This review is a 5 star for the Maintenance team! Javier and Fernando are the best! Anytime we have an issue we put in our request and they are always at our door in exceptional time and this is a big complex with many maintenance requests. We appreciate their kindness and they always make sure our request is handled to our satisfaction. Their service is over and above here!
I am giving 5 stars for the friendly and compassionate service we received when we were looking for a new home last month. I had been offered a job, signed a lease, and then negotiations for the employment contract fell through. Taylor and Josh were so kind and understanding and gave the sense that they really wanted to help every step of the way. Although I had already signed a legally binding contract, they were gracious and allowed me to cancel. This shows that there is genuine human sensitivity and they are not just trying to make money wherever they can, even though we are all financially suffering during this pandemic.I do wish we could have lived there. The 2-bedroom unit we had reserved had a darling layout, stellar patio, and the short walk to the beach was a major attraction.You can feel confident that if you move here, the management team will do everything they can to make you feel happy and comfortable.
My sister and I moved here a year ago and we could not have had a better experience. The leasing staff is always extremely friendly, maintenance takes care of requests same day, and the washer/dryer in unit has been so convenient. We have a 2 bed x 2 bath renovated unit with a patio, its not noisy - except for slight noise from upstairs neighbors walking/vacuuming but that never bothers us and is expected. The walls in the apt are super thick, and I cant even hear my sister from her master bedroom to the kitchen.Parking is pretty easy, obviously to accommodate so many people, the spots are sometimes small but weve really appreciated not having to pay for guest spots or our carport. Im not sure if theyre changing that in the future though.Everything is well maintained and the pools are gorgeous! We lived here through the renovations but got a great deal because of it and were overall grateful for all the updates! So sad to be moving but were extremely happy we got to live here!! The trail to Salt Creek is so nice and weve loved taking advantage of it. Were only moving because the rent is going up a bit and we wanted to be more centrally located to HB but otherwise wed have stayed!
I’ve lived here for over a year and it’s been my favorite apartment I have ever rented, hands down. It’s a good community vibe, not too much noise from neighbors, and the newly renovated units are top notch.The best part though has been the staff at the leasing office. Taylor was a blast when we moved in the first time, and Alexa was a major help when we upgraded to a two bedroom a few weeks ago. The maintenance and facilities team is speedy in response if anything needs to be addressed, and our dog has a bunch of dog friends in the neighborhood. Overall, I don’t plan to leave any time soon. I have never been more grateful to work AND live here! Lyon Living really is striving to make each and every property the best it can be. Ben, the PD, deals with so much each day and is beyond accommodating and fair. He really understands that this is everyones home and wants to continue making all happy. Monica is such a bright light in the office and is a problem solver. Alexa and Sierra are great leasing associates and make coming to work/into the office so exciting! Alexa is our new Leasing Manager who goes above to produce amazing events for everyone to enjoy! I love seeing all of the residents get together at the community events. Lets not forget about how great Javier and our service team are. With 418 apartments, they do a great job completing their work within 48 hours. I hope everyone really loves all of the upgrades we have done to our community!
We just moved into our Marea Apartment over looking the golf course and the beach. Our desire was simple...we wanted a peaceful place. When we met with Taylor we got exactly what we wanted and MORE! A beautiful just renovated apartment with a secluded patio very peacefully looking over the golf course. Taylor stayed in contact with us until we were ready to move. I felt welcomed and well taken care of with her infectious enthusiasm and hospitality. It felt like she was welcoming us to her home. She knew our neighbors, their pets and personally saw to our needs. My husband and I have stressful jobs and Taylor was a breath of fresh air.We had planned to research Marea then move on to other apartments in the area. We didn’t look any further after meeting the Marea team. The newly renovated facility is high end resort and we are excited to host our grown children for Christmas and share the facilities with. them!Day five after move in we had an issue with someone in our parking spot it was resolved immediately by Taylor and there was no need for towing. This was an indication to me that she truly is invested in her tenants and her customer service continues after you sign that lease!THANK YOU Taylor for making our transition easy and we are very grateful we landed here!
Love all the people that work here, very friendly and helpfully. Especially since I haven’t lived in the same state. Made the move from Colorado go smooth. I also love how dog friendly they are. Place to walk your dog all over the property.
A few months back I was running out of space and needed a bigger place. I did not want to break my lease because I love living here! Taylor helped out so much with showing me other options in the complex! I was able to get a bigger spot with no hassle. Thanks again Taylor and Josh!

If this apartment complex is on your list, then seriously consider these two points before signing. You will likely get the same feedback from other tenants, as many are in the process of moving out for the same reasons.1. They raised my rent by 21% without warning and gave me 1 day to decide if I could stay or leave, so I put in my 60-day notice. Many other tenants received a larger increase. There is no reason why this wouldnt happen to you, either.2. The construction will significantly impact your life. Imagine not being able to park your second car as all the open spots will be cordoned off, or not being able to walk to the mailbox without dodging a caravan of industrial trucks every day. Also, many of us were prohibited from using our balcony for almost four weeks, as they nailed plywood over our patio doors to prevent us from opening them as they painted the floor and sawed off the railings. They didnt even do a good job, and the patio was uninhabitable for the last month of our tenancy.To make matters more disturbing, I spoke with some tenants on the south side of the complex, and they told me that they had rent decreases due to them being closest to the construction noise. We are all affected by the construction, but only a few tenants were able to receive a fair rent adjustment.Dont get me wrong, this is an amazing location to live at. It is beautiful and Dana Point is very unique. However, expect some serious surprises once you move in. Dont forget to visit the apartment complexes up the road!
Great place to live! It has an awesome pool with a huge screen tv and a place to barbecue. They remodeled their gym and it’s phenomenal.my favorite part about living here is the great access to the trail that takes you to Stands beach. Love it!
Leasing and Maintenance staff are very friendly, helpful and prompt. Location is great, new facilities and improvements are nice (lots of construction over the last year+). Very dog friendly community.
Amazing service and immediate help on any request! We didnt have any problems at this moment and everything looks perfect and very cozy! I love the trail towards the beach, it takes only 20 minutes to get to the Salt Creek Beach with amazing view around! Love it! 5 stars!

This was my favorite place to live until the change in management and nonstop construction. There is no longer a sense of community or care for residents which is reflected in the majority of long term neighbors leaving. Perfect example the building next to me three out of four units are empty. When I moved here there was a waitlist. They have been cutting down all the trees that once provided shade, scenery, privacy, and a home to beautiful birds. I’m still waiting for a call back from corporate it has been 4 months . I previously lived in La Jolla at a property that was truly luxury. If you’re looking for luxury living this is not the place.
Working with their leasing team was a dream. The apartments are beautiful and the community is outstanding. We are so happy now living by the beach and on the golf course
Im not sure we could have had a better move experience. Diego took care of us like family and made everything easier. I cant wait to recommend where we live to others. Fernando in maintenance has taken care of every little thing. Its quiet we have great neighbors. Were happy.
The leasing agent Diego was fantastic, the whole staff is very nice and friendly. The maintenance is super fast and usually gets taken care of same day. The compound is also very clean and neighbors are friendly as well. Couldn’t say more then how happy I am.
You too could live in beautiful Dana Point! These luxurious apartments offer recently painted, all original wood that has been decomposing since the 1980’s. The exquisite artwork of the local termites is on display all across the commons.Do you enjoy combative leasing staff that talk down to residents? Then you have found the place!- Credit Advice -When first looking to move into Monarch (now Marea) I had completed the paperwork and called the leasing office to ask which Credit bureau they query so that I could unlock it for them. Long story short I ended up unlocking all three, 1 by 1 because they did not know. When I called the last time to advise that all were unlocked, I was told by a polite gentleman “This is why you don’t put a freeze on your credit, It causes problems”. Thanks for the advice D!- Off the rail -During our move in inspection, I found that the railing of our 3rd story apartment was completely rotten and needed to be replaced. The agent said, “Well if it gets any worse then let us know” (Pictures Included). I was given a line that they would be completely revamping my building soon and replacing all railings (BTW a year later they had only finished the roof).I called a week later and asked about the railing and they advised that a contractor would look at it for us. The contractor came a week later and put 3 metal straps on the railing with protruding screws and nails (See pictures). I immediately went to the office and complained which intern got us nowhere.Two weeks later without notice that they were entering our apartment. After reporting this to the manager, she called us directly. She tried to reason with me and stated that they only entered our balcony without notice. Then advised that the repairs were up to their standards and I would have to live with it. I then sent her a video showing the “Repairs” as she had not taken the time to come see them and made a blind judgement. After watching, she realized that the railing needed to be replaced and authorized the repair. This process took roughly 5 weeks of battling to get a resolution.- Moving on out -When we decided to leave this dreamboat, I went to the office and filled out the paperwork and all seemed well. We moved out early (10 days) and I took a few days to deep clean, touch up the walls, etc.When I went to the office to get a bit touch up paint, the same fine individual as that gave me Credit Advise told me “You shouldn’t even bother painting, we are going to charge you anyway”. Good to know! I still got the paint and fully touched up and cleaned the apartment to a state better than when we moved in.After getting everything done, I went to the office to give back my keys. The Agent (Not the same as before) advised me that if I give my keys 5 days early there would be a charge for breaking the lease. After trying to reason with her advising that I am not asking for money back and this is purely out of convenience, she still would not accept.I came back on the lease end date that she had given me in my previous visit. I noticed that there was a random charge made to my account that did not make sense. She advised that she could not tell me what that charge was for and that I would need to wait for my final bill to get further information.Three weeks later, we get the final bill and deposit refund with bad faith charges for Cleaning, Painting, etc. Wouldn’t you know, there also was no explanation of the charge to my account, or compliance with the law as to providing invoices for the charges made to my deposit. It has now been about 1 month since we sent a request for reimbursement and have no explanation or contact. We have called and even gone to the office with no luck. All they do is evade the questions and requests.When it’s all done…If you don’t mind living in buildings of questionable integrity, dealing with office staff that do not care about your rights or needs, and are willing to pay way over market value for an apartment, then look no further!
This is an amazing community in a great location. We recently moved into our apartment and we could not be more pleased with our remodeled unit. Our view of the golf course and ocean is amazing. We were also very pleased with the remodeled community gym!
I moved here and I love it. It is a very social place filled with nice people and all the staff and maintenance are very nice and helpful. They have little events often and sometimes surprise you with free coffee at the exit gate. I looked at alot of places but this one was by far the best. The path down to the beach is also very nice. I dont understand why its not rated higher but its definitely a secret gem!
We applied march 4th and they put 600 on hold. We were told they return this amount if applications were declined or if we decide to go to another apartments. MONTH later they sent checks to incorrect address and names. Now they said they dont have the money. Place is a fraud.

The toughest part is the Parking . Literally there are NOT enough spaces for all the units . So if you want to invite visitors, It will be tough for them to park. Looks like there will be a gate to gate off the new units which will also eliminate parking for the older 1 and 2 bedroom units. Great view of Golf course if you rent on that side.There is minimum security. If you have packages delivered I would suggest making friends with your neighbors and installing a ring on your door. I had several packages stolen.They have progressed with the building of Building 32, these past few months, I thought we were experiencing earthquakes. but no I checked and it was just the building swaying as the construction down below progressed.Still lots of dust. and you really CANT pardon the dust its all over your car all over your patio, all over everything. Dont leave your windows open when the crane is working, all that dust just goes in your apartment. And the air conditioning. NEVER WORKS we have had to call every year to get it fixed. It never cools cooler than 78 degrees. . Construction workers park in empty areas instead of tenants and sometimes the contractors just park in YOUR SPOT I had to personally wake up a Construction worker who had parked in my spot for lunch who decided to get some zZZZs .There is a CONSTANT grinding from the machines they are using to dig the trenches. It screeches ALL DAY. and sometimes it goes on past 5 PM.This used to be a great place to live until the complex started to renovate.There is a lot of light pollution from the new pool area. The massive TV is on all day till 2 AM so dont get a unit by the pool because you will be sorry. The noise is non stop all day TV, Kids Screaming, adults having Dancing parties.Management Staff (girls) attempt to be pleasant among all the complaints. They just dont care, they are so bombarded with complaints they often just give you the Okay Doke or they talk over you and just dont take the time to really listen.They have put in wood floors to update some of the units and if your under them. It will be extremely noisy and you will hear your upstairs neighbor ALL DAY if your home. The tiny little pad they put down does not absorb any of the noise.The guys like Fernando who come and fix things are all Great ! . They do attend to work requests quickly. But often they defer to sub contractors to come in to replace whatever is broken. That takes a few days. We have definitely lost our ability to have ANY quiet enjoyment here. Very disappointing.
Ive lived hear for 1 year and have enjoyed working with Krystal and Abby in the office. They are up beat, personal and very knowledgeable. I dont feel like they are condesending when I have issues, questions and concerns. Always going above and beyond to make me feel welcome and a part of the community. I just moved here from Traverse City, Michigan. Before moving here I did months & months of research on different areas as well as the many different apartment communities. I checked reviews on each apartment community & Monarch Beach Apartment Homes had the best reviews.My first contact was with Diego. Let me just say he is absolutely amazing! All the good reviews about him are true. I leased this place site on scene & he was very helpful in explaining the different units, the community & the area. The apartment is better than what I expected. I completed all of the paperwork & locked in my lease weeks before moving here. It was a very easy process.Dana Point is breathtaking. Definitely exceeded my expectations so far. The grounds are clean & beautiful. They are also in the process of many upgrades such as new roofs, clubhouse, & landscaping.The location of Monarch Coast Apartment is perfect. Its a half mile to Salt Creek beach, close to Laguna Beach, Monarch Bay Plaza is literally within walking distance & so is The Ritz Carlton & St. Regis.So far I love it here!

We relocated to SoCal from Florida, downsized from 3,300sq ft to a 2/2 & love it. Our unit has more privacy than any other place we looked at & the location... WOW. We overlook the trail/golf course to the St Regis & Salt Creek Beach is a 10 to 15 min walk. In reference to price... not bad, better than the majority of places we looked at (which didnt have as good of a view).We have the larger floor plan w/ 2 balconies, laundry room w/ included washer/dryer & covered parking. Weve only needed to use maintenance 2x & they responded immediately.My only complaint... visitor parking SUCKS! Wed recommend Monarch Coast with confidence.
I have moved here from the Villas.. and I love it !!! HUGE improvement !!! Same day 24 hr maintenance, reasonable rents, super nice location, privacy! Washer and Dryer Hook-ups and most units if not all, include them! Central AC and Heating, great management and staff. I love the food trucks, free yoga classes, and little kindneses they do. This is by far the best complex I have ever lived at. I am happy to call this place home!! Trails to sea terrace park, salt creek beach and park, Monarch golf course, Ritz and Free trolley are definetely a perk. Its about a 15 minute walk, less if you walk fast.. but I walk slow... so 15 min for me.. such a great place to live.I think some people are mistaking this place for somewhere else with all the negative reviews, I have been here for a while and I havent seen any rats, been hacked, or had any problems whatsoever. My cars havent ever been towed and we get two parking spots... one carport and one visitor WITH A PASS that is provided to us. Of course there will be animals, we are next to a canyon like area duh! Also... cant control the neighbors you get.. and it isnt the apartment communitys fault... some people!! This place is far better than anywhere else I have ever lived. Management works hard to make their tenants happy.. so if you rely on reviews... dont pay attention to the negatives because it is highly inaccurate Just someone having a tantrum probably not following the rules and lashing out.
Great Location and Chris was a great tour guide and ambassador for the property. He answered all my questions and worked through a process to determine the best fit based on timeframe and cost. We looked at several areas and models and when I left I knew exactly what I wanted. GREAT EXPERIENCE just hope my unit comes up soon! Thanks Chris.JAZ
I live here currently and the reviews are right on. The office staff sucks big time. I very bias she must be a daughter of some one for Lyon properties. Dont even look at these places the turn over rate is huge ppl moving in and out so fast its crazy.
RATS RATS RATS!!!! Rat infested property. Construction has been ongoing outside of the complex and the apartments are infested with rats. I have notified the complex and all they have done was set up a few mouse traps. I have had to pay out of my own pocket to handle the issue and its still ongoing. I have spoken with other tenants and this is a huge disgusting problem. I am set to move out the first chance I get. Neighbors are extremely nosy, no privacy at all. You only get one parking spot and there is no option to purchase an additional spot. I was gone for a 3 day weekend and they had my 2nd car towed as it was parked in the recommended visitor parking spot. The worst complex hands down i have ever lived it. Just look at the outdated club room what a joke, please dont call that dusty room with old musty grandma couch a clubroom. On top of everything, they allow the 2nd story to have wooden floors. If you know apartment living you then you know what a nightmare it could be to have someone with wooden floors living above you. Charlotte in the front office is the rudest human being I have ever met. She should not be allowed to interact with people, let alone serve as the face for a luxury apartment complex. The 3.3 star rating is definitely being generous . I was also told by an employee that he complex had pornography filmed here. You might think hacking couldnt happen to you, but here it can. COX cable is the only cable provider here and a current employee lives in the complex, her name is Lisa Thompson, BEWARE!!!!- shes the old lady with the dog and no friends. I noticed all my electronic devices had gotten hacked, i was actually locked out on my devices, and my cameras for my my security systems passwords even kept changing. I thought it was crazy, and then i spoke to another couple i met at the pool and the same thing happened to them, and they blamed her. I am taking legal measures. Be warned, the nice Dana Point zip code is not worth all of the problems this complex has brought along.
I have lived there for 2 years, part time and I find the staff to be responsive and helpful. Also the maintenance crew is fast and efficient. I have not experienced any of the problems that other reviewers have complained about.
