Office staff is great, quick to respond! Maintenance crew is very friendly and helpful. Our building is supposed to be smoke free, but not all people listen to the rules, but the management team is on it! Grounds are kept up amazingly well for such a large complex!

The Woodlands Goes Above and Beyond!I have lived at the Woodlands since January 2019 and have nothing but good things to say about the property, location, and staff. I was hesitant moving here at first because of the location being so close to Joliet. However, the community is very quiet, residents are very respectful of each other (in my building at least) and when there are issues the Woodlands staff is always on top of it. The office staff is amazing when it comes to communicating with their residents. Emails are sent out on a monthly basis with events, updates, etc. There is an app that you can post on a message board to reach out to your neighbors and you can submit work orders and pay your rent on the app as well.Today Aaron from Maintenance came to may apartment to complete the second work order I put in this month. He was professional, polite, and fixed my closet door perfectly and he did it very quickly. Not only that but he asked if we had any issues with the last work order he did, my boyfriend told him the drawer in our kitchen seemed a little off track but we have no problem with that. He insisted on adjusting it for us anyways. I work at another property and I know good maintenance can sometimes be hard to find.From what I can tell Marquette Management has succeeded in hiring knowledgeable, professional, friendly staff all around! I will continue to be a Woodlands Resident until my boyfriend and I purchase our first home and we will continue to spread the word and recommend this property to any of our friends and family who are in search of a property to live at.

I did not like living here my first year was okay. Every month I had something wrong where I had to call maintenance. It took days to fix my problem. At one point in the winter my heat didn’t work I called and they changed the Thermostat and still didn’t work I went with no heat for like 6 weeks I had to buy space heaters. I had bad neighbors. Always fighting cops being called all the time. It smells in The hallways because left trash out there for weeks. My window would leak when it would rain. It took a lot of phone calls and emails before anything happened and didn’t even fix problem completely just cover up. Not properly fixed so it still leaks. I could go but I don’t waste any other minute talking about this place. Way too expensive to live here and rent gets raised everytime you renew your contract beware of hidden fees they don’t tell you about. Stay away.

I applied for an apartment at Woodlands of crest hill with $xxxx price on 28th May 2021. On 1st June I received call from leasing person and she told me that price of the apartment that I applied went up by $yyy. I said how can it be possible to change the price after application, it should be locked. She then transferred call to property manager and she just said if you are ready with increased price then we will proceed otherwise they will cancel my application. After argument she replied that price of apartment on 28th May was incorrect and because she was on leave she missed to check it. Can you believe such a irresponsible answer from property manager. Because of there unprofessional and irresponsible attitude I lost my important 4 days and ended with paying extra money in Hotel. I lived in Texas before and no one follow such a unethical practice to increase price after application. I am chasing them from last one week to refund my application fee and admin fee but they are either not responding or just dodging. If still property manager and entire team is concerned and professional then they need to refund my money immediately. I recommend people to apply elsewhere if you dont want to waste your important time.

It was a rocky start due to some issues with my neighbors, but for my first apartment I just had to say they’ve been Phenomenal, very patient and understanding with my and my esa. Whenever I had a concern thought or needed help they always made sure their clients were first priority! I want to thank personally @debbie @Kasey @nick @tamika @terri for all their hard for and patience! First apartment was a success and you won’t regret moving herein

It’s a smooth transition when you do not wish to jump through hoops just to relocate. There’s a lot of potential and amenities.The fees add up for all the different services and utilities but it’s close to Joliet and 55 with a park and lots of trees.Gym is okay. Could use another bench and another 10 or 20 pounds of dumbbell increments.Staff is typically respectful and kind.

A piece was missing from the shower fixture making it hard to turn the water on. The maintenance man named Ben, I believe, came and fixed it. Now its even easier to turn the water off and on. Great job!! Very pleased with the work.

Terrible!!! The woodlands have ROACHES! I’ve called several times to get rid of them and they need to fumigate the building. I pay WAYY too much in rent to have roaches. I keep my unit clean and bleached! Pest control confirmed it’s coming from another unit & I shouldn’t have to deal with another units pest problem. Very unacceptable and very DISGUSTING especially considering we have kids in this community! Yet they send pest control out once a week and traps and some quick spray is NOT working! I guess its no urgency to it when they aren’t the ones who have to live with it.

First the Bad: they didn’t know what time I’d have my keys for move in, which meant I had to pay movers extra. Initial walk through of apartment a few things were broken and the maintenance kinda fixed them ( it was more cosmetic things). And I didn’t like how the rent was inaccurate. Whatever you think you’re going to pay, throw it out the window: you’re going to pay about $200 more than that.The good: the current office staff is amazing. They are very professional, couldn’t say that about the ladies that were there on move in. Snow removal is amazing and done by 8 am when it snows. Very quiet. Clean hallways, and the updated apartments are great. Large walk-in closets and always available parking. I enjoyed the experience of living here.Criticism: raise the rent to include water, gas, and garbage. Much rather pay a higher upfront cost then always question the bill. Make gym hours longer. Add printer and copier machine in computer room for children.

This is a very family friendly environment. They offer a clubhouse that my children absolutely enjoy. If there are any issues, the management staff respond quickly and efficiently and that is a great relief. The school systems associated around this area are phenomenal which is very comforting. Great place to live!

I live in a one bedroom with my girlfriend. The apartment is nice and clean. We don’t have any maintenance issues. And when we do they respond fast. I don’t have too many complaints other then a guy getting killed in the parking were we park in and that it’s a lot of pets in my building and we’re suppose to have a no pet building. They posted signs on the door about the smell of “illegal substance” which was kind of funny because I’m assuming they are talking about weed which is very much legal now. It’s close to a lot of jobs, grocery stores and express way. Which is pretty cool

Ive lived here for almost 10 years. Like others, Ive had the same appliance, heat, pest, and shower issues, and my car has been towed, very recently in fact- thus the fed up review. Im a resident with a valid Woodlands sticker and valid plates. They shouldnt grant a towing company ultimate authority to tow as they please. God forbid you go on vacation or your job requires you to be away for a week or more at a time. AND, you better be ready to play musical cars if you own more than one, like I do. Why do ANY of us need to move a vehicle, at ALL, from a valid, perfect and prime parking spot? You would think that management would notify a valuable tenant directly about a vehicle at risk to be towed...

The manager Debbie is extremely rude & doesn’t care about the community. I’ve had sewage in my entire apartment for over 24 hours. Anytime you call for maintenance they don’t resolve the issue until days later. I won’t be renewing my lease.

Weve lived here for about a month and havent had any problems! The office staff is always very professional and helpful, especially Iteeana. There were a few maintenance issues when we moved in, but all were taken care of quickly. Our complex is very quiet and all of our neighbors have been polite!. The apartments are gorgeous as well.

Im going to start with the positives, they built the bark park right before we moved out which was a nice add to the community. The gym was always clean with decent equipment. When the pool was open (which wasnt often) it was pretty clean. They say youre restricted from bringing guests, but people would have entire family parties at the pool which kind of ruins it for the other residents. We were in building 1825 which had its fair share of issues due to domestic violence calls, drug deals occurring at all hours, and the ever present mold in our apartment and all over the walls of the laundry room. Our first apartment had a constant leak in our bathroom ceiling which smelled like mold constantly and was making us sick. Maintenance would wipe bleach on it and it would subside for a couple of weeks. Water began to collect behind the paint and would bubble up and burst all over the bathroom. Maintenance proceeded to take out the molded drywall which resulted in weeks of having a hole in the bathroom wall and ceiling with no end in site. Once we threatened the woodlands with legal action it was brought to Marias attention how severe our case was. It was dealt with after that but we were given no compensation or restitution for having a moldy wall in our bathroom. The front and back door locks to the C section of the building were constantly broken. There was at least one dryer broken at all time with no warning from staff. Poor ventilation of the laundry room resulted in black mold spots all over the walls of the room. Many residents with dogs were not held accountable for not picking up after their dogs. On a nice summers day it would smell like hot garbage and feces when you walk to your car. Be aware of the added charges to your rent- its not as cheap to live here as you think it is. We were more than happy to leave this place.

Only been here 2 months and seen plenty roaches!!! Like Ive never seen so many roaches in my life! All shapes and sizes. Call the office told them . They sent pestcontrol who just walks in your apt like its his. Just to do the bare minimum and leaves. For me to still see roaches the day of pest control already being here twice!!!! I just saw one a few moments ago and Im beyond feed up. For me to be spending 1000$ on rent my place shouldnt have to be shared with roaches. They make it seem like it not a big deal either ... Im ready to break my lease. Dont rent here til they can fix there roach infestation!!!!!!!!

Not sure where these folks live, but I have lived here for three years. I am very pleased with the management - both the current as well as the previous. All concerns I brought to them were extremely minor, and were/are addressed immediately.These are older apartments, and Crest Hill ( all of it) has extremely hard water, which means one must use different cleaning products, perhaps a different shower head, but these are not big issues. It is quiet, safe, and my neighbors have been great. Are there smells in the halls? Of course! Its an apartment complex! Ive lived on Lake Shore Drive - guess what? There are a variety of smells when a variety of folks live together. These are NOT 2 or 3000 a month apartments, folks. For the money, it is wonderful. I am pleased to live here, and will continue to do so until I save up for a house. Be good neighbors, be good tenants, develop a better and, perhaps, more realistic attitude abut community living and I bet you will find your stay here far better. Peace.

Any good reviews on this place are probably paid reviews. The management writes under negative reviews to contact the office only so they can state that they attempted to do something. No moral compass, no ethics . There are 44 reviews posted out of these how many are positive ? Times are hard in society and this may be your only option for living BUT if you can rent a home or any where else I strongly advise you to do so . I hope and pray anyone reading this review sincerely reconsiders this place .

I moved in July,2016 and have had no problems at all my only complaint is that the laundry room always has 1 or 2 washers that dont work my building is 1710. My apartment was very nice with new carpet and recently they replaced the hallway and stairs carpet which was so needed so everything looks nice. They are installing security cameras soon which is great for safety and there is always a security car driving around. The parking lot pavement was redone they are making great improvements.

Fifth try to post. Unprofessionaism goes to whomever remodeled my 1 bedroom. Poor customer service goes to who ever called me 24-36 hours before my move in day to advise my address I have everything set up is not ready and I give zeros to the person who asked me what type building I preferred when I answered that in my prospective stage. Refinished tub gritty poorly done. Overspray on new flooring. Did the cleaner even try? I am certain know one really walked this apartment. Oh and calling is a joke. They usually dont answer I am thankfu 4Iteannna because the other lady told me she was goimg to leave my key under a common door mat and my apartment opened and Iteanna worked that out...then suddenly right before my move I get the bad news your apartment is not ready and I get this mess I have now

We have lived here about six months. My husband and I love it. Our apartment is so modern and everything is new. Its nice and quiet here. We cant hear the neighbors at all. The leasing office staff are very friendly and so caring. If we ever need anything they always make us feel like a priority. The maintenance staff are very friendly too. It has been snowing lately and the walkway to my apartment building is always salted and shoveled. They also take care of plowing the parking lot in a timely manner during and after each snowfall. I love the light gray paint and white trim on my apartments walls. The sinks, light fixtures, blinds, and flooring look so classy. Woodlands is more way more affordable than other apartments that are this nice. They have made paying rent and utilities so easy. They have a online portal that you log into where they include both the rent and utilities in one bill. The bill breaks down each charge in a simple manner which allows you to see each utility charge along with the rent charge. Plus the utilities are so low. One of my favorite things is that I can have all of my packages delivered directly to the leasing office so I never have to worry about where my packages are. I do love shopping on Amazon. Overall we are very happy. This experience has been great. This definitely feels like home.

The design of the cabinet’s need a little bit of touching up but that’s really it. It’s a quiet, laidback friendly neighborhood and also they have security on premises which is great 😊

My wife and I lived here on a short term lease. Our friends in another building had their bottom floor apartment flood on them EVERY TIME it rained. Woodlands did nothing about it! My other buddies car got towed for being left for 2 weeks while he was out of town. HE FREAKING LIVES IN THE APARTMENT, he is allowed to park there!! The pool was HARDLY ever open! The hallways always smelled like weed! Luckily my company was paying for our short term lease... there is NO WAY I would pay money to live here. People in the office are nice - but the management of this place is a JOKE! Seriously, look elsewhere.

I wish I could give 0 stars. Im very tempted to break my lease. There is no insulation in the bedroom, you can feel the wind coming through the closed window and floorboards. Apartment was filthy when I moved in; the fridge and dishwasher had food crusted to the inside and as I was cleaning the dishwasher a roach crawled out, the blinds were covered in some weird residue, and the drawer in the fridge was broken. The paint job on the walls is a joke, they didnt even use any tape. The toilet is constantly dripping due to a broken gasket. They hardly plow the lots, they dont shovel sidewalks or steps leading up to the door. One of the washing machines has been broken for months and when I brought this to managements attention, their response was that I have to call the machines company and figure it out myself. Sure the cheap rent is tempting but honestly Im not sure what Im even paying for. Regarding pets, the complex has a lengthy list of restricted breeds, but most of my neighbors own dogs on this list anyways. Dont let their newly remodeled front office fool you, if they put 1/4 of the money they spent to remodel their office into the actual apartments, maybe I wouldnt be here writing this review.

I wish I could write a positive review since I hate giving negative feedback but my experience at the Woodlands of Crest Hill has not been a positive one. This is my 3rd apartment Ive lived in and it has been the worst apartment Ive lived in. My lease is up in 5 days so I wanted to share my experience living here for other people looking at reviews to make a decision on where to live.I have lived here for 13 months and the only reason at the time I chose the Woodlands of Crest Hill was because it was affordable at $575 for rent for a studio apartment which is amazing. The very first day I started unpacking my stuff there was a cockroach in my kitchen cabinet which was disgusting. I went to the front office and asked if there were roach problems before that I needed to be aware of and the leasing agent said not that she knows of but pest control wasnt able to come out until Monday morning so I had to wait 3 days of someone to come and spray the place down. Except pest control only put gel in the cracks of the cabinets so Im not sure what that really did. I couldnt wait 3 days so I had my boyfriend come and clean the roach for me.The next issue I had was flooding in my apartment. So I live in the basement part of the building and my apartment flooded 3 times in the span of 1 year which is ridiculous. The first time my apartment flooded was because my neighbors apartment had a pipe leaks or something but she came knocking on my door at 7 in the morning saying her apartment was on fire and that her apartment had electrical issues of something. The fire department and police came out and I asked them if I needed to evacuate and they said no but asked if I had water coming in to my apartment but I did not. Later that night I came home from work and my apartment was flooded because of my neighbors apartment. The water from her apartment had seeped in to my apartment. I let the front office know and they had to have carpenters come out and replace my carpet. But I live in a studio apartment so they basically took apart my whole apartment. I had to sleep elsewhere since there was no way I could sleep in my apartment for 3 days which was inconvenient.The second and third time my apartment flooded was because of the weather. It had rained pretty hard one night and the next morning I had water in my apartment. This time when the carpenters came out I was out of my apartment for 5 days and the third time my apartment flooded it was because my other neighbors apartment flooded and it seeped in to my apartment once again but this time I was out for 7 days. Being out of my apartment is so inconvenient because I pay to live here not to be staying at my moms house. I let the property manager know how inconvenient it was but she doesnt ever seem to really care and only gave me $100 off my rent. You would think she would prorate all the days Ive been out of my apartment which would equal $278 but I guess not... The month I was suppose to have $100 taken off my rent it wasnt taken off so I emailed her again and she forgot and took it off the following month which shows you again she doesnt care.My third issue I have with this apartment are their fuse boxes. My fuse blew out 5 times in this apartment and it blew out 3 times in ONE day once. They barely just replaced their fuse boxes to circuit breakers about 2 months ago which is pretty crazy because we do not live in the 1900s. I might though because the design in my kitchen is from the 1900s. I have pink counter tops and in the bathroom I have yellow tiles. Super outdated. They do announce themselves as luxury apartments so Im assuming once my lease is up they will be remodeling this apartment because there is no way you can say youre a luxury apartment in the current apartment I am living in right now.Aside from this negative review I did want to say their parking is great, I always get close parking even when I come home late at night. Also the visitor parking is convenient for when someone spends the night. The staff is nice especially Robin and Stephanie.

2016 Update IN TWO WORDS..... Run DownEarly 2015:The staff isnt all so bad. In all; a typical apartment complex... Usually quiet and Crest Hill Police are GREAT with response to disturbances.Except that If youre in or near a pet building, you will notice very quickly that MANY neighbors dont clean up after their dogs. This had been brought up at the office too many times to remember with no change.My apartment had water leaking through the wall for months before given the option to move (Initially with a $250 FEE). This was after ripping the wall out for repairs and my furniture being covered in drywall dust. I was told that; You knew they were coming, and should have covered everything.....I could go on and on but the above info basically supports all of the other reviews here. Im a little surprised that theres so few positive reviews.

Ive lived here almost 2 months and saw probably a dozen roaches... called management they contacted pest control definitely not working... and its funny how management just plays it off like its ok to live with roaches ... I definitely will be following up with the city and other to ensure others dont have the same issues

We have lived here three years. The property has been owned by three different companies since we have been here. We were shown a beautiful apartment that was freshly renovated but told we were not allowed to see our actual apartment until lease signing. We unfortunately were in a rush and what we got was the opposite of what we were shown.What we got was a dilapidated 70s apartment with a crappy old fridge, counters and dish washer and every repair that was necessary was a fight to have fixed. Even when Marquette Management bought the place they did make some changes but they made some others too.We resigned our 3rd year Lease simply be a use we both lived so close to work, and we were offered a second vehicle sticker. Two of us are on the lease. At the time, we had one vehicle. We declined but we were told in the future we were welcome to a sticker.My fiancee and I bought a second car and all our neighbors have two cars and two stickers. She presented all purchase and ownership paperwork for the new car and called and spoke to two employees which told her we were only allowed one sticker, just months after signing our lease where they offered two.She called twice asking about this sticker and they explained you cannot have a second sticker, but if you park on the side youre fine. My fiancee did this for a few weeks without issue until one day she went to go to work and her brand new car was gone.Although the towing company was completely understanding and showed us pictures, the office insisted she had parked in front of the building.They again refused us a sticker and said it was our fault until one lady in the office, Terry, understood our frustration and helped us. This place is NOT the fault of the office workers, but of those who own this place and clearly want you milked for what you are worth.We paid $172.50 in towing fees after being given incorrect information. Their response for their error was to offer us a $25 gift card to a restaurant, which was more of a shot than it was an apology, as this was their mistake.They also after a couple calls gladly provided us a second sticker for the second car after all this. It could have easily been avoided. I cant wait to get out. They are better than some, but dont reward this lackadaisical attitude toward tenants.I would not recommend living here as of the writing of this review.

DO NOT RENT FROM HERE OR YOU WILL LOSE YOUR MONEY!!I wish I could give these thieves ZIP ZIP 0 ZERO STARS......They suck all your money even if you leave the place in pristine condition. Lease was over and I wanted to move, but these people stated I didnt give them 30 days notice. OK fine, What is the fee to move out w/out notice? They tell me I have to pay for the additional month. After I paid $600 rent for an empty apartment, then they tell me there actually was a $270 move out fee for moving early. Fine, refund me the difference They would not. On top of that, they had the nerve to charge me a $100 late fee FOR AN EMPTY APT that they moved a new tenant into 2 days later!! On top of that, they charge me an additional $120 for damages on an apartment that was in better condition when I left than when I moved in. (I literally repainted and replaced things,washed carpet, all the perks). They moved a new guy in without actually fixing anything in the apartment, because I already refurbished the place before I moved out. Now they tell me to call corporate to get my $100 late fee refunded. STILL WAITING AFTER 2 MONTHS!!! BH MANAGEMENT is HORRIBLE!!!

I just moved out last month and Im finding it difficult getting my security deposit back. They trying to flex me of almost $500 saying there are charges for replacing broken items yet they are renovating the place for another resident.They have nice people in the office but most of their maintenance crew are very mean especially their leader. Let me tell you a little bit about this place.First, they charge base rent. They dont inform you of the other fees youll have to pay. If youre given around 850 for base rent, expect to really pay around $1,000.Second, they dont care about your security. I had my apartment attempted to be broken into, and they asked if we called the police. After informing them that the culprit fled after being scared off by my brother that was inside the unit, they still only asked if we called the police. THEN they had the audacity to tell me I would have to pay for an extra lock on my door out of my own pocket. I shouldnt have to pay extra for my own safety.It gets better. Ground level units constantly flood. I had flooding in October of 2018 that didnt get resolved until January of 2019. Thats after I had to move everything from my living room so people could get to the carpet, bust 2 holes in my wall under the window, not come back to close those holes until I called the office, and then the leak occurring AGAIN and having to have someone check the siding. The problem is the draining system they have on my building, but theyre too stupid to see this. They have to redo it, but they wont pay for that. Plus, no credit for the electricity that was used in my apartment for the fans they put in.The appliances were not cleaned, shower was covered with mold, and a bunch of other cosmetic issues on move in day. Absolutely disgusting. Im still waiting on new screens for my windows, and my lease is over next week.Theres ants all over my place (which I keep VERY clean) and thats been an issue since day 1.Id give no stars if it were possible. Dont waste your time or money here.

Moved In Woodlands In May 2019. Absolutely LOVE ROBYN AND MISS HER SOOO MUCH !!!! Building 1820 And Not A Single Bug Or Issue With Mine Luckily. Although Rent Is HIGH AS HELL For A Studio, Im At Peace With Everything Else So Far. Maintenance Lies Alot Though And The Office Will Take Their Word For Anything Without Investigating Themselves. DO NOT BE FOOLED BY HOW NICE THE OFFICE LOOKS. Not at all a reflection of how they take care their complex and tenants. Dont move here! Im sure a bunch of other people said the same thing. No control over your own heat. Being cold isnt the problem. Youll be sweating in the winter time. Have to crack the windows open occasionally. And when it starts getting nice outside in early spring you can open the windows but itll still be too hot because they still have the heat turned on even though its 70 out. Window AC unit. Good luck staying cool in you bedroom. Refrigerator leaks water for whatever reason. Laundry is in a different building, hallway always smells like weed and/or cigarettes and sometimes creeps into your unit, plumbing sucks, shower goes either too hot or too cold. Gotta turn the knob all the way just to feel a difference and even then it takes a couple of minutes. And today the water from the shower and every sink and even the toilet is coming out orange/brown. At first I thought I forgot to flush but then I flushed and it still looked the same. I called to complain about it and they told me to just let it run and its probably because the city is flushing the hydrant. Ok but why is that affecting us here and why dont they think that since its a problem for us then they should be concerned about it too!? Short answer is theyre not concerned because they got you locked in a lease so your just stuck dealing with whatever. Were out of here next month

My apartment flooded from a water main break. They removed 3/4 of the apartments padding under the carpet, shampoo the mildew carpet and left 2 janitor size fans to dry out the carpet. We had to stay in the apartment while they finish repairs. The smells were so horrible in the apartment. Very horrible experience. NO HOTEL was offered and of course I spent time throwing stinky clothes and damaged wet boxes away.

Hello, I see a lot of bad reviews and I see that it’s over petty reasons. I have lived here since January in building 1810 in a one bedroom. From day 1, Stephanie has treated us sooo good and always responded quickly And was super nice. Anything I needed she would be quick to attend to our needs. Now as for our apartment, it’s very nice and I have had no “pests infestation” ever not a single roach or bug of some sort! We have our home nice and clean. Only once we had to call plumbing over a leaky faucet but as soon as we called they literally came the next day and did not bother us whatsoever. The people who live in our building are super nice. The only bad thing I will say is that the apartment is small and there’s not a lot of room for storage. The kitchen is really tiny but that only bothers me because I love cooking. Also our AC leaks but not a crazy amount. That’s all I have to say. I honestly would stay here forever but I need something bigger and more private. -Kevin and Melissa

The apartments need updating they allow anybody to rent these apartments. Hallway smells bad carpet dirty. People smoking right at the entrance to enter your apartments. Maintenance is slow pool was nasty this summer 2015 the only thing nice is the office facility.Woodland facility needs a huge updating I would not rent from them unless I had no other choice. Please do not let the picture of apartments on the website fool you the apartments looks nothing like that.

Im moving out and Im glad. They gave us a paper a month sayingIm sure ur aware of the 60day written notice well it would of been nice if you given us the notice 60days before it actually ended. Now we have to pay month to month. Which is so high! And they dont even care. This place isnt worth 1400$ so many rodent and pest problems. The only nice guy, is the gentlemen head of maintenance. & one office lady; everyone else doesnt care about you. I called once and complained about the cigarette butts on the ground and my dog getting into them, & that its not fair they can litter and not get in trouble! So many cigarette butts and my dog could of gotten sick. They didnt do anything about it!! Dont rent! Not worth it!

DO NOT MOVE HERE. before I signed any paper work or gave the woodlands any money, this place seemed to be the best that I had come across. the girl that I had dealt with was one of two people in the leasing office (abbey) that actually cares about the residents here. I have lived here for a little less than 6 months and I do not like it at all. I have had several issues with this complex already and the manager does not care at all. I have tried reaching out to her personally. Another staff member (robin - the second person that actually cares) has left her my contact information, Ive written her letters... nothing. you will get ignored. you will not be care about. if you have a maintenance issue, you have to pester them to get it fixed. you pay a pretty penny to live in a not so great area, and an average unit just to be neglected. if you like that, then by all means come live at the woodlands! if you dont, I dont advise you move here. I dont care that Im even leaving a public post. I WANT to be known. I am certainly NOT renewing my lease after my year is up. not only because I have plans to move in with someone else, but because after this being my first place.... I have learned a lot about what I dont want in the future and the woodlands were a great example. the only great thing that I have to say that Ive got out of living here was an awesome learning experience.also, about the maintenance thing. you dont deal with a landlord. the woodlands are a management based complex. they have maintenance that they claim is on call 24/7. if you have pest issues they make you wait days to weeks on end for the issues to be taken care of.

This is my first apartment Ive moved into on my own and its the worst experience ever! I agree with allot of these statements on here I have roaches in my apartment since day one 1!! I have a 1 1/2 yr old and its just disgusting cant even let her play alone in her knew home without being worried if shes playing with some critters!! I have never in my life lived in a place with roaches! ! Ive told the leasing office several times about the issues and it was never resolved its like no one gave a damn about it!! My bath tub leaks water which sucks because I pay for the damn water bill and the painting is horrible scratch marks everywhere since the moment I moved in I had so many issues!! Office staff is extremely rude and never call you back even though theyve said they would!! Its been 6 months and Im still waiting for things to be resolved (and yes i have tried reaching out again throughout this time) it has been absolutely a huge disappointment moving here I cant wait for my lease to be up so I can move the hell out of here!! I DO NOT RECOMMEND ANYONE TO MOVE INTO THESE APARTMENTS! !

God, How I wish Id read the reviews on this place before I moved in. The Woodland are NOT worth the money for what you get. Dont let the model fool you. It is currently 10 degrees out side and the inside of apartment feels about 10 degrees higher. Ive called maintenance multiple times only for them to come out and say the boiler is on and its as high as it its going to get. There is literally no heat blowing from the outdated floor vents coming into my apartment. Im paying for a utility I cant control which is totally opposite of what the girl in the leasing office told me. she bragged that each apartment has their own thermostat that you could control the heat since you are paying for it. HA! what a load of bull the thermostat doesnt even work. I brought this up along with the coldness of my apartment to the girl in the leasing office and you know what she told me. TRY BAKING SOME COOKIES, THAT USUALLY HELPS TO WARM THE APARTMENT. Are you kidding me!? I would bake except the the stove is so old that the oven nob has no numbers on it to tell me what temperature the oven is on! For that lovely problem she told me to go out and BUY A THERMOMETER! Please for all that is good avoid this place. Ive been here since Oct.2014 and I cant wait until this lease is up.

I would truly give this place a bit higher of a rating but they refuse to adress their biggest problem and thats the extremely hard water. Within the two months Ive lived here my hair started falling out and the breakage is horrific. Your skin will become very flaky too. I take so much extra time drying and cleaning my silverware and pots and pans because if you dont theyll be destroyed by the hard water. I like my apartment other than that. The office staff have been very professional and attentive to me. Maintenance has been addressed promptly. If this complex spent the money to address the water issuse it would be a top apartment community in this area. Ive had no issues with parking but I asked detailed questions regarding it. Youll definitely need a water filter on at least your shower if you enjoy having hair. Its very unfortunate that the owners just wont invest in delivering filtered water to us.

Nothing but problems from day one. From plumbing problems to pest/rat problems. Now they bill me for things Ive already paid. I lived here from March 2017 to January 2018 and had to file almost a dozen complaints about pests (I had two rats in my home on the third floor. It took them almost two weeks to address the issue) and plumbing issues (on move in day my toilet flooded my bathroom, my kitchen sink had a leak, fridge was leaking, my bathroom sink had a leak, etc). I never paid late either always early actually. Now they are attempting to charge me for months already paid and proved with receipts for my early termination of the lease.

Ive been here for almost 7 months and I almost never have hot water. Only time I do is at 2 am and sometimes its not even warm then. And they never bother to come fix it. I dont think Im going to stay here another year.

Management is terrible, maintenance is terrible. No heat for 2 weeks and then a week later its out again!! They didnt offer to comp part of rent or pay for the hotel my daughter and myself had to stay in for nearly HALF the month because the apartment was 48 degrees!! They destroyed my personal property when fixing the heat and didnt say a word about it. They replaced the carpet but was so lazy and cheap about it they didnt replace all and didnt even use the same color so half of my living room is one color and the other is different! And it looks absolutely ridiculous! And they STILL havent put the vent covers back on what they Fixed leaving a burn hazard in my 4 year olds room! This place is BEYOND a joke and care more about the lawn than they do their tenants. DO NOT LEASE WITH THEM.

Worst plumbing, Pest maintenance is horrible upgraded apartment rent is horrible for this type of service. At minimum sewage backs up into my tub 2-3 times a month.Two days ago A maintenance person name Johnny came and quickly diagnosed the problem and fixed it within minutes. He was very professional. He went over step by step of what he had to do to remedy . He’s on of the stars here! Thank you Johnny !

The worst. Every issue we had never was solved. First day our dish washer didnt work. Till this day our parking lot lights are out so is the light in our hallway. Stairs and hallways smell was unbearable. We called and called and always got we will send someone to look at it. never did. Was very cold late august 35 degrees at night and they didnt want to turn on the heat. Our ac broke down on our last days here. They only sent someone to verify that it was broke and told us we would have to wait. Our move out day was the hottest ever and they didnt even want to pay us back for the fans we paid out of pocket for. Showers are horrible. Hot water goes from 70 degrees to over 150 ever time you shower. Water is a milky white and couldnt ever get clean dishes. The laundry room always had either a washer or a dryer or both down. Very hot and not even a fan in there. The office people were always very rude. Never cared about us or our problems. If we did talk to someone at the office they always said there is nothing we could do. If you go to the office to talk in person you have to wait until they are done gossiping to get someone if anyone to ask if you need help. This stay here made us purchase our first home. If you are on the fence about renting our owning, please own! At least you will have peace of mind. I would have never reviewed this place in a negative way but the ac on 85 degree days was the end of it. I have made sure 4 of my friends and family dont move in so far and with keep telling as may people as i can of our stay.

I wish there were negative numbers I could give as a rating. We have had our third-floor apartment ceiling collapse not once but twice. The first time happened two days after we had signed our 2nd lease. I signed a 13-month lease. The first one collapsed over my sons bed, luckily he was not in it. A lot of moldy wet insulation with animal droppings all over my sons room. They were kind enough to get somebody in to patch the ceiling for us but apparently patching the roof was not something they thought of. Not even one year later still under the same lease the ceiling collapsed again, this time it was over mine and my wifes bed, again lucky we were not in it. The maintenance guy was nice enough to come and clean up the mess of all the moldy insulation the second time. However he was not smart enough to actually close the bag that he was going to throw out of the third-story window. So when it hit the ground all the moldy insulation exploded all over the ground and on the second and first floor windows of other tenants. They sent the guy to come patch the ceiling and he ended up having to pull down more of the ceiling because more was wet and damaged. He was nice enough to show us as he was cleaning up more of the mess that not only were there animal droppings but also carcasses of possibly birds, rats, and maybe even bats. Paying $1,000 a month is absolutely ridiculous. When I had reached out to the leasing office to find out whether or not they could get an inspector in here to verify whether or not their apartments were actually up to code and safe enough to live in, I got no response. Being the disgruntled tenant that I have become I have threatened them with lawyers and to not pay my rent. They have no problems sticking a 5 day eviction notice on your door and not returning a phone call these people are pieces of s***. Not to mention they had a fire in the same building that Im living in and they cant even tell whether or not theyre fire detectors were working. An 18 month old boy lost his life. My son has developed respiratory issues over the last 8 months and I cant help but think that this nasty apartment has a huge contribution to that with all the moldy insulation, animal droppings, and carcasses. I plan on taking them to court with my sons Medical Records. I have plenty of pictures to backup everything that I have just explained. Please please please think twice if youre looking for a place to rent. The Woodlands need a complete renovation. I can see why we have gone through two management companies in a little bit over a year. If you ever do have to come to the Woodlands to live please ask for a separate property accountant other than Roxanne Schultz she has been absolutely zero help..

Giving this place one star is honoring it. They ignore any maintenance issues with your home for as long as possible. When you leave they will try to extort every penny out of you regardless of how good of a tenant you are. Me and my wife, model tenants for 5 years, got a house and were very up front with them when signing our last lease. These snakes are now invoking every fee possible. If you rent from this place, which I would recommend living in a cardboard box over, expect a fight if your life situation changes and you gotta leave. They dont give a s*** about you, just your money!!!

This place is horrible. You are cheated out your money and the apartments are like little boxes. The apartment they showed me when I went to check them out was much cleaner and newer compared to what they stuck me in once I decided to move here. They have big black nasty water bugs in their apartments and in some of their apartments the appliances are extremely old. Your car gets towed here plus the people in the office are not very friendly. I will never rent at this place ever again and would not refer my friends or family here.

HORRIBLE MANAGEMENT!!!!!! repairs take forever, water temp fluctuates from cold to hot or hot to cold no matter what you set it too. Thermostats dont work, this apartment complex is under horrible management period. Oh and theres bugs, Ive had to have pest control come like every week since Ive lived here in June. In which whatever is sprayed doesnt fix the issue it temporarily works... then Ive recently discovered ants all in my kitchen in which I keep a pristine clean apartment. Definitely wouldnt recommend this place to anyone unless you were just out of options such as myself.

Will have lived here a year in 2 weeks (since July 2016). Overall it was a great 1st apartment, very few problems that were addressed fairly well. Our upstairs neighbors fridge leaked, caused a crack and leak in our kitchen ceiling, but was taken care of quickly. Crwst Hills water sucks. Period. Not the apartments fault, its the town. Get a shower head from home depot or something n it gets better. For the price of the place I cant complain. Yes the heat is a pain in the ass, and hopefully will change, but the ac works great. The bedroom walk in closet is huge! I love it so much and the living room and bedroom are very decently sized. Kitchen could be bigger, I love to cook and need more counter space, but again for a 1st place its been cozy. The pool is nice, so is the gym. I dont understsnd the comment about only one sticker for a car. My boyfriend and I are both on the lease n were each given one and both license plates registered no problem. The cameras in the parking lot are a nice feature, and this year they are making the apartments smoke free! If we werent moving out of state, Id like to think wed resign til we could afford a house.

I hate it here! I had to move in a hurry when I moved in here...I really wish I had taken the time to think this through. The customer service sucks. Its way expensive for what you get in return. My freaking laundry room is in an entirely different building. I pay 750 for a one bedroom with a den. My gas heat garbage and water is in there name which averages out to an extra 120..There is never any parking space, i could go on and on, ut Ill leave it at Im currently trying to find away to break this lease without paying the 1500 out fee...

Im currently in the process of not renewing my lease . It takes many emails and calls to get things fixed. This past winter the heat went out many, many times on below zero degree nights .I was even awaken from the cold as the heat went out when I slept. My car has been towed multiple times from parking over the lines and my registration sticker. Also the walls are very thin and Iam non smoker but my apartment spells like smoke and the hallway reeks of it!!! The front door and the back door to my building are always broken which are extremely unsafe as anyone can come into the building. There has been trash left on the lawns and shopping carts. I know im not living downtown but come on people !! I PAY MY RENT EARLY EVERY MONTH AND NEVER CAUSE TROUBLE AND HAVE TO LIVE IN THESE CONDITIONS NOT OK ! Staff are very rude. I know someone a friend of mines that has bed bugs as we speak in one of the apartments and the staff continued for my friend to get bit by the bugs even when my friend complained about it and showed them pics of live bugs on clothings. I felt so sorry for my for my friend because she has never experienced bed bugs and the staff gave two cents about this. She shows me pics of her allergic reaction to the bites and how the staff hired a lame pest control crew to attempt tto get rid of the bugs but my friend steadily cries to me about her restless nights of battling with bed bugs. Dont move into these apartments because youll regret it trust that.

RIP OFF, Never again in this place, be careful when you sign the contract and make sure you verify the place before you walk in, when I got my keys from the office no one went to show me the apartment and surprise it was NASTY, the pictures they show in the internet are old pictures when the place was decent, if you look the place now it is a TOTALLY JOKE, they just vacuum the carpet, the whole entire kitchen was NASTY full of old splashed food, the washroom was FULL OF HAIR in the sink the tub was yellow from LIME RUST, the mirrors ware splashed of CRAP, as soon as I start walking on the carpet all the STAINS come out, this people does not care for tenants, when you call the office they never answer, they call 2 or 3 days after, I Call them and left a message about it and they never returned my call, in winter time THEY DONT LET YOU CONTROL YOUR OWN HEAT, why they have a thermostat for ?, my apartment is on the 1st floor UDER GROUND and it STINKS TO HUMIDITY, I told them about it and they did never do anything about it, place SUCKS, seriously dont rent from this people and dont WASTE YOUR MONEY, if it was a minus five star I WILL RATE THIS PLACE MINUS FIVE,

So I was told the pool open at 10 o’clock in the morning I arrive exactly at 10 in the morning and I see staff cleaning the pool after opening hours and makes no sense and it is very inconvenient for people to wait until the pool is clean and you can’t even get in the pool for two hours it’s blazing hot outside and it makes no sense to clean the pool after opening hours they should clean the pool before opening hours it’s very inconvenient and I am very upset I had to walk back home because they said that the pool open at noon closer to one.
