I moved here a month ago. I am sensitive to noises and asked multiple times to be relocated to a different unit since my unit is very noisy. General manager refused to do so.The unit in front of mine has a toddler who plays at the balcony and makes a lot of noises. There is a swimming pool 10 meters away from my unit and it gets very noisy especially on weekends when children play there.And THE WORST!! the entrance to next door apartment is only 1 feet away from mine!!Every time neighbors enter or exit the unit they slam the door so loud that my heart jumps. I get very scared and stressed out from those noises. It makes me sick.There are constant construction noises.Its an industrial area and buildings next to this apartment complex have some production going on and there are also a lot of noises.This apartment complex is very old and has poor noise isolation.People smoke on their balconies and basically everywhere at the territory of the complex.I cant tolerate smoke smell. It makes me feel horrible!Last night was a total nightmare. Neighbours downstairs had a party. They were so Loud that my apartment was shaking!!Security man came there 3 times asking to be quiet, they ignored him.I came there asking them to be quiet. They basically said F...k you!Unbelievable!Even the police has been called. They ignored even the police.Pine Creek village is the worst place I have ever lived. People here are ignorant and inconsiderate. I live here under constant stress.

I’ve lived here 4 months now. It’s very quite, nice amenities. The gardeners and maintenance men are on it! Office staff is friendly and helpful. Great security! Many freebies! Great little complex!

My husband and I had an overall good experience living in PCV for 1 year. Right off the bat I want to say the staff and maintenance team is top notch. I found them very responsive and helpful throughout our time living there. We found the apartments to be exactly what we needed- simple, fair price, great upkeep, and pretty good amenities (we used the pool and gym a lot). Neighbors are generally nice, though did have a couple run ins. Did have an issue with bugs- mostly ants but others too. We had to be proactive and set traps. It’s an older complex, and they’ll spray for you if you ask (we preferred to not use chemicals). Security was also an issue at times, and I wish that the guards were more proactive and attentive. They are friendly though. Overall I would recommend this complex to small families and couples! Thanks PCV!

These apartment units are great! I was very impressed with the spacious and well-designed model rooms we viewed. But what really drew my roommate and I in, were the representatives at the front desk. The security guard, her adorable and newly adopted dog, and Resident Manager Crysta welcomed us in to the leasing office with arms wide open! Very friendly, talkative, and genuine. We look forward to living at Pine Creek Village soon!

My family and I really miss our old security guard. He was always taking care of all the stuff going on around here. Now that he is gone this p[lace is falling apart, there is loud noises and the parking is all messed up, sometimes feel unsafe walking around at night. I feel like he really cared about this place. I believe is badge was 711, I dont rememer his name but he was very kind and did his job well.

You should really keep looking for a different apartment. The management really could care less about you and is willing to lie to get their way.The amount of spiders here is pretty insane, but I guess thats what you get for all of the bushes and water around the area.My neighbors were robbed while we were there and the pool bathroom was completely destroyed. This place just feels sketchy. Dont fall for the show room.They reply on these negative reviews but its all for appearance. I shouldve listened to all of the other reviews about the condescending management here. I dont think Ive ever really disliked anyone before this because I dont enjoy confrontation and drama but man these people can be pretty rude over a simple question or concern. Dont let their we care about your opinion replies on other negative reviews fool you.

I have lived in Pinecreek for 3 years and been very happy. Management is easy to work with, Parking is great (starts to fill if you are coming in past 11:00pm), property is well maintained, and service requests are typically handled same day. I would absolutely recommend to a friend.

This is my favorite of all the other apartments Ive ever lived in. My sister and I had terrible experiences with Villa Sienna, the complex next door to Pinecreek Village. In contrast, Pinecreek Village is quiet (especially for a complex located directly across the street from a community college), feels very safe, and is beautifully maintained. Rent is month-to-month with no option to lease, but the rental price is guaranteed for a full year. Some complexes will try to convince you that places that rent out month-to-month are bad news because that means a more transient community, but I really didnt find that to be the case. Instead, I think people were more on their toes about adhering to the rules of noise and cleanliness because they could be asked to leave at any time.

Only 1 assigned parking for 2 bedroom apartment? That is awful. Parking is non existent after 8 pm even on the streets. You guys should change that stupid rule.

I just had the worst experience with Pinecreek Village of any place that Ive lived at in my adult life. Michael who works at the front office was a complete snob. Hes rude, arrogant and talked down to my girlfriend and I. She literally left the place in tears by the time he was done talking to us. He threatened to evict us over something that I wasnt even planning on doing to begin with. And he told us that we would be spied upon by the maintenance and security. It was beyond bizarre.Im not going to live in some 1984-esque crazy town overseen by a pseudo Big Brother. Im disappointed because I had my eyes set on Pinecreek Village for several months and was ready to move in. But I refuse to do business with any company that would employ someone so unpleasant. I doubt the rest of their staff is any better. Stay away from Pinecreek Village if you care about being treated with respect and dignity. There are many other places to live in Orange County. I lived at Pinecreek Village for 2 years (2014-2016). Id say its my favorite place Ive lived so far. I moved out because my wife wanted a dog and they dont allow them :(. Looks like other reviewers dont like the management and rules, but Im not one to break rules and annoy management, so I didnt have any problems. The grounds are nice, parking is considerably better than most places in the area. They gave back pretty much my entire deposit (I think they kept less than $40 iirc, but I wouldnt have complained if they took a little more). They were responsive to the few maintenance requests I had. My AC unit sucked, but I if I cared I probably could have gotten them to fix it. Im not sure what else you can ask for in an apartment. Would live there again if I didnt have a dog.Also, theres a bunch of roaches that come out in the parking lot at night. Its creepy, but they mostly stayed out there. I would get an exploratory roach inside the apartment maybe once every few months. Every living place has its quirk.

I moved here from RI two months ago and I am very happy here. It is a little pricey for what you get, but the fact there is no pet rent/deposit and the amenities are terrific, makes it even out. The only management person I have dealt with is Crysta and she is WONDERFUL. Always there if you need help with something and just a genuine friendly person. I had a few minor maintenance issues with the apt and they were dealt with the very next day!My one concern, and it is a big one, is the fact they dont seem to do yearly leases. I have a 3 month one which ends Jan 5th. I am so afraid at that time they will raise my rent which quite frankly I cant afford to happen. I really wish they would do yearly leases so you dont have to worry about when and how much theyre gonna raise your rent every month :(UPDATE: 5/28/2020. I am still living here, and other than raising the rent quite a bit :( I still like it for the most part, but I do want to add my two cents of agreement about the noise....I have been having to deal with loud screechings by teenagers (I assume) at the pool area. I like to keep my windows open for the fresh air but I find I have to close them just to quiet the noise down (and not completely, they are REALLY loud). Im all for people enjoying themselves but there really needs to be some kind of common courtesy regarding noise levels. And I dont believe for one minute the security people dont hear the loud screechings......PLEASE do something about that!!

Please read and consider before making a decision. Its a little long so feel free to stop reading whenever you are convinced or decide you dont believe me :).My wife and I lived here for 5 months over the summer and we were pretty disappointed in our experience. We are hoping to save others from making the same mistake we did. We ended up living there because it was one of the only places we could find with a short-term lease, which is about the only positive thing I can say about them.If you are a bug lover, this is the place for you! With plenty of water and bushes around the complex, you are guaranteed to be walking into at least one spider-web every morning walking to your car. It wouldnt be that bad if it was only outside, but make sure to sweep the corners of your apartment every 2 days or so to knock down the webs and try to keep the spiders from breeding. Again, we were there short-term and had barely anything in terms of furniture/personal belongings, so it wasnt clutter that was bringing them in. We heard the same complaint from many residents. There pest control solution is essentially squirting water around the complex. Having worked in pest control, the chemical they use is very ineffective. Silverfish are also frequent unwelcome roommates.Love relaxing in the pool? Well this complex has two! And if you dont mind duck feces joining you for a swim, you will love them! I heard some fellow residents appropriately call the pools the duck toilets. It is kinda cute seeing a duck and its ducklings paddling across the water, until you realize what is coming out from their behinds, and what all of that brown stuff is on the bottom of the pool. The pools dont get cleaned up enough to ever swim without feathers and poop getting on your feet and in your hair.These apartments get really hot. There is very little insulation and it feels very humid in the buildings. The show apartment they take you into has the wall AC running constantly so dont be fooled by that. If you want to keep the wall AC running yourself it is your choice, but just know they are very outdated and will easily increase your electric bill by a couple hundred dollars if you try. If you are like us and try to save money by using less AC, youll be cool about 3 ft. from the wall and thats about it. Again, very old and to be frank, crappy AC system.Noise is a big problem here too. It is across the street from Orange Coast College so there are a lot of students there which can mean a lot of parties. Since the pools are so disgusting, this usually just means blasting music from their balconies or patios. If you are a student, dont live here just for the location. There are other places around that would give you a lot better of a deal for a better situation if you just look around.Security is another issue. They have security that is supposed to patrol like most complexes in the area, which in their case consisted of a guy sitting in the shade for the majority of the day. Our neighbor had their tires stolen off of their car in the parking lot, so patrols must be pretty infrequent if they even happen during the night.If you knew me, just the fact that I took the time to write this would be enough of a warning for you not to go here. I never write reviews, but coming from out of state and not being able to check out the other options, I wanted to help out anyone else so you dont make the same mistake. We still live in Costa Mesa and pay less for more room and a much better quality of living. Check Craigslist or other similar sites for other options, just do yourself a favor and dont move here.

Pine Creek Village is a beautiful place to live. The grounds are nice and it is centrally located to anything you need...HOWEVER... THE OFFICE STAFF, THE RULES, THE PARKING, AND THE PRICE MAKE THIS AN AWEFUL PLACE TO LIVE!I lived in Pine Creek Village for exactly one year. After a year, management increased our rent! After talking to a couple of neighbors, I foubd out that they do this every year for as long as you live there.You are given one covered assigned parking space and a sticker that allows you to park anywhere else that is not covered on the property... The only problem is that there are not enough parking spaces for all the tenants. Therefore, if you come home later than 10pm on a weekday or 9pm on a weekend (roughly),You are most likely going to have to park a half mile away on the only street that has available parking!Now to the office staff... I have never been treated so poorly in my life. Sandy is the one that showed us the apartment originally and she was so rude and unprofessional that we almost didnt rent there at all because of her. After that, I had to deal a lot with MICHAEL. THIS A**HOLE is ALWAYS condescending. He has no professionalism and treats everyone like they are scum that are just pestering him. Michale is is by far the worst person I have EVER had the misfortune of meeting/dealing with.You also need to know that the office staff is also biased in how they enforce the rules. They might get on you and threaten you with eviction over something that technically isnt even against the rules. But at the same time you will walk through the complex and talk to others whom have never been bothered by the office and even thought they are KNOWINGLY breaking the rules.My last experience with Pine Creek was the first week of November. November 4, 2016. I was helping my old roommate move out of the apt and helping him clean in order to get the security deposit back. We had til the end of the day on Friday the 4th to be out of the apartment (we have paperwork to prove it) and Pine Creek Village Staff allowed people into out apartment to paint and repair things before we were even moved out.Now not only did they allow people into our apt illegally, but the painter stole half my stuff!! My $1200 television, a $350 tool kit, a bunch of groceries etc... Upon confronting the office staff about this, they tried to lie to me and tell me that my roommate only had til the 3rd and that the painter had permission from my roommate to take things.Now yes, I acknowledge that my roommate did inform them that if anything was left I the apt, they could just take it... BUT THERE ARE 2 PROBLEMS WITH THAT... 1) WE HAD TIL THE END OF THE DAY ON THE 4TH TO GET OUT ..2) WHEN I ASKED WHERE MY STUFF WENT, PINE CREEK STAFF COULDNT EVEN TELL ME!! They didnt know!! So how did the painter get permission if the office staff didnt even know he took stuff?!?!Luckily, he returned the television when I threatened police activity but Im still missing stuff and Pine Creek wont even give me the contact information for the painter or his company...This is the worst place in the world to live and I STRONGLY suggest that you find another place of residence...
