Bad for many reasons,. I dont know who is managing this place now but when I lived there I was lied to by the manager and couldnt trust that things would get done.I paid 5700. for my home and spent 3 years there landscaping and fixing my home up.I increased the value of my home by roughly 33,000.00 . My home got supposedly, black mold and I became sick physically and I lost everything that I loved to the dump. 57 years of gifts that people had given to me through out my lifetime.It has been the BIGGEST loss of my life. I just dont know how to get over this one.I have lived with death all of my life from people and animals that I have loved.The Manager at that time was EXTREMELY insensitive and NOT trustworthy at all.

Its okay its mostly for older people and its pretty nice pretty clean quiet probably pretty nice treat the coronavirus was gone forever

Bought a mobile home here after 18 months of first 2 year lease the lot rent was raised they dont honor the lease they jack up the lot rent every year by at least 50.00 and the homes they rent are cheap and fall apart real quick if you want to be ripped off then its a great place to live otherwise I wish I would have kept looking for a stick built home and never moved in here

Ownership just changed and this seems to be quite a bit better so far. They have already re surfaced our streets. Curious to see what that will do to our property rent next year. And next year came with a $50 per month increase to our rent. Thanks a lot Forest View. Keep raising your costs and you may find you will have a very mt neighborhood. We are mostly seniors on ss here and although your rent goes up our ss does not. Reducing to 3 stars.

We want out! It looked good in the beginning. Now, nothing gets fixed. We pay for property that we cant alter. The neighborhood is unsafe and they fix NOTHING. They make a lot of empty promises. It is definitely a decision Ive regretted. We are trying to sell.

They assumed i had my husband living with and he is a felon so they would not work with me on rent but its cool to let atleast 8 sex offenders in their community always use stranger danger. They are rude..please make sure you check the new trailers they are not put together properly. Be safe stay away.

Great place to live, very quiet!

By far the worst place i have ever lived they dont communicate and when u try to pay rent at the end of ur lease unless u sign another lease they wont accept it then they try to evoct you because they wouldnt accept it... Glad i got out when i did.. Also when u ask maintenance to come fix things it takes forever and in my lease we were suppost to hava ac installed in spring well i had to contact a lawyer just to get one in by july and durring that time i was a high riak pregnancy and me and my kods sitting in a house that was 100 plus degrees because they wouldnt abide by there own lease.. Do not i repeat DO NOT RENT OR BUY FROM THEM!!!!

Its a good place to live

This is by far the worst experience i have ever been in. We bought a mobile home for $1000 and mind you, this is our very first place together coming out of our parents house. we were new to it all. we signed a 2 yr lease and every year we were there our lot rent went up $50. so as of now we are paying $555 a month for a piece of grass that we have no control over. Our lease was up january 1st 2017. so we figured we would try to move out. we went down to the office to see if we could just hand our title over to them and they could keep our deposit. they told us they already have too much inventory and they are no longer buying anyones mobile home. the park also told us they automatically rolled us over into another 2 yr lease because we did not give them a 30 day notice to move. Because this was our first place, we had no clue that we had to give notice. so now here we are trying to sell a mobile home that no one wants to buy because the lot rent is too high and the reviews are ridiculous. We had a guy wanting to buy our mobile home and move it off the lot. Now all the sudden the Park wont allow that because they are considered poachers! Last i remember, WE OWN THE HOME! this is ridiculous. PLEASE STAY CLEAR FROM THIS UNPROFESSIONAL DUMP!!!! They are scam artists.

Moving here is the worst decision you could make. The minimum lease is for 2 YEARS! I am a little over 1 year through it (thank the Lord). (UPDATE: I’m almost done with my lease!! 1 more month!!!) Where to start. The roads are always so slippery in the winter so good luck making it up and down the giant hills. I got a brand new trailer but it was made very cheap so everything is slowly falling apart [toilet, trim, door knobs, ceiling and way more]. We’ve had sewer problems here a few times [not our fault by the way] and my trailer would smell like straight dookie. The maintenance guy Nice guy, but to fix my bowed out trim he just shot 50 nails in it with a nail gun and called it good without painting over it so it looked terrible. He was also supposed to come back to fix a few more things but never did. I receive a boiling notice at least once a month so I have to buy gallons of water for my dogs to drink for 48 hours often which is just an unnecessary hassle. The neighborhood kids just run around, and trying to get home around 4 is impossible because all of the kids getting home from school walk in a line in the middle of the road and wont get over so you have to drive 2 miles an hour. The kids also play in my yard. The staff is rude. (UPDATE: there is new staff now, i personally haven’t had to talk to them too much but from when I have they have been nice.. keep reading for how they treat my grandparents though) They do inspection every 6 months and both times I have had a date and time set up they either come 4 hours late when I have plans, or they dont show up at all and then they leave a notice that basically says If I don’t reschedule by the last day they have inspections then Its my fault which sucks because I make it on a date and time where im not going to be working and I end up having to miss work because they couldnt make it on time or even close. Theyll argue with you about it too because they are rude. I got a pet violation for having a lead out in my yard when everyone in the neighborhood has one. (UPDATE: I got a letter for having dandelions in my yard after it rained for days... everyone had them.) My grandparents also OWN a trailer here and to get to a bad sewage line, they tore up their fence, cut their tree, and dug holes in their yard and never fixed it. (***update a year later, it’s still not fixed. Zeman homes got bought out so the new owners said it’s not their fault and that Zeman homes should’ve fixed it so they won’t fix it.. they were argumentative and not helpful at all..) My grandparents work hard on making their yard look nice. The workers here will treat you like trash because all you are to them is money in their pockets. This place is overpriced. DONT DO IT. SAVE YOURSELF!!! But for real, I think the only nice thing about this area is James. He will mow your yard for you for $10. Oh, and if you dont want to have your lease renewed automatically without your permission, id start letting them know like yesterday because many people have said they renew your lease automatically if youre even slightly late on giving them a notice. That is all. :)

They say that the cops will make rounds but that doesnt happen.Thought I was signing a year lease but never got a copy of my lease for two years. Which we were planing on moving out last year but they dont do year leases Do not trust theses people !!!!!

Probably the worst place to own a home.The staff only listen to residents whom annoy them with phone calls day and night.Staff do nothing when people block your driveway.Staff do nothing when neighbors harass you.Staff kick you out when you have done nothing wrong.If they dont like you, they will circumvent the lease you have signed by banning you under a statute that needs no reason for said ban. This way, you have 24 hours to get out.The maintenance men drink regularly on the job (Just look around the gutter in areas they work all day long for beer cans) Dont pick up litter. Clean up loose soil that washes into the street after theyve finished working. Leaving mud and debris everywhere.The office staff is rude. Very rude. Sure, theyre polite at first.. But, soon after you move in, they dont care about any of your concerns.The pool is absolutely filthy. Never ever swim in it. It is not regularly cleaned and probably never checked to see if the levels are correct.The roads are in serious need of repair.All the photos they show online are of the new mobile homes, only located in specific areas of the park, visible to the road. Not of the older mobile homes towards the middle of the park.The police are there almost every weekend. In the summer, your neighbors will shoot fireworks with complete disregard to where they will land. Usually on your roof.... Again, if you complain, the office does nothing about it.People drive the wrong way up the one way roads. Little kids on go karts and four wheelers and dirt bikes break traffic laws daily.There is space for only two cars per lot, yet, every one seems ot have five or more vehicles.This is just the tip of the ice berg.Thanks for nothing, Forest Hills Village. I would never, ever reccomend anyone ever renting from them.Oh, almost forgot... They included water into the rent. $50 per month, for a bill that before this change was about $30 every three months...Con Artists. Zeman Homes is all about money and not quality of life, thats for sure.

Please dont be fooled they talk a good game but dont deliver. Where to start?? The latest is we signed a 2 yr lease they said before spring we would have central air o.k cool we called today to see when it would be installed since the past weekend it was 88°- 90° inside the trailor. The lady my wife spoke to said that they would get to it after the new trailors were set and ready for rent, o.k so what time frame would that be she couldnt give a simple answer. We had the maintenance man come fix our door jams because theyre held on by 1/4 tac nails n fall off often he took a hammer to them n made it worse. Said hed be back in 30 min havent seen him for over 3 weeks. Management said when we moved in that theyd grade the yard and seed it. Yah they seeded it by tossing seed on rock hard dirt for it all to wash down the ungraded yard. My wife n I wound up doing it by ourselves and well we have some grass started. 1 of our doors was caught by the wind and the bottom pain bent we called several times to have it repaired the maintenance man said he never got a work order for it. Lack of communication coming from main office. He said it was under warranty that some one would be out in a week or two, you can already imagine the out come. Yep still hasnt been repaired. Our 9 and 11 yr old kids get bullied by teenagers to the point weve ha Fri call cops the office didnt seem to care. Both our vehicles have been broken into more than one time, Its just not safe here!! Done with this rant. Bottom line they want your money!!! but dont do anything they say theyre gonna do. From corporate all the way down to maintenance this place is a joke! You dont wanna live here!
