I given five stars because Im not actually sure whos responsible for issues and miscommunication. Im not involved with the case but spoke with Joe prior to referring him to an out of state landlord. Joe was very responsive and professional and answered all of my questions which the landlord quickly hired him. As a private investigator of over twenty five years kIept an eye on the casevand noticed the eviction had not been served. This was normal because most large companies with high volume takes a little longer to serve documents. However, after bringing my concerns to Joe. He became very upset and told me to take my business elsewhere. This totally shocked me. (Contact me for a review of the full conversation) In Joes defense, I totally understood we are in a pandemic and certification for process servers had been delayed. Joe assured me all his filings would be served by the weekend because his server had been recertified.Days latervstill no service for several cases for evict them for me. Once again this is normal because were in a pandemic. In my opinion, the quicker a tenant b is served, the quicker they have to answer. Ive actually exchanged dialogue with several landlords and tenants and witnessed one of the zoom hearings. In the hearing, the court gave the tenant 14 days to vacate. Now we know its a pandemic and a freeze on evictions. However. Some tenants are vacating on their on and not waiting for the Marshalls. Two landlords decided to filevon their own and aggressively served the tenant within 3 days. A court date was secured on one and the tenant vacated within the time frame.Joe is very professional and was probably frustrated with my call as Im not the one hes representing. Im not in any way discouraging anyone from using the service by stating my opinion. I just think getting a tenant served immediately moves things along fatter.
Being across on the West Coast I worked with Joe from beginning to end for our GA property, the communication was open and he always made it clear how the process would work. Sometimes when you are the owner and the landlord both, there are disadvantages that multiply if the relationship becomes contentious as in a need to evict. Once Evict-for-Me got involved there was a change for the better. There was a signal to the tenant that there was no more bluffing, that this was going to happen, and that they had to respond. Because of this companys professionalism, and their willingness to be the bad cop, it allowed me as the landlord to be the good cop, and work out a solution instead of a lawsuit. The service with Joe and the team was exactly what I needed and wanted. My time is valuable and also I do not have the experience or desire to handle this. Once everything started, I stepped back and every thing was handled for me. I also liked the fact that I received updates without me having to chase and look for them. We contacted Mr. Cloer about our desire to get our delinquent tenant out of our property. From the time we contacted Evict them for me, we were in court within 5 weeks. The tenant made false statements in court, but having received instructions as to how the case might go, including the likelihood of the tenant making false claims, we were prepared and able to stay calm. Justice was served and the judge ordered them to vacate in 7 days. I am very happy about the outcome. It is worth every dime. It is awful when you have tenants that want to get over. For me, I did not want to deal with the hassle or back and forth. My husband and I started to refer to our tenants as con artist because they knew the advantages they had as tenants. When your the property owner you need someone on your side that knows the law, and can get the job done.ETFM aided me in the following:1. Sending a demand letter right after we made payment2. Involved an attorney that our tenants reported to on the final day they had to pay3. Kept us in the loop where we didnt have to be involved after we brought them in.We received our rent payment, but what was priceless was the peace of mind that it would get handled.Call them, pay the $50 to get demand letter sent, and then if you have to still evict them you will be out of less $ working with ETFM than doing it on your own. The whole service is under $500, but paid in stages, which can be found on their site.P.S. We tried filing with the courts online and we were out of $140 because their system was faulty.

After quickly realizing I had a nightmare tenant that I would have to evict, I wanted to be sure that I did the process correctly. That is when I contacted Evict Them For Me. Beware before handing over money. I tried having my brother evicted from a house I set up on land contract. I took Joe at his word that with my name on the deed, mortgage, taxes and insurance that I was the legal owner. My brother served ME with dispossessory papers. I went to court with a lawyer provided by ETFM and lost my case. I was ordered to be out of my home in 7 days. Obviously they know nothing of property law. And I paid the mortgage up to May 1st. So they get to live in it for free until then.
