Is slumlords one or two words? Rental property beside me has floors that arent safe to walk across, raw sewage coming through bathroom floor rendering it unusable, HVAC system hasnt worked for almost a year, and one bedroom ceiling has fallen down into house. Despite all of these issues they evicted the last tenant for nonpayment when he asked them to make repairs to bring house up to code, even though he had been paying for a home with a functioning restroom, bedrooms with ceilings, and a kitchen floor that was safe to walk across. Grounds have been neglected for so long that overgrown trees are rotting and falling onto adjacent homes. There is seemingly no longer a working number for this company. Renters beware.
Very unprofessional staff and was always changing management not letting the tenants know anything. Never wanted to fix anything and blamed everything on the tenant. Horrible experience but it was a beautiful home.
Amanda is the office clerk here. Shes the sweetest person ever.Unfortunately this company is no longer affiliated with my husband and I.When we first moved in our home they were the property management company.Amanda is extremely nice and jumps on repairs as soon as you report them.I miss this company as a Landlord. So much on fact that I randomly stopped by, just to say hello.Consider yourself fortunate if you have them on your team.
I like to say this company is awesome. Im a renter and been renting with this company since 2013 and theyve been great. Especially the office clerk Amanda shes so professional with all the work she provides and get back to you as soon as she can
I had them manage my property in blythewood. Chris was a neighbor who lived behind my house. He had tenants into the home fairly quickly but the companys policy is to deposit the rent check by mail 1 month after the month its due. This is extremely inconvenient but not the worst of it. I had tenants complain the heater went out. I had purchased a home warranty for the home and gave Chris all the info for the warranty. I live out of state now and cant be there to take care of this myself. The warranty company mad several trips out there and scheduled the repairs. Chris called me up out of the blue and tells me we have to buy a whole new heat pump. I spend over 4k dollars and get a new heat pump installed with one of his vendors he suggested and the next thing I know the warranty company calls me to tell me the parts they ordered to fix my heat pump are here the next day and they cant repair it cause its been replaced. When questioned about this all Chris said was to read the management agreement which I did not sign. That stated that he is not liable for anything they do regarding maintenance. They will rob you blind and tell you to screw off when you try and ask them to help you recoup the losses they caused you to have. Worst experience with a real estate company ever.So just to update the review. I switched management companies and this company wont give over the deposit or the months of rent they are behind on delivering. They dont answer their office phones and they have been rude regarding all documentation of repairs mostly because they dont have any of the warranty information from the home warranty purchased through them or the warranty for AC thatwas erroneously installed. I cant stress this enough. This review is not to hurt the company. They do that on their own. This is just to help prevent owners from the headaches to come. Listen to this warning and take your business elsewhere.
Great homes to view. Reasonably priced as well.Amanda, in the office is a total darling. Shes gone out of her way to assist my husband and I.Were really looking forward to moving into one of their properties first of next year.Were praying for a long and productive relationship with the company.Two thumbs up for these guys.
I wish I understood why Columbialand has so many negative reviews! We moved into one of their properties in October, and theyve been an absolute dream to work with. Any time weve needed anything, its been done in an acceptable time frame, and theyre always so kind to us when we turn in our rent money/have to come by the office. Amanda is so kind and always gets things done. It sucks that so many others have had a negative experience, but I cant speak highly enough of them.
I truly can not say enough good things about this company. The ladies in the office are all very kind and understanding. Most of their properties allow pets and are very reasonably priced. I would definitely recommend ColumbiaLand Realty to anyone :)
Dont ever rent from this realty company. The people in this company are scam artist/slumlords. The first day I moved in I notice that the place they gave me was roach infested and the kitchen was very dirty. They gave me a cleaning credit of $20 which was not worth it. The refrigerator had dead roaches and the stove was really dirty. Plus, they dont fix anything. When you call them bout repairs, they will tell you that they put an order in. . Well the maintenance people never show up. I also had a leak, so my water bill was high. This place became really expensive to live in .. This realty company should close down. They just like collecting the rent money and not fixing any thing. This company really deserve no stars.

Collect your money & dont fix a damn thing. The shower doors are falling down (they even fell & busted my face up) still not fixed! Kitchen tile cracking all up. (got to keep shoes on at all times) water pressure sucks. takes an hour literally to run bath water for kids. MOLD thru out the house on the walls & ceilings, walls soft like their going to cave! We have made several attempts to get maintenance out, they claim the order was placed & no one hasnt come out yet!!
Unfortunately, for our safety and health, we had to break our lease with these folks. The house they rented to us was a death trap. The electric lines were not up to code and there were exposed wires near some of the sockets. They were never fixed. The house was full of bugs and the ceiling leaked. The back patio room was moldy and actually falling apart. The base boards had come undone and the walls were bowing under the stress of the roof. Every time we asked them to send someone to fix something, they said they would take care of it and call us back. We never received a callback and the maintenance guy would never show up. After several attempts in a six month period, a maintenance guy showed up twice. He would look around and do nothing. His idea of fixing the outside door frame was to attach a block of wood to the wall and nail the door frame to a single block of wood. There was also an attempt to fix a wall socket with the electricity still on. After a couple attempts at fixing things he would just say that the house needed some serious reconstruction and part of it should be torn down. The rental company never did anything and when we notified them of the horrible job the maintenance guy did, they sent him back. All he did the second time was take pictures of all the things that needed fixing. No one ever showed up again and it took us weeks to get a hold of the company. They just did not care.

Extremely rude and unprofessional. The girl who works up at the desk tried to pocket my money, they hold when you rcv a key just to look at a house. BE AWARE. they also let me view a house that was still flooded from the flood back in October! BE AWARE. Also I dont think her boss, Chris, knew what she was doing because, after I had to ask to speak to a manger, which she did not want to pass the phone, He said it was perfectly fine and made it seem like its standard to give money back once the key is returned. BE AWARE!!
It was a very horrible experience. They lack communication, they think theyre are handling business professionally but are very unprofessional. December 26th I went to see a home they had for rent which I was told three previous tenant had just moved out. It was a nice home but needed to be cleaned up and needed new appliances and new paint job due to holes and dog scratches. Basically The house looked exactly how the previous tenant left it. I was told on several occasions that the house would be ready by January 1st. January 5th, we was ready too move in. We put the rest of the money down, pack my stuff and head over to the house. When I open the door, the house still looks the same, dirty like how the previous tenant left it which mean they never went over there to check it out. I let them know that the home they insisted was ready was never touched and needed to be fix. Unfortunately they were unavailable but was available the whole time wanting money. Because it was the weekend we went homeless for the weekend because I couldnt move My stuff in that home under those conditions not to mention they told me I couldnt get electricity until lease was signed.so the home was very cold. Trying to negotiate the issue, where they clean the home or we clean the home and we get next months rent prorated, they insisted on giving us our money Back and leave us with no home... At this moment my spouse and I are homeless, with our entire home sitting in a uhaul truck due to their lack of care and professionalism. For future advice to anyone who decides to use this realty... Before you sign a lease allow them to meet you at the property to sign it. They are slumlords and I hope their business gets shut down.
Worse realty there is!!! They are rude and it has been more than a month i paid for an application and i still didnt get a call back from them. Everytime I called about my application the lady was so rude about it. I would suggest APM realty because they are super nice and they work with you and they give you an answer fast!
They dont care about their tenants only want their money. A pipe bursed in my apartment flooding it they did not want to pay for an extended stay hotel so they offered a worse apartment that we had to go to every night and every morning to wash until they fixed it. It had been almost 2 months before they fixed. Had to take them to court and they tried to charge us court fees still have my court papers til this day just in case they try something funny.
Very unprofessional, misinformation given by an untrained new employee. Unfair buisness practices collection & return of security deposit. They listed a property as move in ready and failed to bring the home up to standards while retaining security deposit. ( fix it, make it habitable, or return money to customer.)

WE LIVED AT A HOUSE IN THE SUMMIT THE AC UNIT WENT OUT I CALLED THEM SEVERAL TIMES TO COME OUT AND FIX IT NOBODY EVER CALLED BACK AND NEVER SHOWED UP. I HAD TO SPEND MY OWN MONEY TO GET IT FIXED AT THE TIME. WHICH I DID TAKE IT OUT OF THE RENT WHEN IT WAS TIME TO PAY. THE MICROWAVE, DISHWASHER AND THE CEILING WAS LEAKING WATER THEY NEVER CAME OUT TO FIX NOTHING AND I MEAN NOTHING AND WE WERE PAYING 1650.00 MONTHLY. MICHELLE IS THE MANAGER WELL SO CALLED MANAGER SHE SUCKS AT HER JOB. WE HAD TO MOVE DUE TO THEIR SLACK. Stay away people. They need to shut down because everybody that works there arenβt getting the job done.STAY AWAY!!!!STAY AWAY!!!!SAVE YOURSELF HE HEADACHE YOU WILL THANK ME LATER!!!!

Worst Realty Company Ever!!! We lived in one of their properties on Coral Vine Lane in Woodfield for 3yrs. In those 3yrs we have had our kitchen floor jack hammered up 2x due to their half a** repairs. The repair man fail threw my ceiling to my kitchen the ceiling was never fixed just put a piece of wood up to cover the hole. They had to take pieces of my kitchen wall out and never came back to resand or paint. We had mushrooms growing in our kitchen for over a month then the thing that tops all of this is when we went in and paid $1000.00 and told them we would be in on friday to pay the remaining balance they said ok that is fine and put me and my 2 small children out 2days later with no where to go!!!! DO NOT I MEAN DO NOT RENT FROM THIS COMPANY!!!!!!!!
Horrible!!!! DO NOT RENT from this COMPANY!!! I stay in a house and kept it in IMMACULATE CONDITION when I left the house looked better than it did when I first moved. I stayed at 2108 Cermack St in Columbia and the house had many issues with it that I personally had to have them come out to fix. When I moved in the WATER HEATER was BROKE!!! When I moved in this house there wasnt even ANY HEAT in the house. Initially, I thought it was SCEG so I contacted them and had them send a representative out. The rep came out and informed me that the heat was fully turned on and on their end everything is working fine. Therefore I contact Columbialand Realty they send out a maintenance guy and come to find out the whole WATER HEATER was BROKE. They had to replace the whole WATER HEATER when I moved into this house because it had no heat. Extremely Unprofessional this is something that should of been checked prior to me moving in. I had to go a WHOLE WEEK without even having HEAT in the house. Also, when I moved into NONE of the closet sliding doors where attached and actually working. So I personally had to have maintenance come out to fix all of the sliding doors in all of the closets. Not done, not to mention none of the sink actuators were working properly. The shower head was not working properly and wasnt pushing out any water had to have it fix. To TOP it off when I took a shower I noticed that all of the paint from the bathroom started peeling back. Therefore I had to call maintenance for that and they had to REPAINT the WHOLE BATH TUB!!! The house was basically not even in LIVABLE CONDITION when I got there with no HEAT, no CLOSET doors working, no SINKS or FAUCETS working properly, and a bathtub that was peeling up paint. I pull down a SECURITY DEPOSIT of one months rent $825 when I leave this house was IMMACULATE and in a better condition than it was when I first moved in. Yet, when Columbialand Realty send me my deposit they had the nerve to CHARGE ME $250 dollars for 2 TVS that I mounted on the walls??? Wait a minute it was the year 2015 where people have FLAT SCREEN TVS where they no longer have tv stands as much the majority of the people in the world MOUNT their TVS to the wall. Ive NEVER been charged staying ANYWHERE for holes in the wall from MOUNTING TVS, HANGING PICTURES, ETC. This is NORMAL WEAR & TEAR its not like I actually bust a big hole in the wall. These were small holes that I drilled to mount the tvs. This was an EASY FIX normal wear and tear for $25 they could of purchase some caulk and can of paint to cover it up. Yet they charged me $250 dollars for holes in the wall from a resident mounting tvs? This is ABSURB!!! Dont EVER rent from them they will steal a huge amount out of your DEPOSIT for no reason and that can not be JUSTIFIED. i would not RECOMMEND or RENT from them AGAIN.
