Ryan did an incredible job on our floors that had been subjected to a half-finished DIY project by a previous owner. We had a tight timeline to get it done before moving in and he fit us in. Two rooms done in just over 24 hours for a really good price.

Ryan provided us a reasonable quote and arrived when he said he would. He handled the necessary oak floor repairs very professionally and installed new oak pieces that blended very well with the rest of the 87 year old floor. Note that this floor had been carpeted for at least 65 years. He brought back the oak beautifully and helped us select a color that was appropriate for the home. We are MORE THAN SATISFIED with his work, and recommend him to anyone reading this.

Ryan was able to give us a quote right away and get us on his calendar swiftly. Our floor had been damaged by our cats and we had hoped sanding and staining a darker color would take away the stains. When it did not he went above and beyond his original proposal to cut out and replace the damaged boards for us, giving us a much better final outcome. I chose Ryan the Sand Master after getting multiple quotes based on his reputation, availability and reasonable price.He quoted the work quickly and accurately at nearly 1200 square feet with a laser measuring device, whereas others ballparked the area and were off by up to 20%.Once he started sanding the red oak hardwood floor his perfectionist tendencies showed up. He had sticky underlayment to sand off on part of the floor, and did a great job. The rest of the floor wasnt perfect after 90 years of wear and tear but it was darn good, and as he said, thats the character showing through.He recommended a natural finish, which we elected to go with. Other vendors did not think they could get a natural finish to look good with the existing wear and tear and only wanted to stain it.Duraseal sealer and 3 coats of water-based poly finished the job, and Ill let a few pictures of before, during, and after tell the rest of the story.I plan to use Sand Master again in the future.

The type of equipment he uses has a vacuum that cuts down the amount of sawdust left in the house- we expected to be cleaning up sawdust after he left, but that wasn’t required.
