I moved into Clemson Edge in the Fall of 2021 and so far I have really liked living here! The new stainless steel appliances are really nice and the two bedrooms have really big closets compared to some other apartment complexes! They are super pet friendly and even have a dog park and do dog related resident events. Their resident events are really fun and all of the employees I have interacted with have been super nice and helpful. Maintenance is usually very quick to solve issues and will come out during emergencies quickly. The study spaces and super helpful and kept very clean. I really appreciate the free coffee bar they have in the mornings to start my day. Overall I have loved living here and will definitely recommend when anyone asks me where to live next year!
I signed my lease in early October 2020 with my friend within my roommate group, I was reassured that my roommate status and floor preference (3rd floor) would be honored by the time the additional roommates were added. Turns out, the leasing manager initially set me into a room with current residents that decided to resign their lease. This caused my roommate to be removed from the apartment, which neither of us were made aware of this. After being made aware of this by another resident trying to trade spots with me I contacted the Edge to find out whats happening. Later we were moved from apartment to apartment dealing with the same issue with current residents resigning over the past few weeks until today we were notified that they are unable to place us into an apartment together. Im sure the majority of peoples experiences are not this terrible but I will not be returning to live here after dealing with these constant stressful issues. I would highly advise those who decide to sign to be constantly aware of your residential status here especially if youre signing with a friend because more than likely you will be left in the dark unless you contact them regularly.Edit: since my post I’ve been in contact with Edge staff trying to find accommodation with my friend and luckily space was available for both my friend and I in Co-Ed housing. I’m thankful this issue has been resolved in time before it was too late. I do not believe the majority of applicants will receive this type of experience. Nonetheless, this past Summer has been stressful.
Haven’t moved in yet. super excited for next semester. every time i have visited it’s been a great experience and there are so many perks to living at clemson edge which i feel is a bonus especially for the price!!
Clemson edge is a great place for off campus living! Ive been here almost a year and I am yet to have an issue. The office staff is extremely helpful, and pretty quick to respond to emails/communications. They also send out helpful updates constantly, and the events and giveaways are a lot of fun. Maintenance is also very efficient. But one thing you just cant beat is the location. Having the Walmart Neighborhood Market within walking distance, as well as its gas station, make getting groceries and gas extremely convenient. If your looking for off campus living, I recommend Clemson Edge!!
Terrible property management . Construction during finals week despite the fact that everybody is clearly a college student . No consideration for their customers they also are unlikely to help you all or if they do management will have attitude!! Everything looks “nice” it’s actually all just cheap don’t be deceived by their “improvements” and bump in price. The kids who work in the office are nice and friendly clearly just have terrible management.
Be prepared to move into a dirty, dusty apartment. maintenance walks in without warning, even if you’re in the middle of sleep. you will be woken up at 8am every Monday by the sound of the loudest lawn mower you have heard in your life. you would think that since they use so much equipment for so many hours that it would look nice but there’s nothing nice about it. the pool was closed as soon as it got warm outside so I never even got to use it. there’s nothing good I can say about living here. not worth the cost of rent in any way.

Clemson Edge has a few really great employees that put in a lot of great work and amazing customer service. Mr Allan and a lot of the front desk staff in particular. Mr Allan works maintenance and is the friendliest and most welcoming person at Edge! Maintenance as a whole is pretty good here. They email you ahead of time before entering and get any problem fixed pretty quick. Edge has great amenities that are better or comparable to any other apartment complex in Clemson (pool, gym, grills, clubhouse, etc). Maintenance jobs like fixing the pool and issues where they hire third party maintenance crews always take longer than they are supposed to. Renovations last summer were a nightmare to say the least, but they did throw some renovations together in order to raise rent. The amenities were completely redone and are a lot better now. A couple months ago I was sent a threatening email stating they would remove my gym access if I brought a guest again. (I brought my GF to the gym and they had new COVID rules that they never notified us in any way about.) I moved into Edge three years ago so the apartment was under different management then, but like in many of the other reviews the apartment was disgusting and needed a full day of cleaning. The basketball and tennis court have multiple nice lights for nighttime play that have needed to be replaced for about three years now. Also, the lawn care company comes every Monday morning around 8 AM so you dont have to go through the hassle of setting an alarm. Overall the apartments are decent and furnished but on the smaller end and need thicker walls desperately.
Clemson Edge is truly a home away from home. My favorite attribute to living here would have to be the club house. The individual study rooms allow for individual and group meeting in privacy while also providing maximum comfort. Oh, need a study break? You can play a fun game of pool or even go outside to the outdoor volleyball court or basketball court to clear your head. Clemson Edge, sign a lease today!
My apartment is bigger than I expected, I was randomly paired up with 2 roommates and my friend, the roommates that I was assigned to are very sweet and nice and we get along so well! The amenities are so great, the gym is really nice and always clean. The staff are very nice and always willing to help. The community is full of great people, I have a dog and we go to the community dog park almost everyday where we meet other dogs and people, everyone is always nice and our dogs get along with everyone. Overall the community and complex is great and I couldnt ask for anything better.
Nice place to live! The amenities are very nice and management is very kind and helpful. Parking is never a problem, which is a big plus. Upgraded apartments are well worth it!
Ive lived here for 2 years now and I definitely would recommend this place to live. It is a super convenient location with the neighborhood Walmart being right to the apartment complex and campus being about an 8 minute drive. The rooms are fully furnished and come with a desk as well which is also very convenient.
The staff is amazing!! Something came up with my guarantor and everyone that I talked to was so helpful and understanding when I had to change my guarantor. The amenities are great and the location is really good too since it’s a short drive from campus and it’s right next to Walmart. I would definitely recommend Clemson Edge to anyone that’s looking for off campus student housing!
The location of Clemson Edge is very convenient. I am not far from campus and I can easily walk to the Walmart to get anything I may need. The best thing about living in this community is the maintenance guys, Steve and Allen. The very first day I lived here, I needed some help with my shower and they came by so fast and helped me figure it out easily. They are truly so kind and make it a point to say hello to me every day on my morning walk. I cannot even begin to tell you how many of my bad days have been turned around by those guys! Im really grateful to have people in this community that care as much as they do.
Decent location and on a good bus route. Overall nice looking apartment complex. We have had a ridiculous amount of issues in our first weeks though, between doors falling off, lights not working, barstools missing for weeks, toilets not working, A/C not working etc, it was really not good. The blinds and carpets in our room are old and very dirty whereas our friends rooms all got brand new carpets and blinds. Weve also had ongoing internet issues which is rather inconvenient with online classes- Ive had to use my phone hotspot for numerous classes so far.Clubhouse is very nice and the pool area is fun. Bottom of pool is all cracked and torn up, just walking around in the pool our feet have been cut. Grills are also hooked up to gas or propane incorrectly and anything above Low has flames pouring out through the grates. I own the exact same grill and after using it for years I can confirm that something is off about the ones at the pool area. The gameroom inside the clubhouse is fun.3 stars because I believe once our initial issues are fully resolved I think itll turn out to be a pretty solid apartment... Just unacceptable how many issues weve had in brand new renovated apartments.
Would give 0 stars if possible. Management here is horrendous and simply does not care about its tenants. In the two years that I have lived here my AC has been constantly broken with me and my roommates submitting over 10 maintenance requests to get it fixed. Each time they just reload the AC with refrigerant and lower the thermostat to the lowest possible setting (thus running up our electric bill) thinking that is acceptable for a fix, then a week later the AC is broken again. We have tried to communicate to maintenance that there is likely a leak or the unit itself is no good anymore but they refuse to permanently fix the problem. Not to mention the fact that in my two years that Ive been here the basketball courts have had half of the lights out and crooked backboards and whenever I ask the office about fixing them they always say they will very soon which is a straight up lie. In addition to all of the known structural issues with their buildings specifically the staircases and the balconies, I highly recommend that you find somewhere else to live because even though rent is comparatively cheap, the quality of living here simply sucks.
It is such an amazing apartment complex. It is at a great location to Clemson University and the amenities and rooms are very nice. I would definitely recommend living here.
Clemson edge is a great apartment. There are several great amenities like a pool, grill, gym, and basketball court. It is also reasonably priced, fairly close to campus, and right next to a Walmart grocery. They also offer many community activities. Overall I have been very pleased to live here.
I really like Edge. The staff at the clubhouse are really great and helpful. Any time weve had a maintenance issue they have been quick to respond. The apartments are pretty spacious, although you can sometimes hear through the walls. It is super close to Walmart, on the CatBus route, and has great amenities. I am definitely super glad we chose here to live my Freshman year!

It is a great place to live! I go to Clemson University, and it is really close to campus and easily accessible. I love that Walmart is so close. Also, the amenities are very nice and the apartments were recently updated! Totally recommend!
So far so good! My roommate and I have been here for a little less than a month and we love it here. It’s quiet and there’s never a dull moment. My favorite thing to do is to go out and sit on my patio every morning with our cat! We really do love it here and really recommend it. :)

I dont even know where to begin. Only live here if youd like your internet to go out routinely, if youd like to have the blurriest TV quality possible, or if youd like to be lied to by management. I should have moved out of here when I had the chance. Heres just a short list of things I have experience in 2+ years living here:1. After the first year, we were informed that the pool would need to close when the office closed due to a new department of health regulation. However, this regulation does not exist according to 5 other apartment complexes I asked. Due to the pool closing, the gym would also have to close (only entrance is through pool area). College students sometimes only have early in the morning or late at night to workout. We were promised a second entrance would be built for the gym. A year and a half later, there is still no second entrance. Management will say that they extended the hours, however Saturdays hours are still short and they are not open on Sunday. Great, so the couple of days where college students want to use the pool and they cant do it.2. The internet has gone out multiple times during FINALS week. The TV lacks some basic channels and has terrible quality. We are not able to select our on providers. NBC had no sound output for 3 months!3. Our balconies have been condemned! So apparently CEV has been ignoring preventative maintenance on the 12 buildings here. Because of this, all of our balconies have been condemned by the Fire Marshall. With no timeline given as to when theyd be fixed, we are ordered to not step foot on our balconies until further notice. I in no way expect this to be fixed by the time my lease is up at the end of next summer. 2 months in and we have been told nothing!4. One of the two staircases in my building has been closed because the steps are falling apart. I, again, do not expect this to be fixed anytime soon as caution tape to block the staircase off is considered a permanent solution by management here.5. Another building here has now had both staircases condemned, meaning all residents must leave and stay in hotels (at least CEV is paying for this since they have now displaced their residents).6. If you email the office with concerns or issues, they WILL NOT email you back or contact you. They will ignore any email that contains any issues they try to ignore and act like they never happened.7. There was damage to the fence during the recent hurricane that has not been fixed. Again, the caution tape solution seems to be the way to go here.8. The smoke alarm battery in my bedroom died and I submitted a maintenance request to have it replaced. It was completed, however they put the same dead battery from 2014 back into the detector! I wonder if they didnt think Id notice the detector beeping again. Really safe...With everything my roommates and I have dealt with over 2+ years, there is absolutely zero attempt by CEV to make anything better. We strongly believe we deserve rent money back since the access to amenities has changed since we signed our lease as well as no longer being able to use our balconies. Part of our rent should be going to preventative maintenance that is obviously not being done. Just take a lot at the attached pictures.Live Big? More like live literally anywhere else.Only reason I even gave 1 star is because you cant give 0 stars.
Oh man, where do I start. I lived at Clemson Edge (originally CEV before new management) for two years and it has been quite a ride. Our apartment flooded, not once, not twice, but three times from our washing machine. While the new management seems like they are trying to fix and make a lot of things better, it is very clear they dont care about anything but money. In my last month of living there, they decided they were going to do renovations and kick us out of our apartment for 7 days from 9am to 6pm, with no reimbursement, despite it taking three weeks instead of the estimated one week. Our apartment still was not renovated to completion the day I moved out. Our neighbors however, did have their renovations done and let me tell you, I wouldnt want to live in this place knowing the future issues it is going to have. The contractors messed up their laminate floor three times and they still have places in the flooring where the laminate is coming up. The lighting was very lazily put in; they didnt even try to center the lights over the mirrors in the bathroom. There are still holes in my walls from where they did electrical. They said they would clean the area after the renovations were finished, yet I came back to dry wall all over my bed and bathroom from newly installed lights. Now I have moved out and they are charging us for cleaning fees because the ancient appliances, flooring, and trim that have been there for a decade were dirty, even though they were supposed to change the appliances and flooring out weeks ago. The only good thing about this place was maintenance; they were always really kind and helpful. If you are unfortunate enough to be living here, take pictures of everything before you move in, so they cant try to charge you like they charged us because they will try to charge you for anything and everything.
Out of all of the 52 weeks of the year, why did an apartment complex catering to college students choose finals week to do construction on their apartments? Monday I had a weed trimmer going outside of my window during my exam, yesterday I had someone calking my window during my exam, and today a hammer was pounding on my exterior wall during my exam. As I type, there are huge trucks going outside of my window making noise and beeping. Knowing many of the residents here are doing school from home, I just want to know why they felt this could not wait until next week.

The apartment was pretty nice where, my daughter, Kirsten lived with her 3 roommates from Clemson. The ground was always kept up when we visited. The pool area where we threw her graduation party was a great space inside and out. It was nice and clean and our guest was really relax and comfortable there as they enjoyed the party. We had received several complements about how great the area was from our guest. For time my daughter have been living she had never compliance about the complex.

The best thing about these apartments is that Walmart is right next door, and the maintenance guys are pretty great. However, neither of these things are worth the substandard living. Right now they are telling potential residents about the new renovations that were done earlier this year. However, the renovations were very cheaply done, and issues have already occurred because of them like peeling paint, glue stains, poorly laid hardwood and even issues with plumbing. Like mentioned before, the maintenance guys are pretty good, and you will need them. I lived there for 3 semesters and had to put in requests quite frequently. Issues ranged from closet shelves falling, toilets not working, hot water not working, leaking pipes, dishwasher messing up even though it was never used, etc. A lot of other reviews mention their constant need for the maintenance guys so keep that in mind if youre thinking about living here. I lived here for 3 semesters and both fall semesters I had to have an exterminator out multiple times because roaches love this place. There was space under the doors and under the exterior for bugs to easily get in (not to mention let my heat and cooling out). The grounds tend not to be upkept, lots of trash around. Youd think if theyre going to have their amenities open during a pandemic, theyd at least supply wipes and hand sanitizer constantly. Unfortunately, that wasnt the case with the gym. Sometimes there were some, sometimes there werent (I ended up bringing my own). The gym wasnt cleaned either- the floors and mirrors were pretty gross. The trash compactor broke quite a bit and instead of having a decent solution for residents their response was leave your trash in your apartment until further notice or well charge you. I paid $600 (some people pay even more than that) and couldnt even throw my trash out? Speaking of money, thats all management cares about. They do not care about their residents although they try to make it seem like they do. They love to do a giveaway or free food in the office but support and empathy for their residents when a global pandemic hit, and people lost their jobs and were struggling? Forget it. I understand they need their rent, but it was disheartening. I recently moved out and was told it would cost me a $300 transfer fee for someone to take over my lease. However, the day I turned my keys in I was told it was $500 because they found the person to take it over. Yet no one told me about this change of price. Then when asked what this money goes to, no one had anything to say. I paid the $500 charge less than 24 hours after it was applied to my account and had already received a $5 late fee. I paid for my Peak Protection insurance up front for the year and since I moved out in December, I should have gotten a refund for the months January-July but nope, lost out on that. When asked if that at least covered the person taking over my lease, no one answered so it seems that those people will have to pay for their own insurance even though technically the year was paid for. They are charging $700 a month for the 2BR/BA for the 2021 year and that is way too much for this place. Moral of the story: I would not recommend living here.
Ive been living at Clemson Edge (Campus Evolutions when I initially leased) For a while and Ive had a good experience living here. If I ever had issues the office would be there for me to contact with and wouldnt ever have issues or give any sort of attitude if I had questions.
I love the amenities, front office staff is all super nice, and its in a very convenient location. Its a great place to live.

This place is amazing and cheap, trust me for a college student this is the place to be. Im a independent student paying my own bills. They also have great employees and its pet friendly. Like seriously if you catch them on a good deal your rent can be as low as 350. You cant beat that!!!! Just take a tour and you decide.

Would give 0 stars if I could. Literally the worst living experience. Upon move in the apartment was disgusting and covered in cockroaches. It is clear that nothing was done to clean before we moved in. We had security issues that we contacted the managers about multiple times and nothing was ever done. Construction workers would be on our balconies on random mornings without our knowledge. We were charged rent during renovations when the apartment was unlivable and then tacked on fees after move out for “cleaning” and lied about where things were left so they could double charge. All they care about is money. Rent was cheap when I lived here but I’d definitely rather pay a little more than live in that dump.

Clemson Edge 1 year later updateWhile Edge, like all college-town apartments, has had its ups and downs, I have had a positive experience here. The new management is friendly and understanding of the college environment. In the midst of online classes they went the extra mile to upgrade the WiFi. Theyve also not hesitated to help with any maintenance requests weve submitted. All rooms are being upgraded in furniture this summer. The furnished rooms are a huge bonus. Personal bathrooms are something not many apartments can boast at this price. The proximity to campus and placement directly on the bus route cant be overlooked. The clubhouse is very nice and the pool floor has just been refinished. The gym offers everything you would want for a casual workout. The kitchen is well laid out and having laundry in your room is a blessing. Each room has a large desk with built in shelves.If youre curious about downsides: the WiFi is public and occasionally inconstant. Id recommend bringing an ethernet cable for the ports included in each room. The walls are thin, so make sure you like your roommates. The windows, too, are thin, so pack some curtains. Youll want a water filter, although Im not sure if this is an Edge thing or a Clemson thing. The beds are plenty sizeable but you might prefer to bring a mattress topper if you like a softer bed. Storage space is limited but better than many other apartments. Many residents do not pick up after their pets, although this is no fault of Edge.In all, I believe living at Edge is possibly the best deal you can get in the immediate area.
Convenient place to live, right by Walmart if you dont have a car and the red cat bus loops right into the complex. The management has changed and is really trying to improve the place. Maintenance is quick and helpful and the office staff are always willing to help.

The rent is affordable for a college student that only has time to work weekends. The staff is very friendly and helpful especially Kirsten. Every question I have is answered promptly and I love that it is pet friendly.
I have absolutely LOVED living in Campus Evolution! The staff here is amazing, they are always putting on events for the residents, and they always answer my requests in a timely manner. The WIFI is a little slack, but everything else is on point. Also, shout out to the new property manager, Mr. Ron Duncan, for coming in and making quick and adequate changes! Im super excited to see where his vision for this place takes this complex.
I referred my friend to rent this apartment during that period before 4/21/2019, and they promised to give me a $200 credit. Also I asked them again to double check if it is still valid, they told me they will send the credit to my email before August. In September I asked them again, they promised they will send this month. BUT till now, Almost the end of October, I still did not receive anything.
I absolutely enjoy working here. Our residents are the most amazing and talented in the world! They are so compassionate and truly care for others...NO QUESTIONS ASKED! The staff is also amazing! They truly care about doing the right thing everytime!
Lovely place to live at. Being in college, it’s very convenient and really close to campus. The cat bus picks up on property and goes straight to campus. This is my home away from home. I never want to leave!
I have been a resident at CEV Clemson for almost 2 years now and I absolutely love living here. It’s a great community for students and a great place to call home. The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise. It could not be better located and it amidst a lot of restaurants, transportation and close to Clemson University.
Campus evolution is a beautiful facility! There are always fun activities being held in the pool area or office! I worked with Alexis and she was helpful and very kind in helping me get everything set up for the apartment!
1 Star is generous. The foundation is poor, couldn’t use the balcony the whole year because they too so long to repair the buildings because the wood was falling apart. Walls are so thin you can hear everyone beside, below, and above you. When someone takes a shower, the pipes are so loud it sounds like a waterfall. Was bothered constantly about why I am moving out and would not stop contacting me about renewing my lease even after I said I was moving out. Even showed up at my door interrogating me about it. I moved out in May and turned in my key and charged 50 dollars for a “bag of trash”. Was told the charge could be for anything from a piece of paper to a whole trash bag. I wouldn’t even live here if it was free. Don’t live here. You can find a place 10x better for the same amount of money. They will rip you off and find anything to charge you.

I visited this property this summer, and the staff was amazing!!! The property, pool and fitness center was very well kept. I was there with my niece, and the hospitality alone sold us.
I recently visited Clemson for a football game and stayed with a friend at this community. I must say it was very clean and comfortable. The office staff was friendly and the office manager even gave me lunch. If I did live in Clemson this community would be my first choice to stay.
An apartment complex like any other, but the one true gem is their office staff employee Megan. I absolutely hate working with staff as they are rude, inconsiderate, and generally a nuisance to be around- God forbid you have a problem you need to solve.However, the one person there that truly cares about you, and actually gives a damn, is Megan. She was smiling and happy and solved my problems and had me on my way in no time at all. I swear to god if I had to deal with someone else I would have lost my damn mind. Thank God for Megan.Aside from the pathetic service, what in the name of God is that thing they call a basketball court? And the pool? Do they bathe raw chicken in it, I swear youll get salmonella if you jump in. The grills have rust and the residues of failed cooking attempts caked on so forget about the Sunday picnic, youll lose your arm scrubbing it all away.The apartments are pretty nice.

I would highly recommend CEV for any Clemson student that is looking for an apartment. The front office is always helpful with any problems you have. I always can rely on Alexis to help me with any issues that I have whether it be an emergency or just clarifying rental information. Overall, CEV has been the best place I could have imagined living and with people like Alexis to rely on you know you will always be living big.
I would definitely consider any student to reside here at CEV. Employees are willing to help as much as they can, and the maintenance is up to par. As a plus, if you dont have a vehicle, the bus stops inside the complex. Great place
If you take anything away from this review, DO NOT LIVE HERE. The apartments themselves are in poor condition, and I constantly encountered bugs in my apartment despite management saying they would spray for bugs. The furniture that comes with the furnished apartments is horrendous. The leather on our couch was peeling so that every time you sat on it you would have small leather bits stuck to you. The couch also had a broken spring on one of the cushions. We asked for this to be fixed and nothing was ever done.The so called amenities, especially the pool, are hardly ever open. The excuse they call a fitness center is always extremely hot because there is a tanning bed in it and they do not allow you to open windows.Finally, towards the end of my lease, I asked someone in the office if I could have Duke disconnect my power since my room-mate and I were not living there for the summer. The person in the office said we could do that, but I later received a bill and $25 fee for having my power disconnected early.The one star I am giving them is solely for the fact that it is nice living right next to Walmart.
Absolutely horrible, and they keep rebranding and changing the name of the apartment complex to cover their tracks.This August, the apartment flooded the night before I was supposed to move in because a pipe had burst. When I moved in, the ceiling fan was missing a blade.2 years ago, an entire building was evacuated and all the tenants moved into a hotel due to some sort of flooring issue. The porches are constantly falling apart and being repaired. I had a package returned to the post office after I had specifically called to make sure that that wouldnt happen before I would be able to pick it up. Its not worth it. Im sure theyre very nice in the office but I would rather them fix the issues with the buildings themselves than work on PR. Its okay if you just need a place to live to get through school, but there are much better options for your money
Great first apartment to have in college! Right off the main drag of campus and connected to the catbus route and reasonably priced.

Rates are flexible. But worst internet and cockroaches all over the house. At the time of signing the lease, the management said that internet speed will be increased. But people here still have issues with the internet.

Internet is horrible. In the past 2 years Ive lived here, the internet went out for the whole complex twice during finals week. They practice aggressive business tactics to pressure you to resign because by the end of your first lease youll realize you wont want to live here. I wouldnt live here again even if it were free.
Simply put, I would not recommend this place to any student. Do not be fooled by the 5 star reviews. Many of those are from STAFF members who work there (or there friends) and will naturally post only the positives. This is my second year living here and honestly worst than the first year. I originally chose here because of the low cost. You may have to pay extra money else where but it will be better than the headache that comes with being here. The buildings are dated and not being kept up and cheap repairs are done rather than getting to the root of the issues. Floors need to be redone, painters do a quick messy job and the automated dumpster is never working. We’ve put in a request a while ago for our dryer to be fixed and they came and looked but never brought back the part needed to fix it. Too many situations with this complex not taking care of what they need to. Examples: saying residents will get a discounted rate but not having the discount cards available to apply to their accounts for months, saying they’re going to charge residents for trash bags outside the dumpster but the trash compacter RARELY works, telling a resident they can move in a certain time and then make them wait hours later when they arrive. They’ve also started allowing pets and I just know these apartments are going to be even worst at the end of the year. These apartments are too old for wear and tear that may come along with owning pets. The carpet will probably be disgusting. Just bite the bullet and spend your money elsewhere.
I had a great experience. The staff was very kind, helpful, and inviting. I received a great tour and I was even offered some complimentary snacks (I love snacks lol). Jasmyne was very helpful with answering all of my questions.

Management was AMAZING, they gave a very thorough tour of the place and offered refreshments. Everyone’s attitude was great !
Their world class ammenedies are only open during office hours which are Monday - Friday 9-5 so dont plan on picking up packages, going to the gym or pool if you have class or work during the day. Everywhere is dirty inside and out, maintenance sucks and office workers act like youre bothering them everytime you talk to them. They frequently loose mail and packages and argue with you when you have proof someone signed for it.
Alexis and Cole are the most helpful people on the face of the earth. They make CEV the BEST place in Clemson to live.
Absolutely Positively love Campus Evolution Villages the staff is out of this world,Management is awesome,Maintenance is awesome and being here for 3 months i am definitely happy to call this place home the apartments are spacious, the staff is very upbeat and friendly and our community is very fun and diverse .
I am a Future resident of CEV me and my friend Dee had went to CEV to get him situated for his fall semester of school and I was truly amazed by the apartments and staff. Mrs. Victoria’s Shaw gave us a tour of the facility and she did an awesome job doing that she made me feel at home which made me want to be a future resident I will be moving in August it is definitely worth it I definitely recommend everyone to come and live here it’s a very nice apartment and you want regret it also the staff is great as well Mrs.Nicole and Kevin also were great to chat with and they have nice amenities they also offer me a job as community ambassador which is something I always wanted to do because it’s in my career choice
This was a amazing experience for me the staff was so generous but Ms. Haymon was so good she gave me a very detailed tour of the rooms giving me very valuable information on the campus she even offered me snacks I was very much happy
You might as well use a carrier pigeon the internet is so unreliable. Plus the entire place is covered in roaches and ants that they havent done anything about in over a year. Avoid at all costs, dont let the low rates fool you
I moved to CEV 2 years ago, and this is my third year living here. I am extremely happy with my decision to move here, and I will only be leaving when my lease is over because I am graduating. The two things that sold me were the fully furnished apartments and that the rent includes everything except electricity. The apartments are very nice, and I can walk to Walmart for all of my grocery needs. I love having the option to ride the CATbus if I dont want to drive my car. The maintenance team is excellent and has always fixed anything I needed within 24 hours. I love how the office staff tries their hardest to please every resident and puts on multiple events every week for us residents. I highly recommend living here!
I give this apartment complex 2 stars because for the most part the apartment is up to date, clean and landscaping is kept up. I spent a year here and my first complaint is that I HATED my roommates and when I asked to be moved I was told no. The office is run by teenagers who literally can’t answer any question with a solid answer. The trash compactor is gross. Residents trash just piles up for days and no one does anything about it (I’ll post a video). Anytime you call the office they seem to have an attitude like they’re better than you. Also, I am not a teenager so I don’t let people run me over when it comes to my business and every time I asked for a receipt or had questions or concerns about my agreement, I recieved terrible looks. ALSO, the complex has a new website so all of my past payments are gone and none of my lease information is easily available to me anymore. Just not really impressed at all. Good thing, it’s close to WalMart...
CEV is amazing! The apts are beautiful and well maintained. The amenities are so nice! The office staff is the best Ive ever worked with. They should all be given raises. Love CEV!
We are so disappointed in the management staff. When our daughter moved in we were given a form to mark anything that wasnt perfect. There was one blade on her blind that didnt match up, really only a six inch section of the blade. We werent worried about getting it fixed. It was so small, but still we noted it. When our daughter moved out in July, we cleaned and turned in her keys. We then received in the mail a bill for $45 dated August 3rd for the blind. The letter said we had to pay this and if they didnt receive the money within 30 days they would turn it over to a collection agency. If we had questions we were instructed not to call but to email which my husband did. My husband was getting ready to follow up this week because he hadnt heard anything, when he received a call from a collection agency. Management turned over our invoice on August 27th not even waiting 30 days. When my husband called CEV and gave his name, he was told all management were in a meeting. He asked for a call back. Hes still waiting. Its no longer about the $45. We paid it. Its about the integrity of the management staff. Its about not responding to emails or phone calls. Its about possibly hurting someones credit. Needless to say we are happy our daughter is no longer there.
Please listen! This place is terrible. I wish I would have listened to the reviews before I moved in. The management staff is inattentive and they don’t follow through on requests. I got charged $175 to move out because of 2 bags of trash (that weren’t in my room) and a cheap desk chair that came apart at the seam. The WiFi was bad and my balcony was off limits almost the whole time I was there. Don’t waste your time or money here. It deserves 0 stars.
All in all just think twice before signing a lease with CEV. Honestly, I just moved in and already regret it. My biggest problem right now is trusting the company (which is very important to me). Upon going to pick up my keys on move in day I was confused as to why the room they had me moving into was not the one I had signed the lease for (especially since they are so strict on the fact that you sign the lease for the specific room). I was told that they moved me to this room because I wanted to move in early (dont know why I wasnt told this would be a problem when signing the lease). So later I told another worker that I would be fine with waiting a few more days to get the room that I signed for and was told the real story that I was being paired with someone else so they could turn my room into a model room for potential residents (which could have been okay if I had been told before signing my lease).They then threw away part of the lease that I had already signed (illegal idk?) and had me sign a new one for the new room I would be in. I regrettably did sign the new lease for fear of not having anywhere to live with school starting next week, but I have deeply regretted it ever since. And to top that Ive already found cockroaches in the room I was moved to. So thats cool.
Took me 10 months to get my window leaky window fixed. I stupidly signed my lease early (because they said it was the lowest price available) and now Im here for another year. The saddest part is that people who signed their leases in the March/April months are paying close to 15% less than I am. I cant get this issue fixed because apparently their corporate office deals with rental prices, and they have yet to contact me. I actually filed the complaint 8 weeks ago.We also legally cant use our porches because the fire marshal declared them dangerous due to their rotting. I also literally have to wait for Youtube videos to buffer each night, so even the included high speed internet isnt actually what its advertised as.The buildings are also literally rotting. Just look at any of the apartments in the middle area, away from the show apartment.There are tons of other reason, but I this should be enough.Dont live here. Im paying close to $500/month for literal garbage. Look elsewhere (Aspen).

With out a doubt the worst place to live as a student in Clemson. Even though it’s very cheap compared to other places, it is still not worth it. The unit above my bedroom had a pipe bust and it flooded my entire room and ruined several of my clothes. I was not compensated at all for the incident, yet one of my blinds is broken and I receive a bill for $45 for cheap blinds you can get at Walmart for $10. Overall just not a good place to live and I would discourage anyone from living here.
Cannot wait to move somewhere else. This place is ridiculous. Starting with the apartments they are filthy and dull. They are full of bugs and nothing works in them. The management is rude and does not work with you. They charged me 150$ cause their AC went out on a Sunday and they had to come fix it. We couldn’t use our porches for all of 2017-2018 cause the fire marshal deemed it “unsafe”. Now that it’s moveout time they want to charge me 50$ for “a bag of trash” they put our empty toilet paper rolls that my roomate and I forgot on the roll holder when moving out into a trash bag and charged us 50$ for it. Absolutely ridiculous. They will charge you for whatever whenever they can. Getting closer to move out date even when you tell them your not resigning a lease they constantly bug you about if your coming back to that roach of a structure they call and apartment complex.Moving on to their so called “amenities” their basketball court is hazardous and in terrible shape the pool looks like someone bathed raw chicken in it. Their so called “fitness center” is just 2 treadmills and some weights.If you have made it this far in this review please Save your time and money and sign somewhere not run by a bunch of incompetent bafoons

Still amazed as to how overpriced this place is for the lack of quality of basic living conditions. Seriously the exterior of the buildings are falling apart and we havent been allowed on our front porches since move in because the fire Marshall deemed it unsuitable and unsafe? No communication from anyone at the office much less anyone from management and anytime you ask to speak to corporate or anyone higher up they ignore you or dont fulfill the request or even attempt to. Not to mention the fact that I have to kill 8 different bugs every time I walk into my apartment and the surrounding corridors are constantly surrounded by dead bugs that no one picks up. Take my advice and everyone elses on these reviews and look elsewhere for a place to live and save your money.
I cried the minute I saw the trash dump I was stuck moving into. The display unit is painfully different than the unsanitary, peeling, molding, decaying, bugfests that you will sign your lease on. Included are photos of my apartment in the condition it was in upon move-in. The complex details a mold removal clause in the lease, but refused to tend to the BLACK MOLD that I found throughout my room. I had to delay my move in by 3 days because I had to clean the room excessively before feeling comfortable moving in.The icing on the dirt cake is the $350 cleaning fee the apartment complex tried to charge me for wanting to change rooms within the unit. Must not have charged the previous tenants that cleaning fee...Management is garbage here. I have submitted many requests for repairs throughout my time here, and most all repairs have been half-assed, or completely redone by my dad and myself. Toilet leaked at every flush upon moving in, and a work order was submitted immediately. The repair? Didnt stop the leak. Had to fix it myself. Ceiling fan chain broken upon move in. Submitted a repair request, fan was replaced and not hooked up properly, causing it not to fan or light up. Fixed it myself. Asked for mold remediation in my room, as well as pest infestation upon move-in week. No such request was taken care of. I have removed black mold, mildew, slime mold, snakes, roaches, spiders, ants, and flies from the unit. Ceiling was complete with water damage, shower and sink filled with rust (not to mention the scotch tape that was used to repair shower head), baseboards in kitchen were busted to pieces, countertop covered in burns, a broken door on the laundry room, peeling paint on cabinets, and a detached dryer hose.Management has on several occasions told me to handle noise complaints myself. This is unheard of. You would be hard pressed to find another complex manager who has the audacity to offer a clause for noise complaints and then turn the responsibility to the tenant once pressed for help.I asked to be relocated due to my roommates smoking indoors and conducting illegal activity within the unit. The complex could not guarantee me placement in another unit that DIDNT have residents who did drugs. At this point, after being sabotaged when trying to show a potential sub-leaser my unit (roommates hotboxed the room before I was set to bring the leaser over), I went to the office and asked to be let out of my lease. Mentioning the mold, lack of repair response, lack of management action, noise abundance, threatening roommates, and a mandatory cleaning fee being posed if I switched units, I was STILL not allowed out of my lease. I have moved out, and now pay a second rent. I am infinitely more comfortable, despite the financial gouge. I prefer $3,500 in debt to living in CEV Berkeley.
