Don’t move here is an understatement.First off there is NO tennis court. Complete lie. Hasn’t been one for over a yearThe pool house is ALWAYS locked. The office lies to residents everyday saying they will fix it.The pool is also often locked and you can’t reach the office by phone so you need to go there (1 Mike away at another complex) to complain.The maintence people have been caught red handed twice taking items that belong to a resident from the pool. One was a cooler and another was my own propane tank. (Which is another thing that is a lie. The BBQ tanks haven’t had propane in them from May to July. In July the residents bought our own tank and the maintence guys took it. They said they didn’t until we showed them the camera footage of taking it)There is also a problem with the fact that during the day the pool is used by past tenants that no longer live here. And the office just says “we are doing what we can”There is also no working door on the mail room. It’s just an open screen door with no lock or handle or screenStay away from this scam of a place.As you will see they responded to my review with an email. When I emailed that address Two weeks ago nothing happened
Be warned. MY daughter died 9 months into the lease. Not only did threaten me with collections for the full year term, they let the non-lease tenant stay on another 4 months then billed me for rent, services and fees. They are interested in maximizing profits regardless of if the tenant is even alive. :(

I had already applied, was approved and signed my lease! Yet and still i had not received communication from the apartment complex!! The reviews are true!!! DO NOT MOVE HERE !!!
MOLD. They have mold and lots of it.They take very poor care of these places. Been here for 4 years total. I can’t afford anywhere else near family is why I have to stay.Good luck getting any requests taken care of. No one on site at The Breley.Issues upon issues.
If I could give less than one star, I would. I have lived here for about 3 months and it has been awful and disgusting since day one.Most recently, I had a maintenance emergency that when I tried to call it in, the phone operator told me I called the wrong number and tried to hang up on me several times. Turns out something is wrong on their end and the correct number went to the line for their sister property, MacAlpine Place, so they wasted 15 minutes of my time trying to figure out their issue while my emergency got worse.People smoke in the pools and leave the butts in the water, there is no security anywhere so people trash the community, the poor maintenance team is overwhelmed and there are more than 500 requests backed up. I could go on but mainly this is UDR’s forgotten property and it shows. If I could afford to get out of this lease now, I absolutely would. But since I can’t, I’ll just warn anyone else - DO NOT LIVE HERE.
Its in your best interest to live anywhere but here. The phones are never answered and management is very disrespectful. The apartments smell like aquarium. Doors and windows dont seal and little gekos can enter easily.There are so many hidden fees, it is hardly worth the headache.
Car was stolen out of the parking lot. Same with neighbors car. (a year apart but the fact still remains) If a car is parked in the DESIGNATED VISITOR PARKING SPOT for 3 CONSECUTIVE nights. (my girlfriend and i both work during the day so the only time she could visit me is a few hours at night, so even if the car leaves during the whole morning/day/evening.... if its parked in the DESIGNATED VISITOR PARKING SPOTS, any time between 8pm and 8am for 3 CONSECUTIVE nights, it WILL GET TOWED at your expense, which was $191.75) Just figured I would mention it incase anyone planned on family or friends visiting for more than 3 days.Ive been blessed with great neighbors. Breyley does a good job at keeping the grounds maintained well and the doggy waste baggies filled. (atleast near me, cant speak for the whole complex obviously)There is a parking fee to park here, even if youre a resident, they do mention that eventually, i personally just found it odd. *shrug*This WAS a 5 star review, but i made that after like a month of living here. Ive since updated since ive been here a year. Its liable to change again if it improves or worsens.
For about a month I have been looking around for not only a apartment complex that was close to my needed places but has a wonderful helpful staff. The Breyley apartments is where I found this!! My first times walking into the office I was greeted with a wonderful “hello” and a huge smile by Antoinette (Toni). She was such a big help getting me the information I needed to know about moving into the complex . I so impressed by Tony’s wonderful attitude and how respectful she was to guest. Thank-you Toni for being so kind to us.
It has been a task, to say the least, to find an apartment complex that is not only suitable but has a staff that I am comfortable with. We found that here! We met Antoinette (Toni) at our first visit. We were impressed by the spacious apartment, and especially impressed about how nice and respectful Toni was to us. Thank you Toni for your kindness!
Stopped in to Macalpine Place office today in regards to a quote, and application I received. Rose greeted us with a smile and stopped what she was doing to answer all our questions. She was incredibly helpful, and went above and beyond to make sure we had everything completed correctly before we left. Rose, your amazing! Thank you so much!
The customer service here is terrible. Nobody is ever at the leasing office and they make you go to and call their sister property McAlpine Place for any assistance. I have been calling the maintenance line and office since 5pm when I got out of work to fix an emergency leak in my bathroom and nobody has shown up or called me in 2 hours. Now my apartment smells like toilet water and I’m very frustrated. The maintenance people are always nice and helpful but the office staff isn’t at all. They lie and give misinformation constantly. The outside of these places is a facade. These are old apartments and they have things fall apart all the time. This is now the 3rd leak I’ve had in my apartment in a year and a half!! I keep calling this so called “maintenance line” and get remote people who don’t even work on site and they have no contact information for maintenance so all they do is put in work orders and hope someone comes out. I have called now and put in 4 work orders and nothing! No call no text no nothing. I’m so over this place. I urge anyone looking to rent apartment to consider your options before choosing this place. Also the company UDR that owns them is garbage.
I never receive my money back from my application, just advise people do not applied they didn’t send my money is being more than 3 months and give me excuse all the time.
Do not deal with a lady Rose .. Rise appears very nice but is very misleading.. these one-bedroom apartments are Uber Uber tiny.. another thing is they zero storage the kitchen cabinet you need a step ladder mu husband is 510 he needs a step ladder to get some things down.. The dishwasher is from I think the 1960s.. we moved in with a broken stove and a broken microwave.. now after we’re in they tell us we may not get a stove or microwave for six months.. there’s a washer and dryer but you can wash maybe five shirts t? or two towels at a time which makes the water bill very high... The bedroom closet is for like a person who doesn’t wear clothes.. really inspect the place take your time look in the kitchen cabinets look at the bedroom closet the washer and dryer make sure all your appliances work and make sure you work with a good agent... good luck. No linen closet so if you have bathroom towels you’re just out of luck!!

The apartment complex was alot better when I first moved in. Management changed and down Hill it has continually gone. Office is closed frequently. The dog receptacles are disgusting and lacking upkeep. I was promised my front porch and steps would be painted when I moved in. A year later as I plan on moving they are still filthy. Its not the worst place to live but they definitely need to improve management upkeep. Oh and the units have very little natural lighting. Better like dark spaces. The grounds have nice trees and a pond. Convenient to Dunedin.
When we first visited the Breyley Apartments January 2020, we were told that every apartment has the same square footage and that all apartments are similar. This is a huge LIE!!! unfortunately we had put all of our money into moving and moving fees to moving to our 2 bedroom apartment. My finance and I are both recent active duty veterans from the Army and agree we had better treatment in the barracks life and military living facilities.This apartment was not only smaller then what it should have been, but also not kept up with at all!! The bath tubs were stained with rust, the roofing had cracks in it, the kitchen is so small you literally cannot open up the fridge door without hitting the other side of the cabinets, you cant fully open the oven door safely to get food out of it, you have to chose between keeping the dishwasher down or being able to walk out of the kitchen.We requested a transfer immediately and the manager EVON had been missing, out of office, or whatever the excuse was before being able to finally granting a transfer in April 2020. Then Covid-19 hit and we were officially screwed, due to barely making ends meet and medical emergencies, into staying in this inhumane apartment. Kerri was a delight and had done everything in her power to help us get transferred to an apartment that is not considered a fire hazard or unsuitable living conditions.Praying that our next apartment with the McApline Apartments will be better equipped for actual human beings. First glance looks good and suitable for our children and us this time around. This is why I am giving 2 stars instead of the deserved 0 stars.They did make-up for our transfer and the staff, other then the supervising manager EVON, had been quite delightful to be honest. Highly recommend talking with Antoinette or Kerrie. Very professional and actually in the office to help. The maintenance had always been great with us also.

Failed to show to a scheduled appointment. Scheduled an appointment and was told to meet at their office for a self guided tour. Arrive sign in window states office closed but to text two numbers provided. Texted both numbers multiple times but received no response or callback. Left after waiting 25 minutes past scheduled time.
If you want to live at a location that does not communicate until youve found yourself at wits end, feel free. If you want to have to kick and scream until you get attention, go for it.
My truck got towed which I was not happy about but one of the managers (forgot his name, sorry) saved my new parking sticker for me at the front office which I forgot there and he put a hold on my truck getting towed again so I wouldn’t get towed again before I got it since they didn’t have my new number. Very nice and helpful guy.
They removed our names off our mailbox, 3 months before our lease is even up and said the apt is vacant, so now my fiancé and I haven’t received any of our bills or important papers, or packages. This place is so backwards and the only good person that works for this place is Dave, the maintenance man. They have a new person in the office constantly and no one is ever consistent. Poor place.

The reviews about insane move out charges are 100% true. When I moved out they charged me for water damage due to apartment flooding because of cracks in the apartments foundation. Im not sure why I was responsible for the cracked, deteriorating foundation? They also sent me a picture of a dusty top of the fridge, really? Petty and just silly. I laughed. So just know if you rent here you are looking at at least 600 dollars in move charges, just because, thats what they do. You were warned.
After 9 months into our lease UDR management found a mistake THEY made in our contract. The leasing agent was very adversarial in her approach toward us. Instead of attempting to understand the situation she went to just trying to squeeze more money out of us. If you are trying to decide between the Breyley and another place I would definitely recommend the other place. Not worth the trouble.
One word. RUNNNNNNN!!!The office is full of lies they scam you for your money. They’re not trust worthy N some of the staff at the office are racist. If your looking keep looking. They are very unorganized and tell you anything and once they steal your money they ignore your calls. Worst complex ever !
Horrible. We lived with mold for 8 months of our 11 month lease, we told the office multiple times, they came to clean it twice, but it kept coming back. When we were moving out we talked with three of our neighbors in our building, come to find out they have mold too and have been treated the same way. It was so bad to the point of my boyfriend and I having respiratory problems, coughing, sneezing, and waking up with a stuffy nose. Weve had so many problems with this apartment complex but this topped it off, Management CLEARLY doesnt care, you can tell by my pictures, just happy we dont live here anymore
Although we did not wind up leasing here, Katy was very helpful and really nice. The community and apartment was clean. The updated kitchen was great!
Hello,Id like to share my experience with The Breyley Apartments, and explain why I decided to not sign the lease and submit my application fee as fraud.I am moving to FL from PA next month. After months of searching online, I made appointments at 2 different apartment complexes. I booked flights and came down to check them out on August 26th. When I arrived at The Breyley, I was immediately told there were no units available to tour. That itself was extremely disappointing, seeing as I spent money to fly down there and not see an apartment. I also dont understand how that was possible, there have been multiple units listed on Trulia and Zillow and on the website. There had to be an empty unit to see. I had also received a phone call from a manager named Yvonne, saying she was hoping I could come in sooner to get some specials for apartments in August. The leasing agent I dealt with was Antoinette Turner. She literally didnt leave her desk for my supposed tour. Instead, she told me to go self tour another, more pricey, apartment complex down the street. Stupidly, I decided to go ahead and apply, because the pictures seemed decent and the move in special was a nice incentive. I was immediately approved, which makes me wonder how they can charge $335 for a simple credit check, not a background check. Apparently, if you have money, you can rent there regardless of any criminal history, scary. Once I was sent the lease, I read over it and discovered several items on there that had not been mentioned to me before applying. I was not informed that I would have to use a specific cable and energy provider. I was also not informed that I would be paying the same in water and sewer, as a family of 4+. That is ridiculous, along with the trash payments. I live by myself but have to pay the same as much bigger households? That doesnt make sense. I had also asked Toni about bringing my own washer/dryer and she said she would have to check. I needed that on the lease as well it said.I called the office several times on Friday the 30th, and got no response. I was told by the 3rd party people that they would be in the office at 3:30 and 4:30, as they were on tours. Interesting, considering I wasnt given a tour. I left a message and got no call back. Finally, I emailed Toni, telling her I had several questions about the lease and also ask about why I would not be able to see any units until 3 days before move in. She emailed me back a welcome letter but did not answer any questions. I called Saturday and she answered the phone, told me she was with someone, and would call me right back. She never did and I sat at home waiting by my laptop for her to call so we could go over everything. After never hearing back, ever, I decided this wasnt the place for me. Terrible communication, poor management, lazy leasing agents, along with the lease details, everything put a very bad taste in my mouth. I am hoping to get my application money refunded, and filed a fraud claim with my credit card.In other words, RUN.
This was the most horrible experience we have had. None of the appliances were working properly, the ac smelled horrible, they came to get it fixed and they didnt fix it. The place is also a mosquito farm. We paid to break the lease and from then on the staff in the office were really rude, once we left they charged us for carpet cleaning ( the carpet was immaculate when we left) and other stuff that we didnt have to pay, when we called to try to get an explanation they were rude and yelled at my husband on the phone. They dont care about the people they just want your money, dont rent here!

I lived here for two years in a 1 bedroom. After everything was added onto rent I paid $1100 for rent. If you have a pet either dont live here or take the first floor with the tile that way they cant charge you for the carpet. They told me they couldnt find my paper that I turned in in the very beginning of the inspection of the apartment. When I moved out they charged me $750. Ive lived in several apartment complexes, even their sister company McAlpine and Ive never been charged for carpet. I would definitely find somewhere else to live unless if you like to throw money away. The ratings have more 1 stars than 5 stars for a reason.
The property manager Kathy is the poorest excuse of an employee Ive ever met. The rudeness and lack of respect for tenants is by far the worst. THIS LADY DOESNT CARE ABOUT YOU, OR YOUR BELONGINGS! DO NOT RENT HERE! They only look out for the best interest in the property and want your $$$$
Renter beware!! I made a long distant move to The Breyley apartments in 2014. I will say the staff was very helpful in assisting with any questions we had while living so far away as we prepared for the move. Upon arrival we were given the opportunity to go through the apartment and note any VISABLE damage we could SEE. While going through the apartment on day one there were many cockroaches running about, after a 16 hour drive to your new home that is not what you want to see. We reported the bug infestation to the complex manager and she notified us that we need to remember we are in Florida and thats part of living down here.During our time spent at The Breyley kept a clean place and paid rent on time every time and I dont have much bad to say, the staff was for the most part helpful and nice. My problems came when we were ready to leave.We left our apartment cleaner then when we came to it. We did everything asked of us and there was your normal wear on the apartment such as a few holes in the wall. We were never given the opportunity to do a final walk through with anyone. We later received a bill stating that we owed over $700.00 because the carpet had been damaged with pictures of the carpet pulled up and what appeared to be water spots underneath. We were never given the chance to inspect the carpet underside upon our initial walk through. The carpet was worn and had stains on it when we moved it and corporate UDR was going to pass the cost to us to replace the carpet.I have never posted a review in my life but in this case I feel it is important that anyone thinking about spending there hard earned money with this place should rethink it. I felt as if I were taking advantage of and whenever I tried to talk to someone at the corporate office they were very rude and unprofessional.
Horrible! They tried saying we skipped out without notice and we tried contacting them several times. Theyre trying to charge us $50 for paint being chipped on the Washer and Dryer? Never heard of that before! Theyre trying to charge us an outrageous amount of money for moving out, they charge to rent an outrageous amount already and quite a few of current residents have told me some horror stories of their own. Dont even think about renewing the lease here without a crazy jump in price per month. I will never recommend them again to anyone I ever meet. Look elsewhere before you think about the Breyley!

I found it completely unprofessional and unnecessary to have a UDR staff members son threaten me outside of my apartment. I understood that the actual staff members were taking photos for insurance purposes due to Hurricane Irma, however they failed to identify themselves as they lurked outside of our apartments, so I confronted them, I was approached by the son who is not an employee of the property. He followed me around my apartment and to my truck where he verbally threaten to come after me for talking s**t to his mom and proceeded to do the same to other residents, 3 which I have confirmed have been approached the same way. I made a call to Clearwater PD for records sake. They [UDR] were threatening to sue residents who defaced property by boarding up their windows, and moved things like grills and tools into their apartments in preparation for the hurricane. They provided no aide to securing our apartments outside of remove items from your patio, and go buy a couple sand bags. They jumped from building to building doing the same and going as far as throwing away items on reaidents porches, and those who confronted were met with the same situation with the son.There were other residents who have gotten together andI have been a resident here going on my 4th year, and quite frankly, I regret renewing my lease. I do not recommend this complex unless you have the highest level of patience to deal with the constant nonsense thrown at residents from the property management company.

Turn around and dont look back... Worst place ever to live. My boyfriend ended up breaking his lease because they insisted that he pay $600 for me bringing my cat there for 1 day. Then they constantly harassed him & threatened to evict him because I was there to much n said I was an unauthorized Tennant even tho I only only slept there maybe 1-2 nights a week. When I tried to tell them that & about my cat, they were extremely rude, yelled at me & was very disrespectful toward me, then they said they wont speak to me because I am not on the lease & could only speak with him. He has gone to the office numerous times but never got any answers if he was even able to speak to anyone at all. They couldnt even tell him how much his rent was. Meanwhile the Tennant across the way has numerous people living there in his 1 br apartment never has his dogs on a leash never picks up after them when they would defecate on my boyfriends porch nor did they say anything g about the trash including refrigerator tires dressers & numerous other large eyesores he would leave outside on the sidewalk and on his porch, he would have bon fires in the front yard (fire department has even came out to warb him about that yet he continuously did it, as well as throwing knives at the trees breaking the fire extinguisher and shooting his bee bee gun toward other apartments, including my boyfriends apartment, he has shot windows and squirrels and stole tge animal trap that animal control put out & my boyfriend was then accused of of taking it. Not worth the money aggravation or bullshit endured. It would be nice if the management would send an email out or put a sign up in the mail room regarding the new reserve parking spots. I had to call the police to have the man who took the sign I was issued down because he thought it was fake. I dont want to continue to have to call the cops or have peoples cars towed when it can be avoided by a simple notice being posted.
My fiancée and I moved here from Destin, fl a little over a year ago. We did most of the pre-planning over the phone and were surprised by the state of the complex upon our arrival. We liked the neighborhood, it appeared very serene. While getting ready to move in, we spoke with three different people, all of whom were very nice. One of the individuals, I believe the property manager, quit before we arrived. Upon our arrival, there were discrepancies in our up front costs, and we ended up having to speak to about three other people to get it resolved. They tried to overcharge us by $200 after we had already paid in full. Upon further investigations, we found we were in fact OWED $200. During my entire stay at the breyley, we had numerous issues, primary being the constant new faces that are working in the office, when anyone is actually in the office. Whenever we had issues, no one seemed to know whom we had spoken with last. I asked if we were allowed to paint, and we were told we were, and that they would cover the one wall I painted for $50. It was a very light painting, done with acrylic paint, not even interior paint, wI think most of the white paint plainly visible. At the inspection prior to moving out, we were told, again, it would cost, at MOST, $50 to paint over. We had fostered a dog very briefly during our stay, and left him in the small guest room. During the inspection, they stated they would have to replace only the carpet in the room, and that would be at most $150. I told them about the animal, how long he had been there, and that i specifically kept him isolated. We were also given a final rent owed amount of about $480 to live there until I regular lease was up on August 14th. I requested an additional day, which I was told would be an extra 47 dollars. I supplied a money order for $550 to cover the cost of the remainder of the rent about 2-3 weeks before our expected move out date. My final bill states I owe $1300 due 21 days after the termination of my lease. The charges listed include a rent Balance of $96, a carpet replacement fee of $980, a cleaning fee of $90, and a mural cover up for $150. Upon receipt of this statement, I called the billing department. The individual on the phone stated I needed to not only know the entire names of everyone I interacted with that year who gave me those price quotes, but also a written statement from these individuals. As mentioned before, it was a new face EVERY single time. I literally never saw the same face twice. I was further directed to submit, in writing, that I would like to dispute these charges, and after emaiLing, found out the person in charge of billing was ONE person whom I spoke with on the phone. After speaking with her on the phone, she wanted me to send an email, in writing, to her one person department. After further investigation, I was told no fewer then 5 times my situation was unfortunate and that the individual solely responsible had just returned from maternity leave, and ran 5 other properities, so there was no way she could know who me I spoke with, hence my experiences were figments of my imagination. I received a very pleasant (really thinly veiled rudeness) voicemail on my phone from someone claiming to be from the corporate office, asking me to return the call to discuss my disputes. I can unequivocally tell by the tone in her voice that she will just be the same experience I had with the billing department. I am a veteran of the Air Force, and have moved quite often. I have NEVER in my life encountered such a horrible apartment complex. They charge so much to live there, and there was literally domestic issues right next to us where at least 6 police officers had to be involved in getting the man the complaint was for. My car was broken into my first couple months living there, and they did nothing until more cars were broken into..the solution was having a security guard randomly drive around a couple times. I have never in my life had to deal with this amount of rudeness, lack of personal, or so much lack of integrity.
Do you like toilets that plug up when you flush them? Flooding sidewalks, patios, and sometimes your bedroom? Then your going to LOVE The Breyley (a UDR company), where rats and cockroaches run free. If you like goth your going to love the dark 3 window units with no bedroom ceiling lights or fans. Sound depressing? IT IS, but wait theres more. My place came extra special with a slime coat on my tile and a cigarette smell every time the a/c turned on. Did they call someone? Yes. Did it help? Not really. They just used deoderizer (chemicals) to mask the problem, not actually clean them. I took the too frequent cockroach to the office. They said it was Florida? What does that mean? Did not seem professional In my opinion.When our place flooded we lost a mattress we had laying on the floor (we wanted to move out then). They pulled back the carpet and replaced 6 feet wide of pad. But not the carpet. Upon fulfilling our lease they took fake pictures of our carpet and did not produce real ones until I threatened legal action. To be fair our senior dog did have two accidents. The point is they tried to use fake pictures which is deceitful and then acted like the flood never happened. Sounds likes a great place to live, huh?Listen, it is not a great neighborhood on the edge of sketchy (My tires were stolen off my chained up bike). Who does that? All we did was fulfill our lease, make on time payments, take good care of our place, and payed double rent to stay 10 extra days, all to have management deceive us and treat us poorly in the end. It is not a good value and we are not the first to be cheated by them. Look up further reviews for yourself. Karma will come around in the end.Namaste, NuMaN.
When I applied over the phone. (Iwas living in CO and moving here to FL.)They promised me I would be guarantee approval for this apartment complex. I explained all of my problems. They told me it would not be any problem. Stephanie gave me the apartment number 1812E.She rushed me to apply so that apartment could be reserve for me. They then did not accept my application due to the problems that I had already told them existed. Suggestion get it in writing or you will be wasting $50.00 and alot of aggravating time. The fee was $99.00. I did move here (area) and I had to go there personally for the a reimbursement of $49.00. Not a very CREDIABLE BUSINESS. For what it is worth.

This place is terrible. I live here currently and my AC is frozen over constantly. I was told to keep my AC at 78 or above. My roof is falling down and there is a leak under my carpet making my place smell like mold. NEVER move here, you will regret it.
