I highly do not recommend the “Overlook” to anyone. Especially not a college student. My door is front door broken they have yet to come and fix it, in which it is a fire hazard. They charge you for parking, so if you can’t afford reserved parking you have to park far from your building, as a young female that is dangerous. ALSO, on top of that if you park anywhere but standard “free parking” they will certainly tow you car. This place is the mini projects. Again I do not recommend. When my lease is up I will never look back.

This is my second year staying here and I moved into another unit because I couldnt keep walking up all those stairs. I had an issue recently with my neighbors who live above me. They kept calling animal control because my roommates puppy was sad his owner was away at work or ya know socializing. One day they decided to call the police for a noise complaint at 10 am because we were yelling and laughing at each other. Enjoying our little family meeting and that was the last straw for me. I spoke to office manager Katie and she was so sweet and helpful. She let me know that we are able to enjoy our apartment and not to worry about the karens upstairs. I felt heard and understood especially since the police were involved. They also were helpful with providing me with advice on what to do going forward. 10/10 !

Worst place I ever lived in, I had to throw away a lot of clothes, shoes and purses because it was molded. And the stuff was under my bed in TOTES. my bathroom was always molded and whenever i complained about it they would come and spray a solution then tell me that I needed to run the air and open windows. AND when emailed the property manager about my damaged items, she didn’t email me back or TRY to get in contact with me. Also the parking was so freaking ridiculous, I worked very late nights and when there wasn’t parking I would park over by a curb THAT WASNT BLOCKING ANYONE IN and they would tow my car. THEN the towing company was about 30 minutes from the actually complex. But when it was actually cars blocking me in or something and I would call and complain they would tell me that the towing company just comes by on their own convenience. AND the pictures are what I had to throw out recently. this place isn’t safe for anyone to move into. It honestly needs to be tear down immediately. And i do know it’s other units that have mold in it because I remember when I was moving in, another resident was complaining about the mold also. My dogs bed that was under my bed was all molded and I also had to throw that away. Also when I was touring the apartments they told me that kids weren’t allowed to live over there but I lived across the hall from about 4 kids

The staff is absolutely amazing. From the time that I took the tour to moving in. I cant wait until everything opens back up so that I can meet more of the people in our community. The amenities are wonderful and the community is beautiful. I would highly reccomend this community to anyone looking for a home away from home or even to incoming students going to college who want the luxury of campus life and roommates without the hassle of actually living on a College campus. This is a great way for any first time renters (like myself) to become independent and grounded. ABSOLUTELY LOVE IT!!!!!

If I could, I would give any stars at all. Don’t live here if you’re considering it. Management truly doesn’t care at all about the residents unless you’re and influencer on social media. To begin, the place was never cleaned when I moved in. I had to clean my carpet about 4 times and it still wasn’t clean immediately after moving in. There’s all kinds of mold and mildew in the units. Management claims to hire people to come in but there’s nothing to show for that. They don’t care about your safety whatsoever. 1) They had me live in my unit for almost 2 months without any AC in the middle of June last year. I had no clue that they are supposed to provide alternative accommodations until the issue is resolved. 2) I was victim in a domestic abuse situation involving my roommates. After providing management with a copy of the police report filed and informing them that a warrant was sent for one of the roommates they continued to do nothing. I was forced to continue living with those people. They had already put in for a unit transfer… so why didn’t management move them? Instead they allowed them to stay in a staff building when they said “all non staff is to be moved out” while moving me to a unit half the size. My rent was never reduced for the size change… it stayed at $600 for the 3 bedroom unit. The gates also never work here. I swear it almost week that cops end up at the complex. And i know I’m not the only one with these kinds of issues. It’s just overall not worth the hassle. Do yourself a favor and look elsewhere. That’s what management seems to do when you have an issue anyways… The pictures is from another girl who had issues like mine from only a month ago. Mine was a year ago and I’m still stuck in the lease. Things never change here.

Do not rent here. I repeat, do not rent here. This place has its pros but definitely has its cons. Some of which I cannot live with. The buildings are poorly built with what seems like no noise insulation whatsoever. I have dealt with my upstairs neighbors kids running, stomping, screaming, crying and what seems like dragging around toys since the day I moved into my unit. I can hear them close their doors. I can hear them being disciplined all the time. I have lived in other apartments and had no noise issue. I am ANXIOUSLY waiting for my lease to be over so I can run and never look back. This place is not ideal for a student if I can’t even concentrate in my own room for studying or even sleep. 0/10 would not recommend.

Im just looking out for the next person, we could all use a little humanity and goodness during this pandemic. I was excited to move to the apartments at overlook, picking out a three bedroom and adding my dog to the lease around the start of this year. Then the pandemic continued to progress, and I lost my job, and as a result the money I had saved up for the school year to pay for the apartment. Panicked, I looked for help through management over a 2.5 months ago, but they couldnt do anything and their phones were down so they were almost impossible to reach. When I signed rent was $515/month, and in recent days the rent for the three bedroom apartments was dropped down to $499 to attract any last deal shoppers. The only other option for me was to sublet and take an 85% penalty charge on the first months rent for breaking the contract....even more losses on top of my losses from the pandemic, that totaled up to around $460 way more than any processing fees it took to get me approved in the first place and way too much for NOT using a service or even stepping in the building ...dang capitalism and contracts....dont get me wrong I understand there are penalties for breaking contracts. The girl who sublet my apartment has to pay the rent when I signed up, which was again $515, which I know is how subletting works. The problem is they changed the price to $499 right? She could of started a fresh application and received the newly priced rent at $499, so not only would they NOT help a student out during the pandemic, they changed the price, making it harder for anyone to find someone to sublet who would have to take on the higher rent. Thankfully this sweet individual did! I was wondering why...why couldnt you guys keep the price the same or at least match it during these times...I mean hey the room is still being filled? Dont make it impossible for someone...a student in this 2020 choas to get out of something they cannot financially afford, especially when they already take an 85% penalty...rewrite the policies during this pandemic...please I dont want another student to feel financially trapped anymore than they already are during these times....price match or just do something to help a young person out...to help anyone out.

I have lived her for four years and have had a great experience up until today. I walked a mile in a foot of snow just to use the computer lab to print one page of information. I am a student and months ago, if I used the computer lab and ran short and needed one sheet of paper I knew I could ask Zach the old manager or one of the front desk staff and they would spot me for the moment, and when I returned to the office I would usually always give the paper back. Today however, there was a new manager on duty, Margie. She refused to give me one sheet of paper claiming it was against policy. And if that was true, then why did just one week ago I borrow a piece? Seems to me as if this Manager is in a power position and forgets who pays for her to have that position. The tenants who are at the overlook keep asset living in business. I have always been met with invites to the clubhouse for free food, free items or events, I have paid thousands of dollars in rent here and I cannot even have one piece of paper? I understand if policies have changed in a week, but also I was met with sass, attitude and complete rudeness from Margie and The lady with red hair who works the reception desk. You are here to serve the tenants of the overlook, not cause problems and make enemies. I was going to renew my upcoming lease but after that, I will not be. So I really hope that piece of paper was worth losing a tenant of four years, and also losing about $6,000. Instagram even boasts, “can’t make it to the library to print, our cyber lounge and study rooms are open 24/7 for all your study needs!” They should really remove that post, because your needs will NOT be met and it’s misleading. I also asked for her managers email, the email she provided was invalid. I will be calling the company tomorrow during regular business hours to talk to the higher ups in this company. This manager reminds me of charity who use to be with the company when I first lived here. And her managerial position was extremely short lived because of the way she treated tenants. I don’t see this lady having a future here with her current attitude. Cheers to hoping she figures out who she works for.

The apartments are great 👍, the parking and towing scheme will change your mind.They have the worst parking of any complex, and the tow company tows you car with the stickers worst place ever to stay at. No joke!!!Once again my car was towed, with a sticker, towed out of its parking spot, 4 times in one year smh, horrible, its clearly becoming a scheme 👎

If I could give this place 0 stars I would. I have lived here previously and I decided to give it another chance since this is my senior year in college and they change property mangers. But this is the worst place that I have ever stayed!! It is extremely dirty and loud. The management does not care about the tenants at all. It is so hard to get in touch with them, but when you do, they have an attitude and brush off any issues that you bring to them. They run this place like a zoo and use the excuse that its student housing and that they are limited with what they can do. Save yourself the hassle and money and AVOID this apartment complex.

With the new ownership and management, they have been taking large steps in an attempt to turn around the stereotypes associated with this property. Unlike many properties, the staff here does a great job at treating everyone like a family, instead of customers.

This place is Incredible, the staff are so friendly and so helpful. They have worked so hard to create a better picture of this place and the rooms are so much nicer now. The new manager actually cares about every single person here. Work orders are fixed very quickly and frequently when something goes wrong. Pets are welcome and the monthly fee is surprisingly very affordable unlike other places. This place has changed so much since the last manager, I love living here!!

At first I would have given this place 3 stars just because the room I was in at first was awful until they switched me to a better room. But what really made me give them 5 stars is because of Chris and Caleb who are the maintenance guys 🙌🏾🙌🏾🙌🏾. Their like a dynamic duo they get stuff done and they actually care about you verses not caring and getting the job done whenever they want to do it. They just really made sure I was happy and everything was fixed and would go smoothly for me. They’re my favorites🤞🏾. They need all the credit that they can get because they’re really good at their job. 😊

A great place to call home. The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are open 24//7 are rarely crowded and the pool area is cool.

My stay has been okay so far, my room mate and I would have loved to renew our lease but they are so rigid with their lease term. As a student graduating in May, you will be required to pay till July even after leaving school. Apart from this, Its been a nice experience so far.

If anyone is looking at The Overlook apartments in Clarksville as a housing option, please look elsewhere. I am not one to put places on blast ever but this has gone entirely too far. This is not a safe place for students, pets, children, or anyone really. The staff is extremely dismissive and unresponsive. Upon addressing a safety concern regarding taking my trash to the dumpster (which is on the complete opposite end of the complex), management and staff invalidated my concerns and were incredibly patronizing. I was told it is not their job to keep us safe and my safety concerns have gone unaddressed and nothing has been done to ease my concerns. Keeping in mind two men charged of murder were found hiding in the building I live in, this place is extremely dangerous. Since I have lived here, the conditions have been unacceptable and I have never once felt as though the staff cared about my safety or any other concerns. They have been beyond rude and at this point I feel uncomfortable even addressing anything to them because they couldn’t care in the slightest. While being spoken to like a child, I was not taken seriously and the property manager spoke to me in a way that insinuated that my safety was less important than keeping their “breeze ways” clear. I was told to just deal with it and that is where I draw the line. This is the farthest thing from a safe place to live. I have attached some of the videos I have taken over time and I feel as though I would be doing others an injustice to not share them and tell my truth.** my baby’s have also cut their paws on the glass that is constantly everywhere. **

I have had some issues with the Verge, however they have worked hard to resolve them. There are a lot of great amenities here and the location is perfect. Youre close to everything, and they even have a shuttle for Austin Peay students. Theyre also doing a lot of renovations to the buildings. Ms.Charity and Ms.Natalie are extremely understanding and helpful. They make sure all of their residents feel safe and comfortable. I would recommend the Verge as a great place to live.

I have never lived here but had friends that lived here and I visited. It was a shared living place where people rented rooms in a unit with each room having its own bathroom (at least what they had at the time). So they had a three bedroom place with a shared living room and kitchen/dining area.The place was supposed to be for students only but that was never verified. People would lease out their rooms to other people and nothing was ever done about it. If people have issues with each other, the management would not try and do anything as simple as moving them to other units either.

The verge seems like a great place to live when you do your tour. Thing is the room does not look anything like the show room. Well at least mine didnt. The water and electricity and Internet is included, but the price never stayed same. I understand that it changed depending on how much you use, but I was not home for a month and checked that everything was off before leaving. When I came back to pay my bill they said I had like 50$ over my bill. When I had not even been there, and did not have a room mate. And they would never properly fix my air conditioning! Also the parking sucks there is no where near enough parking for residents. And the apartments grounds are gross. Not only all of that I had been in my house and heard gun shots before followed by police.

At first, there were some issues with my apartment such as the Ethernet outlet missing and the bathroom sink clogging. However, maintenance fixed those issues quickly and i havent had any issues since. My building is quiet and close to the office and mailboxes for easy access.Overall, my stay has been decent so far.

If I could give this place zero stars I would. It is a completely unsafe place to live. I have had friends that have been robbed here. The staff does nothing to address these concerns and does not maintain the cleanliness of the property. The amount of money you pay is not worth what you get. If you are a somewhat civilized person you won’t like it here.

Sheree Gibson, I completely agree with you. The only nice employee there is/was Natalie. I’m a parent who lived there temporarily but not realizing how bad it was. Crime, trash, bugs, rude office workers, one lousy dumpster which caused young people to wait to take their trash because it’ such an inconvenience...not thinking it causes more bugs. Fleas, gnats and other critters galore.! Robberies and attempted break ins (my apartment) ignored. People running from the police run to the overlook. I had a drug crazed lunatic run to my door when he heard me shut it. Looked like a zombie. I called and told Mrs smart mouth Charity and she responded with “Oh we saw him in the office today...looked like he was coming down off of some drug, he was getting candy. We tried to ask who he was visiting but he never told us” IF I WERE HER, I’d called the police!! The time the drug dealer (sorry for his family) was shot and killed, the office tried hiding the incident from the tenants. My brother took so many pictures he saved for my google review later and I took some of my common area and kitchen which is unbelievable nasty and carpets were never cleaned before moving in. You can’t park near your building because of inadequate space and people being there who shouldn’t be. I was parking in guest parking while non tenants were parking right in front of my building. Charity also yelled and cussed at a young guy driving through the wrong side of gate because the correct side was broken!!! PLEASE OVER LOOK THE OVER LOOK!! Btw the 16 year old runaway was staying there in hiding for about three weeks before caught and escaping. Etc etc etc. more to come with pictures. Go ahead with your smart mouth remarks or whoever responds to these from the OVERLOOK. I HATED IT THERE SO MUCH I HAD TO BUY OUT MY LEASE AND THANKFULLY MOVED TO A GREAT PLACE 4 months early!! Had to throw away almost everything because of the nasty bugs and stink caused from other people and their pets. The place is just awful. Worst place I’ve ever lived in my entire life. Don’t let them fool you with the pool and gym...pictures on the internet because it looks nothing like that! It’s not worth $550.00 a month. I will post before and after pictures from when I moved in and moved out. DON’T live there unless you like nasty living, walking forever with groceries to get to your apartment, worrying about getting robbed, people having to call police seems like every other week. Oh and they’re suppose to match you with a compatible roommate...they don’t.

PUBLIC KNOWLEDGE FOR ANYONE TO LOOK UP AND READ ABOUT. How would anyone feel safe living there after reading about all the crimes (drug deals gone bad, murders, shootings, etc) that have taken place there last year in August and even as recent as a murder last month in June? Your security gate and constant security you advertise is totally bogus, the gate is always wide open and not working and anyone can come and go whether they are a resident or not. Definitely not a place I would feel safe living in.

I did not have a positive experience with the Grove Apts. The finishes look nice, but they are either poorly put together or cheap. My closet rack fell twice and the shelves in the refrigerator broke. The maintenance staff does get to it in a few days, but stuff like that should not brake.Their system for rent payments and fees are very strange, rent is charged at the first of the month but any utilities are charged the tenth of the next month. When rent is due, I would pay (usually in advance with my refund checks). For the last three months I lived there, I asked the staff almost every time I went in the office if they could tell me my balance and they always said, you do not owe anything. And for the first few months they would issue paper notices and stick them in your door, but those did not show up for the latter half of my time there. So I was very surprised when I was hit with utility overages AND late fees for the last three months... not at the time of check out but a month after I moved out. That makes no sense to me.The staff is nice and fun, and I do not blame them, maybe the management is disorganized or something.OH, and be prepared for huge millipedes to crawl up your walls and in your shower all the time. We cleaned our apartment at least twice a week, but I cannot control how everyone else lives. (they are fast and big)!!!

Whatever you do, dont rent here. I was the co-signer on my daughters 3 months lease. I would not and did not sign any other lease after a person was murdered in the parking lot of this apartment complex. One of the students who used to work there, Jordan I believe was his name, had my daughter come down and hand sign a new 12 months lease (we both electronically signed the 3 months lease) and they used the guarantor page from the 3 months lease I signed and had my daughter sign her name - not mine - as the cosigner for the new lease. See attached. This is straight up fraud and I called him and Ms. Whitaker out on this bogus mess. Shes as fake and phony as a 3 dollar bill! Now I see The Verge turned us over to collections for $563 which we are completely disputing. These are crooks and fraudsters - avoid at all costs.

Pros: Laid-back landlord, flexible lease agreements, cheap rent, close to downtown (less than 1 mile), pets allowed, emails answered within 24-48 hours, maintenance requests answered within 24 hours, large semi-private back yard, beautiful hardwood floors Cons: Loud neighbors, no driveway, trash in yard, maintenance man never seems to have the keys.

Dont rent from the grove unless it is your last option! The staff is friendly, but most of them dont know how to do their jobs. It takes forever for things to get fixed, and you have to remind them more than once in order for it to get fixed. One huge problem is the overage charges. I get overage charges every month for utilities yet I am never home. When I ask where the charges are coming from, management never has an answer. I pay almost $60 dollars over my rent each month which is crazy. Its very noisy, and the staff wont do anything if you complain about it. They also do not clean up the complex, so it always looks trashed with garbage. By far, this is one of the worst places Ive lived.

I heard so many people complaining today and even one crying to her mother about it . Then management acted like they didn’t know the place was nasty. This place has gone down hill, especially since the new management! There is a bitter,old lady that clearly hates her job but also lives at this dump and she needs the money ! Her name is Charity and needs to retire ! She has the worst attitude and very rude towards tenants(young adults and upcoming students) definitely a waste of money and time with this place . 550+ for one room with cheap furniture. There is only one dumpster and the charges are outrageous. The electric overages can’t be explained either . Overall TERRIBLE place to live! Charity is a ugly character.. very unpleasant devil . If I could give 0 stars, I would. Do not live here. Unnecessary charges. They will charge you extra on your electric (notice the months you’re paying for). And try to charge you extra when moving out for ‘cleaning fees’. I literally left the room SPOTLESS. They probably have the wrong room because they could never figure out which one I lived in considering every time I paid rent I had to clarify the room since it was always wrong on the bill.

The Grove Apartments in Clarksville are absolutely terrible. If you are active duty military, DO NOT LIVE HERE. They treat military members horrifically. My boyfriend is in the army and we live here now and we have had multiple complaints to them from an ant infestation, which hasnt even been addressed let alone handled at all in weeks, to weird charges on our bill monthly that they refuse to explain to us. The new gate system they put up doesnt work right and it came down on my car and they tried to accuse me of tailgating through and then lying about the whole thing actually happening. Management NEVER returns phone calls or emails, they try to belittle you when you call about anything, and the guy at the front desk i went to about the issue with the gate talked to me like i was a lying child. This place is super shady, and not at all worth a dime we pay.

My electric used to go out because we turned on the stove and they never was able to fix the issue. My roommate GOT SCABBIES from sleeping on the bed the first month there. The whole apartment was DISGUSTING when we got it. It was obviously not clean or anything replaced. (Heads up if your living there they’ll probably think you did it even if You didn’t) That is not even everything wrong with this place. If i say here and listed everything this would be a 5 page paper. Just know it’s completely COMPLETELY over priced for no reason and expect random charges. They do not care about you at all. Save your money and get you a REAL APARTMENT.

This is a disgusting place, smells like pee and poop in the stairwells or trash. Which there is usually a lot of, throwin around the stair wells and where ever they decided to set it. That place cant got a month with out someone ramming threw the front gate or somewhere else along the fence line. Its a good place to get youre car broken into. They have these stupid little arms that come down at the gate that just waste youre time. They dont even have any cameras to watch the parking lot or any other place than the front. People have been shot up here, lets call it what it is the Grove. I like the verge website too that shows 5/5 stars for reviews. Anyone who has lived here knows better. So in summery if you like smelling pee and trash and like the sound of possible getting robbed then this is the place for you

These pictures are not what The Verge looks like at all....First they kept charging me every month for renters insurance that did not apply to me.I got a delivery sent to the office and when I went up there to pick it up they told me it wasnt there and they wouldve called if there was a package for me, so I called the company and they said someone had signed for it, so then I went back to the office and the guy checked in the back and magically there it was.The arms to the gate kept breaking and they put notes on everyones doors saying they ordered new ones..it took about 3 or 4 months for it to arrive.Theyve recently been taken over by a new company and since then apparently there is no record of my rental payments from the time I moved in in August to January. They said it was in the old system and there is no longer any access to it.Every time Id go to the office pertaining an issue, someone would tell me something completely different from the time before. The staff had no clue what they were talking about. In my opinion they are all poorly trained.I traded cars with someone at some point so I didnt have my resident sticker and my car was towed because it was parked in a residents parking only lot when there was no sign specifying that it was for residents only.Oh and my roommate and I couldnt even stay in our apartment the first night because of how filthy it was left. There was stains on the bed, pet hair everywhere, garbage left behind the washer and dryer unit. The kitchen was disgusting. I called corporate and they had to pay for a hotel for us to stay in that night.Ive hated it here ever since I moved in. Especially would not recommend.

I’ve been here a year now. And just renewed my lease. Although there are things I would definitely recommend like a clean apartment when I move in. I’ve asked for a new bed the WHOLE entire time I’ve been staying here and so far they’ve only given me a wooden board to cover the broken side of my bed. once we had a rat that decided to run in our apartment bc of the filth outside. Yeah that was fun. Called the office they said it’ll be a week before exterminator could get out here. Lol and oh yeah and he’d come help us try to get it but “ I don’t mess with rats” haha. Its been about 4 months now and I’m pretty sure it’s dead somewhere in the apartment 😂😂. Sooo, Yea but I honestly don’t think u could beat the price anywhere else and my apartment isn’t bad at all. I’ve seen other apartments here that were definitely not up to my standards but I actually like living here for the most part. Management is nice. Maintenance are pretty much timely. I’ll take this over the UL ANY DAY

I wouldnt give any stars to this place, first of all, the place is so dirty not healthy for ur pets, and the roommate never clean, and managment cant force them to clean, the loud music from the neighbors next door, and the neihgbors upstairs oh my, never stop, and the price always go up for my rent and my bills, also heard couple gun shots, its close to the mall and the downtown but its really bad place to live at, i had to take my pets to the vet couple times of the flea never worked . its so bad that made me hate living in apartment . never again ...

So Im going on almost 4 years here and have always had issues with rent being higher than normal they will add on any extra charge they can find I have had a rental bill of 700 for 5-6 months when its only supposed to be 505 they tell me because I racked up 200 dollars in utility charges but when I I explained that my air was broken and maybe thats why it was so high they told me to contact the utility company so I did and now that company is telling me to contact the property I live at its all just some hocus-pocus want to make money from college students Bull crap and quite honestly its sad that they would pray on the 18-year-old college students who have no experience with bill paying or what is a reasonable price or not and not to mention if you live in a three-bedroom apartment and you want to rent out the entire apartment its $1500 $500 a room you can rent a four bedroom three bath house for less than that will be the last year I stay here

The people who work here are HORRIBLE. If you are smart run while you can. The management is awful and they dont take care of the residents who live here. Ive been complaining about the water and how my skin started to break out after living there but all they said was its the city water, when I moved out my skin drastically change. Their furniture sucks and they take long to fix anything. My son was eating at a broken table for months and that table is still there. Their power goes out all the time and they charge you for the electric problems. Worse company ever plus parking is the worse. Not worth your money.

I wish I never moved here. I gave it the benefit of the doubt, but its located in THE GHETTO. It seems like there is a shooting every other week! They didnt explain that at the end of the lease everyone is required to pay for professional carpet cleaning and to buy new drip pans for the stove.... Otherwise youre CHARGED. 😡 I hated the stairs. I sucked for groceries.....

My daughter has been there now going on her 2nd year and her experience has not been as bad as the reviews I am reading. I was alittle upset this past weekend because what I had hoped for in her transfer to a three bedroom was not as I expected. The stairwells are nasty and need to be pressure washed and I hope they work that into their plans. There are lots of dogs not on leashes and I think some of those huge dogs need to be just in case they frighten someone. I really like the whole concept of the furnished apartment for college living and we have not had problems from staff, some work orders take too long to get worked but it happens. Me as a mom would not live there definitely for the younger generation of adults. The dumpster area is nasty but that is to be expected with a big move in.

Staff there absolutely SUCKS!!! Trash everywhere and does maintenance do anything about it?? HELL NO!!! Rent is way too high for paying for just your bedroom!! Furniture is very cheap and noise is constant...ppl screaming at each other all the time and shootings are common....do not I repeat DO NOT waste your time living there!!!! Spread the word!!!!

I lived at The Grove for 3 years. I like the 3 bed room apartment. It has more space than the 2 bed room apartment. Ive lived at the Independence Place apartments in Killeen, TX, The Grove has more bedroom, restroom, and closet space. All the apartments at The Independent Place in Killeen did have balconies. Both apartments in Clarksville do not have any. I thought living around college students they would be smart and have some common sense but they dont. They cant even open a door, through the trash in, close the door, and then press the green button. The price is great for the 3 bed room. I wanted to live closer to base but I would have to rent a storage unit for all my gear if I lived at The Independence Place. I forget both places were designed for college students, not military. The Grove does have the closet space for all the gear. For you military guys, move in with other military guys not with the college students. The staff say military do take better care of the apartments. My rental car did get towed once, I forgot that it did not have the parking sticker. Its very rare that I go over my utility bill limits. I do have to tell my roommate to close his window during summer and winter when he has the A/C blasting. I do push myself to turn off lights that Im not using.

I love living at the grove! It has an awesome location. I used to live on the other side of Riverside and it took me forever to get anywhere I wanted/needed to go (Austin Peay, Walmart, the mall, any restaurant, etc.) I save a ton of money not having to pay for cable/interent, tanning, and individual utilities. Plus I dont have to share a bathroom with my roommates, which has more perks than you can imagine. Lastly, I cant put a price on the people here; all my friends are here, the staff is friendly, and its easy to meet new, friendly people.

The staff is nice, but the apartment is horrible. When I moved in there were holes in my walls, the carpets were torn up and smelled awful, my fridge was missing the side pockets, the table and all my furniture was broken including my heavily stained bed. I would call more than twenty times for matinence to fix it, and it never got fixed. You pay for only ONE room and they force you to have roomates. You are going to pay the same ammount of money for one room that you can have for a whole apartment. CDE does NOT control the utilities. Some company in Utah charges you for utilities and when you call them to ask why do you have a 50$ overage fee they find a random reason. I called up and they told me it was because we left the heat on, and the crazy thing is my roomates and I do not use the air or heat. Do not live here unless you wish to pay extra money for no reason.

This place is awful. I have talked to management 3 times and nothing has been done and I’ve sent two emails. I would never recommend anyone to live here. My apartment is disgusting I had to clean up behind whoever was here before me. The gates are always broken and they drive way to fast. It’s ghetto and ridiculous. The people above me stomp around I HATE it here. I’m trying everything to get out of my lease.

This place prays on 18 year old college students renting there first home. They claim to put clauses into there contact that they are allowed to change it when they want to. Now there is a made up fee waiting for you because you are moving out. Dont rent here!
