We have lived at Homecoming at The Preserve since October 2020and love the community! Dwight has been there for us since before we moved in. He patiently answers all our questions and two old people have a lot of them! He is ever helpful and cares about the property and the residents! Thank you Dwight for your excellent Customer Service since day 1!!

I had the best move-in experience at the Homecoming. Vanessa handled everything down to the T. She made sure every box was checked. I loved how after I moved in she followed up to make sure everything got done I requested. It’s always a pleasure speaking to her and the employees at the Homecoming. Everyone is so welcoming and helpful. Thank you Vanessa for being outstanding in all you do! I definitely referred friends and family to the Homecoming.

Just wanted to say the Maintenance team and the Office staff are awesome!!!! We had an issue with our kitchen sink and I called the leasing office literally at the last minute right before closing and expressed my problem. They were kind enough to accommodate with swift, exuberant service.. I would to thank Vanessa, Julio, Jamie, specifically..

You will lose your deposit!Apartments are built with very cheap materials. The floors are paper thin vinyl that can and will be scratched up (they will charge you for this). The walls never came with basic white paint when we moved in; the walls were bare primer which scuffs and stains if you touch it (they will charge you for new paint). The carpets on the stairs are cheap, hard to keep clean, and slowly detach from the stairs after a while (they will charge you for new carpets). We got our $600 deposit taken and had to pay 500 over to cover all the “damages”. Just expect to pay when it’s time to move out.

My family and I moved in a year ago and was impressed with the location and amenities. We moved at the start of COVID and were unable to view the home until the day we moved in. It was nice but did not look professionally cleaned. The community was sketchy and not ideal for children. We decided not to renew our lease and moved out in June. We received a list of things that needed to be completed which some of them seemed ridiculous like cleaning the window and polishing the hardware but we went with it in order to ensure that we would receive our deposit. At the walk through things seemed fine but we received a bill about a week later that showed carpet replacement, painting for ceiling and garage amongst other things. We took video and photos and intend on taking legal action. I’ve read some of the other reviews and can say without question that they never intended to return the deposit from the time of move in.

The move-in was smooth. No issues with the paperwork or move-in process. In living here, I was so disappointed with the parking situation. I didn’t stay long (due to my son becoming paralyzed and unable to live in a 3 story home). When I had to move out, Mari was so great and helped me understand my options.When I moved out and got my final statement... there was some misunderstanding with the amount I would pay in rent for the final month. I spoke to Michelle about it and she was clueless. She told me she would look into it and got back to me with the same answer, much to my dismay. I chalked it up-went ahead and paid the extra just to not have to keep going back and forth.Even after, Mari contacted me to make it right. Something she didn’t have to do but went the extra mile to do so.The apartments are super cute- I had a 4 bedroom and it was perfect. The rent is high (I paid $3,467) but there are a ton of amenities. If they can figure out the parking situation and get some professional frontline staff, this place would be great.

I am in disbelief of this community. The reviews are very misleading. Before we came to these apartments I have read from over three websites that the reviews are an average of 4 stars and it was perfect for families. Once I have move in I had an overall okay experience. Although I do NOT believe that it is a very safe community. There has been multiple violent fights and reports from this community, although I can not say who. They should back round check all costumers thoroughly because I have seen many children living here. They do not allow the costumers to reportedly say their opinions, complaints, etc and they shut down people whenever someone has something to say. In my opinion this is very unprofessional behavior. This is NOT taking care of costumers whatsoever.

We moved in this past March and LOVE living here. The staff is friendly and very helpful. Maintenance, specially Cody, does a great job in taking care of any issues that may come up. The grounds are constantly being kept up with lots of attention focused on landscaping. What more can you ask for? Having downsized from a big house sitting on an acre of land constantly needing upkeep, this is a perfect setup. Now I know how it feels living at a resort!

I had the best time with Raad helping me find an apartment he made it so easy and comfortable didn’t put any pressure on me and let me take my time.Then later I had one maintenance problem and called the front desk and they sent Dan and Pam to change my shower valve real quick they were so clean, nice and professional and so fast with the maintenance then Pam and Dan cleaned up and gave me such re assurance that if anything ever happens feel free to call. I 100% suggest this apartment complex it is the cleanest and best service I’ve ever had!

I moved here at the beginning of June and have loved every minute. Resort living it really is. The staff is friendly and any maintenance requests are taken care of in a timely manner. Troy from Maintenance was here this morning to take care of a screen door issue. He was professional and efficient. He’s very personable and helpful and also asked if there was anything else he could do before leaving. Love this place and absolutely appreciate the staff. Thanks, Troy!!!!

Lived here for 2 years. Great staff amazing management. Maintenance is constantly cleaning this place and keeping up with repairs. Some of the tenants here have no respect for the property. Others act entitled and make this place seem like hell. We loved it here. We rarely used the amenities they had to offer. But we loved having friends and family over. They also enjoyed visiting. If you have lived in a complex before its the same everywhere you go. This place is very well kept considering how big it is and how much has to be taken care of. We have lived in 4 different complexes in the past 10 years and this place felt like home. We will definitely recommend this place to friends and family. And hope to be back spring 2020. Take care of your unit, the property and be respectful of tenants and staff. Treat it like its your home because it is!! And keep in mind vandalism happens everywhere unfortunately. Get cameras. A unit with a garage. And you will be fine.Thank you to the staff for treating us so well. Im sorry Im bad with names. We will be back because of you!.

I moved in the apartment complex in March and moved out in Early November. I moved from out of state.PROS: Great place to live if you children. Lots of family geared activities. Easy payments with online access.CONS:(1) Apparently they have smoking buildings that allow you to smoking outside the perimeter but also in the home as well.This information was never discussed to me and when I originally asked about it they said I could move by starting a new lease because I was already living in the apartment.It wasnt until I developed a serious medical condition and got a letter from my doctor was I released from my lease.I explained I would move out at the earliest I could. I got a call from the office asking if I had moved out and to not worry about clean up. I painted walls and took care of the big cleaning minus so things left on the flyer that was easy clean up. The carpet was left in good condition as I had not been there for more than a few months and had no animals or children.When I received the statement for my deposit I receive less that $5.00 back. I couldnt believe it.(2) if you enjoy the smell of horse manure and the country side farm this place is for you. Its a smell the will permeate into your apartment. Even with the strongest of air freshners it still lingered. Theres a cow farm across the street. One of many.(3) Apparently starting in the summer into the fall there is a huge spider infestation. After several... Several complaints they sprayed my apartment everyday but it was all over the entire complex. I was constantly walking into spider webs and I was even bitten by one.I am disgusted with the mismanagement and lack of information from when initially moved in. I incurred medical bills and loss of wages taking care of a medical issues cause the their carelessness. Im still dealing with this issue and taking medication.If you wanted to move here do so with caution. I would never again.

No recommendations on my end, that have been very unfair with the policies that only protect their properties. Tried to speaking to a property director Doug about some issues and got no where. My lease will be up soon they won’t get any of my money any more. Be careful ladies and gents . Most of the reviews that you are seeing are people that work for the property they have to meet and certain expectation or they loose their job. Look around more before hoping on their “promotions”

We moved in these apartments over a year ago and they were offering nice amenities and the apartments were nice and quiet in the beginning. But because they started accepting all kinds of people the amenities were getting closed, broke and started to just be taken out. After the pandemic everything was closed down we wouldnt even have the gardeners take care of the outside landscape for a few months and when we requested help they would take forever to get back to us and the people at the office were snarky and of not help.When we moved out we did everything they asked us to have done in the appartment and even then they charged us crazy amounts of money for things we did ourselves. I wont ever recommend these apartments to anyone. On top of bad costumer manners, bad management, be aware that people is constantly stealing your packages and breaking into the cars park inside the complex. Neighbors are noise at ungodly hours of the night and nobody picks up after their dogs when they walk them around.People is speeding inside though the speed limit is 15 mph.I regret ever moving in there in the first place.

I’ve just moved in and love the amenities here! There is so much offered and the units are great. Everyone in maintenance is so sweet and Dwight at the front office is helpful and so kind! Raven with resident services is the sweetest thing ever and makes sure you understand what’s going on! I’m only giving 4 stars because of the cow smell, but honestly you get used to it and the community has so much to offer that it makes up for it!

The staff is EXTREMELY friendly. I had a plumbing issue and Troy came and worked on it. He was efficient, but what stood out the most was his friendly and courteous demeanor. He was all smiles and polite...appearing very willing to help. Im very grateful for his service today.

The Homecoming is a very relaxing home place. Easy Hwy 91 & 71 access, quiet neighborhood, and residence. Most neighbors have garages so vehicles are secure and clean property. Manager Chris is fantastic and beyond helpful. All Property assistants are assertive when helping and have great follow thru with any needs. All home sites are new or like new.

I have lived here for awhile and my experience has been terrible! At first the outside seems to be satisfactory but don’t let them (Lewis Homes Corp) fool you🙌🏼 My experience has been so unfair & doesn’t make any sense! My adult children & I have experienced burglary, vandalism, and feel unsafe in this complex. The parking is one of the worst place to live! My Son’s 🚙 car was burglarized & about $5000.00 worth of items were stolen along with his remote😡 Some of our cars have been ticketed and towed. We pay so much money for our rent here...and for what? My car was parked in our garage and my car was vandalized as well and Many Christmas items were stolen! Tell me why should we park behind this complex when we pay over $2300.00 a month to live here? Does that make sense? The staff says we can rent a one car garage but we would have to pay a high fee😬 I don’t get it? Why would we want to pay more money? We can’t wait to leave this place. It appears Lewis Homes Corp cares more about their money than the renters safety and the renters vehicles! They have No Security here😲 One more thing, Not all staff are the same...There are some staff personnel have been very caring especially the night crew🤗 I do appreciate them🙌🏼

Wow, this community the homecoming at the preserve is absolutely great to live in. I have lived here for over a year and I couldnt ask for more. Im especially pleased with Madison at the front lobby office. She always handles all my questions comments or concerns in a timely manner. She is always happy and in a great mood and eager to help. I highly recommend this housing community for anyone looking for a nice clean quiet place to live in along with great customer service from management like Madison.

Ive lived at The Preserve for 3 months now, not to mention that my fiance and I have been with Lewis Operation Co. for about 3 years. We love living here. It has such a homey feel that most other apartments dont have. You have enough space to fill for days. Not to mention the awesome dog park that my puppies adore. Homecoming at The Preserve has a lot to offer without making you spending thousands, and thousands of dollars on rent. If you come live here you will not regret it.

Haven’t even been living hear for a year and already wanna leave. Not a safe community at all. Not once at my old house has my car ever gotten broken into but not even 2 months in my driver side window was shattered took About 600$ worth of stuff from my car. Trust me your don’t bother talking to the management around here they don’t ever do anything about it. Seems like cars get broken into on the weekly. You could park inside the gate for maybe 15 days. that’s if you never have people over so they can’t use your parking pass. but after those fifteen days but pray you car doesn’t get broken into. I wouldn’t recommend moving here. For how much you pay not worth it

Beware when you are receiving the tour. My fiancee and I applied for a 3 bedroom and were well overqualified. Once our application was approved, leasing management changed the price we were originally offered. The price was only a $100 difference, but they refused to assign us the original rental price. On principle I then refused to live in a place that does not honor what they say even though we could afford it. I should have known because even though our appointment was at 4pm, it was 4:30 and we were still waiting to speak with a leasing agent. No thank you.

Beware! You will lose your deposit. We just moved out in December. They are a shady organization that manufactures move out fees when after a 3 month lease, they are charging us $1900+ to replace the entire vinyl floor for the unit. Also, we are being charged $500 for a cement treatment with no notation as to where or why and $140 for a carpet scan and cleaning of 2 very small bedrooms. I get the carpet cleaning, but flooring replacement? Thats insane!To say that we are livid over receiving this notification by mail with no forewarning is an understatement. This must be their way of recovering lost rent when they dont have a new tenant immediately available to move in to an empty unit. Do your homework and read these and other Yelp reviews. We are among many who have had the same move out bill for flooring replacement sent out. They have taken credits for all of our more than $2200 deposit and actually sent us a bill for outstanding utilities rather than returning any portion of our deposit which included an $1800 pet deposit.This is just the move out experience we had. Read other reviews about dog mess, lack of security, parking, amenities not in working order, etc. We saw all of that as well as our own issue of blowing a breaker at least once a week when running a single blow dryer. If 2 appliances were going at the same time, it was guaranteed to blow.Find another reputable place to live that wont gouge you for your deposit in the end. These folks do it daily with smiles on their faces.

My boyfriend and I loved the pictures of this place and want to move but I cant help noticing the complaints on parking. I had this issue at my last resident and I was miserable. I would like to see the property and determine how it will be. Also do a nice drive by at night to see how many cars are parked. I cant give it 5 stars because I dont live there but I will give it 3 because of the nice pictures.

This place was good, quiet and friendly staff..until I moved out a couple of weeks ago. I now owe the complex 700 dollars after asking for a walk through and there was only 1 maintenance man that could walk through and he was on lunch...i could not wait around for him to return I had to get back to work. I called 3 days later to get an update on the apartment I moved out of and it had not been inspected yet....i called 2 more times I left messages and no one returned my calls with any updates....fast forward I get a package in the mail saying that I owe 700 + dollars after they kept my 600 dollar deposit and the 200 I overpaid for rent for the month. 1500 dollars to get floor laminate replaced and the floors were not in 1500 dollar replacement condition and I was charged for carpet cleaning that I had paid for already...from the company that was suggested by the complex. I have had other people move out and say they changed for all kinds of things, I didnt believe it until now.

Great amenities, great maintenance team but customer service is not all that great. No one ever calls you back, resident service people dont know how to enter payments in the system correctly. Parking is awful. Not to mention we moved in to. Brand new phase and had our walls opened up twice within the first three weeks.

Living here for the past year has been good. There are a ton of amenities and the townhomes are very nice. People tend to complain about stuff but its not much different than any other higher end rental community. The staff is pretty friendly and the maintenance staff is awesome. Overall I cant say anything really sticks out as bad and thats a good thing.

I saw these apartments online and had a few questions, so I decided to pop in and get some more information. I plan on moving to the area in a few months and wanted to get a head start on the right places.First impression was that it was a nice looking community. A lot of activity in the front office. I spoke with the receptionist to see if a leasing agent was available. Midway through our conversation she got a phone call which was more important than me and I just waited for her to finish. Not a problem, it happens.Speaking to the leasing agent was comparable to a car salesman. I told her that I wouldnt be moving in for a few months, and that I was just trying to get some more information about their complex. She continued to pressure me by asking, can you move in any sooner? at least 4 times after I told her I could not. I was inquiring about parking and pet policies, as we have 3 cars and 2 dogs, but only need a 1 or 2 bedroom apartment. As soon as I stated my parking needs I was immediately told, You cannot live here. in the rudest most abrupt fashion. I felt that instead of trying to work with me for alternatives I was immediately the enemy as I was not another immediate sale for them. I inquired about the massive sign in the lobby that says, ask about extra garages for rent and apparently these garages are only available for 3 or 4 bedroom units. Why this isnt stated on the sign doesnt make sense, and why Im being talked down to when their signs say ask about is also rude. After the sales agent told me I wasnt allowed to live there I left about a minute later of trying to talk with her.Overall very unpleasant experience, I wouldnt recommend if you cant move in within 30 days, or wanted to be treated like a human and not a dollar.

I recently moved into this property and before hand I was nervous. I read all the reviews, I wanted to know what I was signing my self up for, so to speak. I feel that most of the reviews are out of place or maybe old. The level of service has been nothing but excellent. Everyone has gone above and beyond. The property it’s self has also been awesome. The amenities are great, always been to be functioning, unlike comments I read. The Maintance is quick and polite, I had a light out and needed touch up paint. The smell is manageable, I have Scentsy. There is construction but I don’t hear it unless I’m outside, and it will stop soon, the homes are almost finished. I have not had a dog poop issue. Overall I’m please about how everything seems to be handled here. In my opinion it’s a top notch complex and I’ve already recommended it to several people who are looking to move.

**********READ BEFORE MOVE IN****************I just move out, my wife and I spent 4 hours to clean and paint,Make the place just like we moved in one year ago. The staff did the pre move out inspection, and told us the condition is very great and thanks us for taking care of it very well! And he said we will not be charged a lot, just the basic cleaning fee. We are very happy and move to the new place to expecting some of the deposit back. However! We got the bill today, they charge the replacement fee for laminate floor, it is $790!!!! which they never ever mentioned at all!!! I just curious why they did not tell us when doing the pre move out inspections???? And we dont think it is necessary to change the floor for just one year living, and we clean it and taking care of it as our own property. But they wanna charge additional $650 after they keep our $600 deposit!!! it is really doesnt make any sense! !! I strongly recommend anyone who wanna move in this community, please think about it carefully, you will be charged a lot when you move out!!! Much much more than you can imagine!!!

This place is horrible. We moved into the place in December, and the apartments are nice. Most of the staff has been nice, but man the parking system is terrible, you are only allowed 2 guests at the pool and nobody ever picks up their dog poop.Also if you dont like the smell of cow poop, dont move here. Ill be leaving as soon as my lease is up.

Its clean and very quiet. Like the kind of clean and quiet that people seek when walking their dogs.some people complain about the smell. I think considering this entire complex was built on a dairy farm it is what it is.i was raised out here so I love it. Its very homey to me .nostalgic if u will.all in all this is a beautiful place .stay safe fam.happy Thanksgiving.i also wanted to add.tht cody (a maintenance worker at the property)is not only processional but very helpful and respectful..while visiting my sister I was shocked to find my car battery dead when I was leaving.trunk and hood open I was unsure of how to handle the problem when cody drove up in his golf cart .he asked if everything was ok and if I needed any assistance.i explained the issue and he helped me jump my vehicle after he checked in up front. This act of diligence and kindness is what more of this world needs.thank you cody.

Dislikes:If your apartment is close to the main street Pine then you have the noise of the cars at all times of the day.There is also a cow farm across Pine that smells and is accompanied with a abundance of flies and dust.Parking is a problem as it stands right now and with more residents moving in monthly it is only going to get worse.Likes:Facilities at the Preserve are top notch. From the workout room, pool area, dog park, personal car wash, and theater you definitely get your monies worth here compared to anywhere in the Southern California area.The apartments are brand new, energy efficient, and once again you get the most space for the dollar compared to anywhere around.The staff at the front office have been friendly and caring since day one.Conclusion:If you can get over the smell of farm, flies, dirt, and can afford to pay extra for an extra garage space I strongly recommend that you come and take a look at the Preserve. I know for me at least the positives overcome the negatives.I am absolutely in love with the workout room and pool area!!!

Excellent apartment community. The apartments themselves are very nice, with quartz counters and very nice appliances. Attached garages are also an incredibly nice benefit. Parking can be a pain at times within the gate, but there is always plenty of parking near the clubhouse.The thing that makes this place excellent is the staff. Geoff is a stud and will take care of anything you need. We always love being greeted by name by Bree at the front desk on the way to the gym (or on the way to free cookies). Our leasing agent Tish was a dream to work with also. Finally, a shout out to Farrell who helped my wife carry heavy packages home in 100 degree weather a few days ago. That is going above and beyond, and thats why the staff here makes the rent worthwhile.

I moved here from Texas for a 10 week internship. The staff was very welcoming and friendly. The location is very centralized with a grocery store less than 2 miles away. The apartments are brand new so there was no unseemly damage to the interior. All of the amenities are great with 3 pools and 2 hot tubs. They have several grills available for use and several rooms available for gatherings or meetings of any kind. The home theater is a nice touch. My favorite is the full gym. I have no problems hitting the muscle group of the day any day and it is never packed.

Sold my home in the Preserve and moved across Pine Ave to Homecoming-not a single regret! Because I was not able to find a new home as my escrow closed early I decided to rent for a year. Now I am thinking renting long term at Homecoming and forget buying for awhile. I love my 4bed/3bath plus loft, 2 car garage end unit. Very spacious and amazing storage/closets and awesome interior finishes. Pet friendly and full of amenities for all ages. This place is absolutely terrible. They towed my vehicle, when it was parked directly in front of my unit with all my military gear inside. I brought my concern to management, who completely ignored me. It cost me approximately $400.00 to retrieve my vehicle.At the time of move out, they kept my entire deposit plus charged me extra fees for unnecessary charges. Management is not approachable and will not help with any issues. Management is not fair with move out fees. I completely cleaned the apartment and was still charged for outrageous “cleaning fees”I do not recommend this place to anyone.

I’ve lived here for over a year now and I genuinely am happy with my townhome. I do not have an issue with parking but I use the attached garage. I’ve heard residents complaining about little issues here and there but it’s a community. I’ve lived in terrible communities with no amenities. This is a great place to live with a lifestyle director who schedules and plans events that are great! Any issues people are posting about are minor in my opinion. Worth checking out...

The amenities are great and the property is well maintained. The community is quiet for the most part with a very friendly staff - unfortunately there are a few negatives that stand out. I am paying nearly a mortgage payment for a one bedroom apartment and there is not enough parking for residents. Several times I have come home on the weekends and found absolutely no parking on the property (nor in front of the clubhouse) because the guests have filled every single space, which is horrible at night since the chances of someone leaving and a space being freed is slim. I contacted the night service at this time and was told I could park at my own risk in front of my garage but there is a slight chance my car would get towed and impounded, at my expense. The only alternative to his suggestion would be to pay extra each month to rent an additional garage or call a friend to drive and follow me to a nearby store parking lot and leave my car there overnight. This has occurred several times. I have concerns with the quality of some of the tenants they allow in this place as well - I have smelled marijuana on the property several times and witnessed a brawl in the street at which point the police did respond. My last gripe with this place is the horrendous smell from the farm across the street and the flies that come with it - which are so bad I cannot enjoy my patio (I chose the more expensive apartment to be able to enjoy this feature). My lease is up next month and I am now being told my rent will increase by nearly $600 over the course of the year. The place is nice but these annoyances are a bit much for the asking price.

So I lived at this community 2 years ago when I was 18 with my dad as a dependent I go to move out in to my first apartment they of course have to contact past residents as do any complex, they told the staff to my new complex we had multiple people in the unit (untrue) my sister came to visit from Texas she didnt live with us and a couple other lies firstly fair housing laws were broken fortunately it didnt harm my chances of getting in because I had the proof to back my augment up but that just goes to show how truly unprofessional this staff is I would never recommend this community to anyone being a leasing consultant myself I know the laws and what is acceptable what theyve done isnt it.

If you are looking for a place to call home that isnt like any other rental property youve ever experienced and where you can feel like youre a person and not just a tenant, THIS is the place to be. I havent even moved as much as a pair of socks into my new townhome and I couldnt wait a second longer to write this review.The staff here are fantastic. I never once felt like just a customer, or a burden. I felt like family. Everyone was so eager to make me feel at ease and not pressured to make a decision which was very important to me. I had very specific needs and Takasha had a solution for every one of them. She was kind and professional, but most importantly she was honest with me. She didnt try to skirt around the hard questions at all or sugar coat anything and I really appreciated that. Dan, the very awesome, very knowledgeable gentleman who conducted the walkthrough with me was nothing short of great. He had an answer for everything I asked and even some surprises! Vanessa, what a gem and just a spectacular human being. There was a minor hiccup shortly after I signed the lease and she was quick to work with me on a practical solution. Her smile and friendliness was very much appreciated. She diligently worked to resolve the issue and then called me to follow up on it! That alone, not feeling forgotten, was so amazing.There is no way on earth anyone could possibly be bored living here. There is something to do every day of the week. The management team make it their goal to keep the residents happy and entertained. People will always complain about something. You can hand them a thousand dollars and theyd complain that you gave it to them in $100 bills instead of $20s. If you have a problem, bring it to the staffs attention and I know they will be happy to make it right.Takasha, Dan, Vanessa, thank you, from the bottom of my heart, for everything. I honestly cant wait to leave our lease is up soon and we are getting the hell out first you can only have 2 cars the rest have to park in the back cars its dangerous and inconvenient the pool hours suck sometimes I wanna realax after a 13 hour shift nope they close at 10pm same with the car wash 8-8pm I dont get off until 10 my cars been dirty for a month I really would of like to wash it at 6 in the morning it would be nice for them to consider the working peoples schedule yes its a nice community but the cons out weight the pros by far its not wroth it to me of and lets not forget getting attacked by flys every time you step out your home

.... took a a chance on the Homecoming at the Preserve....and feel it was worth it. The unit is well laid out and almost serene. Havent had any noise issues-thus far (sound proofing between unit(s) and outside traffic seems well muted). Grounds and common areas have been well kept and maintained. Amenities: 24hr gym, solar heated lap pool, ping pong and the club house are being well utilized! The staff have been very nice and attentive! Would definitely recommend Homecoming at the Preserve to family and friends!

First and most my wife and I are truly happy with the apartment though I’ve been noticing that on our side of the community does not get the same cleaning as if it was Separated from the front our landscape is always full of dog waste the street has trash all over the dog waste dispenser never gets emptied out and smells with summer heat I live next to it so coming home from work to trash dog waste it’s not the ideal peaceful that was promised

I ended up finding another place to rent from because the current occupant of the apartment I wanted decided to stay. It was pretty unexpected and I was upset after leaving a holding deposit and paying my application fees.I had to call a couple times to discuss things with my leasing consultant Tish and the office manager Chris. When it was all over with they were great about refunding me for what happened and doing everything they could to try and find me a similar apartment.Things happen... Id just like to say thanks to both Tish and Chris for doing the right thing and putting their customers first. Thanks!

STAY AWAY!!!I am a businessman who is rarely home, I have been living here for 2 years my lease ended on January 2nd of this year.I was planning to move back to Irvine but I saw some 2 bedrooms plans that I liked and I asked the lease agent if they would cut me a deal on a 2 bedroom plan so I can set up an office at home.We went back and fourth and he came back with a 6 month lease matching the 12 months plan.I agreed to the terms and and I told the agent I will take it.I have got over 20 Edocs in my email with different numbers, agent seemed new and he actually didnt know what was going on, each time I got an email there was a different number I have proofs!! first he said since you moving units you wont pay the prorate.I told him ok so we decided on moving in at the 4th and out from the old unit on the 6th.I initially put a huge deposit when I moved in.After the home inspection before moving out the inspector said that walls need to be painted and carpet needs to be cleaned I told him I would take care of it and I did.I hired a handyman and a cleaning company to come clean the apartment because I was afraid they would take my big deposit I initially gave which was around $1740.I moved to the new place and I just got a bill for $2050 for:1-they stated the floor needs to be replaced (there were 5 black spots which I honestly didnt know where they came from ) BTW THE FLOOR ISNT WOOD ITS VINYL PANELS glued to the floor,It gets scratched easily and they will charge you for it !!2-They stated walls needs to be painted after my handy man had touched them up3-Carpet Cleaning4-General Cleaning5-THEY HAVE CHARGED ME A MONTH TO MONTH RATE PLUS THE PRORATE FOR THE 6 DAYS I STAYED IN MY OLD APARTMENT. KNOWING THAT I AM MOVING TO AN APARTMENT AT THE SAME COMPLEX SAME COMPANY AND I HAVE PAID $200 TO HOLD THE NEW UNIT !! CRAZY RIGHT?I went ahead and met with the resident service manager I forgot what was her name, she said she would check with management and get back to me .The second day I get a call not from her from another girl in the office stating that they would split the cost of the floor with me!! which is around $800.I told her no this wont work those are panels and can be changed individually. They basically want to take my deposit after seeing I have a big one!!A handy man told that those panels wont cost $300 installed complete!Not only that! she hasnt talked to me about charging me a month to month rate and I am still living at the same place!I cant wait for my lease to end and you guys be careful if you want an evidence you can send me a message and I would love to show you the emails.BTW! a week before moving from my old apartment my car got broken in and they took my garage opener and $80 this means who ever took the opener must be living here .I talked to them they said you call the police :).On the day of moving to the new place they gave me the wrong keys !!This what happened guys ! dont get fooled by the outer look on the complex these people are all about taking your money and I am going to make sure everyone online knows about it !Best,

This place is a complete POS. They charge you like youre living in a penthouse, but Ive seen nicer outhouses. Just moved in to their newly built section back in October and have had problems with almost everything. From rattling ceiling fans to horrible water pressure, had to go purchase 2 new shower heads, to dishwashers that take 2-3 cycles to clean dishes and washers that break in a couple months. Also forget about water conservation here when you have to let it run 5 minutes before you experience warm water and lets not forget to mention overcrowded with less addiquit parking than the lifeboats on the Titanic. Needless to say, cant wait for my lease to expire and move out, if I make it that long.

I highly discourage anyone from moving into this community. This community changes policy’s constantly, HORRIBLE parking, and an alarming amount of THEFT (in a “gated community”).The Homecoming Preserve Chino has numerous apartments and townhomes with not enough parking space for THEIR RESIDENTS! When I first moved into their 3 bedroom townhome in 2016, I was told that although I have 3 cars, I could park my 3rd car on Market Street (public road) for free or spend an additional $100 per month on an extra garage. At the time I was already paying $2600 for rent. Since they told me that I could park on the street for free like many of the other residence, this is what I did. Fast forward to August 2018, Lewis Apartment Communities (Company that owns The Homecoming Preserve Chino) has acquired Market Street and now require permit parking for that street. Sounds like that wouldn’t be a problem for a resident EXCEPT that the parking permits are only good for 15 days out of the month. If you park inside the property or on Market street (outside of the property), your car will be towed! I’ve experience this first hand. When I went into the office to discuss the parking issue with a member of Homecoming office, I was told that there was nothing they can do. I can wait for a garage to become available to rent but until then, my car will be towed if I’m parking inside the community or on Market Street. When I explained to her that this was poor customer service and that I was told that I could park on Market Street when I first moved here, she said policy has changed. This has caused a great deal of stress to me, especially when it comes to my 6 year old daughter. I now have to find parking 1-2miles from my home after working late to avoid towing. This means that I must walk 1-2miles in the dark with my 6 year old child. This community doesn’t care about its residents. All they care about is money. When I had a pass to park my car inside the community for 15 days, I still received a sticker on my car informing me that it would be towed because my car sat in the same parking spot for 5 days. This took place during my vacation outside of California. Not only are you not allowed to park in a community that you live in and pay $2700 in rent for but you must move your car out of the same parking spot every other day to avoid tow. Parking is not the only thing plaguing this community, theft is as well. Everyday, you will see on the community forum that people’s garages are being broken into, packages stolen from their front porch, etc. There is never a resolution to the issues and we are only told to contact Chino Police who can not help either. Residents mentioned that there should be security or surveillance cameras around the community to help decrease the theft but nothing has been done. I’ve had several packages stolen from my front porch so I get my packages shipped to my job instead. I really wish I did not resign my lease here and I encourage people to look the other way when looking for apartments/townhomes. I am actively looking for another place to live and will break my lease just to get away from this nightmare.You’ve been warned!

Ive been here for about 18 months now and I can tell you that this apartment complex, while brand new with nice amenities, has a huge problem - and that is parking (see the other 99 reviews about this). Lets start from the beginning: pre-construction phase. LMC didnt design enough spaces to accommodate the average car per U.S. Household of 2.09. You dont need to be a business graduate to understand that less parking means more apartments, and therefore more revenue. Cool - I get it. Id do the same.Fast-forward to when I arrived - parking wasnt really an issue. Then, more and more residents started moving in. If you come home after 4pm, good luck finding parking. You either have to park in front of the clubhouse, or out on the street. My apartment faces Pine, so theres no street parking for me unless I want to walk all the way to the back of the complex. Thats just not happening. Oh, but be careful if you park in the future resident parking or any other designated parking spaces -- youll come back to your car with a nice notice saying not to do that. If I had to estimate, about 30-40% of the parking is designated for something between 8AM-6PM. So you get home late, youre tired, not only do you have to park away from your own apartment - youll have to make sure you get up nice and early to move your car again.So now were here in March, 2018 - new parking regulations that will fix the parking problem. Parking Boss is here! Our savior! Now, for context - I have two cars. My wife gets home first, she takes the garage - I park outside and vice versa. Thats how its been for the past 18 months. Finding parking is always a hassle, but we deal with that. Life always likes to bring you minor inconveniences.I go into the office to register my vehicle and get my little placard because our old ones are now invalid... They didnt have the sense to export the data THEY ALREADY HAVE in the system and just mail us these decals/placards or put them on our door. I mean, I watched the person enter in my vehicle information somewhere. What happened to that? So Im filling out the paperwork and of course I only have one vehicle memorized to complete it and Im told that they need both cars because... You may only register 1 car for your garage, and 1 car for parking around the community. Excuse me? Do I not live here?So now, Im being restricted to only being able to have one car park outside around the community. That is, if I can even find parking. Now, anyone with common sense can tell you this isnt fixing any problem - this is just making the parking situation more inconvenient. Residents should be able to park wherever they please and guests should be restricted to only the clubhouse or out on the street. A periodic inconvenience for guests (who do not pay rent) should trump everyday inconveniences for paying residents.Or, of course, for your convenience - there are garages available for rent (remember that money thing I was talking about earlier?).So, to the reader of this review - this is what happens here with parking and how things are. Im not telling you not to rent here, but I know I will not be renewing my lease. And no, I do not wish to talk to any community manager who copy/pastes a response to this review.Update: After a few months of the new parking system, I did see a reduction in the amount of cars that had been parking inside of the complex. For this reason, I have changed my 1 star review to 3 stars.

Sad to say I have left this establishment with extreme disappointment and regret. Its unfortunate, but I have to write this review so others are aware of the lack of service and communication reflecting Lewis Management properties.We paid online for our first months rent and the payment posted. Later we receive a letter on our door stating a late rent charge of $75. After a week run-around with the staff, they refused to waive the $75 charge when THEIR system never advised us of any issues regarding rent payment. Chris did not apologize or take accountability on behalf of their system, yet finally waived the minuscule $75 charge as a one-time courtesy. Other tenants came across the same issue, and the online payment system was later updated. But due to my now-paranoia, I dropped my rent off in the form of a check, physically, to the leasing department each month.Fast forward to moving out. I submitted a 30-day early termination with less than two months left on my lease. The leasing department agreed they would contact me if they found someone within the 30 days to occupy. If not, I would have finished up my lease rather than pay an additional one months rent as a penalty for early termination.I called in 4/2 to follow-up and they said I was scheduled to move out 4/7. There was no time to make any arrangements to prepare for the move-out, yet I was able to comply. Mind you I had to take two days off work.During the pre-inspection, I signed off on charges for carpet replacement, repainting of the entire walls [due to a few paintings nailed into the wall], and cleaning. A few weeks after move-out I receive a letter with a $1763.75 charge for replacement of floor planks. Upon request, they sent me photos of scratches that were only at the entryway and entrance to the balcony. Without prior notice or us being present to oversee the scratches in their claim, they replaced the wooden planks within the entire unit using our deposit. Another run-around and they refuse to take accountability in regards to not notifying us prior to such work being done using our money. A final inspection would have been enough to make it a fair standing charge. We offered to pay a majority, yet they stood behind the full charge.The scratches were something we or the pre-inspector never noticed. They used our deposit to model a brand new apartment unit for the new tenants. We should have been notified and its unjust to completely take advantage of people. Apparently, after reading a few reviews, Im not the only one who has dealt with this. Please document EVERYTHING with photos, screenshots, recordings, whatever it takes to prevent LMCs staff from abusing their power. This is by far the worst way to run a business, treating tenants as just a number. The service is non-existent.Be aware that they will keep a majority of your deposit if not all. There are numerous reviews to prove it.Our pro-rated charges after move-out came out to $2180.79.OTHER CONS:They charge to do a DNA testing for your dog, claiming they test dog poop if its not picked up. This is a lie. There were feces everywhere. $800 deposit per dog + $40/month.The utilities continue to increase without prior explanation or notice. One reason our neighbor moved out.Parking is heavily restricted and re-enforced. They tow cars and streets parked outside are broken into. One tenants car was actually stolen.Stolen packages and criminal activity is a constant issue. There are no security cameras present.Although the exterior of the apartment is appealing, I vow to never support another Lewis Management Corp property ever again. Businesses that do not service their customers do not deserve to be long-standing.

After I tried to address mutable issues with this complex the corporate office suggested I not renew my lease that I just move. So I did, my move out date was 28 Feb 18 and my appointment was 4:30. I waited around to 6 pm and no one showed at the house. I called the next day and they said come in I informed them I had no keys they were locked in the house because my move out date was 28 Feb 18 and no one showed to clears me.I asked for a pre walk through witch was not conducted the individual just came by and suggested I do some touch up painting. I requested work order for the touch up paint and I use the paint that was provided to me. The apartment complex provided me the wrong color.I spent more than two days cleaning that house I cleaned it better than when I had moved in because when I moved in there was grease on the ceiling gunk on the showers rest in the showers and dust everywhere. When I moved in I took photos of all the damage and sent them to the office my email was acknowledged. Yet here I am at move out and I received a bill from the corporation trying to charge me for everything.According to San Bernardino County a corporation has 21 days to provide me a written notice or return my security deposit both of which did not happen. I didn’t even receive an email copy until I contacted the office and told them they had surpassed their 21 day mark.I’ve spoken to other residents that have moved out of this community and the two did not receive There security deposit or written notice within the 21 day requirement. With the corporation does is the pre-stamped update the letters but they do not mail them out in time to give the appearance that that they are meeting the 21 day mark.Before you move and take a look at my finalize statement with all the charges that this company is trying to charge me. I’ve attached it so you can see. I’ve also attached the photos that I took at time of move in. Also do to my job I move about every two years I have never revived a charge from any previous apartment at move out. This corporation has a habit of trying to keep everyone security deposit with fraudulent charges.Moved into the complex last February and signed a one year lease. When I signed my lease they failed to mention that they were planning a large construction project in the back of the complex with working on Saturdays as well. So outside I get to listen to large trucks drive up and down the road. On top of this my apartment constantly smells like feces. The smell is so bad I cannot open my windows, it comes from the corn field next to the apartment complex. The farmer fertilizes the field twice a day. I grew up near dairy farm and I didnt spell nearly as bad as the fertilizer smells. The smell is so potent it makes me nauseous. This is supposed to be luxury community, however there is constant piles of dog feces throughout the complex, especially the little park near my house. One day there was 11 piles of dog feces.in the park. When I bring these issues up to the management along with the issues of individuals driving in the exit gates I feel like the complaints are dismissed.Since day one of me moving into the complex my oven has not worked correctly, it randomly turns off, usually in the middle of me backing. The maintenance guys are very friendly and try to be helpful but, they have been in around six times to fix my oven and its still does not work. When I asked why it has not been replaced they tell me they replace the motherboard witch is like having a new oven. This did not correct the issue. If you search the comparable in the neighborhood this complex charges well over the going rate. This might be acceptable if they actually provided a luxury community environment however they do not. I called corporate to ask how they determine what the fair market value is they told me rent increases are not negotiable and that maybe it was just time for me to move out.

Parking is a nightmare!!!!!!!!! The community is amazing, yet the nightmare of parking, has lead me to hate my home. They assign parking passes and promise parking is only for tenants. All guests are to park outside. Yet, non-tenants sneak into the community and take up all the parking. The community is not up to par with parking codes and the amount of tenants. On weekends you cant even leave your home without the fear of having no where to park.Management literally spies on all tenants and will site you for any little issue. If you leave your car for a second with the hazards on, maintenance will literally threaten to have it towed. What they need to focus on is towing any unauthorized cars with no parking passes, as they said they would in the first place. Yet have failed to comply with.The pet deposit is ridiculous, $900 to have your 4 legged loved one stay with you. Its a beautiful over priced community with terrible parking, full with non-tenants (guests) who feel they have the right to tenant rights. The carwash is always broken and yet they have tenants paying a monthly service fee, but cant even utilize it, because its always out of order. An extra garage is $50 dollars a month. Any nice service that will help accommodate your needs expect to receive it at an over priced charge.They are now starting to also threaten tenants with an increase on their leases, if they dont renew. Its bad enough the community is over priced.I work in real estate and I titled searched the amount of units in the community, lets just say there is an estimate of about 360 units, and probably about 25 parking spaces if that!!!!I could not agree with the comment below!!!THERE IS NOT ENOUGH PARKING IN THE ENTIRE PLACE FOR ALL THE CARS! What genius planned this place out?DO NOT RENT HERE. YOU WILL REGRET IT.Please dont let the amenities fool you. Its seems like it will be a nice vacation once you live here it is the most stressful place you can ever imagine.Tenants are constantly starting petitions for the abuse they receive from this company and its management.

Im not usually one to go online and leave a review but after living in two Lewis properties I feel its time to let people know that Lewis is no good.My husband and I first lived in the Del Mar property in Rancho Cucamonga and wow what a disappointment. We vowed to never live in another Lewis community. After my husband took a new job we needed to move so we started looking in the Chino Hills area. We came across Homecoming at the Preserve and decided to take a look. We loved the property and all the amenities. The area around it is newly built and very nice.The apartment that we were interested in was brand new and had never been lived in. They are beautiful apartments and the layout is great. One of the selling points for this property was the fact that we were told we would get an extra parking permit for our 3rd vehicle. While touring we explained that my husband and I both had a vehicle and then he would be getting a work vehicle. We figured this would be an issue but were assured that it wasnt and they would gladly give us the permit and the other two cars would go in the garage. With that being said and against our better judgement, we moved in only to be proven right about The staff at Lewis.After we were all moved in the General Manager tells us he cannot give us the third permit. I explained to him what we were told from the leasing agent. I was told he didnt know why she would say that because thats never been their policy. They only allow two cars per apartment. So I was basically called a liar. We then had the choice of either parking on Market Street outside of the back of the complex and/or using our 15 day guest parking passes. The General Manager did also mention however, how uncomfortable he would feel if he lived on the property and had to park on Market Street. Wow! Way to make your new residents feel safe and welcome! By the way parking in here is the worst Ive ever seen. I know apartment living isnt always the best when it comes to parking but its awful here.So shortly after moving in and not getting our permit, they lose our lease which we had to resign and still have not received a copy of and weve lived there going on 4 1/2 months now. They lost our pet paperwork which also had to be resigned. They took a large chunk of money out of our bank account which shouldve been taken out 3 weeks prior with our knowledge. They had some technical difficulties with their computer system so just took it out whenever and did not notify us. They are famous for telling you one thing and then changing what they said later on. Dont expect to get the same answer from anyone working in the office . Lets not forget about the amount of theft that occurrs inside the complex. This is never brought up from management. I can say after living at two properties now that I get in General an I dont care attitude from them. Needless to say we will never rent again from Lewis. I was hoping that the Homecoming would prove us wrong about how we felt but obviously not. The one good thing I can say about Lewis is that the community is beautiful and very well kept but If you dont want the hassle of dealing with the office, having trouble finding parking or even having to worry about something being stolen from your garage, patio, etc. take my advice and look elsewhere.

We moved in here about 2 months ago, I am glad we choseto live here. It is even way more then i expected, I really all the ammenities and that they are included in my rent. This is a safe community and by far the nicest apartment complexes in the area. The staff here is excellent always willing to help if you ned anything. Live here you wont be disappointed!!!

I am so sorry that I brought my client to signed a 1 year lease. Was told at the beginning of the lease that the daily farm was moving out in November it is now Christmas and all the fault smell still being produced by the residents (the cows) ... for the price she paid, she should not have to be lie to! And the amount of flies ... hoping the cold can put them to sleep. By the way, she slept there 6 days of the 3 months there.

We moved into the preserve in July and couldnt be happier at first. All of the amenities seemed so great. Unfortunately having to deal with the office is a total nightmare.I went to reserve a garden plot and was shown 1 map that had all but 1 spot taken. I told my neighbor who was also looking to get one that I rented it out. Funny thing is that she went in to the residents services and not only did they have plenty of plots available but when I went back to ask what happened, (I was helped by a different person the 2nd day) she showed me a completely different map where the plots were mostly available.Second issue- due to my husbands job we had to break our lease and move out of state (to oregon!!) very quickly. We were able to notify the office 1 week before move out (notified dec 1, move out dec 8) and we asked what the fee would be to break the lease. They told us no fee, but we would be responsible till someone moved in, so we had to pay in full for dec2016. Well come Dec 28, I call the office and inform them that they should have contacted us in one way or another by that point about our security deposit. They inform me after eating the Dec rent that the fee to break a lease is just under 5 grand (we paid over 2500 for rent so I do not know where these numbers came from). And that they sent us an invoice by mail but it got returned so they deleted the address. Period. No other attempt of communication from them(they had both me and my husbands emails and cell phones accessible to them). I asked the lady (claudia I believe) to email me the invoice to my personal email (which she repeated for me to double check before I even offered it to her) and she said she would. I did not receive ithe so after an hour I call back and supposedly all leasing folks were in a meeting. So I ask the front desk to tell claudia to please resend the invoice to me and my husbands work emails(I spelled out everything just incase). We didnt receive anything where it was asked. Instead, they sent an invoice to the an email that was on file but not mentioned when I talked to anyone over the phone. I also asked claudia to add in a recap of what information we discussed, which she didnt. Also when I looked over the invoice, our reason for leaving had been changed to bought a house. Which is no where near accurate. And my utility bill for 7 days of Dec 2016 came out to be $71 when a full month is usually maxed out at $50. Now I have to call back and explain/fix this bullshit when I have zero trust in their ability to run this business with integrity.If you plan on living here for your full lease I recommend it but buyer be warned. Breaking a lease will be a nightmare and completely unprofessional.*** when I scheduled to have a handyman stop by to tell me if anything needed to be fixed they never did. We scheduled first time on Friday, and 2 more times after that. Nobody showed up any of those times until the final move out day.

This place is a NIGHTMARE! MANAGEMENT IS A JOKE. PARKING- THERE IS NOT ENOUGH PARKING IN THE ENTIRE PLACE FOR ALL THE CARS! What genius planned this place out?DO NOT RENT HERE. YOU WILL REGRET IT.Please dont let the amenities fool you. Its seems like it will be a nice vacation once you live here it is the most stressful place you can ever imagine.Please try talking to residents that live here before you sign a lease & I am sure that they will tell you the same.I CANT EMPHASIZE ENOUGH HOW HORRIBLE THIS PLACE IS.I WILL NEVER RENT FROM HOMECOMING AT THE PRESERVE AGAIN AND I REGRET EVER SIGNING A CONTRACT.Please dont let the facade of this place fool you like it fooled me when i signed up to live here.
