Horrible customer service. If you’re looking to rent here, don’t they’re basically scamming people out of their money. I’ve been chasing someone for over a month, just to speak with anyone after paying processing fees. But nothing. At this point I’m no longer interested in staying. Seeing that I can’t get help now. Why move in to be ignored. You guys need new management team and not people there collecting checks. Disappointing

Very very bad management and there is someone in the administration who is not good at dealing with people. And when the contract ends, they are looking for something for you to pay the money, even if it was a year ago. If there is a rating of less than 1 I will give it. I dont recommend them, and I dont trust them.
Beautiful neighborhood but, old out dated building Utility taxes increase every yr under the guise of heating cost appartments are still cold in winter ( no heat is required during summer months utility tax should be adjusted downward not up) laundry room is a rip off machines are always broken or takes your money.Residents have to cool their own apt pay for air conditioner sleeve & glass removal $200+ buy air conditioner shell out $500+ for 1 room. if wind blows out vertical blinds LM DK installs residents have to pay for replacement slats/blinds windows also become broken due to heavy winds blowing windows open. Short 1 day notices for exterminators, repairs, inspections, no flexible options or rescheduling considerations. The water was shut off for 8 hours without any forms notifications.
Looks like a really cool place to live - nice floor plans! After reading through the reviews, it seems like I may get a quicker response here than from the leasing office... I really hope its not true.Update: I did get a faster reply here! still nothing from the leasing office... called multiple times and left a message..Update: They responded within 24 hours :)
The management is very bad, the never reply to emails. I’ve been chasing the management for a almost a month regarding my stuff that was stolen from basement storage, but no one replies or answers the phone. I even tried leaving messages at the central customer support system. I’ve also been trying to reach them to get my name off the new lease, but they just don’t reply. I’ve lived here for 4 years and I’m now finally moving out of this terrible apartment.
Rent increases are obscenely high & each yr there is some type of fee added. This yr its FETCH, last yr it was parking paying $50 to NOT have residents cars towed. Forcing residents to have RCN cable without negotiating a complex bundle price on residents behalf which according to RCN personnel LAKE MEADOWS DK did not do. This allowed RCN to raise rates & not offer any discounts. Cable bills jumped from $45 to $189 when lease renewal occured. Utility taxes increase every yr under the guise of heating cost appartments are still cold in winter (note no heat is required during summer months utility tax should be adjusted downward not up) hot water is scarce in apts & laundry room. Short 1 day notices for exterminators, repairs, inspections, no flexible options or rescheduling considerations given to tenants who might not be able to keep or meet LM DK deadlines without threat or intimidation. Smoking & loud talking on balconies. Poor snow maintenance during winter months snow plow trucks push snow up against parked cars hindering residents ability to back out/move cars then being told maintenance personnel cant help elderly, female residents. Dog feces & urine all around bldg, in hallways & elevators. Large dogs (bull dogs, huskies) owners ignoring dog park. disappointing been here over 35yrs to see LM go down this road where money is the driving force no sense that LM nor DK really cares about residents. New tenant obviously have lower expectations & think this life style & nickelling & dime-ing LM residents is the norm. Getting less and less for higher and higher rent. Its disgustingly accepted. Security is a sham. Security cars 2-3 cars to cover 7 bldgs with 12-22 floors thousands of residents guest & employees, escort friends around, drive thru parking lot the wrong way. Allow cars to double park in front of bldg for hours. But will put a sticker warning on residents cars if they are a little over the white/yellow lines, have residents cars towed during the wee hours of night/day. Pressure to renew lease almost 6 months in advance then threatened with penalties increase fees & evictons if you dont renew in advance of lease ending date. Large rent increases dont consider elderly, long term, fixed income, low or moderate income, retired residents. I could go on & on. My dissatisfaction, disappointment in LM DK grows almost daily. LM has turned from a dream to a nightmare..Upgrades, incentives and welcoming incentives and renewal incentives are nolonger offered but LM DK claim they happy we are here as long as we pay higher rent, fees fees and more fees. Truth? If they really wanted & valued our opinions thoughts ideas suggestions I would not be writing this. Positive Changes will indicate LM DK seriousness in its consideration of this and future surveys. Only time will tell If this has been a colossal waist of my & LM DK time. I have lived here on two other occasions, but this has been the most unenjoyable of all. The buildings are old and in disrepair. I had requested service on the kitchen sink and bathroom before and nothing was done until another flood. Toilet sweats, and I was told I should run an air conditioner to stop that problem. I had a wonderful living experience here. The apartments were exactly as the pictures online since i never had the opportunity to take a tour and had to depend on online pictures. The staff were very helpful and patient with my situation. Community is very clean and well maintained as well.
Great location near CTAs #3 King Drive #4 Cottage Grove Bus. If driving, jump on Lake Shore Drive and 90/94 with no problem. Plenty of shopping and workout facility close by. Once sports start up again, you can walk to a Soxs or Bears game. The best feature, walking distance to the beautiful lakefront **cherry on top** .
I am not sure how this place is because I cant get an appointment with the leasing office to save my life. I have called, left messages, emailed, and used their appointment portal online to schedule an appointment. Their portal allows you to make appointments on Sundays but their offices appear to be closed on Sundays. It is almost impossible to get an appointment here. If this is how its going to be before you even rent the place, then I can only what the residents go through with regard to communication. This is a disgrace and they need to do better. Absolutely horrible and disgustingly unorganized leasing office.
I have been trying to get in touch with the office with emails and voice mails and i cannot get a hold of anyone I applied but i am not sure what is going on with my application I am in need of a place to move too really soon and this was one of my top choices i wanted to move too

Upon reviewing your apartment listings, I noticed that there are different building names (e.g. King, McCormick, Hyde Park, Douglas). Are these names indicative of your building names and/ or their neighborhood location in the city?

I want to mention that lakemeadows promise gift cards for this review but they never sent me!Also its one year they never repaired blinks also the temperature is fixed you will be roasted during winter!You dont feel any chill during winter. Its the biggest point it has in comparison to many other AC units in Chicago. You never depressed as its fully sunny and near the lake. Its impossible to get the leasing office on phone, always going straight to voicemail, Im trying to lease an apartment with the building and no one is able to help, drove to the office and a worker there said i have to go through their agent, Ive been emailing and calling the said agent but it always goes to voicemail. Its really disappointing that you want to lease an apartment and no staff can help. I was warned about the management from other reviews so I cant say Im really surprised
I have experienced amenities that were included in the rent the first ten years and for the past 6 years, they have been slowly removed, charged for and then removed later removed. It was definitely and easy move-in process, the leasing staff was awesome and they were very professional. I was able to secure a freight elevator for the moving process and everyone one in the building was friendly.
Worst experience ever with these guys in the office. We received an email that we owe them some money for the late notice of move out then several times we emailed back and called the office and left the message for them explaining that they are completely wrong but nobody responded and nobody called back. Now its not even a month after we moved out and even though we communicated directly to a manger and they waived the charge in our account we still received a letter from collection. This system and customer service in Lake Meadows is terrible. Thats all trouble.
I just moved in 12/15.I know things are different with the pandemic, but there was no offering to view the apartment before move in. Not even the week it went unoccupied and was being worked on prior to move in. I had to chase the leasing agent down. I moved to a studio and the space is great. Although I requested a storage TWO WEEKS PRIOR TO MOVING IN, I was told to ask the day of, called the office for several days following no answer, and several emails. Mind you Im in a studio so until I got one two weeks later, I was unable to order my furniture for delivery. I called no call backs. Eventually the office manager emailed me and apologized for the poor experience. I was told Id get the keys that day, I didnt get the storage unit until the next day after sitting in my apartment for two days waiting for the engineer.Going to the office is even worse. There are no doorbells and staff doesnt even want to open the door. They act like you definitely have Covid-19 even if youve been tested and treat you like a germ. They will shout at you through the window, and leave you in the cold, literally. If you get seen. I once stood outside the window for five minutes waiting for acknowledgment but the desks are just high enough for them to hide behind. Ive started knocking on the windows, which is ghetto. At this point, I recognize they prefer us not to come into the office, but oh well. I prefer not to be ignored via email or voicemail.CHRISTMAS EVE 12/24, I was robbed at GUNPOINT IN THE ELEVATORS, no cameras, no elevator certificates for inspections or management. The buttons are so old and the elevators are dim couldnt make out Emergency buttons. The intruders were young boys from the next community over called LAWLESS GARDENS 😂😂😂. Our building is secure but they were already in the building. Luckily I only had my phone on me as I was just going down to get my UberEats order, so that was all they took.I had no idea how to contact building security, who consequently are housed in one building instead of being spread across the nine buildings.A resident called the police for me and as the police were leaving building security showed up 30 mins later. Their hearts were definitely in the right place but I felt less secure after meeting the patrol.There has been no email sent out to residents to let them know that there was a gunman in the elevators and running down the East Stairwell of 501. I have received no communication about the incident. I went to the office and the only rep in had no idea what I was talking about.Ive sent two emails since 12/24. No response.I love the location and building, but a structure alone does not make a home. . As someone with two official mental health diagnosis, Ive spent almost $500.00 for ER care out of network, dealing with intense anxiety and fear in my building and neighborhood and have to pay $250.oo deductible for my replacement iPhone. The staffs lack of urgency and preventative actions and the poor use of security, makes this no better than living off 79th and Phillips. Ive lived in the worst parts of the city and never felt so insecure and violated as I do after moving here
My experience has been positive. The landscape is clean and taken care of. The location is near a popular beach. The plaza has a 24hr Walgreens and a Jewels that keep stock. Theres a local LA fitness. The staff seems very attentive, I get emails update me on local issues and apartment updates. The maintenance staff is responsive and my issues get resolve the same day, usually within an hour. The laundry area is simple to understand and have card readers for regular debit and credit cards. Theres extra storage available if requested. They suggest you use RCN internet and I have had no issues with my service since the switch, I was happy to leave comcast. Also, the #3 bus heading downtown takes only about 15 minutes to get to downtown. Overall, this place has a high class feel to it while not being so. Think Hyde Park, but not as expensive and not as loud. Small bonus, it a very mixed raced area with different ethnicities together, I have only had positive experiences regarding this. UPDATED: I am just speechless - At some level, I am very grateful to these people. I had a great training about staying mentally strong in very horrible circumstances - I am just looking forward getting out of this place alive very soon and resume my life :)After staying here I feel confident that you will realize the great stoic truth Marcus Aurelius wrote about- The only thing in your control is your own mind. Rest is all governed by chaos.In case I find a need to vent out my frustrations later, I will update this review and write review on Yelp and other places too once my lease gets over. But hopefully I can just move on with my life, never look back and waste my time writing reviews and forget this traumatic experience!But it may take a while - living here has been a traumatic experience and I will have to keep updating reviews as a healthy way to vent out my frustration!
The security on the premises ARE TERRIBLE AND LAZY. They drive around in the brand new cars provided to them and are CONSTANTLY SPEEDING through the parking lot. 85% of the time they almost hit residents. Maintence is the BEST thing about living in the area. They are considerate, helpful, and tentative. If security acted more like the Maintence workers, the Lake Meadows community would be that much better.
Worst community ever. They charge you and blame you for the thing which you havent done. Management office is not at all supportive. Leasing guys are good. Management guys never pick a call.
I have been a resident for Lake Meadows for several years. Cynthia Howard is a hard dedicated worker, always professional and keep the building very cleaned and polished She has such a charming personality. Another employee is Jesse, always has a bubbly personality and prompt with service.
I’m not even a resident here but I must say their customer service is extremely HORRIBLE. I can’t even deal. I have called several time to view one of their studio appartement, I never got a call back. Mind you I called more than 7 times. So unprofessional. It shows you how unresponsive they are.
After over 15 years living at Lakemeadows the staff constantly violates your privacy by entering your unit if you put in a work order and have kids under 18 they will still enter your unit even if you let the service know that they are not to it’s like your in prison and the staff are guards and wardens trying to chastise or monitor your activity if you go to the store to much or spending a lot they go up on your rent and the try to price you out over time to keep the to keep it going and the staff lives on site and that’s not a complaint !

I was leaving in the north side when I first visited my friends at lakemeadows few years ago and when I first entered in the apartment I immediately knew that this is the place I want to live automatically at the end of my lease I moved here at this place and Im not planning to leave -
It’s a trap there are a lot of fake reviews by management online! They will show you a really nice apartment and then will not show you the actual unit until move in day! They have an ongoing roach problem. Also neighbors said bed bug infestation spread like wildfire. Roaches crawl through every opening in this building especially the pipes and common areas. The first time I saw a roach I was using the toilet and one crawled out of my sink drain. I had to completely bug proof my apartment which is another additional cost but in the end nothing could keep the bugs out. The best I could do was seal my personal belongings and keep the drains closed when not in use. I have seen roaches in the laundry room, front door entrance where you scan the key fob, don’t even think about taking out your trash because something might crawl up the trash shoot and say hi. The windows are old and improperly sealed and the window screens have large gaps where they attach to the window so expect bugs that aren’t already living there to invite themselves in. The building is falling apart and everything is rusted but the just paint over it. The entire kitchen cabinets, heater, balcony, and door hinges are covered in rust and layers of paint which chips of constantly. Of the many issues these are only a few.They have horrible customer service and bully residents into paying additional fees. When I finally gave them 14 days notice they maliciously locked me out of my apartment and charged me $75 to let me back in. I got home from work after a long day just to be locked out of my apartment for an hour. As a full time student with a full time job this type of stress is the last thing I needed. They entered my apartment multiple times without permission while I was away and refused to acknowledge their wrongdoing. If possible I would give them zero stars. I have kept thorough documentation and will take legal action for this. The company should be ashamed of themselves for scamming so many people into living here.
Management was incompetent. Definitely a place you live only a year or two. Great location and the maintenence workers are the best thing about thebuilding

LIVING HERE 9 YRS THIS MONTH AUG. I LOVED IT FIRST MOVING IN. LOVED IT. MOVED HERE TO BE CLOSE TO MY JOB. WHAT I WAS NOT PREPARED FOR WAS THE INCREASES EVERY YEAR. MADE NO SENSE TO ME IVE STAYED BECAUSE IT WAS CLOSE TO MY JOB NOW IVE RETIRED 12/31/18. MY LEASE WAS UP 7/31/19 BUT I HAD TO RENEW MY LEASE FOR ONE MORE YEAR BECAUSE I HAVE SLEEP DISORDER ON 2/14/19. IT WAS A STRUGGLE. I HAD NO ENERGY, NO STRENGTH TO LOOK FOR ANOTHER PLACE OR EVEN TRYING TO PACK. I WISH YOU HAD AFFORDABLE HOUSING FOR SENIORS, BUT WHEN I CALLED ABOUT 2 YEARS INTO MY LIVING HERE I DONT REMEMBER WHO IT WAS BUT SHE TOLD ME THATS WHAT RETIREMENT HOMES ARE FOR . SHE WAS NASTY! SO IM STAYING ONE MORE YEAR, CANT AFFORD IT . THE CEILING ON THIS APARTMENT IS 2,000.00. CANT DO IT. WAS A BLAST!
I have already submitted my account of what happened last night but dont mind doing it again.Last night I decided to head home to my apartment in building #8 after waiting for the snow to stop. I drove into the parking lot around 11:30 p.m. and saw a space that was fairly close to my building. It was next to a handicapped spot which was no problem since I have a disability placard. The space looked as though someone had just pulled out since there were car tracks still in the snow. I pulled in and was just about to.get out of my car when a Contract Tow Truck pulled up and told me that I could not park there. I looked around and did not see any signs and related that to him. He replied there were yellow stripes on the ground. I looked and could faintly see a little yellow since the ground was covered with snow and it was still snowing. The tow truck driver hovered around me to see what I was going to do so I called LM security to see what they would suggest. When they came, I told them I was a paid parking lot tenant, had a disability placard and was a senior. I was also alone and it was now closer to midnight but when they came, they also said I would have to move but that they would accompany me and then drive me back to my building. All the while, for the entire 30plus minutes, the tow truck driver hovered close by as he was almost stalking my car. In the posted picture, you can see the tow truck in the aisle as I inched by him as I looked for another space. I finally found a space a block away and security brought me to my building and by then, it was 1:00 in the morning n the only reason the tow truck driver finally left was when he saw me take out my phone n took a picture of his license. Contract Towing should be there to make things easier for LM tenants, not to harass us!Outrageous!
WORST management in chicago! VERY RUDE! HUGE cockroach issues! they shut off the water without notice MANY TIMES! They keep increasing the rent and not making the improvements people need to live comfortable! DO NOT RENT FROM THEM! they are nice to you in the beginning but do not care about you or the issues you have with the apartment!

I was planning to rent an apartment here. I even went to the leasing office to discuss as the prices kept increasing on their website for the studio apartments over a month. I was considering this as one of the cheaper places to rent in Chicago.After visiting the leasing office, It was clear that they are not interested in renting the apartments ( Maybe they are experimenting how long it takes to go bankrupt with the rude attitude despite empty apartments). I met few residents who stay here and was convinced to not consider this option. Below are few points:1. The corridors smell horrible - There is a rotten Garbage smell everywhere2. APARTMENTS HAVE NO AIR CONDITIONING:A guy at leasing office told me that IF there is some empty box in the apartment for A/C, you can buy A/C and they will charge you $100 just for installation. If there is no box, then they will charge you much higher than that ( Seems it depends on your luck!)3. I read on their website that they waive off $400 admin fee for new residents- leasing office guy acted like he had no clue what I was talking about and rudely replied if I was visiting right website.4. Heard from residents that leasing office rarely answers calls or emails.
I scheduled an apt viewing on Tuesday to look at a studio apt on Friday. I show up on Friday and the people showing me the apt are 15 minutes late to the showing. She then tells me that their prices “change every single day” so how much the apt costs depends on the day you look at the apt and sign the lease. The apt was $200 more expensive on Friday than it was on Tuesday. Absolutely ridiculous and I don’t know how anyone can budget living here.
When I first moved into my new apartment, since I was ATTACKED outside of my old one, I have been having problems with my water. Yes, my water that I bathe, drink, and clean with. When I was getting settled into the apartment I had to call the management 2 times and have them come out on two desperate occasions because my water was coming out brown and it smelled. They came and “fixed” the problem. About a month later I began having the same problem. Today we were notified the the power would be off for about 40 minutes due to then working on electrical issues within the building. I tinted the bath tub water on and it was brown and was shooting out dirt. Yes, dirt. At this point I’m furious because I’ve only been in this apartment for almost 4 months and I’ve had multiple problems with the water being brown, dirty, and smelly. I went to the management office and I was told “well this is an older building so we can’t predict when it’ll happen but it will unfortunately happen again”. This is disgusting. I wouldn’t recommend ANYONE TO MOVE HERE! I am literally DISGUSTED!
Tried multiple times to view a apartment. Left several messages and no response at all. Even went up there and there is no one to talk to.
Does this place take section 8 or HUD ?
Generally it a safe place to live and the apartments are ok. All the the major highways and public transportation are available. It is completely a multi cultural living experience. Thats good. However, the building has mice, the floor plans are basic and outdated, and so are the appliances. Some of the other residents ( neighbors) are loud, rude, and just down right dangerous. Strangers can easily access the building which creates a tense situation for our seniors and young students. The neighborhood stores are ok but lack diversity. The are five or six chicken restaurants on 35th including the shopping center. During the summer, the area becomes a high traffic route. Hundreds of people pass through the neighborhood to get to 31st street beach. Others hijack the park for large cookouts that compare to neighborhood festivals (but for members only) By morning broken bottles of beer, discarded containers of fast food, and other unspeakable item litter Rhodes Avenue from 31st to 33rd. I would not recommend this location for families with young children.
Its a safe location with quick access to lakeshore drive. convenient with jewel osco and walgreen nearby. Though building is a little bit too old.
They will enter your apartment without telling you what day they are coming they will enter into your apartment even though they state that you are the only one with keys I suggest you keep looking for the price that they’re asking you could probably find a more secure building the keeps information flowing between customer and landlord open
Not the worst place . . . But . . .I certainly understand the frustration of the tenants in the previous reviews. Here are the pros and cons of living here.Pros- Close to three CTA bus lines- On site laundry- Community events- Close to the lake- Quick response to most maintenance issues- Communal areas kept fairly clean- Parking, cable and heat included- Sidewalk snow removal- Access to working elevators- Secure building access and building patrol- Close to shopping center and grocery storesCons- Management office very slow to respond to requests, if at all via email- Depending on the building you may have an issues with roaches :(However the management office will send the exterminator ratherquickly- Older properties with maintenance and upkeep issues- I lived at LakeMeadows as a child many of the properties look the same except minorupgrades to the kitchen and bathroom facades, painting and carpeting.Additionally, two of the washers in the laundry room have not workedproperly since I moved in over a year ago. If all the washers are runningat the same time, water will spill out on the floor. Dryers often leave yourclothes a cold damp mess. Apartment windows are older, and wouldbenefit from being replaced. Windows seep water during heavy rainsand if window is not secured when open, they can shatter when windyoutside.- Non refundable pet deposit and monthly pet fee- I understand thebenefit of the pet fee but wish those were assessed more critically andlooked at on a tenant by tenant basis.With all that being said, that is why I can only give it three stars. I must note I do have other issues, but much of that has to do with the other residents in the building- improperly disposing of trash, not disposing of pet waste, use and upkeep of the laundry room. Overall, if you need a convenient place to live, then I recommend, but do not expect a five-star experience.
If I could afford to move again without breaking the bank, I would. As it is, I will probably have to wait until next year.On move-in day, they gave me the wrong keys, but I thought they were right because my apartment happened to be open when I first put the keys in the door. That night, after moving everything in, my girlfriend and I decided to hit Target for supplies. We locked the door behind us. Big mistake.When we got back, we discovered none of our duplicate set of keys actually opened the door. We called management and two hours later around 12:30 AM the maintenance man came and knocked in our door knob with a hammer. We got to bed around 1AM after theyd replaced the door. The next day, while I was at work, my girlfriend left to do errands and realized she had forgot her car keys. She went to unlock the door with the apartment keys and found she was LOCKED OUT AGAIN!This time, she almost lost her job for being so late to work, after they broke in the door knob the second time. Finally, we had working keys, and the next day, my girlfriend took my dog out for a walk while I was at work. We knew that she wasnt allowed a key fob to get into the building because she wasnt on the lease, but there is a keypad on the front door of the building so that she can call my phone and I can let her in by pressing 9. However, in the dog park in back, there is no keypad. Only a key fob scanner. Okay, you think, she can just leave the back and go to the front - except there is a gate surrounding the property. And she doesnt have a key to leave it.She was locked outside, in a prison of a childrens play park. I called up the management office from work, and asked them to buzz her in - they refused because she wasnt on the lease. I explained she was my girlfriend, she was late for work now, and that she was literally locked inside their compound. They basically told me they didnt care and forwarded me to an answering machine. After she finally was let in by a passersby, I called them back up to gloat that they failed to keep her out, and they again put me on an answering machine.I tell you, I left quite a message on it. I want to break my lease now, and move out, but I cant really afford it. I made a mistake living here. The apartments are nice and the maintenance/security people really mean well, but the people who work in the management/leasing offices are idiots and dont care about the people who live here. They make all the mistakes.Anyway, NEVER LIVE HERE. EVER. End of story.
Lake Meadows Management stealing my rent. I pay for rent at Management office (have receipt with stamp) and the following day, deducted from my account. But three days later, send me an email and mentioned that my rent is due and if I dont pay it, I have to pay late fees as well. I have receipt and bank transaction for that matter. They also threatened me to pay second time. I have never heard that double rent payment for a single month (I have never experience with that kind of matter). If they dont receive it, it is obviously someone from Management office stealing my money. I feel very shameful and corruption at Lake Meadows Management office. My advice is please dont do that kind of cheating method to your own renter. Please stop practicing like that.
Discrimination and incompetent!Everyone here seems so nice except the manger he is really nonchalant. I wasn’t shows all available apartments I was only showed very few listings. It took me to take it upon myself to asked about other units and I found a better unit. You try asking questions and you don’t get direct answers, no one knows anything. They give you the run around. I had gone to the office four times just to fill out an application because they won’t answer the phone or return your calls. I plan to file a complaint with HUD. I wouldn’t dare live here to have to deal with people like this on a daily but I plan to make a little noise.
A worst apartment and management I have ever seen. They won’t bother about the resident problems and their main moto is to loot money from residents.I had a problem with balcony door as it was broken because of heavy winds and when I went to give complaint about it the response from management was “we are not going to repair it as it will broke again”. How can we stay in that apartment in that cold weather?So I planned to move out from that hell and they fined me 1500$ for lease breakage.Although I’m requesting the management to reduce the fine, they are behaving very rudely and not even giving me appointment to speak with them in-person.
Unfortunately, not a great place to live if you are someone who likes to be clean. Their, reception to new residents is poor and the ambiance of the apartments totally disturbs. Thankfully, I chose another option
Okay, the management of a building is very friendly and they respond quickly when you have issues with maintenance and so on. We dont have any complaints about that. BUT it is only on the phone!!! we have been telling them that there is a cigarette smell on the corridor and its coming into our apartment. in the result we are having headaches and breathing issues. So, they are simply ignoring it. I understand that someone wants to smoke and obviously dont care about other people LIVING IN THE SAME FLOOR!!!! the management could easily find who is smoking in the apartment.
7/28/20 upgraded to three stars. So far my daughter is content living in Lake Meadows. Her apartment really is pretty mostly due to her taste in furnishings. The carpeting is brand new. Maintenance and security are great at what they do. Upgrades are being done to the buildingsBut, a troubling recent issue is the bathroom is leaking from underneath the floor tiles and walls. Daughter needs to put in a maintenance call asap. She is tired from having to submit sooo many already. Lake Meadows is very old and needs to be razed and rebuilt,Some tenancy polices are still unethical: cancelling free cable after the fact, only allowing selected cable and internet providers, charging tenants for parking, requiring tenants to insure the common areas.It is interesting to me how the owners of this property do not make themselves known.I keep the rating at three stars because but so far my daughter is doing okay and is content.
Today, I just called the leasing agent and one of the lady who received my call is so rude because she was just transferred to other people, and hang off my calls. several times I just called and kept disconnected. I felt that she made me a discrimination as well as I am not fluent in speaking. think about their service before you spent a year for lease. try to find someone who is nice to you in the office.
The room I stay in is pretty well. Dont know about other ones. Laundry place is a total wreck I feel. Not many. The washing machines looks unclean and had to take it to another one outside.
Sent them an email to inquire about the place and they never answered. This just shows how much they care about their residences before I even arrived.
The apartment states that this is a somke free community. But thats not true. Peole smoke in the stair case every night and it smells very bad in the apartment. This is all because of the poor management.
The leasing office was super helpful in getting a place and quickly. Pretty safe semi gated community. A short walk to the beach and, grocery/gym right across the street

I’ve been trying to reach out to the leasing office considering renting a unit at the facility, however after being mislead by the call center multiple times on days that I could come in i finally make it in to the facility just to be turned around because the call center did not inform me to retain a appointment but instead told me to make it there before 5pm for viewing of any units. It’s seems that management team has issues with communication and for this 1 star for the business seems right and I wouldn’t recommend anybody waste there time dealing with them. Make this place your last option.
After staying at Lake meadows more than seven months,I can say that its great experience to stay here starting from Leasing apartment process to Management office staff interaction for any issues with apartment service.They are helpful and always available to resolve it quickly.I want to thanks Ari for helping portal setup issue.
This building is not worth the price. The list of problems below are very minimal. I encourage everyone to find a better apartment elsewhere, lakemeadows pretends to be a great living environment during the initial process, but it’s not safe nor worth the price.Recently, two young men were arrested for breaking into a few apartments while the tenants were home. The problem that lakemeadows has is there is no doorman controlling people who enter into the building. Anyone could gain access into the buildings by walking in behind another tenant. The buildings aren’t protected by the security guards as they just sit on their phones all day and walk around the lot.The apartments are completely out of date, horrible paint jobs throughout the apartments.The kitchen cabinets barely close due to too much paint.The apartments are typically very cold in the winter.Laundry room machines are very old and often are not functioning properly.The laundry room is always filthy and in the pet building people often take their pets into the laundry room.You’re lucky if you find a basket in the laundry to remove your clothes to and from the washer and dryer.The building that the management and leasing staff are moving into is suddenly being update due to the move. However, they took the flooring up on a few floors a week ago and still have yet to seal the ends.Maintenance takes a very long time to come and fix things.
I regret I have been living in these appartments for more than 2 years now and I have contract for 1 more year. The staff in management office are not helpful and are nice just when you have you rental check!Let me give you an example. At the first day in my current appartment, I asked for storage room and wanted them information about how safe these storages are. They told me that it is safe and they evven have cameras in front of the door. But unfortunately, about a month ago, some one broke the lock of my storage room and stole my $600 bike. When I called security they told it is non of our business and management also told that the storage is not safe and they know it! I emailed to staff in the management office and asked for help but they did not even respond to me email, pretended they have not seen the email.Beside that, I have seen mice in my appartment. Sometes they come into the unit without prior notice! There is alot of noise and there is usually heating problem during the cold winter of Chicago. These appartments are not safe.Please be aware of these points when considering lake meadows.
I have been leasing here for over a year now and believe it when I say, it wasnt by choice as I am not planning on re-signing next time around. While I love my small cozy apartment that I have made home, I hate that the cabinets in the kitchen dont close all the way; the closet doors ALWAYS comes off the hinges because they are so cheap. I mean, Id almost seriously rather have nice curtains than these easy breaking sliding doors; you smell cigarettes and weed from the neighbors that come through our windows and vents and most importantly the staff in the leasing office (and some even in management office) are just unprofessional. I have been late on my rent ONE time with Lake Meadows. I sent several emails before and after to let them know what was going on and I still got a rude voicemail on my phone saying they were getting ready to send paper work to the attorney for me not paying. I called them and had to remind them I was in communication with them about when I would pay and apparently she did not check her email. That shows you how much work is really done around here. In my honest opinion, they are money hungry people. Ive never heard of a place increasing your rate every time you resign. I can see if they updated anything within the apartment, but how does it make sense to raise my already expensive rent, just because I am deciding to resign with you? And sending someone to court for $800 just sounds ridiculous, as it cost more to even send someone to court. Ive heard of after three months of not paying, but not ONE. Which would have looked silly on their end anyway, because I had proof of me telling them when I would pay. Lake Meadows gets over on people. I am not a fool. I know I mainly pay for location. These buildings are entirely too outdated and that alone makes it hard to even refer friends to live here as they do not want to deal with the unprofessionalism or just living in an old space. I know people staying in studios in the gold coast for what I am paying every month. And to be honest, you can rent to own a home instead of giving these people all of your money every month.
Lake meadows isnt worth the money. The company is going through so many staffing changes and overall changes nothing stays consistent. Less than a year ago the management company switched cable service providers without tenant input to more a expensive and lower quality company. When questioned why a change would be made without tenant input, since we pay a portion of the cable and internet fees, I was simply told the company pays the majority of the bill and it is their choice which providers to contract with. Well fast forward, now the management company no longer pays any portion of the cable and cost yet tenants are saddled with a higher bill and the subpar service. If you like inconsistency Lake Meadows would be an amazing place.
Had a never ending cockroach problem in my apartment. After over a dozen treatments the problem was not solved. Finally got fed up and decided to give them a 14 day letter to either fix the problem or Id terminate the lease. The 14 days came and went, I found another cockroach in the apartment, I showed this to management but the lady just conjectured that I could have taken this before the 14 days, because iPhones dont capture all that metadata that tell you when and where a photo was taken. They didnt want to accept me legally exiting the lease, and came after me illegally with a debt collector after I moved out trying to recover rent they werent owed. On two occasions they declined to allow my emotional support dog to accompany me into management office, despite ADA regulations. They also entered into my apartment with no notice. They ended up having to pay a fine because of that, and ended up retaliating by not accepting the termination of my lease because of the unsolved cockroach issue. Retaliating against a tenant just because they were called out on something illegal (coming into the apt with zero notice) is itself illegal in chicago according to Municipal Code Title 5, Chapter 12 5-12-150. Avoid these people at all costs!
I went to check about available apartments to lease at leasing office and they were super rude. It felt like they are doing me a big favor by just answering my questions and were annoyed by my presence there.
I visited this along with my cousin - We have been looking for apartments online - The rents for this one keep fluctuating like stock market. When we visited and saw the rude attitude of the leasing staff, I was very surprised. Then my cousin told me why - they are just not interested in renting the apartments here. It seems one reason for that is, they want to demolish and redevelop these apartments and get rid of current residents for that. Of course, they dont want new people leasing here.
This management office and maintenance office is supper creepy. The window screens are very dirty and no one comes to clean at all. Our window was broken and submitted the ticket several weeks ago, not fixed it till now. I also asked for a locker more than one month, two weeks ago they said it is going to be ready, but till now Ive seen nothing. The regulating valve for heating doesnt work, I have reported that but they said it have to be repaired by some heating department when heating starts to supply. Everything is broken here and no immediate repairs at all!
Horrible place to live tacted all these cleaning bills and I left the place the way I got it they were mad I didnt stay, very petty, plus it’s not safe. Engineers left my door wide open . It is totally not worth it !!!

TAKE HOME MSG: Lake Meadows has unmaintained washing machines & dryers; uphill battle, dismisssness and insults if your try getting refunded for machines that dont have out-of-order signs.Im sitting here on my third hour of laundry so I figure I might as well share what doing laundry at Lake Meadows is like.Call management staff after reading reviews and ask them about these issues. Theyll confirm that these are current issues. Certain staff (Denise, the receptionist) treat you with the utmost respect. But she might be the exception.Laudry machine regularly are out of order (understandable since the high usage would necessitate maintenance), HOWEVER, when they dont bother to even place signs on machines that are out of order after being told about them through multiple calls and visits from tenants, it informs you about how poorly this place is managed.Personal experience (with pictures attached): after complaining that certain machines were out of order and had no out-of-order sign or had out of order signs that were simply thrown on without any attempt to secure them to machines, I visited the management office on Rhodes Street. I spoke to Gina Abraham, the office manager, and informed her that I lost money on these machines that were continually out of order. Rather than extend the courtesy of replacing the $3 that was lost on my card bc the washing machine was broken & without signs indicating as much, Gina Abraham proceeded to speak to me condescendingly as though I was looking for handouts. She said it was like [Im] dipping into the well by asking to be refunded since I PAID 3 TIMES TO DO 1 LOAD OF WASHING. Once spoken to that way, I made sure to highlight that if you make the mistake of being past due by $1 you will get a written notice of potential eviction for that $1 from Lake Meadows. Its the type of service that makes you regret spending even one minute in this building, much less signing a longterm lease!When you pay for laundry services that dont work, they treat you as though you are an inconvenience. Furthermore the renovations of laundry rooms in this complex of buildings is taking weeks longer than they said it would.The $50/month you think youre saving here will be negated by the Ubers/taxis you need to take to do your laundry off site.Ps, my $3 lost is nothing. Ive spoken to other tenants who lost $15 on faulty washing machine without out-of-order signs here.
My grandparents have been living in lake meadows for years. Started off good, but this place has took a turn for the worst. These past few months some tenants have had problems with rodents (specifically mice) and the problem has only gotten worse. It has gotten so bad, i probably will have to move my grandparents out considering there are SIX mouse traps in the kitchen alone and about TEN more traps around the apartment. I’m so sick of this place it feels more like the projects! Washer and dryers outdated and always broke, and so many other issues that we are just fed up honestly. It’s really not worth the money.
No safety. I have missed many packages that worth a lot.the companies have approve that they delivered the items but when I call them they have nothing.
Ive stay lived in lake Meadows apartments for a majority of my life. Service is good, community friendly, environment beautiful, and shopping convient. They get 5🌟s and 2👍s up.
Close to downtown, beach and several public transportations. Safety issues at certain times and slightly expensive for the quality of life you will be getting. Public transportation available round the clock.
Horrible service! The manager, LaTeresa is unprofessional and down right rude. Ive seen her yell at her coworkers, ignore tenants while they are waiting to be helped. Im surprised she is the manager, that speaks of the company she works for I guess. I wont be renewing! Stay away if you want service with a smile, you wont get it here!
Im Jamie Harris, a new resident who just moved in on 5/30/17 in Bldg. #2 and IM LOVING IT!! I am so thrilled to be a part of the Lake Meadows community and am truly pleased with the awesome customer service and professionalism I received throughout the leasing process and now that Im an official resident (even the package delivery service is cool!).My view is so calming and the amount of natural sunlight that comes into my apartment (especially the bedroom) is magical! I feel safe and secure thanks to the amount of outside lighting, 24/7 on-call security patrol and that the CPD Headquarters are located on 35th & Michigan.I love the fact that I’m within walking distance from the 31st Street beach and the Lakefront Trail, that my my work commute towards downtown is 30 minutes via public transit (which there is a CTA bus stop right outside the front door, talk about convenient!) and that I’m right across the street from Jewel’s, White Castle, L.A. Fitness, Walgreens – who can ask for anything more?!I met so many amazing people from Jasmine Singleton in Leasing to Thornton in Maintenance to Mario & Ben in Security and lets not forget about Gina, Denise, Wilma and Colleen in the Management Office! Heres to the best staff in the world - I know I made the right decision in choosing Lake Meadows as my place of residence! This has been a dream of mine for a while and now it’s a beautiful reality! I’m so happy :-)!
STAY AWAY!!!!!! This people are awful. I have been living here for almost a year and I cannot wait to get out. I would like to start with termites (ants+spiders etc) all over the place and exterminators that you have to wait for at least 7 days to shop up and dont do anything. If you try calling them again they dont even show up and they simply update the work order like nothing happened.Management office is almost always unavailable unless you owe them $3 for some kind of unknown fee- in that case they suddenly become available and send you 5 days eviction notice. Neighbors are loud and theres a constant smell of weed EVERYWHERE. No comments.

Terrible management. It can take up to two weeks for them to fix anything. It tools three attempts to fix something and I told them the problem.Theres a lot of rude college students and many of them share one apartment. Theres cigarette and weed smoke here.Theres black soot coming out the vent.Parking is awful. Theres a lot of people that park in the parking lot and they dont belong there not have a sticker for parking.
I am pretty livid. I am a current resident at Lake Meadows, have been since the beginning of 2016. While I have had some issues over the years with Lake Meadows, such as security issues (my car was broken into and the security wasnt the most helpful), and the fact that you can never and I do mean never call into the main office and get someone (always goes to the off site call center, and they can pretty much only take a message....gee thanks). But overall I was pleased, due to its convenient location, and fair pricing. Well we can take pricing off the list. Now I understand rent in Chicago is going to rise. Just nature of the beast. My rent has risen a little over 15% over the last 2 plus years. Tough, but that is nothing outrageous or unexpected. But, however what has been unexpected is the change by the property manage in how they manage the amenities given to residents and the costs. Over the last year or so, the residents of lake meadows have been nickled and dimed due to only what I can guess is greed by the owners, (I called RCN and they laid this squarely on the property management) and I have just about had it. So let me get specific. In 2016 parking was free for the tenant in the community lot. Change was made last year to charge a yearly rate ($50M I believe) for a parking pass. Okay $50 is nothing to some. I get it, But lets discuss cable and internet and how that has changed, When I began in 2016, there was a modest cable pkg offered by Comcast at no extra cost to residents. Perfect and a nice little perk. Well in the fall of 2017, the building decided to agree to an exclusive deal with RCN. This exclusive deal meant that anyone using Comcast cable, or internet would be forced to cancel, because the Comcast wiring was being removed. Did residents have any say in this? Of course not. Is RCN a better service than COMCAST? of course not? Was this done with the residents of Lake Meadows in mind of course not. The package, though not as good as what Comcast offered was still offered at no extra cost. However, I was receiving Comcast Xfinity internet service at a discounted rate, and I would now need to pay more than double if I wanted to continue having internet. So I was out of luck on the internet and having to pay an extra $25-$30 bucks per month more, but to be fair I still had access to cable to free. So if we are scoring paying for parking in the same lot, and paying for double for an internet service I never wanted, and now receiving a cable package that I feel is worse. But hold on the greed has just begun. So get a notice today that the RCN cable service I never wanted, but at least was free due to the agreement made, was now being transitioned form a bulk agreement to a retail agreement. Meaning residents now would not be getting the basic cable pkg previously offered for free. Residents will now have to pay. How much? Depends on the package....but when speaking with RCN the cheapest bare minimum pricing I was offered was $65 per month. Great, so to get an even worse service than I currently have it will only cost me $65 per month. Who wouldnt take that trade? Keep in mind to match my current package it would be more. So okay surely since the cable is no longer being offered at no cost, the residents of Lake Meadows will now have the option of choosing another provider? Nope. RCN is still the exclusive partner. SOOOOOO alright lets score this. Over the last 2 years. 1) Now paying for parking in the same exact unsecure lot my car got broken into (well they did paint it). 2) went from Comcast cable service I liked to and RCN cable service I dislike, to now an RCN service I dislike just as much or even more and also have to pay at least $65 per month (potentially more) to use. 3) went from receiving Comcast internet at an affordable rate to paying more than double (an additional $25-$30 more per month) for a similar internet speed and package ( I checked, RCN does not offer the same discount programs, or really any discount programs). What did I or the tenants gain? 0. In addition was not notified

Well there are so many judgement about the safety issue and the old facilities at LM but i still want to mention so many great things here-1.unbeatable nearby envrionment with huge grassland, community park, jewel osco, and 10 min walkable way to michigan lake.2.free parking with sufficient space, rout 3 and 4 bus neaby.3.suprisingly nice neibor and LM staffs no matter management, security or maintenance guys.it is an old building so there is always things broken at home but comparing to all the advantages abd most importantly the low rent+ utility fee, i want to stay here longer before buying house.
This leasing agents and customer service agents are terrible!!! No one ever calls you back, they dont know the answer to any of your questions. Management was suppose to call me back 3xs and NOTHING!! The office is supposedly so booked that you cannot get an appointment for 3 weeks out.

They have leasing office full of un-professional people. This problem is widespread over both the Praire shores and Lake meadows apartment. Someone please tell them that moving to a new apartment is already very hectic and they add up to our miseries. I started the paperwork one month before, both the times, once in Praire Shores, and second time in Lake Meadows. They somehow managed to stretch everything to the move in day. The leasing agents doesnt respond to emails or receive calls. Once I got an appointment to meet an agent by in person going to office, but next day when I reached at the time of appointment, I was told tht the agent doesnt work on tht day. How stupid can people be. Had pathetic experience for consecutive 2 years. I have no other option close to my university otherwise would never have taken an apartment here. Deserve a zero star.
Lake Meadows is an outdated 1950s apartment complex. There are are 9 high-rise buildings that are very similar to old public housing projects. Lake Meadows was built and is managed by Draper & Kramer, and D&Ks CEO has publicly stated that Lake Meadows is physically and functionally obsolete. Awful. I have been living there for approximately 6 months. There are about 100 layers of paint on everything which looks awful. When we first moved in there was a spider problem then came the ant problem immediately followed by the water problem - which came in through the windows everytime it rained. Now its winter, the apartments are extremely cold 90% of the time or too hot the other 10%. There is also a ventilation problem. There is black soot coming out of the vents which management refuses to address. This place is a dump, and health/safety hazard. DO NOT MOVE HERE.

Very rude staff. The heating in my apartment was constantly below legal, I called severally for this issue and the maintenance Guy was extremely rude and unpleasant. I kept having roaches in my apartment. The carpet in the hallways are smelly
