Horrible agency. their agent tammy horton had a 2 hour showing till 8pm at night which is abnormal and disrespectful. than they pulled furniture away from my walls and than if the above wasnt bad enough they turned my water valves off in my cellar so I had no water in 2 of my bathrooms, This is the most abnormal and disrespectful agency I have ever seen. Do not hire them or ever allow them on your property for any reason

My mother has a agent from here she has not been professional you do not give someone a code to get in the house to make repairs without sellers permission. Agent does not return calls and seems to think my moms decisions are not important when it comes to being the owner of her house. When you have a couple who offers cash for the house and agent turns them down cause she promised house to other person its not the agents home to make that decision. I would not recommend Lisa Luterer she is very unprofessional. I would not recommend this agency because they have agents who make decisions without owners permission.

I ended up with Kaitlyn Barks at Worth Clark Realty as my listing agent because of a postcard she sent me when my home was listed for sale by owner. Unlike the other agents who tried to convert my listing via cold calls, Kaitlyn was respectful, courteous and not at all pushy. I knew after just one phone conversation that I wanted to give her my business.It turned out that Kaitlyn is one of those rare people who keeps track of every little detail, sends regular updates, is willing to communicate via email and text message, and anticipates your every need. She answered all of my questions, had lots of helpful advice along the way, and always managed to calm my fears when sellers anxiety kicked in. Oh - and did I mention that she also had my home under contract within 24 hours of listing it?Its rare for me to write reviews, let alone be able to completely trust a service provider completely. Matt Adams at Worth Clark Rental Management responded promptly to my initial contact for a property manager. He came to my home to meet me and explained the process and answered all questions. I interviewed several companies/leasing agents and decided to go with Matt. He found the perfect tenants for my home, recommended a monthly rental rate that I was very pleased with and had my home leased within a week of listing. Matt returned my emails and phone calls promptly during the initial listing period. He also took amazing photos of the home. At this point I have been very pleased with Worth Clark and Matt Adams.
Shady practices happening.So... Ill start off with after doing some research we found out the agent and seller are sisters! I know contractors and city workers so we fully did our research after the sellers and agent became very shady after the inspection. All work on done on house was never permitted and roof wasnt properly permitted. They consistently lied about when they moved in to avoid the issues at hand. Public records show they were the buyers in 2005 but consistently changed their story to they moved in 2010 after the basement was remodeled or they moved in 2012 after the electrical and roof were done.House was remodeled and basement was fully finished with structural work done with no permits. Agent kept saying they moved in after it was done... Even though public records list them as buyers in 2005.1) huge horizontal foundation crack in basement (they put foam in the access hatch to hide it). Im a structural engineer so I know the serious implications of a moving horizontal crack.2) All electrical work done within the the last few years isnt up to code and isnt permitted, at least a dozen unground outlets, outlets under sinks with exposed wires, live wires consisting of split wires from other outlets or hardware. (They tried to hide all of the live exposed wires up in the insulation of the garage). Story then changed to they moved in 7-8 years ago...).3) Roof - the owner installed a swamp cooler by himself and cut the hole in the roof themselves. They didnt properly fasten or flash anything in so moisture was collecting in the attic. They also had blown in insulation... So imagine the mold that could happen. So they cut all their own vents but instead of 1 way vents put 2 way vents. This also was illegally permitted.4) They were really only considering FHA offers (Mainly low income or 1st time buyers, in this case all 1st time buyers). Which were assuming is to trick the desperate or naive in to buying this property.6) Our agent called their agent and she said Well I dont think the foundation is an important part to a house, I thought this was an As Is sale. Really?! Because it was never advertised as that or stated as an as is sale when we called her during our walk!7) She relisted it 15k higher so they can have extra money to try and fix stuff.Im an engineer and this is why we dont inspect stuff for direct relatives! It can cloud your judgement and lead to some shady practices.

Dawn Kristoff was an awesome Realtor. She was calm and cool under the pressure of multiple offers. She never once told us what to do, but wanted to meet us in person to go over the offers. With her great information and Dawn showing us all aspects of each offer, my husband and I came to the same conclusion. We picked the offer that we thought was the best offer for us (not necessarily the highest offer, there were other factors too). The transaction went off without a hitch, it was smooth and stress-free. We closed this month (June 2018), and could not be more pleased. The neighbors are happy too, Dawn pushed the price to the highest in our neighborhood! Dawn did whatever she could do to help us along the way. Before our house went on the market, she brought over a beautiful bed comforter-set for our guest bedroom. It could not have been more perfect for the room. I cannot contest to what this company truly does because I never had a chance to get started. I spoke to a representative/agent but the only thing she did successfully is push me away from the company. I called to inquire about properties and was rushed and pushed off the phone. She spoke as if she didnt care to help me and the funny thing is that she called me back. I found the conversation to be rude and unnecessary. I was not able to obtain any information whatsoever. In her defense she was helping a client at the time but I did not understand why she would bother calling me if I (a potential client) was so irrelevant. I applaud anyone who puts time in servicing their clients; however, they may want to consider at least being polite to the prospective ones. Im not sure about dealing with them. Who knows maybe it was an off day or just stress. We will see.

Noting the owners response below, I thought I should take this opportunity to further address their comments, which are outrageously misleading. There was no dedication shown, and no resolution offered, other than an offer of $80 to settle their debt of close to $2,000. that they owed us. It would be clear to anyone that this was an insult offer made only to upset us further. The original review follows:We hired Worth Clark to manage our our rental house. After our tenant moved out, Worth Clark charged us $1,150.00 to make all inside repairs to the house and therefore bring it back to move-in condition. They hired a third party to complete all work, and never checked to see if any of it had been done. When we entered the house two months later, we found that not only had none of the work been done, but additional damages had been incurred. The company that Worth Clark hired was unreliable and at some point, went out of business. Worth Clark was entrusted with our money, which they requested, in order to retain a contractor to perform the duties of repair, cleaning, replacing parts, etc. Having hired such contractors, and paid them up front, they were under a duty to monitor and secure the completion of said duties. Not doing so constituted dereliction of duty and responsibility promised under the lease.During Better Business Bureau mediation, they claimed to be protected by paragraph 13 D of the lease, which states, ...broker shall not be responsible for the acts, defaults, or negligence of contractors and employees if reasonable care has been exercised in their appointment and retention. However, I think it is quite clear, that since they, Worth Clark, did not step foot in the house during the entire two months, they did not take reasonable (or any) care in the retention of said contractor.One would be hard-pressed to imagine anyone being happy with an offer of $80. (an offer clearly made as an insult) to settle a debt of $1,150.00 (which doesnt even include the $500.+ it took to fix the damages incurred by the third party). Surely thats not what youre speaking of when you say, resolution offered. Please let me know if any real resolution has been offered.Or perhaps you were speaking of when you offered to settle in November of 2016, but then ceased all communication, refusing to return calls and emails from then on, until I filed the complaint with the BBB.To the owner: I know you were not involved in this matter at the outset, and may be confused as to whether any realistic resolutions were offered. Clearly, they were not. Could you please explain to me which dedication you are referring to? Additionally, I was not seeing the dedication when I provided some questions to the BBB mediator for you to answer, and you refused. If you would like me to provide you with further evidence and information, I have dozens of emails and more photos.

Beware!!! Read the negative reviews about this company before choosing them! I have had very similar experiences to what others have reviewed.I recently purchased a home and the sellers company was Worth Clark. We found many issues with the house AFTER purchasing, that the seller did not disclose. But one of the main issues is that the seller was supposed to use a REAL company to fix the fireplaces gas leak. Instead, he used a side-jobber and the selling agent, Alan Woodhouse, helped the seller make a FAKE INVOICE so that it looked like a company fixing it. after 3 months of researching and finally finding out who fixed it and bringing this information (about the agent making a false invoice) to the attention of the seller and agent, they finally agreed to fix the fireplace using a reputable company.The seller also lied on the disclosure, stating that there was no HOA and we found out that wasnt true when we went to install a fence in the backyard. The agent never made sure that there wasnt an HOA AND is still sticking to the story that the seller didnt know, which is ridiculous because his dues are current.The seller also stole the appliances that were to be sold with the house and the agent said we are making this up and treating us unprofessionally.My agents broker and I have been trying to contact the agent, Alan, and the broker, Ryan and get some resolution. But now they have decided to stop answering our calls. I called the company to complain and it seems that the agents broker, Ryan, is the person in charge and I told the secretary he has been CCed on all emails and has not responded to any of them. She said she would have him call me. After 4 days of waiting, I called back and said I wanted to speak to Ryans boss and she hung up on me. VERY UNPROFESSIONAL!!! Do not use this company! They are scam artists, unprofessional and will get you tangled up in their dishonest schemes!!

They do not consider being locked out of your apartment an emergency. Also, having a broken A/C unit when its over 100 degrees outside is also not an emergency.It also took them over a year to make good on terms we agreed to prior to signing the lease agreement.Would highly recommend looking for a different company!!!!

I would not recommend letting them manage your rental. We have had a difficult time with almost every interaction. The latest is our ability to get maintenance records on a rental property. Their website will not download meaningful data and no one from the company will respond to our effort to rectify.

This review is less about Worth Clark as a whole, and more about the realtor we worked with specifically: Rand Echterling.We were unable to sell our home due to its unique age and layout, so we decided to rent it out through a management company. Worth Clark has a good reputation and competitive rates for landlords.Rand was apprehensive about putting our house on the rental market while it was still for sale, so we had it pulled down the next day. However, Rand didnt return our calls or get the home listed until almost 4 days later. He said this was due to illness on his part, which is understandable.Then, we were contacted by a prospective renter through another channel. They had spoken to our management company (Rand, specifically) and stated that we dont allow pets. However, we had a long, in-person conversation with Rand specifically about allowing pets. I dont know how many people he misled with his incorrect information. He explained later that he must have gotten some wires crossed.Finally, they found what they considered to be a good candidate to rent our house. From the very beginning, we were very clear that we werent interested in giving second chances. There have been too many people take advantage of us, so we cant have any evictions or foreclosures in a renters history. This was the final straw. Rand explained that he had slightly sub-par credit, but that his parents were co-signing. This was fine with us, as someone else was on the hook to guarantee payment.We decided to do a simple public record search of the candidate that Rand presented and were shocked. He had a foreclosure from 9 years ago (which wasnt bad, considering they drop off of credit after that), but another foreclosure less than two months ago! We called Rand and he insisted that our information was incorrect, and that they were very thorough in their background check process. I even sent him screenshots from the public record website showing our findings, and the renter contacted us directly to explain why he had such a recent foreclosure, yet Rand still held firm.The explanation from Rand was that they only check CaseNet (Missouri) and a simple credit check. They dont do public record search in Kansas. However, this renter lived in Kansas, and was attempting to rent a home in Kansas. Common sense would dictate that a public record search should be done there too.Due to Rands inability to deliver or even accept accountability for the shortcoming, we no longer do business with them and are simply renting it out privately. The manager from corporate was very understanding. Hes the only reason it isnt a one-star rating.

He was on top of our situation all the time and kept moving forward even when our renters made showing the house into a huge hassle. He took care of us and got the job done. Matt Adams was wonderful helping my partner and I find a new home in Wildwood. We looked for several months and we were debating looking in St. Louis City and eventually decided on Wildwood, MO. He found several listings and sent them to me and every time I found a listing I was interested in, he made himself available to show us the homes right away. Matt came prepared with his research on comparable homes in the areas we were looking and responded right away to any questions or concerns we had. I always recommend Matt Adams to anyone who tells me they are looking for a new home. We are so happy with the home we decided on and are very grateful for his help. I would have given Worth Clark a 4 star here because my family have been good tenants in the condo we have rented since 2015. Anytime we had a problem that required maintenance, your company responded quickly and on time. We even spent our own funds to refurbish our section of the courtyard to make it look like the part of a real home (it was full of weeds). The reason I give a 1 here is that you have sold your property management book of business to Renters Warehouse, who is domicled in Minnesota (Eden Prairie), not here in the STL area, and as a result, we have been informed as of this writing that we must leave the condo. This comes not 2 weeks after Renters Warehouse took over in late March. I do not fault the owner here, because I can understand that he does not want want to deal with an out of state property management firm. Im sure he took the time to review the ratings of Renters Warehouse (via Google and Yelp), and decided it was not favorable for him to continue. Worth Clark could have sold their STL property business (or this condo) to someone here locally. If that was done, then my family would have stayed here. In all, what has happened is out of our control, and we have to pay the price.UPDAte
I read a ton of positive reviews and had full confidence in this company. After as much money as I have spent and continue to spend each month having them as a property management company for me I honestly dont know what Im paying for most days. There is no way I could rate them higher than two stars and the only positive thing I can say is they found tenants for me. After as many problems I have encountered throughout this process almost from the beginning and still months after having the property rented, I will never do any business with this company again. I give places multiple chances because I know things can go wrong with any business at times but this company has dropped the ball more times than I can count and has added nothing but a ridiculously stressful situation to what was supposed to be a simple process. I have even reached out to the company before getting to the point of writing a negative review but Im that dissatisfied with any results from them that it needed to be said. No company is perfect and I know that but I have never been as disappointed than I have with Worth Clark. ---In addition after the original review was made I received an email urging me to delete it to give them more opportunities to fix problems or a 60 day cancellation of services would be sent to me so the star rating cant be zero because I dont believe in deleting reviews just for image reasons so the rating will remain at one. Please do research when dealing with any property management company. As far as their other services I cant comment and Im sure they are very well done and educated people to deal with but this was not a good experience for me personally.
The staff was friendly, but not very responsive when I had any issues. My back steps were rotting away and the maintenance guy they set me up with never showed up after setting up multiple appointments with him. So, I went with broken steps for the last few months of my lease. I also never got my full security deposit back because they said it needed touch up cleaning but they could not specify what that meant.
Not at all surprised to receive communication in my inbox today that WCR is exiting the property management business. Funny that in my PM contract, I am asked to give a 60 day notice if I want to use a different management company, but they are giving all of their clients only 25 days (From March 2 notice to March 27) before running for the hills. Its actually quite hilarious. Before this notice, I had already decided to cut my losses and go with another company starting in April. Sounds like I made the right choice.For those of you who are considering using them for their residential realty services (the only service they will apparently continue to provide as of 3/27), I would be very weary. Im sure that individual realtors will have their own communication styles, but nothing can fix the absolute breakdown of communication coming from WCRs central office.Its really not worth my time and energy to go into every single detail here, and trust me, I could, but Im ready to move on, and Im happy that WCR realized it was time for them to drop off as well. Many headaches saved for clients and tenants, and peoples livelihood hopefully put in the hands of a more responsible company.

They have a good pricing structure and offered Eviction-proof leasing (for 8 months) but we had lots of trouble right from the get-go.The realtor assigned to us didnt feel comfortable listing our house on the rental market until we took it down on the Sellers market, so we cancelled our contract with our Reece Nichols realtor. It took Rand 4 days to get the house listings up for a rental. I chalked it up to him being ill as he had claimed.We had a tenant contact us directly and I forwarded her along to Rand to do the showing, etc. She called me and told me that the realtor told her no dogs, when we had very clearly discussed pets being okay, the pet deposit, etc. I showed the house to that couple.The Qualified Tenant that Rand called me with was also my client that came to me thru Craigslist that I had sent over to Rand. Rand told me that he qualified and that he would need a co-signer because his credit was a little low. Tenant wanted to move in within 4 days, so we started the process, but I did a County Records search on the tenant. Found 3 mortgage foreclosures. THREE! Including one that had a judgement come down in the last 45 days.Three different calls to Worth Clark home office to speak to Todd and kept getting voicemail and never did receive a call-back. Not one stinking word from management on the situation.Sent over cancellation request and advised my realtor to come get is sign and lockbox. We will go with another company.Edit: I want to update everyone. I did eventually speak with Todd Wilkinson about the situation and he assured me that they would speak with their realtor and review their tenant screening process. They canceled my contract and the tenant did not move in. Todd spoke with me at length about it and assured me this is not how most interactions go, and apologized for the delay in his response.I cannot attest to any actual changes to the background check that Worth Clark does on their tenants, but I was assured that it was changed.
