I have rented many places over the years and have had some very bad experiences. But for the first time, I had an absolutely fantastic experience. From start to finish, Chattanooga Property Management was helpful and responsive and professional. They respond to maintenance requests timely. They also are sure to always answer any and all questions. I love that they have a texting line set up to be able to text in any questions. I never once had any issues in my 2+ years with them! HIGHLY recommend!!!

Melanie, Vanessa, and the ChattanoogaPM team were a delight to work with. They made it easy for me to view my potential apartment, even from afar at the height of COVID-19 lockdowns. When I moved in, there was an extremely thoughtful move-in gift bag with things to get me started (shower curtain, some candles, etc.). Throughout the term of the lease, the team was extremely responsive and helpful, and the one or two maintenance requests were fulfilled quickly. Thanks for the wonderful year of service, Melanie and team!

Be warned ....to check the TN Bureau of Investigation Sexual registry MAP tool before you move anywhere in Chattanooga area. As far a a tenant they had a repair within a few days every-time I put in a ticket . They also always respond to my call and emails, so as I have no complaints. Just be sure to check that registry if you dont want to end up next to a predator.

What a condescending, patronizing, response. Very unprofessional company for suggesting I wasn’t apt to pay my bills. I ended up paying my rent in advance for 5-6 months so I did not have to deal with their “company resources” like your buggy website and faulty encryption. The fact that you would allude that I wasn’t able to pay, and was mandated by my lease to pay over 6000$ in one day is deplorable. That never happens with tenants. That was out of good faith, my own fiscal well-being, and most importantly avoiding a monthly headache.Obviously, it is not your job to initiate a payment without consent. Yet, its nigh impossible to initiate the payment from my side via the website. I try to remain cordial and ask to initiate a payment from over the phone (as you have my bank account number and routing number). But you berate me for trying to do so and slap late fees whilst actively searching for solution . I was only trying to give you my money through mediums other than your website.It’s been rectified now. although, I don’t believe anyone should be treated like this.Sincerely,James Cannon

I went to view one of their properties which was a duplex. However, I only viewed one side because that is the side I requested to view. After viewing the property my sister and I immediately applied because we loved the home. We were approved and we received the lease agreements. I noticed that our lease had a different address so I made management (Melanie) aware of this. At first Melanie said she did not notice the slip up. Then she came back to say we did not put the correct address on our applications and there were two different addresses on the application and the home we viewed was taken because someone had just got approved for it. So she went ahead and processed our applications for the other side of the duplex, without checking with us to confirm that is the side we wanted or even notifying us that the actual side we went to view was already taken.She told me we could receive our reservation fee back since it was their mishap. This was all said via text message. I confirmed for her to do that and cancel the application. Then I asked her about another property that was available through them. She first told me the property was taken then she came back to say it was available. She started quoting the prices for the home and I told her I would need to discuss with my sister first. I also told her we would need to view the home first. She gave me a link to apply to view the home. Then she reneged on her initial offer to give me refund and said if we did not choose a home within three days then our money would be fortified. However I still wasn’t able to even view the home because they didn’t send me a email. I informed her of this and she waited two days to reply to me to give me the code to enter the home. After viewing the home we did not think it was worth the money. So I asked Melanie about our refund she said she would give us in the beginning. She then said it was fortified because either we could get a refund or choose another home, which she never said to me. I never said I wanted to purchase the other property I only inquired about it and viewed it. After going back and forth with Melanie in emails and text I finally told her I would like to talk in person because there seem to be a lot of miscommunication. She never replied back to me.This whole experience with Chattanooga Property Management has been unprofessional and displayed bad communication. I informed Melanie that I just had a baby two months ago and I am currently paying for school so I do not have money to lose, especially now during this pandemic. She did not seem to care one bit. Either we could choose a home we did not like and pay even more money or we could just lose our money all together.

My husband and I have been renting from CPM for almost 2 years now and it has been nothing short of a n absolute pleasure. In my experience the staff has always been friendly and easy to speak with about any issues, and very quick to respond. Melanie specifically has been an absolute dream when it comes to addressing any concerns in a kind and timely manner. This all started day one and has yet to change. The process for applying and being approved was simple and straightforward as well. The property we’re in was well kept and clearly cared for. Overall if I could give more than 5 stars I would. You can’t go wrong with CPM!

I Lived here for a year. House was fine, great location. First, I was excited to rent the property. The advertisement stating the lawn would be mowed. However this wasnt true of course. So before signing your lease MAKE SURE THE ADVERTISEMENT IS CORRECT!! Made a $1400+ deposit. Didnt get half of that back, even after deep cleaning the house, and repairing most of the worn damage. They didnt allow me, or offer me to show up during the walk through, which I did ask multiple times. This is required by law... However I didnt press the issue. Melanie is real nice and easy to contact the first time signing up for the lease, after that shes MIA. Her front office lady is who you will be dealing with moving forward, and good luck with that... Over all, this place needs more employees, and better communication. I understand they might be super busy with all the clients, in that case... HIRE MORE PEOPLE. Communication was beyond poor, it was almost non-existent.Repairs. The maintenance guys did alright. Theres a leak in the roof, in the garage, I raised concern about multiple times, and all they did was cover the leak with spackling. This isnt going to fix the actual issue, and the homeowner will have a larger problem if the issue isnt fixed.. Tree fell down a year ago, never got removed.. Other than those two issues they were great. Very fast to respond.Ultimately I guess you could say this company, seems to me, is overworked/cheap? They are trying to save money every step of the way. Be careful renting from them. Dont expect to get your deposit back. Dont even bother cleaning the place when you leave, youre getting charged regardless. I personally wouldnt rent from them again, only if I had to.

Melanie is one of the most knowledgeable, experienced landlords in the area. I’ve leased more than one home from CPM and have never had an issue with them. They have multiple ways to get in touch with them and maintenance is timely and well done. Would highly recommend them!

If I could give this company less stars I would. The house I rented was in terrible shape from the plumbing to the roof to mold to basic things like doorknobs falling off left and right throughout. It was like pulling teeth trying to get someone to fix things. I could call every-day and leave messages with no response for weeks,sometimes months. Once they did decide to fix things they would send a family member(non licensed) to do the repair and then try to charge me for it. Needless to say, as soon as my lease was up I was out of there. Now I cant get a response to getting my security deposit back. They have a secretary that takes all messages and forwards them to the appropriate person. Its been 8 months since I moved out and I cant even get an acknowledgement that its being looked at or calculated. Just being completely ignored. Next step:legal action. Please dont put yourself through the headache.

Good to deal with, until you move out. Don’t expect your deposit back. No matter what you do or how you communicate your wishes to make the home as nice as possible, they will advise you NOT to repair anything or paint, then use your whole deposit as “damages and paint.”I even paid a cleaning service to clean yet was charged $160 for cleaning after I repeatedly asked where my deposit was a week later. Charged me for previous damages, realized they were wrong and said they would refund me, 2 weeks later, no communication and dodging all calls and emails. Have spoken to several other current tenants and they said Melanie Butler is the absolute worst. They don’t expect to get a deposit either. Oh and Melanie and her husband actually perform all the repairs themselves so they can charge whatever they see fit.

Our air conditioning has gone out, we put in an emergency service call at 9 in the morning and no response. Called the office and left multiple messages, when we did get a call back it was the run around.This is not the 1st time this sort of thing has happened. We never get answers when we call the office. It took them 2 weeks to try and come look at a water leak that was causing the roof to come down.Our back deck is literally falling apart and they will not come fix it. They are by far the worst landlords I have ever worked with.Read the fine print in the rental agreement before signing. You can only get out once a year for 3 years. If you want to leave before that, you still have to pay 100 percent of the rent for the rest of the year plus lawn care.We have been living here for 2 years and it has been hell.I would not recommend them to ANYONE! Horrible company.

We started using Chattanooga Property Management about 3 years ago and couldnt be happier. We live in California so cant really be hands on. The prior company was a total disaster, and definitely cost us money. Melanie and her group have been wonderful. I think about selling the property but CPM makes it so easy, eh, why not hold on to it?

She, Jeff and Meghan have kept my property in great shape. They listen to investors and talk with them about the best way to keep tenants happy and staying in the home. I was with CPM for two years before the owner sadly decided to sell the duplex I was living in. CPM was truly so good to me. What impressed me the most was how they had never seen me in person before, but right away knew me by name when I stopped by their office one day and only identified myself as the Kirby Ave tenant. Another time, I had accidentally submitted payment online twice and reached out to Melanie (via email) on the weekend after hours for assistance. She personally called me ASAP to resolve the issue for me. CPM also promptly responded to all emails and maintenance requests.Their team truly goes above and beyond to take care of their tenants. When I found out the owner was going to be selling and decided to tender my move out notice, CPM made sure to make my transition as smooth as possible. They voluntarily informed me of how to avoid extra fees, and even replied to my emails after turning over the rental to a new agency. I would highly recommend CPM to any owner looking for a lease agency or any tenant looking for a property to rent! (:

What an awful company to work with.I called and spoke to someone on the phone(who was obviously VERY confused by even the simplest questions) and asked what the minimum credit score required to get 1 months rent deposit. Was ASSURED it was 500. Turns out, minimum credit score is 650 to get 1 times rent. It has been an uphill battle to even get so much as an email response. They just wanted to take our money and that was it.Everytime I call, we get the lady who doesnt know what she is doing. Im actually really glad we DIDNT qualify, after this situation, I can assure you this is a company you do not want to be in charge of any matters, let alone your housing matters.

My friends and I that have know each other since middle school wanted to rent together to help save with money, as were all out of school and need to to pay it back on top of bills. Almost every house we looked at was listed under ChattanoogaPM. While they were quick to get back with us and give information, they refused to be even remotely reasonable with their pricing.They demanded that each, INDIVIDUAL person on the lease make double monthly rent. Triple the amount for a family. If we made that kind of money wed be looking to buy, not rent. And by seeing all of these claims on not getting back to anyone after signing the lease, it tells me that this company is no better then a slum lord in nice clothing, and weve had to deal with that in the past. Constantly smiling and helping, promising all of these things, until the lease is signed, then they ignore you. Why wouldnt they? Theyve got your money.Suffice to say, its no wonder all the properties listed have been on the market for so long. Theyre shooting themselves in the foot.

Have at looked at two properties with them. Well tried to. First property had large chunks of siding missing in back with mold growing. In addition to cigarette packages in the front yard. In addition to a musky dog smell overwhelming the house. Second property took weeks to get a response at all. And that was from the automatic schedule system. No one showed despite the email confirmation. Or the two hour reminder. I am shocked by any positive reviews after seeing the properties condition at both locations. Obviously they do not prep or maintenance the properties.

Chattanooga Property Management is the worst rental agency I have ever rented from. I have rented from several in the Chattanooga and Cleveland area over the past 10 years.I had to move out of my house after 9 Months due to rotted flooring, busted water pipes, on going leaks, mouse infestation, fleas, and leaks throughout. After only 6 weeks of entering the home my bathroom had to undergo renovations due to the rotted flooring and plumping. The plumber fell through the flooring and found sever leaking from under the house. The property management company was aware of the severity of the leaks and did not try to fix them prior to my family moving in. The bathroom was non working for 3 Months! When it was finally fixed, they left a bathtub and all the rotted wood in my backyard for an additional 3 months.I would call the office to have my calls screened. I would call back on a different phone to be put on hold and never answered.After moving out, I cleaned and repaired all nail holes. I went as far as to paint the walls. CPM found every reason legally to keep my security deposit. I had to also pay an outrageous water bill due to the water leaks throughout the house that were not fixed.I wouldnt rent from these Slum Lords if they had the last rental house available! They are unprofessional and rent homes in unlivable conditions.DO NOT WASTE YOUR MONEY ON THERE RENTALS!

Called to find out about places for rent. Was directed to the website to set up an appointment. Couldnt figure out how to set up an appointment so decided to call back and ask to talk to a human being. The receptionist then asked if I knew what house I was looking at. I told her that if I knew that then ibwouldnt need to talk to someone. She asked if I had looked at the website. If I have to do all the leg work to find the property myself, what is the point of having you guys there.

Absolutely WORST customer service Ive ever experienced. I moved out of my apartment on June 30 and still havent received my deposit. I was told over email that I owe a balance but was not given a reason why and no one has returned my calls or emails. Melanie is the owner of the company I have been told and Ive requested mutliple times now to speak with her and still no call back. I asked for someone above her and was told there is no one else I can speak with about this issue. I gave my new address twice now and havent received any invoice all month. I will NEVER rent from you guys again and Melanie, if you are reading this I am reporting you and your company to BBB as well as contacting a lawyer about this issue. I paid an $800 security deposit and unless you can provide a document showing me why I am not getting that back (per lease) then I am owed that money.

At first, I was very pleased with this company. They were very prompt in taking care of maintenance issues at first until we had a leaky roof and mold issues. We were advised to vacate one of their homes immediately by the mold company. By law and their rental agreement they were required to put us in a habitable home until the mold was remediated. Weve lost all our belongings because we were advised that we would take the mold spores with us and cross contaminate a new place, had to stay in a hotel at our expense and they filed an eviction which had hindered us from finding a new place. Thank God someone had a kind heart to overlook what they had done. Money was more important than health and safety. So neither parties honored the rental agreement. And either there was miscommunication in the office or no one honored their words.

This is my second edit to my review. I had CPM for 2.5 years. These were my issues:1) For the first year and a half I was getting insanely high electric bills during the peak summer and winter periods ($300-$400) monthly for a 500 ft squared duplex. Just as a reference, I now live in a 1400 ft square house with an old unit and pay $100 monthly during peak months. I made many tickets, brought EPB auditors that had formal paperwork stating that the insulation/unit was no where up to code for the house, no one ever answered the phone and I became very frustrated. I couldnt live in my own home for several weeks (couch crashing) because it was just way too hot even with the AC pumping 24/7. The unit just couldnt keep up. After 2 summers, the only thing that actually made them cooperate and change out the unit was leaving a bad review on this site. They asked me to please reconsider the review if they changed out the unit. I happily agreed even though it seemed like I deserved more compensation, I was just happy to get a different unit. After that I made my first edit and gave them 5 stars so it was all water under the bridge.2) When I put my notice to move out I gave roughly 40 days notice (end of March). The contract stated that I needed to put 60 days notice, that way they have time to find a new tenant. I completely understand this, especially because it was previously agreed upon. That being said, me and the assistant manager at the time were working out a solution so that I would only pay for the one month instead of both IF I was completely moved out before the second month even started, which I did. I was completely moved out by 4/29/2019 and paid a cleaning service to make it look show ready. Later I was told just kidding, and that they could not work with me. I had to pay for the entire month of May even though it was completely empty and being showed to potential tenants throughout the month. I packed the whole house and moved in 2 days because I was rushing so that I could avoid paying for the second month. I took off work do this only to be told just kidding you have to pay for another month. I could have taken my time moving, so I felt very cheated once again.3) As I stated before, I was completely out by 4/29. It is now 6/16 and Im now receiving charges for the month of June, which at this point is way outside the bounds of the contract. There is absolutely no reason to be receiving charges for June. Ive been calling multiple times a week every week but no one has answers. If they even answer, which is about 10% of the time. All I ever get is the manager will look into it and get back to you. No one ever gives me answers or knows whats going on. I havent received any information on my deposit even though Im constantly asking about it. This is just absurd, I have never experienced such poor customer service. I understand that there is one manager and one assistant. Apparently theyre running around doing a million things 100% of time so theyre too busy. They are either lying/dont care, or are severely understaffed. Either way there is no sign of any improvements. Hence my second edit to this review.In conclusion, do not rent from this property management company. This is the only review Ive ever left on anything. Any neighbors I spoke with that had the same management company had similar experiences.

Unbelievably horrible. No one at the office seems to know what they are doing and very rude. I went to see a house that looked like it could be condemned with dead roaches everywhere. Huge roaches.I filled out the application. Then, I sent an email for the Employment/Income Verification that they couldn’t find for a day. I sent a signed client agreement because I am self employed. They couldn’t use that, but apparently, an offer letter is ok. Then, I asked about using bank statements since it states that as well on their own income verification link. The property manager tells me that they can’t use it because it doesn’t substantiate income... A bank statement with deposits can’t substantiate income...?These were my top complaints. There were many other incidents. I decided not to use them because if there are dead roaches visible while people are looking at properties, then how will the maintenance be when something goes wrong?

**DO NOT RENT FROM THESE PEOPLE!!!They are crooks and will nickel and dime you at every corner. We gave them a $1600 deposit for a place on 1012 McBrien Road in East Ridge,and only received a check for $400, even though the house was in better shape than before we moved in (minus a broken window). They originally gave us a check for $86 and we disputed it and thats how we got the $400. Still only a quarter of what we had given them. Getting in touch with them is a nightmare and rarely are you successful. Heaven forbid you have a maintenance issue that needs to be resolved. We went two weeks with no a/c in the dead of summer. The temp was at 96° inside and because it wasnt 97° it wasnt an emergency or cause for immidiate action. I have a two year old that wouldnt eat or sleep because it was so hot. When we first moved in and inquired about the smell in the basement we were told the previous tenants had pet pigs. We later learned from the neighbor that the septic had backed up down there and there was 3 feet of sewage, she has pictures to prove it. I wish I would of listened to all the people who reviewed this management company before we moved in. It would of saved us a lot of hassle and headache.Ive filed a complaint with the better BusinessBureau and the investigation is ongoing. Again, DO NOT RENT FROM THESE CROOKS !! I PROMISE YOU WILL REGRET IT!!!!

These people cant tell up from down. I have scheduled to see multiple houses the one I saw was disgusting and trashed. The others I have booked to see I constantly get a response 5 min prior to the showing after Ive already driven over saying that I need to re book. When I call in they tell me that this happens because they cant see what people have booked previous to me. Id recommend finding another rental company.

Company charged my account $869 for a plumbing charge which they deducted from the homeowners account and then tried to recoup from me 6 weeks after repair was done without any prior communication to this end and no proof of liability presented to us and after THEIR maintenance representative sent out initially indicated that the problem wasnt our doing. CPM later claimed they found items in the line that caused the problem but these were items that we dont use and never saw any proof of what supposedly was found. They added it to our account ONLY after the homeowner asked about the money being withheld from her and then added late charges to a bill that was already paid through the owners account. This unethical tactic was defended in their response that they acted in accordance with our lease and that they received owner approval, yet the owner ONLY found out when she didnt receive her full portion of the rent. Additionally, nowhere in the lease does it say repairs are counted as additional rent. When I couldnt get satisfaction through them, I appealed directly to the owner and put in my 30 day notice, after living there 3 years with no issues with rent. The owner also put in a 30 day notice with them. Upset over my direct communication with the owner, CPM then abruptly dropped the property with only 3 weeks left on the contract possibly to avoid further negative publicity and closed our tenants portal, leaving us with no maintenance options since the owner lives somewhere in California and no final walkthrough as I had requested so I would receive my deposit. They gave no notice, just stopped managing the property with 3 weeks remaining. I have emailed and asked for the owners address so I can request deposit and HAVE RECEIVED NO RESPONSE. In addition, I have spoken to previous tenants who lived in the same unit and they had bad experiences with charges being added as well to their account. They too had to contact the owner about issues with CPM and that is how I was able to get the owners number. In looking at other reviews and the defense given, it is obvious there is a lack of professionalism and common decency. The decent thing to have done is to finished out those 3 weeks. I WOULD LOOK CAREFULLY AT OTHER OPTIONS before I used CPM.

CPM,I called on Friday reference the flooding that entered our garage and finished basement for this “A” Category property that you are charging us for and no one returned our call. In addition to the phone call we submitted a high priority work order on the tenant portal for the flooding and an additional high priority work order for the inoperable air-conditioning again.Due to the extreme temperatures in our house due to no air conditioning we were up most of the night seeking to cool ourselves off. So today, Saturday, we call again and still no one answered the phone or returned our voicemails from Friday or Saturday, nor a response from our high priority work orders submitted on the portal. All of these attempts and not even a courtesy call from you, despite your website indicating that your hours on Saturday are from 9:00 am until 6:00 pmSo here we are again on Saturday evening sweating and trying to stay as still as possible so as not to perspire any more than we already are. It’s obvious now that we will have to wait until Monday before the air conditioner repair person shows up. If you could please contact us reference these issues, at least the acknowledgement that you know the problems exist, would have been the responsible and professional thing to do!

Absolutely awful and unprofessional company to work with. They take 2-3 days to respond to simple emails, dont return phone messages (even though I was assured that my wait would not be that of the email response time) and when the approved tenant chose a different house, it slipped their minds to tell us of this change. This was after exorbitant charges to improve the home and make it move-in ready. I wanted to do the work myself for less, but was told that we needed to move fast because of the alleged tenant.I will never recommend this group of unprofessional people to anyone!Edit, in response to their response: Had you actually returned my phone call, you would have been aware of the dissatisfaction. I called Melanie and left a voicemail indicating that I did not think Meghan was giving the house the attention it needed and had not been responding. Melanie did not return my phone call and I was never given the opportunity to express more. Its a shame a business cant take responsibility.

Terrifying and treacherous is the best way to describe this incompetent and deceitful group of property managers. The home was unfit to be lived in but we had no choice since we had the moving truck arrive the day agreed upon. The first two months we were there we experienced a deadly gas leak that made our child sick and black mold in the bedroom and bathroom that they took over a week to address. Our lease was supposed to be for 12months but the issues we had were so bad we asked to be released. They refused and avoided any issues we would request fixes on. Every time a repairman came he would say this isnt something I can fix, but nothing would get done and they would just close the ticket as completed. We wasted days and missed work waiting for them to come fix over 35 separate things that were bad about the property. In the final days of our tenancy they became outright villains and liars and their ethics will likely end them up in court. I hope they go out of business since they should not be allowed to manage properties this poorly and get paid for it.

Fails to respond to inquiries on properties. If youre looking to rent, try to stay away from these folks. $1,200 a month for 1100 sq. ft in rural Catoosa County is a bit steep, anyway.

Very unprofessional and dodgy staff. Everyone blames someone else. Always. The person you need to talk to is NEVER in the office, and will not answer voicemails. They take forever to do whatever you need done, and seem to be the type to just let things go if they arent brought back up constantly.
