If I could less than 1 I would this place is crawling with roaches and the office did nothing but make excuses they charge an arm and a leg for critters to be crawling around and do nothing to treat the buildings to help with the problem. It took almost two months for pest control to come out when I requested before i moved inMy apartment was filthy upon move in and several things are broken they also did not disclose water and sewer were separate and charged an activation fee of $75 to open the account for water. I wouldn’t recommend this place to anyone solely because of the roaches rent is too high

Moving to a new state and trying to find an apartment that meet your needs is always a hassle but this time that was not the case. kudos to Mirabella, the leasing manager @ The Shallowford for making it all easy.She was very patient, responsive, considers all the minute details/needs, ensures there is a backup during her unavailability and the best part of all is that she constantly follows up to ensure that all the requests are met.On the other hand, apartments are very spacious, and the ceilings are nice and high. Great amenities and awesome staff are just few of the reasons. I would recommend the Shallowford to anyone who is looking for a great place to stay in Chattanooga.

I was in search of a clean, luxury, and reasonably priced apartment in Chattanooga and I shortly came across The Shallowford. The location is great and very close to the Hamilton Place Mall. Mirabella the leasing manager gave me a tour around the property and was very kind, enthusiastic, and helpful and answered all the questions I had with ease. The apartments are large and have an awesome modern day apartment appearance and finish. The reasonable prices, great amenities, and awesome staff are only a few of the reasons I would highly recommend the Shallowford for anyone who is looking for a gorgeous place to stay in Chattanooga.

On a random weekend in Chattanooga, after living in a hotel for a month trying to figure out my moms future after she just recently had a stroke, I drove upon The Shallowford. It was closed but I was navigating my resources to properly configure what options I have in case I needed to relocate. I immediately reached out & Alysia Vanic notified me. Not only did she go above & beyond, but she implemented professionalism, empathy, encouragement & detailed information. The woman has immense patience. The gist of my experience is, you never know what someone is going through even when they seem like they have it all together. Wont even go into all the issues we had living here since it was a couple of years ago. Maybe they made changes (doubt it). I will say; however, the apartment was PRISTENE when I moved out. Id bet someone money it was way cleaner than it was when I moved in.....They send us our deposit back for $400 then called and said not to cash it there was a mistake they would reach back out. Didnt cash it...still have it actually. Never heard from them again...which fantastic - I have no desire to. Now some no name collection company is harassing me and I am in the process of filing a complaint for both parties involved. I was not only GIVEN money from this leasing office but then they take it back and never contact me again until I hear from some collections place almost THREE YEARS LATER?! HA what a joke...find another way to scam people for money. At least have a nice facility if you cannot be organized enough to run the place.

Do not ever rent from this property. Front office people are rude. Neighbors are so loud and let their children run and scream all over the complex. The “perks” are not actually perks. Residents have to pay for car wash, there are no free restaurants/trucks that come to the property as advertised. I informed the front office more than once that there was broken glass in the courtyard and dog park and it was never once addressed or cleaned up so I know it is still dangerous for your pets and children. The finishings in the apartments are extremely cheap to the point things were falling apart. Highly recommend against living here.

(Updated 9/1/20) We moved into a 2 BD 2 BA @ The Shallowford in January and love the layout and square footage. The added den/office space is perfect and having two master bedrooms is great privacy for when guests visit. The garden tubs are great for bath time for myself and step son. It is quiet complex and has friendly neighbors, but a lot of them walk around late at night (after 10pm) with their kids and becomes an issue when driving through the complex. The carpeting is pretty old and stained and the dryer is rusted and has eaten some pillow cases and a shirt if mine. The pool is in good shape and enjoyable. I do think it could be cleaned more often.We do have trouble trying to get someone from maintenance to take care of normal apartment issues, but the worst has been being without air conditioning for over 3 weeks. They provided a window unit for our bedroom which has helped, but the part supposidly to fix the problem still hasnt arrived even though we were told itd be here last week.

The Team at The Shallowford were very professional & help to ease the craziness of moving! My home was very clean and had been well maintained. The Maintenance team is great too; I like the fact they finish any of my request quickly. I would definitely recommend these apartments!

Office staff never available. Today (1/4/2020) for instance the hours are listed from 10am to 530 pm shown below.Office staff left multiple residents outside the office with a out on property sign and return time of 4:30pm placed on the door.Here it is nearly 5:30 and no one has returnedI left my office early to pick up some much-needed packages ended up sitting outside the office for nearly for nearly an hour from 4:45 until close waiting for someone to return so that I may pick up packages.This is not the first time this has happened as communication from this office is piss poor

Staff are friendly but they close early during weekdays !! You dont get much support over the weekend on Finance related questions and other things related to Lease!! Recently Management has changed and there were high rise on the Rentals.. they would give upgrade from a 1 bhk to 2 but would not allow you to move from one Bhk to another 1 Bhk.. Which is not so good!!

Apartments have a bad roach infestation. They have had to bug bomb twice and still have roaches. Lots of restoration going on, they are cutting power and water to buildings for hours at a time. Be very careful before signing a lease, they only look nice from outside. After move in your maintenance request will take weeks to be answered and are usually not fixed the first time they come. Is not worth the price when compared to the quality.

I have been here 6 months and really enjoy my 2 bedroom quiet abode here. Neighbors are friendly, very diverse community here. Quiet even though there are many young families. The premise is well cared for and the Maintenace team is great and timely. I love the ease of mail service. The front office staff is most helpful. Most of all I feel safe here. Plus is you are so close to lots of shopping, and medical facilities, eateries, etc.

My unit was infested with roaches upon move in, a couple of months later they decided it was too bad and had to bug bomb every unit in the complex. We have had to wash dishes in our bathroom sinks for a week at a time due to not having proper maintenance. Currently having to deal with CONSTANT construction work going on outside which we were told by staff before signing our lease would be done on our building upon our move in date. They painted our front door and did not notify us at all or put up wet paint signs, I ended up with paint in my hair and all over my Louis Vuitton wallet. As well as many more incidents. This is by far the worst leasing experience of my life and we are only 3 months into our lease.

My apartment is overran by roaches I have made multiple requests to have something done because it’s so unsanitary, the facility hasn’t attempted to do anything to fix the problem. I have also experienced hours without electricity due to “maintenance” which is highly inconvenient considering this is my home and we’re never told before hand. During my stay here I have requested maintenance work from the facility multiple times and have received no assistance, I’ve had to hire someone to do the work. Every problem I have encountered has been so inconvenient and frustrating because nothing is ever done to resolve the problems. The manager has been extremely rude and hasn’t helped me at all. During each interaction she has an attitude, the problems I address to her are always said to be unimportant or she simply will never reply. I regret my decision to live here and I highly suggest anyone wanting to live here to reconsider.

The Shallowford Apartment Office Staff and Maintenance Staff have been very responsive to our resident needs and never make us wait for their reply when we submit a request. Each team member is friendly and shows genuine interest in our welfare. We have lived here for seven years and previous management was not always as helpful, but the current management is excellent and I rate them A+. My daughter moved in there and as had bug problems and the ac doesnt work properly. She has contacted the office and they have sent people out but still have been unable to fix. When she first moved in there was a problem with her stove they told her to unplug it. It took them 3 days to come fix it. So she was without a way to cook for 3 days. They are remodeling, the workers painted the door and around it without let them or posting any signs she and her roommates got paint on them selves in the and on there clothes. The apartments do look nice from the outside and I can appreciate they are trying to maintain them but my daughter also go a nail in her tire because of the remodeling. Please do you homework before making a decision to lease here.

This is a great place to live! I’ve lived here twice. Great experience both times. The apartments are spacious and the ceilings are nice and high. Quiet. Upscale feeling. Excellent service. A nice place to call home. Sandra is flat out awesome! Jordan too. Really, all the staff was great. Tell them Robert sent you and you’re sure to get prime treatment. I think you’ll feel the value here.

We were moved into an apartment with a broken AC, cockroach infested, and a broken garbage disposal. The AC is still not fixed despite calling everyday and asking for someone to fix it. No one has been helpful whatsoever ever. Absolutely do NOT recommend living here.

Apartments look nice from the road but thats as far as you should go. Once they hook you with a lease the front office staff flip the switch and become rude, unresponsive and shady. Very few tenants curb their pets so you had better watch your step. The amount of spiders and bugs around make it feel like living in the woods with no attempt to control it. Avoid these crooks at all costs or you will regret it. There are so many better options in the Gunbarrel Rd area

I hate to write negative reviews like this, but I feel like people need an honest picture of this complex.I loved living here. My apartment was very nice & homey. However, after my apartment was destroyed by the Chattanooga tornadoes, I felt so mistreated that I will not be back after repairs are done.I had to find out my apartment was destroyed via the news and a friend. My roof was destroyed and all of my windows were blown out, and it took them multiple days to re-tarp (after the first tarp blew off within a day after the storm) and board up these things with all my belongings inside.I had to drive 2.5 hours to get in contact with someone. When I got there, they said the apartment was still “livable” and I’d still be on the hook for my lease unless it was condemned. They refused to give me a contact method. They said the “lines and internet were down” (I was on the phone there later…) and I asked for anything that could be checked off of the property or on a cell phone. They said it was “too hard to find” an email or phone number that would work.When the phone lines were back up, I asked them to see if there was anything in my mailbox since I was expecting something valuable. One of them audibly sighed and kept saying they would with written permission and didn’t. They asked if I could just “drive up there and do it,” even though I was forced to be displaced 2.5 hours away with my family due to the virus and do have a job currently. It’s also been less than 2 weeks since I lost my home, and they are already contacting me multiple times a day trying to get my money again through a renewal.You will never get anyone on the phone. Even when your heat’s out in below freezing temps. Even after a tornado. I always was made to feel like a burden when I went to the office with questions. This is a nice place to live, truly, if you can deal with this.

THIS PLACE IS HORRIBLE! If I could give it a zero I would! Do not stay here! To start off the leasing manager (Amanda) is a terrible person. She lies and will tamper with your SIGNED DOCUMENTS!! She is a horrible manager and should be fired!! Also the units were disgusting! There were spider webs everywhere and they would not spray it down so you would have to walk up the stairs trying not to step in a spider web! Absolutely gross. Apartments were decent but if you had an issue it would take forever to get a response from the leasing office. Also the pool was a mess!! It had bugs all in it and looked like they would never clean it out. Not to mention the light in the pool was coming out leaving the wires exposed in open water!! NOT SAFE!! Plus there were MULTIPLE break ins to vehicles inside the complex.... I could go on but this is not a place you want to stay to be short and simple. Like I said before the leasing manager is super rude and is fake. She doesn’t care about anything and will not listen to anything you say!! Do not stay here!

I absolutely love the office staff! They are great! They do need to add more grills to the grill area. The pool gas been great every time Ive gone. My dog loves the dog park. The maintenance staff has been friendly and efficient. So far Ive enjoyed my experience and its been almost a year.

Good to know finally what all of the maintenance was about which was sale of the property. Maintenance was ongoing for over 6 months on the outside of the property with no reason ever given ( gates have not worked since Dec 2018 and still do no work as of the date of this post in July 2019). I did not renew my lease as no periodic maintenance was ever done inside my unit other than pesticide. The air conditioning was never maintained and stays locked over the top of the shower which was strange

It’s been years since I’ve been a resident of Shallowford Trace, but I loved living there. Enjoyed the gated community, pool and office (for the most part). LOVED the 9’ ceilings, open floor plan, sunlight flooding in and a nice, efficient kitchen. It was also nice that they provide a washer and dryer in every apartment. Some of the nicest apartments in Chattanooga!

Lived here 2yrs and had pretty good experiences any time I had to speak to the office staff. Only had to call maintenance for myself 1x in 2018 shortly after I moved in; my toilet tank cracked in half (still no clue what happened) at 1030pm and the emergency maintenance member was at my door in about 20min and he figured out a solution and was finished within about 30min. I was given ample notice any time they needed to do standard building wide maintenance.The carpets were so clean and fresh on move in and it looked like they had recently repainted the interior. I LOVED my large windows and the quiet complex. The rent increases each year were starting to make the unit not quite worth the price for the size, but still not outrageous.Unfortunately I was in one of the buildings deemed not suitable for residents following the tornado sunday night and was told to leave monday morning. I was not told until friday morning that my lease had been terminated as of the day of the tornado and I needed to schedule a time to collect my belongings. I called that day to schedule a move out time, and did not get a response from their Atlanta partner until 3pm on Saturday. That response was not to set up a move out time, but instead to tell me that the building needed to be cleared ASAP and I needed to collect my things that night and arrive on site by 6pm. I was given the option to come on sunday instead, but the representative kept pushing to go pack up right then.I fully understand that the end of my time at The Shallowford (Shallowford Trace when I first moved in) were not normal circumstances, but I wouldve appreciated a little bit more compassion from my home for 2yrs leaving me homeless so suddenly.

Owners should read the reviews. I do not understand how a company has a manager who has no education to treat people who are going to claim their rights, sends them out of the office because she is not trained to attend politely. The neighbors are entitled to complain because they are abusing the payment of water but she says she never knows anything. Her best response is to get people out of the office by calling the police threatening people who came here for more than a year. Causing inconvenience damages to our emotional health.

During my stay at Shallowford Trace I had no bad experience with them whatsoever. Whenever a maintenance issue arose the maintenance staff was on it immediately. The office staff is amazing Amanda, Hunter, and Maggie. I know I’m forgetting names and I apologize. They were always helpful and always went above and beyond to help me and get whatever information that was needed. It’s a beautiful quiet neighborhood in literally the best location. I will recommend anyone to live here.

If you like constant noise and poor management then this is the place for you! The appliances are outdated and need to be repaired, but rather than do that, they spent a bunch of time and money on repainting all the shutters and doors to a different color when they looked fine before. The trash area is always overflowing and for a gated community the gates were only closed maybe 1 week out of the year. Save yourself the grief and skip this place. Glad to be gone.

What a horrible experience, I went to pick up a package for a friend of mine. As soon as I said who it was for Jordan Barrows ( an employee) rolled her eyes then went and got the package. She said you can also tell her that she owes me $30. I told her that was none of my business and she could discuss that with her personally. She then proceeded to tell me to leave the building while calling me a b%>?€ in front of people who rent from them.. like really how low class can you get? Shame on a company that hire people like this!! I will be calling Corp and filing a complaint. I would give a 0 star, but no option for that!

Just moved after living here for two years. Overall I am happy with my experience. My wife and I liked the layout and it is impossible to find this type of value anywhere else in Chattanooga. Maintenance staff was always quick to respond and pleasant. On the rare occasion I interacted with office staff they were pleasant as well. Move out was a breeze. They didnt nickle and dime me at the end of the lease which is much appreciated.

The staff is always super helpful anytime I need anything. The property manager always goes beyond to make sure everything runs very smoothly. The maintenance is super nice and very fast at getting to the work orders that I put in. So far Ive loved living here and have been telling many people about shallowford trace. Ive lived here about 2 yrs and its a nice place. There doing some remodeling/improvements to the property so thats nice. New gym, new outdoor kitchen area, re-paving the whole parking lot (much needed). I see dog waste every now and then but i hear there about to add new dog park. Office staff is new and seem nice. The maintenance guys are the same and Ive always thought they were really good.

Long story short please don’t waste your time or money moving here. Management changed about 2 months ago and the new staff hasn’t properly introduced themselves yet and the 1 interaction I had was terrible. Also, since the management change you’re forced to pay your rent online and you’re charged a $20 “convenience fee” prior to the change you could pay using money order.I’ve been at the Shallowford for about 1 year now and my lease extends for another 10 months. I’ve have some very unpleasant experiences living here. Within the first 3 months of residing here my fridge stopped working, flea infestation and roaches. I’m a very clean individual and didn’t even own a pet for for flea infestation to occur but I digress. There has been an significant rent increase and I don’t think the price is worth it. I live here only b/c of the convenience to my job (less than 5mins away). They’ve been doing construction for at least 5 months but probably even longer (new roofing which is still an active process, repainting, and apparently fire sprinkler replacements AFTER a failed inspection) Now they’re saying the water meter has been providing the incorrect values for usage so they’ll be replaced with a RUBS water monitoring system and I’m still not sure on the impact it has for current residents. I haven’t had bug problems since the incidents at the beginning of my lease but it still shouldn’t have occurred. Long story short at the end of my least I do plan on leaving. I’m glad they finally after at least 6 months of not working, I’m glad the gates are back closed (despite all the construction still occurring on site). Certainly not the best place but it okay. Tons of family’s and kids on site if that’s your thing and living in the back section i never worry about parking.

I’ve been at this place last 2 years and my new lease is ready for another 13 months but an issue started from last month because I received a bill about $167 for my water and sewer bill, so first of all I walked in and no one there to welcome you, I felt so bad and after that I managed by myself to have healthy conversation with someone in the office but giving me a reason that pervious owner was paying the difference because all water meter was not in good condition and that’s why you all getting lower bills and it will be ok from October but my question is when you bought the property you should settled amount from them because that’s there problem but I’ve been told that you all need to pay that difference as we have new water company named “conservice” and we can’t do from our side, so I asked who is reliable person so i can ask them and she gave me a number from corporate and her name was genesis and I tried to talk here but she didn’t reply so I was not convinced at all, we have about 12-13 families living in the same community and it affects all of us.... still try to lowering my bill and if someone can help me out....

Apartment is clean and well maintained from outside definitely but there are so many drawbacks with this community apart from this. Reasons for 1 star are: Biggest issue is Leasing office staffs aren’t polite, rude and things will not be done in your first visit itself. Community gates mostly will be repaired and hence by default it will be open. Highly priced and lease renewal increase in rent is also more. Most big issue is Lease breakage charges and notice period associated with it and also they don’t encourage transfer between 1 bed to 2 bedrooms apartments. Last but not the least all possible ways they try to mint money from us and also for new people coming from foreign nationals they don’t provide apartment if there is NO credit history and also heard they don’t agree the advance dollars as a substitute. Try to look for other apartments👎🏻

I lived in the 1100 building for 8 months during a very difficult transition time in my life. My apartment was very quiet, the neighbors and staff friendly, and the landscaping impeccable. In my apartment I had a private balcony that looked out onto trees. I spent many summer nights on the balcony with my cat and a glass of wine. The apts. are also in walking distance from many shops and other conveniences.

Update: Make sure to stay on the 3rd floor so you dont have to deal with people who dont care about the people who live below them. I was on the 1st floor and the people above me made my stay very unpleasant. Also, get some Home Defense or other strong bug spray to fight off the huge palette bugs. At the end of my very expensive 6-month lease, I vacated.I had the best experience with the leasing agents of Shallowford Trace apartments. Jennifer and Sandra are wonderful, very knowledgeable and professional, personable and inviting....the kind of positive and helpful personalities you would want to represent your company. I first spoke with Jennifer on the phone and she was very polite and helpful in answering my questions, and patient and accommodating in scheduling my appointment to tour the premises. When I arrived, both ladies greeted me with smiles, kind words, and a snack to boot. This was the first apartment I visited and because of them, the only one I considered. I am very happy with my apartment, and so far satisfied with the community and its amenities. The fact that its gated is a double plus for me and my daughter. This community is a wreck. 3 building condemned many apartments unlivable. SIdeing missing on all buildings. Roofs cover with blue material to prevent rain from going into the buildings. The management is useless. Wont answer your question with an honest answer so they cant be liable to it. WOrkers dont belief tis place will be back to normal for another year. Wont ever recommend Shallowford trace to anyone for many reasons .. poor and rude management specially the manager Amanda who lies and tamper with the documents and is never available to talk to current residents about any issue .ill maintained community with broken wooden work in the apartments .. broken staircases which has not be cleaned in ages .. spider cobwebs everywhere ... most of the time broken access gate leading to several break in cases of which management doesn’t took any responsibility ... the cameras don’t work ... gym is closed most of the times for maintenance ... swimming pool is very dirty full of bugs and human hair .. and they don’t clean it ... even after several complaints ... all in all its a disater place to be short and simple ...

This place infuriates me! The pool was nasty most of the summer, only one of the two brand new grills worked during peak grilling times which meant a bunch of us standing around waiting our turn to use it. The brand new fire pit worked during the summer but once it turned cool enough to actually want to use it, it didnt work. Still doesnt work. We just went to use the one working grill and they have the gates locked!! No email or notice of any kind that this was happening. I like the apartment itself but if its amenities you are seeking, not the place for you!!

I have a few issues with this place. One, my husband and I came during business hours twice and the office was closed. I stopped by one final time on a Monday to take a look. The staff was rude and I wish I never went! So there is only one leasing agent (when I went) she was very short, very dry personality and not nice at all! So I asked her what grade the property was. Apparently this was offensive to her! So I’m in leasing and coming from Texas. The properties have grades so this is a common question. So she hesitated and made a face, called over the assistant manager and repeated the question. Again, she was offended and said she didn’t know. The assistant manager walks away. The leasing agent was rolling her eyes and making a face....awkward! At this point I no longer cared. I can look around and form my opinion on the grade. (Having a grade was not a big deal. It just gives an ideas about the property). So I went on tour with the leasing agent. It was so awkward and uncomfortable. No small talk at all! Walking up the the model, the stairs were broken, trash on the grass and in the breeze way. Inside the model was nice...layout was nice, decor was pretty. I wanted to see the actual apartment so we went to see an empty apt. Again no small talk very awkward. I tried to ask questions about property and got very short answers. The next apt was just a basic apt. Nothing special, layout was a no for me. And roaches were on the apt. You can see pest control just sprayed. So we go back to the office and I decided I was not interested in this place because of the rude, short attitude from the leasing agent. She was not selling the place at all. So the assistant manager come out of her office and says even my regional thought that’s such a weird question to ask someone. And said we are an A+ property. Apparently, asking a question offended these people and made this entire visit go left. Before I left I apologized to both of them for asking the grade—I had no idea that was an issue! They of course said oh you’re fine.... that’s ok. But when I left decided to lie and make phone calls to mutual people and said I was rude, offensive and rolled my eyes when I toured. They are unprofessional, rude and out of line.FYI a Luxery A+ property would not conduct themselves this way. Nor would they have broken stairs, trash and roaches! No prospect should ever know how you feel about them! Put your feelings to the side and do your job! So glad i left Tennessee!

Have been staying here for the last year year and half and would be moving with a great gratitude and awesome experience staying in this beautiful apartment.The Management is awesome and very helpful and specially to mention Amanda and Kanita Stojnic.T hey are the best I have seen in all my years leaving in Apartments in USA.The maintenance guys are also very helpful and are always there whenever we needed and even at weekends and after work hours.The Apartments are very nicely maintained and close proximity to all big shopping malls makes it more attractive.I would recommend this place to anyone who is looking for a great place to stay in Chattanooga or who have moved or planning to move in.You would never regret staying here.Amanda and Kanita please keep up the great work.Regards Soubhik.

Awful. Dont live here. Laura in the leasing office is rude and a little racist. Apartments are small. Full of young people making noise. Not a good place to live at all.

The management wont keep the pool clean. They wont fix the grill in the pool area.They wont fix the fire pit.So far there hasnt been anything luxurious about these luxury apts.
