With a little google search or one phone call, you can catch most scam artists dead in their tracks. However, what distinguishes Home Buyers of America, Inc. (HBoA) from the likes of Nigerian 419 scammers, is its comprehensive business infrastructure. I mean, if they didn’t know better, even the savviest home sellers would think selling to HBoA is as above board as banking with HSBC. But don’t be scammed.HBoA made an offer from my Condo that I could not refuse. They drew up a standard Sales Contract, which all parties signed, and emailed a schedule, which referenced the title company handling the closing. But then came its “Property Inspection Report”, which remarkably found among its “Summary of Defects” such “major issues” as a pinkie-size hole in one screen and a loose track to one drawer in the kitchen. Yet, based on those so-called defects, HBoA decided the contract price agreed upon and signed for had to be reduced by over 60 percent.A series of testy exchanges followed, which featured me extinguishing one gaslighting email after another. HBoA finally realized my indignation was real when I said the only defect in our transaction is HBoA thinking it could get away with a scam like this. But that’s when I began suspecting this might be this company’s standard practice. HBoA soon affirmed my suspicion when it tried to get me to sign a Release of Sales Contract, which specifically includes a “Mutual Non-Disparagement” clause.In declining to sign, I noted that, if this transaction does not end to our mutual satisfaction and HBoA disparages me, that would only give me cause to sue it for defamation. But that I would have truth as an absolute defense against any claim of defamation it might file against me.So sellers beware! If Home Buyers of America, Inc. makes you an offer that seems too good to be true, that’s because, as I found out, it might be a scam.

What made it even easier for me was that House Buyers would trash the house out for me. My sister left a lot of stuff behind, and it was overwhelming to deal with. They bought the house with so much stuff in it and I didn’t have to worry about getting it all out. The cleaning crew came in afterwards, and even they were super nice. The entire process went great. House Buyers of America was the best company I spoke with overall and I spoke to about 15 other companies that do the same thing. It was the smoothest settlement I’ve been through and I’ve been to hundreds of settlements. I used to sell real estate and commercial properties. I have never been to a smoother settlement in my life. The title company gave me a preliminary number for the closing, we got to the table, the paperwork matched the preliminary number, we closed, I walked out and that afternoon I had the wire in my bank account. It was perfect – it really really was. And this was a tough transaction because I was the executor of this inherited home with 4 other siblings to guide and make happy throughout.I had done so much research – I started on Google, and went right down the Google list, calling every company I found. The thing is, the offers we were getting from other companies were getting so close to the payoff of the mortgage, plus 6% closing and commission fees, plus we still had to get the house cleaned out, that it just didn’t make sense to sell it through to those guys or a realtor. House Buyers gave me the highest offer and they included trashing the stuff out in the house with it. Not only that, they offered me the highest deposit on the house – the other companies offered only about 10% of what House Buyers gives in deposits.Our Real Estate Consultant, Drew, was great. He wasn’t pushy like some people are – he was very laid back. The other companies gave me a 30 day window for an in-person inspection. I didn’t have to do that with House Buyers. As a buyer agent, I would definitely sell another House Buyer home. Their people are really on top of things and want to make sure the settlement process goes smoothly. My settlement coordinator, in particular, stayed on top of the closing process – making sure that everyone, including the lender were doing what they are supposed to be doing. They are all quick to pick up the phone and answer emails. The transaction worked out very well for us.

My son went into the military, and as a single mom, I didn’t need a big house all to myself, so I decided to sell it. The maintenance got too much for me – fixing things and mowing the lawn and all. I’m happy to say, that the commercials for House Buyers of America show exactly what happens. They make an offer and they buy it As Is. I did my research on other companies and most of them don’t buy As Is because they don’t want to make repairs. Well, I didn’t have the money to make repairs, so I needed a company that would buy it the way it was. Saw a House Buyers of America Commercial during a game and liked that we wouldn’t have to do anything to the house before we sold it. We had moved out of the house a while back and wanted to sell it. The Real Estate Consultant was nice to talk to and helpful, and the Settlement coordinator and Dispositions consultant were too. They didn’t make us spend any money on fixing it up – bought it As Is. What I really liked was that we could sign electronically and do a virtual closing. My wife has an autoimmune deficiency, so not having to go out was very convenient for us. It was all very smooth and quick.

The time had come that my parents could no longer be on their own at home.
