This apartment complex was decent before Wallace D Moore was hired.This is definitely my least favorite student living option.PARENTS : Dont let your kids move here for safety reasonsSTUDENTS : Dont let yourself live here for your own health and financial reasons.Live on campus, live at the Rowan, live at Stadium Suites, anywhere but here.The apartment looks attractive from the outside but the interiors of all but the model apartment are absolutely trashed. There is mold inside every unit I visited and you will be bleaching your bathroom every other day just to keep it at bay. There is no cleanup between tenants but you will be charged for the previous mess.The student staff is extremely nice but the higher staff is totally unprofessional and largely incompetent.The leases seem affordable but every month is accompanied with a convenience fee for most forms of payment and theres a good chance many parts of your unit will not be usable due to poor maintenance and aging buildings. They require you to use RFI cards for the door access but staff will come into your living space without warning. If you lock yourself out of your apartment after dark there is a fifty dollar fee for the door being opened, if the battery on your door dies and none of your room mates are inside they will drill your balcony door over the course of 4 to 5 hours.Most of the positive reviews here are from staff or the reward program. If you want an accurate assessment of this apartment look at pierce education.I feel bad for the great student workers that have to deal with the mistakes of an absolutely horrible Assistant Executive Director.

The terrible experience I’ve described is the same others have posted recently! I can’t wait to leave this place.Worst place to stay! Be careful with the staff that you talk with in the office. They will be very nice and will act very helpful and concern. But once you sign up they won’t care for you anymore. When I first move in my room. My room was so disgusting! There are some empty bottles of coke, ketchup and can of beer under my bed and the room was so nasty! The carpet was dirty and there were a lot of stain on the carpet and on the mattress. The furniture inside my room were all broken and the refrigerator was so filthy and the furnitures were full of dust! This is crazy!!! Don’t be fooled by those people in their office!! Please!! Go somewhere else!!! This is a terrible place to stay!!!
Its close to schools, its easy to get to school, and the infrastructure is old.
I was initially attracted here because of the price and close location to campus, with me being a student. I wont put it all here, but I am grateful for what the staff and management has meant to me in my stay. Nobody is going to all have the same experiences, but overall this is not a bad place to live. Any place you go, you will have issues, but from my experience, any issues that I have had:1. They are always open to hear and fix the issue promptly.2. They listen to your feedback.3. Ive even had them follow up to see if they issue came back unknowingly.All of the employees are great to me, but I also wanna shout out Megan Peeler. She is ALWAYS cheerful and helpful and has never lost touch with residents even in a promotion. She cares. Point, blank, period. I always see her walking the grounds either just to do it or to pick up trash that residents throw on the ground. Shes amazing and the complex is blessed to have her.
Cayce Cove is a great place to live! As a college student, I always have lots of questions but the employees are always willing to help; especially Megan Peeler. She always has a smile and helps things get done in a timely manner. The volleyball courts are also such a great way to be active and connect with others!
Cayce Cove does not care about its residents. When I first moved in, my apartment was infested with cat fleas! I told the management on move-in day that our apartment had fleas, but they did not do anything about it. This continued for 2 weeks until I attached a picture of my eaten up legs. The management finally paid for an exterminator to come and spray the apartment. My roommates room also reeked of cat urine and the whole apartments flooring had to replaced. Why Cayce Cove did not take care of this before move-in I do not know. This incident was two years ago and things still havent gotten better. It took management 2 months and multiple matainence requests before they finally hired the right worker to fix an air conditioning unit right outside of my window that woke me up and kept me awake for a full 2 months. Each time, the matainence worker claimed there was nothing wrong and that the unit was just old. After two months of this, I finally got referred to the assistant manager who actually did something about it. As with all student housing, they dont care about you, just your money.
Cayce Cove is a great apartment complex for students and families as the staff is extremely friendly. In particular, Zion who works in the office is extremely helpful and goes out of his way for residents. The staff is the most accommodating of any apartment complex I’ve lived in as they constantly offer food, experiences, and free items.
Great, budget friendly apartments! Love being so close to the river walk, and downtown Columbia! Right down the street from a great local coffee shop too! Megan P. And the cayce cove staff Were incredibly helpful answering my questions and meeting needs!Biggest downside is the entrance road constantly has massive potholes, that could do some serious damage to a vehicle... hopefully that will be resolved soon!
I’ve lived at Cayce Cove for three years and I’ve thoroughly enjoyed my time here!What prompted me to write my review of the Cove was the excellent service provided to me by one of the community assistants, Zion.Just the other night, I was locked out of my apartment. It was late, and I called the on-call phone. Zion treated me great and got me into my apartment. Even though I probably woke him out of his sleep, he never showed any annoyance and made me feel like a valued member of the Cayce Cove community.10/10 for the whole staff but I just wanted to give a shout-out to Zion.
Affordable living, comes completely furnished and has nice amenities, the staff is great and always willing to help. Shouts out my boy Zion in the office. A little on the smaller size space wise but you get what you pay for.
Cayce Cove has treated me super well since moving in! I have already renewed for my third year despite being fairly local to USC since my parents are so comfortable with me being here. Its nothing too fancy but it checks all my boxes for student living. I love that I am close to campus without living in a busy area. The Riverwalk access is also awesome and I love spending time there. The apartment isnt huge but its the perfect size for a busy student. The office staff are great and I have never had an issue with them. Emma S. is awesome and always puts a smile on my face! Everyone is super friendly and helpful.
Probably the worst apartments for the price.The new staff is atrocious and their business model is outright predatory. They charge more than you sign for via convenience fees. Dont trust them. Live somewhere else.
I have visited a lot of friends here, and I am moving in this upcoming school year. Brittany really helped me when I was applying here, and I can’t wait to be apart of a wonderful community. The only thing I dislike is the entry road. There are a lot of potholes, and they just need to be fixed. But I am so excited

I recently moved out of cayce cove but I enjoyed my time there. There are pros and cons to any apartment but the office staff and maintenance team at cayce cove really elevate them above over properties. When there are problems I can trust that there are people actually trying to help me. Specifically I want to shout out Adrian, hes always the first to offer help when I walk in and make sure Ive got everything I need taken care of.

Cayce cove is great and a girl named Brittany who works in the office is so kind and so helpful when I needed help. Also, I love when my friends and I all play volleyball outside! so fun! I love cayce cove!!
Update: THIS IS THE WORST PLACE EVER. My roomate is constantly smoking pot in the apartment. I have called the office so many times and they do nothing about it. There is many things wrong with this unit, it isn’t taken care of. It is embarrassing to even invite someone over. Spend the extra money or do whatever you gotta do to live somewhere else.
I lived here for two years, and it was a fine experience. What drew me to this complex was how it was one of the cheapest rents, utilities included in the rent with no caps, comes with a TV and furniture, free printing with paper included, plenty of natural light in the kitchen/living room, access to the River Walk, on the same side of the train tracks as USC campus, and a free shuttle system to and from campus. There was always plenty of parking in the lot. Maintenance was always pretty quick about fixing things (except for one time, mentioned below), including coming out in the middle of a hurricane to fix my window. I lived on the third floor and only saw one roach during the two years, and it was already dead. The clubhouse was always hosting free activities, including free pizza once a month, movie nights, flower-pot painting, pool parties, etc. They even do a Thanksgiving day meal for anyone stuck in town.The reason why Im not giving 5 stars is due to the following...When I first moved in, there was a problem with a leak in the ceiling that took a couple months and a hurricane to be fixed, I guess because it took some coordination to get someone on the roof to fix it. We lived with a pot on the floor during that time to collect the water. Our living room furniture was cheap. The couch cushions ended up being shredded to bits by the time we moved out, but we just wrapped them with sheets to try to stop the wear&tear. We werent charged for this on move-out, probably because we spoke to the staff many times through the two years about it and explained how we werent being excessively damaging; the quality of the material was just plain bad. There are train tracks that go right next to the property, so expect to hear the train every day. It tended to not blow its horn until across the river, but it is still loud enough to wake you up. Not horrible, though. Also, the rock quarry is right next to the property too, and their explosives will shake the apartments windows, doors, and kitchen cabinets every now and then, which took some getting used to. In the 4 bed/2 bath, rooms A and B are on the side of the living room, where all of the AC units are on the ground floor. The noise from these units are constant. It was better on the third floor; I cant imagine how it must have sounded on the first. Its true that the shuttle broke down a bit frequently, but they do have the back-up smaller shuttle. When that one was down too, they would rent a van to get people to and from. Sometimes there were scheduling problems with the driver, so sometimes an office worker would drive it instead. Other times they offered an Uber ride. Either way, I was always able to get to campus in time for my classes...maybe 3 or 4 times though I did need to get a roommate to drop me off.I think Cayce Cove could really benefit from improving their security. Installing security cameras in the parking lot is a good first move. Maybe installing a gate too. The complex is in the middle of an older neighborhood, and it looked like some very low-income housing surrounded it. I never went on walks at night.I have a couple reasons as to why I decided not to renew my lease for a third year. My rent would have increased for no reason other than it being a new school year. A problematic neighbor who smoked weed all the time and liked to party on her balcony constantly. I wanted more space for my money, and less roommates.Overall, I dont regret the two years I lived here, and I do recommend this complex to other students if you need something decently affordable that is furnished and provides transportation. There are always cheaper apartments, but they probably arent furnished nor provide a shuttle.

It is well worth it to pay extra money to live at another apartment. The cheap prices are in no way worth the headache of dealing with Cayce Cove. These are just a few examples of what the apartment looked like upon moving in. Mold issues throughout the entire stay, and nothing was done to ever improve the issues besides putting a clear spray on top of it. Multiple problems with management. The students working in the office were always very nice and willing to help, but sadly have no power to actually help in most cases. Almost always sent issues up to management who were never helpful or nice even. All in all, only come here as an absolute last resort.It is disappointing to receive a response to contact them about these issues after trying to do so several times as a resident. Instead of reaching out after a negative review has been left, why not make an actual effort to resolve these issues for your current residents?

Honestly the cheapest & most decent apartments I found for off-campus! Its nothing glamorous, but its way superior to what I had on campus! Maintenance has been quick & friendly & I havent needed to go to management on anything yet.
My daughter terminated her lease 60 days before it began but they are charging her $500 to break the lease even though they are renting to another tenant. I know the law says they have to make reasonable attempt to rent the property. There will be no rent lostSo I’m not sure why she’d have to pay. That’s bad business.
This place has so many bad reviews I cant even believe people still sign the lease. This is the worst place I have ever lived!!!!
I just signed for my third year at Cayce Cove and have always loved it. The management team is very friendly and always helpful. Maintenance is extremely responsive and we have had many same day fixes for non-emergencies. The space and location is great at an affordable price and I highly recommend checking it out!
As a parent you want your childs first experience moving away from home to be a good one. Day one the condition of the apartment was as if someone just moved out and never cleaned. The tub was scratched and dirt build up so bad that it was permanently black. Very difficult to get an adult on the phone to address any issues, and as a student housing facility, they did nothing to alleviate the financial burden on the student due to the pandemic. Theyve extracted their last pound of flesh. As a parent, I would suggest you look at any/every other option rather than Cayce Cove.
Love the place, but I have not had an apartment key that has consistently worked for more than a week or two since August. It’s December. Tired of sitting outside the door of my apartment waiting for help when I get home at night. The staff is nice and cares a lot but the system is broken. Again - great place when my key is working.

I feel that I live in a community with some of the best loving, and caring stuff ever. They come up with the best activities that make me want to relive college all over again. Cayce Cove is a very beautiful apartment complex for students! Cayce Cove has a great staff. They are always smiling and willing to help! They are always creating fun days for the tenants which I think is great! I love when they have waffle day! Also, the apartments are very nice and they have a shuttle that takes you back and forth which is also great for saving on gas! I love Cayce Cove!!
Extremely small apartment, the quarry is a health risk. My mom tried to cancel my lease in the fall and the staff were unresponsive. Wouldnt live here again.
Well in case youre wondering, the Hot Tub is not amenity. Its never been on and the water has been cold or luke-warm.Maintenance has refused to fix it.I guess youll have to drive to Red Tail and use theirs instead.Pictured below is one of the 4 massive pot holes that ruin the bottom of residence cars as they enter the complexJust got home and the wifi is out again.Fire alarm is bustedThe air filter was as dark gray as newly paved cement.Positives:Fast maintenance for quick minor issuesVery nice cool air system
USC migrated all classes to online, so no longer had a need to stay near campus. Cayce Cove refused to allow cancelling the lease. I offered to pay a cancellation fee and ask what my options were. They only offered to let me pay 500.00 dollars to transfer the lease to someone else if I could find someone they approved. I get that normally cancellations would be difficult, but with Covid-19, you would think there would be a more agreeable policy in place.
It’s a pandemic and majority of USC classes are online but apparently Cayce Cove either doesn’t know this or just don’t care. I tried to leave my lease and they put me on a waiting list to find someone else to take my lease and then charge me $500 on top of that! Why are y’all trying to profit off of a pandemic that caused people to lose jobs? You’re fully booked and you’re charging the ones that one to leave! What you’re doing is sick and selfish! If you try to call the place and speak to an adult good freaking luck because the students on the phone refuse to let you speak to anyone who can give you any information on why they’re using this pandemic as a way to make more money. DON’T SIGN HERE!
Super disappointed with Cayce Cove. When I toured I was really excited to live there, but on move in day my apartment was nothing like what I had toured. It was very dirty and outdated. I had to bring in a family member to help me deep clean it because I felt so gross. I really felt like I had been made to believe that it was better than what I was getting. It’s affordable, but not really worth what you’re signing up for. USC students depend on the shuttle and it can be very unreliable. I’ve had issues with the management which is very upsetting seeing how it is their career to provide for the needs of their current residents at top priority. Unfortunately, after expressing some issues with some other residents that once lived at CC, they too had some of the same problems. As a resident that held a lease throughout the COVID-19 pandemic, I was very concerned to see that the apartment complex was allowing new residents to move in with current residents when a quarantine/self-isolating policy had been issued throughout the state. The website said that there were actions being taken to ensure the safety of residents, but that did not seem to come across at all. At one point, while inquiring about the message they had stated on how it would affect my personal living situation, one of the managers raised their voice at me and said I had caused him to become upset and commented on how rude I was during a phone conversation. I was also told that they did not have to return my call at all. The level of how unprofessional it was handled was baffling. The only thing that is nice is parking for residents at Cayce Cove, but living conditions don’t meet expectations. My only goal by writing this review is that people that are impressed by CC will look further into it before signing a lease so as not to be put in the same situation as I was.
I have only been living here for a month but I’m mad I didn’t hear about this place sooner. The apartments are nice and not expensive at all the pool is amazing and the staff is the best around. I highly recommend Cayce cove.
I am a student at UofSC and I am so pleased that I decided to live at Cayce Cove. My decision was based on the great location to campus and West Columbia, the ample amenities included such as furniture and utilities, the amazing features such as the printing/computer space, and its affordability. I highly recommend!

Words can’t really express how awful this place is. If you want to get a two bedroom apartment here, I wouldn’t because it is super small and they only show you the four bedroom at the tour.Second, management has been extremely rude to my parents and I. I didn’t have cable the WHOLE ENTIRE YEAR and I went to management, had spectrum come out, even had someone from the office email me saying they were going to send a cable box and NOTHING.The wifi constantly goes out once a week. Maintence was super rude as well. They consistently gave my roommate and I snide comments.Lastly, if you want your car to be all busted up, you’ll surely enjoy the enormous potholes at the entrance that take forever to fix!I DO NOT recommend this place at all.

It hasnt been a terrible experience despite my three stars, and I dont regret living here. The shuttle is very nice and convenient (Mrs. Audrey is wonderful), and half the reason I picked Cayce Cove, plus the apartments location and of course, the price. Maintenance is pretty good about fixing things in a timely manner. Our washing machine broke because it was so old, and maintenance had a new one installed in no time!But, there has been one issue that has deeply bothered me. When I forgot to turn my alarm clock off, my roommate went to the office, and because she was friends with the people working there, they GAVE HER A KEY TO MY ROOM so she could unplug it. Just gave it to her. It doesnt matter if she wasnt going to steal anything, she shouldnt have been able to get access to my locked room in the first place. It hasnt caused me to fear for my safety or personal items from my roommates, but others may not feel the same way.Good for the price and location, but staff can be ingratiated.
Lived here for around 2 years now! Overall great place to live overall. Has great maintenance time response and reliable staff. The shuttle service to campus and 24/7 gym/printing room are very useful due to the fact that I am a student. The apartment itself is spacious and the rooms are very comfortable.
Cayce Cove is such a joy to live in! They have so many events for residence and management genuinely cares about you and your roommates. It has so many great amenities and is in a great location that seems very private and home-y. I love it here!
Living at Cayce Cove was such a great part of my college experience. The staff is amazing, and the on call CA responds incredibly fast if you need help after hours. The rent is all inclusive and so affordable- the best rate near campus!! The distance isnt a problem with the shuttle that takes you to and from campus, and any issue is resolved quickly.
I wish I could rate ZERO stars. For the most part of the year, it wasnt awful, but my daughter had multiple issues with management. The first day she moved in, the outside door did not work and management had to let her in. Her room key also did not work and she was told that they would get her one made. She asked a couple of times, but did not document it. She didnt have an issue with her roommates, so she let that go. When she moved out last week she was charged $25 for the card she never received.She also never received a mailbox key. She went to the office on multiple occasions and was told they did not have a master key, so WE had one made for her from one of the other roommates keys.She never received a power cord for her cable.The gym was not in working order for most of the school year and when she asked about it, one of the office members suggested that she could run or walk outside....In response to the $25 room key charge, no one ever resolved thst issue. My daughter called and went by twice, I called twice and sent an email and my husband called and was told someone would call him back. No one ever returns messages. Finally, we just paid the $25 charge to be done with them. BUT....my daughter got a nasty call today saying that the payment had insufficient funds and that we owed another $30. I have called and made a printout of my bank statement. No transactions from Cayce Cove and ZERO returned transactions... Needless to say we will be calling again, but we have no expectation of a professional response. Students, dont walk, RUN!
If I could give zero stars I would. This place is a joke and the management changes a lot for a reason. First, the apartment doesn’t look anything like the one they show you on tour. They stated apartments come with a couch and two sofa chairs. Well, my daughter never got the couch and their answer was as simple as “oh sorry we ran out of couches”. We had to buy one. Also there were many broken items in the apartment that took forever to fix or never did. The contract stated that the internet and cable is provided and included in the price of rent. My daughter never had cable. We, along with my daughter, communicated to the management in multiple occasions verbally, in person and via email. One year passed by and she had never got cable service. We requested management to work with us on the last month of rent due to us having to suscribe to sling tv since no cable was provided and Cayce Cove had broke the contract. We just received bad treatment from management and warnings about how they would ruin our credit. I also want to mention that for the whole year we paid rent before the 1st of every month. So if you decide to rent in this place, please be aware that Cayce Cove can break the contract but you can’t. That you will have to pay extras for tv and furniture, that management is rude and unresponsive. You can find a better place for your kids at a very similar price. Now, I do not live at Cayce Cove Apartments but I recently toured the facility. Overall, fairly good experience, but the absolute highlight of my tour was the pleasant mannered employee Gunter. The apartment he showed looked great and the price point was exceptional for my budget. Despite the location being a bit farther from campus, Cayce Cove has shuttles running every half hour to cater to students needs. I would definitely recommend this apartment complex.
This is a student housing apartment, so obviously the residents are going to have homework but the WiFi is absolutely terrible. Crashes atleast once a week, which has caused many issues with school. I have emailed and called several times but I have got nothing from them but false promises that they will fix it.
My roommates and I absolutely loved living at Cayce Cove last year! The included amenities were awesome, especially the gym and pool. I was also especially impressed with how quickly our maintenance orders were filled. Any issue we had was resolved the very next day. Additionally, the staff in the clubhouse was always so friendly and helpful. I would recommend living in Cayce Cove to anyone looking for a nice and affordable place off campus!
Car was towed mistakenly 3 times and they refused to pay for it, it’s in an extremely bad part of cayce (multiple arrests made in and around the apartments all year long), the water went out for days multiple times, and at the end upon moving out my roommate and I were both charged for “carpet and dresser damage” when there was none. I’m assuming they do this to everyone to get some money and hope that no one calls them out on it. No such luck with me, as we passed all of our inspections up until that point. Would not recommend. All of the 5 star reviews are fake and made by the staff.
Only sign the lease if youre sure nothing will come up in the next year. If something does, god help you. This place makes me understand why landlords got shot first under Mao.

Not the newest apartment around but as long as you reach out and let yourself be known, they will come to help you with any and all problems. The events are great and the apartment has river access. Staff are extremely nice and welcoming.
As a resident of Cayce Cove over the past couple years, I’ve had many positive and pleasant experiences with the staff as well as residents. Gunnar, the Senior CA, is always very personable and extremely helpful whenever there has been an issue. He seems to have a great interest in assisting others at his position and it shows.

Mess, I highly suggest avoiding the hassle of signing with them. I signed with them for the 2019-2020 year and I had to find a replacement sublet last minute, and as in the contract I signed, I owed 500$ as a fee, which I understand and had full intent to pay. However, my account was closed so I could not pay it online and despite asking multiple times had not been sent a paper bill as proof I had paid. I requested to speak to a Property Manager in charge multiple times to discuss this and was given the promise of a call back which never came. Months later, they threatened to send the debt to collections, which only happened 2 months later, still with no paper bill, no call back, in fact I could not even get in touch with a Property Manager at all. I finally decided to call and just pay it without the bill and they told me to call back as I needed to wait for a PM to come in. I called back again and no luck. This is when they sent it to collections. Im lucky the collections agency gave me the opportunity to pay before it was sent to the credit bureaus.
Cayce cove is a great place for students to live that are going to any college in Columbia. Rent is affordable and the staff is amazing. Especially West he is always helpful.
Had water shut off for 2 days with no compensation for the mis hap, very invasive staff, will enter apartment AND room without notice (has happened several times so if you value privacy avoid this place), not an awful place to live but for $700 a month you could do a million times better
If I could leave zero stars I would. Ac has been broken for 3 months and we were told that it’s “not a priority” to them. The window ac unit they have in our apartment is barely keeping the temperature below 80 in the living room with bedrooms being even hotter and is almost falling apart. Office and maintenance workers were rude when questioned about why it wasn’t fixed and have repeatedly told us it would be fixed the next day only to have no one show up. Have called the owner based in California to have the issue fixed faster and were told they would fix it but still no resolutions.
Its pretty good, for the price you really wont get better. The shuttle broke down all the time last semester but they seem to have sorted that ito and its been good for a couple months. Maintenance is great, theyll fix you up in a day or two max.
Do not live here. The management will do nothing to accommodate when the AC goes out in the middle of the summer. It’s 90 outside and 87 in my apartment, but they told us we have to wait until Monday *AT THE EARLIEST* for the guys to come out and fix it. My friend had to stay in a hotel bc of the heat inside the apartment and they refused to reimburse her for it. The absolute worst customer service.

Cons: you are screwed with any after your emergency! There is no one you can contact when you find your stupid door key does not work properly after their office hour! the deposit is 1 and 1/2 month rent if you dont have a guarantor. so the first payment is about 2 and 1/2 month rent which is crazy...
Avoid this place. Staff is friendly until you actually need them. Especially the manager that I worked with, Kevin Allison.Roaches everywhere. Only people I enjoyed talking to from the staff were the bus drivers as they treated others like they were human.
If you value your money, rent elsewhere. My roommates and I have all had multiple issues with management. The apartment was not in good condition. Old disgusting furniture, mold on walls, etc. When we moved in our washer and dryer were broken which was immediately reported. This wasnt fixed until October, two months later. My paperwork for my pet was lost and management tried to charge me twice for her. They left a note stating she needed to be removed immediately even though I had been paying pet rent and turned in the paperwork. They refused to acknowledge this mistake and insisted I was mistaken until I sent them exact times and dates. Make copies of everything they WILL try to take money from you. They entered our apartment without telling us to replace blinds. They only replaced one and charged us for replacing multiple blinds. They refused to take this charge off, even though entering without notice was a violation of our lease to begin with. Now, I have moved out and they are still trying to charge me pet rent. Not surprising, neither me or my roommates will be living here again.

I love Cayce Cove so far. The three star review is because the neighborhood is not gated, the apartments need to be updated, and the shuttle breaks down a lot. But, the apartments are clean, the neighborhood is safe for the most part, and they always rent a van when there is no shuttle. The maintenance staff is wonderful. Most of the time, they come and fix your problem within an hour or two of submitting work requests. The office staff is good too. They always listen to your problems and do their best to help you fix them.
Cayce cove has a great staff and well maintained amenities. Each room comes furnished with a smart tv in the living room which is nice. Shout out to my man Frank

So, I will start off with the reasons why I lived here. First, the fact that Cayce Cove doesnt have a utility bill is super nice which drew my roommates and I in. Second, the shuttle is the biggest on that side of the river. Three, the location and it being tucked away is super nice. Four, the office staff is very nice. An unexpected good thing about living there was how good maintenance was but to my knowledge after a focus group this just happened as of this last lease term because they changed the maintenance team completely. Kevin in maintenance is the goat and should be paid more.Now, here comes the reason for the 2 stars. I lived in building 10 next to the basketball court and that noise was god awful. Especially because people who DO NOT live there use it all the time. There will be literally 20 people at a time using it and most of them wont be residents. Theyll scream and holler like wild animals. Even saw some of them peeing on the buildings because theres no bathroom around it. They even bring children. Told the front office about it several times and they said theyd call the onsite officer to get rid of them and nothing. Cayce Cove is not a public park. I went to a focus group and told them that basketball court needs a card key gate like the pool but i doubt theyll do anything. Second reasoning is because my apartment was trash when i moved in. Holes in the sinks, missing light fixtures, grout on every single tile in bathrooms, entrance, and kitchen, 3 window frames were broken, closet doors were off track, dead bug bodies, couch with cat spray all inside of it, and more. Luckily maintenance fixed all of it. Its like no one came in and checked on this apartment before we moved in. Third reasoning, all the appliances are AT LEAST 20 years old and need to be updated. Told them at the focus group and they said our property isnt that old well all i have to say to that is date of production stickers in appliances dont lie. My roommates and i spent over $100 just to make showering and microwaving food better for our living situation during the lease. Fourth reasoning, the front office does NOT handle situations well. This past lease I had an incident with a roommate where I got physical after my roommate had been provoking me for over a week and 4-5 days of it she was knowingly doing so after a roommate told her. Well eventually something happened and all i did was nudge her and she filed a fake report with Cayce Cove saying i grabbed her and all this stuff but in fact I didnt. One of our other roommates saw the whole thing and said I didnt lay a hand on her and showed me text messages where the girl changed her story 2-3 times about what happened. First it was the nudging, then it turned into pushing, and finally it turned into grabbing her. Well come to find out Cayce Cove was going to move me til the girl said not to because we can be adults about this. Just the pure fact they were going to move me without even contacting me to hear my side of the story is COMPLETELY unprofessional and if they wouldve i wouldve gotten a lawyer real fast and i would have sued both Cayce Cove and my roommate with the evidence I had. Thank god Im going to be living somewhere else this coming fall.
Do NOT send your kids here - this place is a nightmare when it comes to trying to pay the rent. Its due on the 1st of every month and they have a policy of charge a $50 late fee if they dont get it by the 3rd. With weekends and the Labour Day holiday, this has already happened to us twice - the 2nd time, I was actually enrolled in the automatic payment for it to come out on the 2nd (a Saturday). Both times they did eventually reversed the fees, but only after long unpleasant phone conversations where they are condescending and talk down to you, then make it seem like theyre doing you a huge favour by not charging you. They also change a $1.75 fee per month for automatic service - taking the money directly out of your chequing account, which basically adds $21 per year onto the rent. I did this to avoid my cheque arriving late, but got caught out again this month with the weekend being close to the start of the month. I suggested to them that they adjust the late fee date from the 3rd to the 5th to avoid all the headaches and threats of eviction, but was told, NO - its their Company Policy decided by a lawyer. Basically, just sets them up for being able to charge you late fees almost every month and, if you choose to take issue with it, sets you up phone calls where your patronized, talked down to and given advice on how to pay you bills on time. Way too much stress & work for us. There are plenty of other options around, which well be trying next year.
My experience here was a nightmare. I had an issue with illegal substance use by one of the randomly selected roommates friends in my apartment. Communication with the roommate did not resolve anything, so I contacted the office, who then did not respond for several days. Eventually the use led to the person making an inappropriate comment towards me and I had had enough. A mediation was scheduled, then rescheduled 2 hours before it was supposed to happen. At this point I felt unsafe to stay at the apartment. When the meeting finally happened, the property manger complained about us making him miss a PTA meeting.I explained the harassment situation. The property manager made the roommate promise to not let the person back into the apartment. I couldve been further harrassed, and I dont want to even mention the other possibilities. Upon confession of the illegal substance being in the apartment, the property manager moved ME out of my home and into a 4 bedroom apt which is $100 less a month than the apartment I had already paid the full years lease on. They have refunded me absolutely NOTHING.I also paid an extra $9/mo for rentplus, which they, to this day, have reported 0 of my payments to.Im very non-confrontational and wanted to like living here, but so much unnecessary stress was put into my life because of this experience.DO NOT let your child live here.Absolutely horrible.

The only reason I gave this one star is because for everything included such as utilities, use of main complex, and shuttles to and from USC campus - It’s a good price. That being said I’ve had many problems with the management 1) how they deal with loud roommates. I’ve had to tell one my roommates over 7 times to quiet down from waking me up and finally had enough and went to management all they said after I told them all this was a # to call. So I tried that # and they just came and knocked at the door on another night I was woken up and told this roommate to quiet down like I did with no effect. 2) I was not given a new decal sticker confirming I’m actually a resident who’s car is registered to me but had one from years before on my windshield and they towed my car! I was still a resident and had all the paperwork done and car registered for that year and they said there’s nothing they can do. So I had to go where they towed my car and pay $175 to get it back for their mistake. I’ve never felt more wronged. I’m definitely not renewing here.

Pros: Rent is good, and theres arent any caps on utilities. The shuttle is a nice bonus during the school year.Cons:1)My major complaint is that the office is very incompetent. They dont call you even half the times that you have a package even though theyre supposed to. Ive gotten packages two or three days after they were delivered just because they never called, and no one in the office seems to be interested in fixing that.2)Also, if you have a roommate complaint (even one that poses a serious health hazard as was the case with me), they will put off dealing with it as long as possible. It took them a month to even try and set up a meeting after three of us put in the first complaint, and, when that didnt resolve it, they put off dealing with it for a further month until the other person ended up moving out when their lease expired.3)Finally, do NOT rely on the shuttle schedule, especially first thing in the morning, because the shuttle driver WILL leave campus a good 10 minutes before hes supposed to.4) Beware of loud parties. Other students have no consideration while blasting loud music and/or thumping bass at all hours.
A really great place to live given it is one of the lowest cost student apartments in Columbia. They have a shuttle that drops off at the Horseshoe, which really saved me money on parking.
DO NOT LIVE HERE SERIOUSLY! Everything is so old, the toilet does not work properly, there are cockroaches and a bunch of bugs. Every furniture is super old and the office will not even replace it for you! My washing machine broke down for around 3 weeks now and we complained several times but NO ONE CAME TO REPLACE IT! This apartment is a total scam on the college students! DO NOT COME LIVE HERE, SERIOUSLY! The shuttles do not work everyday even though they say they do because it is ALWAYS BROKEN! When I called to complain about it, they told me that the shuttle was simply a COURTESY! I regret moving to this apartment, please do not do the same!
I had an awful experience living here. The walls are paper thin so you hear everything anyone is doing the has a wall or ceiling touching yours. My apartment was dirty and littered with trash upon move in because the staff didnt bother to clean inbetween tenants. Actually the only place I think ever gets cleaned is the main office because the parking lots and stairwells in buildings are disgusting. I chose this place because it was the best finicial option but I wish I had just spent a little more money to get a much bigger living space with less issues. I felt like me and my roommates lives on top of each other.
If you are starting your journey to live on your own or with friends, staying at Cayce Cove is the place to start! The students/residents that I ran into are nice and most of all the staff memebers are very friendly and welcoming. I was there for a tour and they treated me like family instead of just a regular Joe they didnt care to know. Cayce Cove caters to their students by feeding them almost every month, I remember they just had Chicken and Waffles for Breakfast Day. The community grounds are just B E A Utiful! You can have fun relaxing by the pool with friends, play beach volleyball on the court, and of course they have the gym if thats your thing! They also do Rent Raffles for the students and you can win things like Gift Cards out to eat! They provide transportation to and from school, which is a plus, and offer a 24 hour computer lab!! Whats Not To Love About Cayce Cove!
Cayce Cove is a great place to live and I couldnt be happier with the choice I made. Everyone is friendly and in good condition, it truly is one of the best places to stay.
I absolutely HATE living here. Do not live here ! The place needs new furniture but youll never get it! The bus breaks down every other day so dont waste your time ... just drive to campus. If you stay on the 1st floor good luck trying to sleep between dummies upstairs stomping around and these STUPID ASS generators by your window that NEVER go off!!! I hate it here save your money and move somewhere else! . . . Also do NOT be fooled by the display room your apartment will look NOTHING like that. Everything is dirty, dusty and moldy. Just spend a little extra and go somewhere else!
Know what youre getting into is all Ill say. Its a quality place. Its cheap for a reason though, but theres some obvious problems that should be an easy fix, but were never fixed the year I stayed here.So basically Cayce cove lied to me about some stuff that was kinda outrageous. When thinking about signing my lease here they told me so many lies. They said the shuttle always worked and if it ever didnt theyd pay for an uber. One time last semester I had an important class and the shuttle was down (like it frequently was). After about 15 minutes of nothing happening, besides some worker coming out and saying basically whoops sorry, I went into the office and was like hey whats yall plan to fix this? I need to get to class. Can you pay for my uber. The lady I spoke to was surprisingly very rude to me. She basically called me a liar and said they wouldnt help. She implied I was lying because we never told you we would pay for an uber. We dont have money for that right now but they did tell me this when I went to move in.Alllso I requested to be at a certain building on the third floor and before moving in the previous summer I called up to confirm that was still fine. Some worker guaranteed me a spot where we wanted. Then when I moved in I was on the bottom floor of a different building and when I asked about this they basically said sucks to suck. When I DID move in our dryer and washing machine didnt work and it took them about 3 weeks to fix. When I asked why it was taking so long they said some random excuse and told me you know how it is man. Um no... I dont know how it is. Ive never owned an apartment complex.Another thing thats really annoying is theres always soooo many people at the basketball court that obviously dont live here. Theyre sketchy men that live in the surrounding area that never leave and the management doesnt do anything about it.Another HUGE flaw is all the potholes in the sketchy entrance into the community. Probably doing so much damage to my car. And I know the management will respond to this and be like oh come by so we can help out with your problems. So sorry to hear this happened... but honestly read through all these reviews. They respond the same way every time. Theres defintiley more issues. Just too many to recall.Oh, one other thing. Mold in the bathrooms was a problem that we could never beat.Basically if youre thinking about living here just dont. Pay a little extra and find a place literally anywhere elsewhere.I hate having to leave negative reviews at places online but like this place deserves it in all honestly. Ive bc never left a review anywhere ever before this one. That is all.
I really dont know where to begin on all the things wrong with Cayce Cove. The shuttle service is constantly down; it has actually become normal to ride the shuttle to campus and receive an email later that day saying the shuttle is suddenly no longer running, leaving students without transportation back to Cayce Cove. There have been at least 5 occasions where the shuttle ran in the morning, but stopped running for the rest of the day because the afternoon driver was sick. Today, the shuttle was only functional from 7:30 A.M.-11:15 A.M. because the side door stopped opening. I wish I was making this up. When first moving into my unit on August 15th, one of the chairs provided was in horrible condition, with the entire outside material torn up. There was a sticky note on the chair that read new cover coming on September 1st. It is now October 23rd, and after reminding the office several times about the cover, it has still not come in. I am writing this review on my phone since the Cayce Cove internet is completely down right now and Im forced to use data. When the internet is working, its usually very slow. I could go on and on about my horrible experience with Cayce Cove and it isnt just me. Some residents were without refrigerators for weeks. One resident is still left without a functioning TV which is supposed to be complementary to every apartment in the complex. I am writing this review not because I want Cayce Cove to get their stuff together, it seems as though we are far past that point. I am writing this review instead to let any and everyone considering living here know that you could not choose a worse apartment complex within 5 miles of the USC campus.
I guess $500 dollars doesnt go very far in Columbia, but I honestly right now wish I had moved in somewhere more expensive because at least I wouldnt hate coming home every day. The apartment itself isnt the worst thing in the world. Its older, so the appliances arent fancy, the linoleum is cracked, and the apartment has shag carpet, but these arent things that bother me. What I absolutely cant deal with are the roaches. Ive seen at least one roach every single day since Ive moved in almost a month ago. They were here *when* I moved in, even though the two roommates that had renewed their lease hadnt been living there since April. Maybe this had to do with the other two girls that stayed behind, but because this is not due to any fault of my own it would have been nice to have someone at least attempt to do something about it. Instead of having someone come out right away, though, they told me that the pest control guy isnt here and we arent sure when hes going to be back, but hell come by in a few weeks. (Im paraphrasing, just fyi) Since they told me when I was contemplating signing my lease that they would take care of everything except bed bugs, they should have gotten someone else to fill in while whoever they normally have come and spray was on vacation or wherever he was that he couldnt come make the rounds. They said he came one day, but there was no note left behind confirming that he sprayed so who knows if thats true. I tried to take the matter into my own hands and laid down some boric acid which helped slightly, but not a whole lot. Another thing that weve had to deal with since moving in: a broken dryer. When one of the things you offer is a washer and dryer in unit, it would be nice if you offered one that worked. It didnt work when we moved in, it took TWO WEEKS to get someone out to our unit to even *look* at it, and then, once they did finally get to us, they took the entire thing apart and left all the pieces sitting in out living room for almost a full week. There are so many other issues -- like maintenance closing out requests for a leaky sink when they havent fixed the problem -- that I wont get into because this is already turning into a novel, but I think its safe to say that I wish I had gone with my gut and moved into a more expensive place because honestly, when you come home to a different problem almost every day, it starts to take a toll on you mentally/emotionally. If low cost is more important to you than not dealing with a major roach infestation, then move here I guess, but for me its 100% not worth it. I thought since I was only going to be living here for one semester I could make it through to December, but honestly its been really tough so far. Maybe I got unlucky and just happened to get the absolute worst unit, but from the other negative reviews I saw I would say its pretty much a gamble to sign a lease here.A few good things since I dont want to completely tear this place to shreds: most of the people Ive interacted with have been really nice and seemingly did their best to try and help me (with the exception of one or two people who act like having to help a tenant is a burden), the internet is pretty decent considering its shared by the entire complex and its included in rent, between the linen closet/dresser/closet I have more than enough space for all my clothes, and the pool area is really nice.I wanted to wait until after I moved out to write a review because I wanted to keep giving them chances (and also Im low key worried that if they see I gave them a bad review they might be less willing to help me out), but I just had to fill out four maintenance requests and two of them were for things that should have already been fixed. And I have a fifth request open about the dryer because it only worked for a few days after they fixed it. Hopefully, this experience will turn around but they would have to do a lot of work on this unit in order for me to come out of this with a positive impression.
We moved our daughter into Cayce Cove apartments yesterday. Wow, how deceiving! First when reviewing the place several months ago, they show you a model that looks amazing so you think ok this place looks really great! What a shock of our lives when we turned the key to her apartment.. Where do I begin??? Lets start with the filth! Yes the filth, her particular unit had not been cleaned. I spend three hours cleaning while my husband and daughter was unloading and getting things set and the other girls were moving in. Now, let me tell you, I am NOT OCD, but filth is filth. The kitchen sink had dried food in it. The toilets had not been touched from the previous tenants.The towel racks, in one bathroom was just laying across the toilet and still is, the other bathroom the towel rack is dangling. Sink has slow drip, Bathtub stoppers out of tub. There were dead bugs under her bed. Nothing had been wiped down, counter tops in kitchen had stains from food that were easily wiped off with a Clorox wipe. The Silverware drawer would not open at all and the stove handle needed repair. The kitchen light has some much dust, it was literally hanging down all the way around! One of the dads took a broom and cleaned it. The air condition filter was an immediate maintenance issue. This had not been changed it was obvious since the last tenant lived there and I mean the whole time the last tenant lived there. The area around the filter had to be cleaned thoroughly due to the dust that was inches thick around and coming through and around the grate. This filter was changed.All the furniture in the bedroom, ie, the desk, the dressers and the night stands had just been spray painted recently so as you wiped them down all you picked up was black spray paint on your cloth. They finally sent two people in to clean, which was a bit difficult as you had four girls who were already setting up or had set up with parents in the apartment. We, the parents did a lot of the vacuuming and wiping down, but by no means was this apartment ready for move in. It still is not clean, but we are not local and had no choice but to move in considering we live hours away and had no option to go anywhere. Cayce Cove really let us down. Hope these girls have a better experience moving forward. Luck was not on their side, they just got one of the apartments that is not in the best of shape!!!!!!!

Google Pointe West for other reviews. They have changed their names more than twice. Here are SOME of the unreasonable items they have charged us for upon moving out.....divided between two roommates.$150 for microwave when it was reported damaged and burned at move in and acknowledged by manager yet NEVER replaced. ...charged us for a new one!$20 for the Peep Hole in the old worn front door$30 for Moldy and used very cheap Mini-blinds, Mold?? Thats not our problem, thats a health issue.$25 for ONE bag of trash$200 Drywall repairMake sure you report EVERYTHING and get it done or they will charge you at the end of your lease.
REALISTIC, SENSIBLE, and COMPREHENSIVE REVIEW* Really fast maintenance. (dont really understand why some people say different. I put in all my requests online which took 5 minutes and they usually showed up the next day. One time it was 2 days)* Great internet (but if there is a bad storm, it sometimes takes them a whole day to reset it which is really annoying. Happened 4 times.)* Cramped rooms, but Im a guy so I got my small amount of stuff to fit. There are good sized closets.* Mom had to yell (momma-bear mode) at the people in the office for them to clean the apartment the day we moved in (it was nasty), but they cleaned it up well that day without fuss.* My neighbor above my room had a treadmill, (my bad luck :| ) There is no quiet time. Sometime people have parties. This happened 5 or 6 times on Saturday and once on a Tuesday.* No pets, but as of August 2016 (of course the year i move out) they are now allowed. I saw them putting up lots of doggie dudie bags to clean your puppy poopie.* Shuttle IS reliable BUT if the bus is full, the driver WILL leave a stop early. I dont see why everyone is complaining about it. If the bus is full, there is no point in it sitting at a stop when no more people can get on. On Tuesday mornings for me at 8:00am, the bus filled up FAST so some mornings you may have to be responsible and get up earlier for the 7:30am bus that everyone else is too lazy for to grab a seat. If i got a seat, the bus was never late for me, (not even once).* Pool was very nice and CLEAN. But you can only take ONE guest per resident. I heard they fined someone $200 for breaking this rule but that was fine with me cause they invited a large and loud crowd (thanks Cayce cove)* Access to the River walk! So thats cool. SAFE place to exercise, working cameras and call boxes. You are hardly ever alone out there anyway.* Printing was free and absolutely no hassle. I have a printer, but I always used their printer because hey, free ink, free paper, very convenient. The printer broke one day but it was fixed within the day and they let everyone print from the office printer.* People come in and out of the main office all the time for all sorts of things so if you need something, you need to actually say, hey i need some help. I saw some reviews on here saying that the office people just sit around and talk, but I bet these people expect them to magically know when and how to beckon to their every need. (sorry 5 second rant) I got an email sent to me when a package was delivered, and was hassle free. (so make sure you give them a good email, they do use it) Overall, the office was very nice, and the people were very helpful if you told them you needed help with something.* Parking was never and issue, and there are also plenty of guest parking spaces always empty.* I didnt have any fines when i moved out because I dont break my stuff and i treated my apartment with respect. (hello?) My friend was complaining about a fine to replace his blinds but he busted them up so yeah, you gotta pay for stuff you break. (obviously) Was only $5.* There was supposed to be a resident/ building monitor or something, but I never met or even saw him. I dont even know if I had one. There wasnt really any way to contact him.* I set my oven on fire and I called the emergency maintenance line and they came out to my building in literally 3 minutes. Very satisfied with that emergency line. There is also a police guy who likes to roam about and sit in the parking lot a lot on his lunch break. He is a cool guy. Safe place overall.* EVERYTHING is included in your monthly $519. I was never charged for anything else the entire time.Overall, this was a great place to stay for the 2 years I stayed. If i had to go back to school for another year, I would have chosen Cayce Cove again.
First off, do NOT move here. Spend a little extra money and live somewhere else.Problems when I first met them: When I first came to visit they showed me a set up apartment in their office saying that is what the apartment looked like. NOPE, it wasnt even close to what it looked like. Security deposit is ridiculous when at some other places they dont require it. Also, when I first walked in I talked to a Resident Assistant and she couldnt answer 80% of my questions which were generic questions when it came to apartments.Amenities: The wifi is good and the pool is kept up in good shape year round. As for the computers in the computer lab, well only two-three of them actually work. For some reason they dont fix the rest of them.Moving In: The apartment was disgusting. Nothing was clean, marks on the walls, chipped, and the floor in the kitchen and bathroom were coming up (they are those stick and peel tiles) so I kept tripping on them. I put in a request to have them fixed when I first moved in August, but they didnt get to it until December.Lastly, the people in the office (RAs, managers etc) are no help at all. Even with roommate problems all they are doing is looking to make a dollar off you. They dont care what happens. They can change their name for a better rep, but it is so awful.Oh and to pay your rent, they dont accept VISA cards. The most used card and you have to pay a convenience fee to pay with a e-check for your rent every single month. (I dont own credit cards or checks)It is my first and last time I ever stay in this place and already signed a lease in another student housing place that is 10 dollars cheaper, getting my own bathroom and walk in closet, just living with one more person. And they actually showed me a REAL apartment.Dont be fooled by Pointe West changing their name to Cayce Cove because it is the same people working there and the higher ups will just ignore what you say and make you speak to the incompetent managers back at the apartment complex. Having to give them a one star is being generous.
Great place to live at a great price.
