I recently moved to CA from SC and so I needed to find a place to rent rather quickly. Out of all of the different management companies I contacted, Carousel Properties was the nicest, and quickest to help me. They understood the urgency of my situation, and had several great places to show to me. I have now been renting from Carousel for about 2 months and couldnt be happier.

Ive only got great things to say about Carousel Properties! They got me a place within my budget and I love it. Easy paperwork and now over a year later Im still loving it here. When I make any requests for maintenance they are here by the next day. If you are considering moving to this area call them first!

Carousel Properties has been a pleasure to work with over the last few years. They are active, have great marketing techniques, and never leave any of my 5 residential condos vacant. I’m know they juggle a ton of properties but I have never been left in the dark and they are very good communicators. I am the type of person that likes to know every single detail, and they always deliver whenever I need it. Here’s to many more years.

Since 2000, Carousel Properties has been managing my property in Carlsbad, and doing a fine job at it too. I currently reside in Hawaii, and I thought when I moved that it would hinder communication with my manager. I was wrong. Communication takes place just as it did when I lived in CA. I trust Carousel to take care of my property as I am gone, and look forward to another positive 12 years with them!

Carousel is great to deal with and its nice having them as my management company. They take care of maintenance soon after the request and are always responsive with everything else too. Staff is very courteous and friendly!

I deal with Carousel as an owner who rents out the house. I have nothing but great things to say about Carousel AND Kelley! We tried managing on our own for a few years and just got reamed right and left. Ever since we found Carousel about three years ago, our property has been consistently rented, our property has been maintained, and weve received our rent on time every single month with the exception of a couple of months ago, when they were changing banks and things got a bit screwed up for awhile. But all is clear now, and Kelley and Mary are both great. Hiring Carousel Properties to manage our rental home was the absolute best decision weve ever made in regards to this property!

Carousel has been the best property management company I have dealt with. Theyre always very friendly and professional. In all the years Ive worked with them, they have always addressed issues promptly and take care of them.

Carousel Properties leased our condo for us and we are very happy with the staff. They found us good tenants, and we feel confident about everything in their hands.

Hate to give them even 1 star but had to in order to be able to post. I cannot agree more with what D White has said! BEWARE if using Carousel Property Management. My husband is one of the owners that has not gotten his pay in 3 months. Kelley was given notice as of February 18th that Carousel Property Management was no longer to be handling the property, we hired a new company. She required a 30 day notice so she collected March rent. We have been told multiple times the money will be there and it never shows us. April 1sts rent came due and the tenant mistakenly gave payment to Carousel Property Management. Not only did they accept her check but they CASHED it! This was NOT hers to collect and cash. She should have returned it to the tenant. She now has February, March, April as well as the deposit that was paid. Our new company has attempted to get the tenants file but still has had no luck! If need be, we will pursue by any legal means, civil and criminal!

Update3/23/14. Over $600 returned after oversight pointed out, even then took about a week for that to happen. Found out from new tenants and the house was not cleaned at all and none of many problems documented by Carousel were fixed before new tenants moved in, even though they were promised they would be. Carousel is just not good at property management.Horrible customer service. These other people must be either bots or work for one of those reputation web sites. From the beginning there were problems, like my house wasnt cleaned before showing prospective tenants and Kelley was unable to tell me where my property was advertised. Over the months there were problems and unexplained late payments until they finally went with electronic banking in 2013. I asked several times why the contract that said I would be paid on the 10th wasnt honored and never got a response to that question from Carousel. The last straw was when my previous tenant gave notice. I didnt find out until about 2 weeks before they moved and Kelley would never answer the direct question of when the tenants gave notice. Finally, with out my authorization, she had my house painted a different color at over five times the amount she was contractually authorized to spend on non-emergency maintenance. Not so much as a phone call, and then has the nerve to tell me she was just doing her job and looking out for my best interests. Two months later, I still have no invoices detailing the work that was done. Im sure they are very nice people and I really hope this is caused by gross incompetence and not a way to skim money from clients. Avoid if you value your sanity. Im out just over $3K, have no idea where the money went, and am sick of dealing with this company.

Owner and renter Beware! Carousel Properties will take you for ride in circles. Kelley Zaun is the worst property manager; she has not paid as far as I know 27 property owners for the last 2 months (2/16 and 3/16) and some as long as 3 months. We have been with Carousel Properties for 6 months and only once was our rental income been in the bank by the day of the month specified by the contract. She sparely communicate with owners and then it empty promises and sob stories..

Kelley Zaun is by far the worst owner an manager of a management company that I have hired to manage my property. I have asked her for over 1 year to post my property on her website, she tells me it will get done... It took her 4 month to get the first tenant into the property, this tenant is late on rent, and/or does not pay rent every month. Every month I call Kelley, having to ask her the status of my rental income, and she says that she will look into it, which she doesnt. She allows the tenants to pay late or not pay at all, and does not care to notify me (the owner). Kelley does not send monthly statements and she does not even send you the rental agreement between the tenants and the management company....I have tried many times to get them from her. Kelley was charging me (the owner) to pay a company to mow my tiny lawn every month for the tenants, I did not authorize that transaction. I would not recommend Carousel Properties to anyone needing a Management company, nor would I rent from her.

Ive never worked with a property management company who didnt look out for my best interests until I began to work with Carousel. They are extremely the best and will recommend them not even think twice.
