Paths to walk easy routes to food and businesses in downtown Campbell. Pet friendly and quiet areas. Would recommend anyone stay here.

We’ve been at Avalon Campbell for a full year, and it has been a stellar experience. We feel the front desk is extremely on top of any issues that arise, and the maintenance team is quick and efficient. We love the amenities (now that we can use them more with Covid restrictions lifting!) and have been so happy with their ability to accommodate the puppy we brought home in January. The dog park is fantastic, and we’ve always felt safe bringing our pup there. Great team!

The maintenance staff is AMAZING! David is great at what he does and is very quick too. We could not be more grateful for their services.

We are extremely satisfied with our maintenance department here. We recently had a plumbing issue and they sent Tony to help us out. He was quick, efficient and a pleasant gentleman to work with. We had a great conversation while he worked his magic and lots of laughs in a normally stressful situation. Tony is awesome!!!

I moved in just over a month ago, and I wanted to let the world know that this place is great! The employees are very helpful and friendly, especially Rachel Weisser. She went above and beyond the call of duty to rectify something for me and Ill be forever grateful to her. Shes tops in my book!! Also, Tony from the Maintenance team. He put a shower head in for me that I purchased myself, and that was super nice and I dont think any other apt complex maintenance guy wouldve done that. It really means a lot to me that the employees here are willing to do more than what is normally expected, and that usually means theyre happy in their jobs, which trickles down to the residents!! Have lived in Avalon Campbell for almost 3 years.. Its located in one of the best locations of the city, being closer to grocery stores, railway station and trail. Its one of the few places where you dont get the feel that you are very close to many companies in busy Bay Area cause there is so much beautiful nature in and around the community... Have to definitely mention that all the staff and members are very friendly especially Monica Vernazza from the leasing office. She has always been kind, friendly and always looking for ways to make our stay the best in the community. David from Service department was a huge help and he was always there the same day to help with any issue... All in all, its a great place to live! Highly recommended..

This place is fantastic! We primarily moved here due to the location being right in the heart of downtown Campbell - restaurants, bars, Farmers Market, Los Gatos Trail right behind you and more. Although we moved here during COVID, the staff have been tremendous! The office staff as well as maintenance staff, have been really wonderful to work with and have been so responsive - giving us another reason to enjoy living here. Weve had a few minor maintenance requests, but the Maintenance Technicians have been extremely responsive, polite and quick. David especially has been awesome! Hes always on top of it and has been our go to maintenance person and is always quick and friendly!Although it is a little pricey, it makes up for it in the great customer service and location!

My partner and I have lived at Avalon Campbell for over a year and couldnt be happier with our home, the amenities and maintenance support from the Avalon team, and our local Campbell community (were a ten-minute walk from all of the shops, restaurants, and bars in Downtown Campbell!). The Avalon team makes an incredible effort build community within our complex with events like local clean-up efforts and fun celebrations for holidays (e.g., they hosted a scavenger hunt for Halloween, and a wine night leading up to Thanksgiving). Im so grateful that we chose Avalon Campbell for our first home in the Bay Area.

Absolute great location, amenities and staff here at Avalon Campbell! This is the second Avalon community that we have lived in and by far the best one. The staff is really what makes this place feel like home. Any maintenance issue or small request - they are so prompt and willing to help right away. Great example - I went out to walk by dog and my keys fell out of my pocket within the community (car key, house key, key fob...everything) and I was so worried on where I might have dropped them and called the office and asked if someone had returned the keys and only to find out that nothing had been turned in. A week goes by and I get a phone call back from the front desk and one of the construction vendors that works onsite had found them and turned them in. Small example of why calling this place home has been so great! Thank you, Sydney!

My husband and I enjoy this place a lot. We moved from Europe and after seeing different communities around San Jose, we said yes to this place immediately after having the tour with Dianna. It is a nice green community, central located in Campbell and accessible by walking distances to Safeway, Campbell Park, Los Gatos Creek Trail, Downtown and VTA light rail station. The apartment and community have all the facilities that you need, all clean and well maintained and the personal is very friendly, responsive and helpful. We dont hear the noise (in the apartment) from the highway because we live on the side with the VTA. The VTA is very slow in this region because next to us is the end station and it is a noise, which is not disturbing and you get used with it. VTA drives every 15 to 30 min and during the night the VTA is not working.

Staff are super fast to respond and really helpful with any requests, whether its within your apartment or anything else. I recently had a flat car battery and was late for a meeting, Benjamin helped me out, within 5 minutes, to get my car going and I made it to the meeting time! Every service request Ive had in 6 years living here has been completed well within 24 hours.

Ive lived at Avalon Campbell for a year and just renewed my lease for another year. The property is so well kept-- regular cadence landscaping, pest control, and over all maintenance. The amenities provided make for an easier and more convenient lifestyle--gym, pool, package hub, dog park, food truck dinners, property events, immediate maintenance support, after hours support & security, and covered parking. Also, parking is never an issue-- you can have guests over and there is always ample space for them. Beyond everything the property has to offer, the leasing office staff are absolutely fantastic. Theyre kind, patient, thoughtful, knowledgeable, and so welcoming-- theyre like new friends always looking out for you and making sure youre okay. I appreciate their support so much; especially Monica and Sydney!

Hello! I’ve been living at Avalon Campbell for a year now. And truthfully I have no complaints! The office team is always genuinely friendly & helpful. The office team is well organized, efficient & timely communicates and notices. Maintenance is always there when you need them. I’ve only had a few service requests and they’ve always been able to fix within 24-48 hours . Truly love the proximity to downtown Campbell . Safeway is steps away for a quick grocery run. Your really in a prime location. There’s the park, trail, Pruneyard for more dining. Marshall’s so close by etc .I couldn’t find anything to complain about even if I wanted to!

Great location. Great amenities. Great staff! The maintenance staff especially. No matter the problem they have always done an excellent job with response times and fixing things. From small issues like light bulbs to swapping out a bad water heater. Anthony and David have taken care of us for years now. The team here is great! We accidentally got a pencil stuck in our dryer and David came by within an hour to help fix it. Not only did he fix it, but he made sure everything (lint, etc) was cleaned up before he left. Having a maintenance team of this quality is a huge advantage of living here.

The apartment community at Avalon Campbell is one of the best places Ive lived in in the Bay Area. The community is well manicured and clean, the apartment homes are spacious, and the amenities (gym + pool) are very nice. Avalon Campbell is walking distance to The Pruneyard and Downtown Campbell, and has access to an awesome running trail that leads to Los Gatos. The staff in the leasing office, specifically Monica and Sydney, are wonderful. They are incredibly kind, friendly, helpful, and treat the residents as if they are old friends. Of the many great things the leasing office has done for the apartment community during the pandemic, my favorite is the surprise food trucks they bring in on occasion. They also created reservation systems for their pool and gym so that they adhere to the SCC reopening guidelines and keep the community safe.

Its always a pleasant experience when I come into the office, Suzanna always greets me and my family by our names and I find importance in that. Everyone on the team, always does whatever they can in their power to help you no matter what situation is. All very hard workers, very friendly, patient and professional. I have lived in Avalon for eight years, and love it! It’s walking distance from everything and running trail behind the apartments. They are always prompt to fix things or help if you have any questions. I have had no problems, it’s a beautiful and great place to live.

Have had the best experience living at Avalon Campbell! The front desk staff are all very friendly and the maintenance team is extremely quick to fulfill requests (the few times we had urgent requests they were at our door within minutes). The proximity to downtown Campbell and the LG creek trail is unbeatable. The facilities at Avalon Campbell including the gym and pool were also very well maintained. And the actual apartment units are beautifully renovated and have all new appliances. Overall this place is a 10/10

Where do I begin? The property is beautiful, all the units are completely updated and modern. The layout is so spacious: I have a two bedroom and the layout is amazing, there is a large living room separating the rooms, which creates a huge sense of space. The insulation is amazing, I can never hear things when the doors are shut from the other rooms and I can never hear the people above me. The pool is beautiful, they always have music playing and the gym is amazing and full sized with tons of machines! The best part is the staff! Julio is AMAZING, funny and always goes the extra mile for us tenants! Stephanie is super compassionate, down to earth and is doing a great job running the place with professionalism and warmth. Every time something breaks, the maintenance team is on it asap. I definitely feel like I am in good hands, have never lived in a community quite like this. Oh yeah, they have monthly community events to encourage us to get to know each other. We always look for ward to those!

Avalon Campbell is a great place to live! The staff is friendly and takes the time to get to know you. The grounds are well maintained. The pool area is very nice, a place to relax and read a book. With walking distance to downtown Campbell and the light rail it is an awesome place.

Ive lived at Avalon Campbell for 9 months now, and enjoyed every one. The whole Avalon Campbell Team is so friendly, helpful, and responsive (especially Sydney!), and the few natural maintenance issues ive had were resolved incredibly fast. The location is amazing, as its a close walk to downtown Campbell, the Pruneyard, the Los Gatos river trail, A Safeway, etc. Additionally the community and environment is very friendly and safe, and there are frequent community events held by the leasing office. Parking has never been an issue as theres both ample reserved and visitor parking. Its exactly what I was looking for and cant recommend it highly enough!

My family and I have been living here for a year. Great location, awesome staff, and beautiful property and amenities. Good mix of residents with families, singles, and couples. Their payment and service request system is very convenient and easy to use. All in all we are very happy living here.

A week ago our renewal date came up and gave me reason to head down to the leasing office to have a chat. The team there was exceptionally friendly AND were willing to work with me to a price where I felt comfortable. (What a relief).Weve been living in Avalon for almost 3 years now and each of my run-ins (package deliveries, maintenance requests, etc.) with the team at the leasing office were more than pleasant!!!

Updating my review. While very nice when the property manager was trying to obtain good reviews at end of month, office support, billing and maintenance has slipped to abysmal levels. Their behavior can be best described as indifferent and, at times, borderline hostile. Do not move here. If you do, you have been warned...

The units are all beautifully renovated and rent prices are comparable to the area. Aside from the amazing staff and units, you cant beat the location. I absolutely loved living in Avalon Campbell. The location is perfect and the staff is super friendly and attentive. Vanessa Rich always goes above and beyond to make you feel welcome and at home in the community. Herself and Monse always greet everyone by name and very quick to help and address any concerns you might have.If you have any maintenance issue, the team will fix it right away. I have had a couple of requests during my stay and every time the issue would be fixed same day as it was reported.I was sad to leave the place but we needed a private garage for additional outdoor storage, otherwise we would have stayed for sure.Thanks Avalon Campbell team!

My husband and are renting at Avalon Campbell while our home is being built. We love the neighborhood and the proximity to downtown Campbell and all it has to offer. The community is fairly quiet and the residents seem to be mostly working professionals. The gates to the community are locked at night and on the weekends, which we appreciate. The staff is friendly and responsive, especially the maintenance department. Anytime we have an issue, we just log into the resident website and fill out a work request and it is addressed right away. We LOVE that. The only negative I can think of is that some dog owners dont pick up their pets mess, but other than that, were very happy here.

I love living at Avalon Campbell. Access to the Los Gatos trail and Downtown Campbell are perfect.Additionally; Either our neighbors are very quiet or the soundproofing is great, because noise has not been an issue (besides HWY 17).

My one bedroom apartment is larger than most one bedroom apartments in the area. The grounds are well kept and beautiful. Neighbors are friendly and respectful and quiet. Stephanie, Julio, Matt, and the maintenance team are fantastic; easy to get ahold of and very responsive.I highly recommend Avalon Campbell to anyone looking for a home in Campbell.

My fiancée and I moved here a couple months ago and we love it! The property is beautiful and the staff working there is very friendly. The new upgraded gym with new equipment is very nice. Also, the pool area is amazing. Its nice that is runs on the Los Gatos Creek trail. Only a 5 minute walk to downtown Campbell. Highly recommend living here!!

I recently renewed my lease for a third year and as always, the office staff made the process easy and painless, in particular Vanessa. She knew I was on a budget and worked with me to make sure I could remain in my home while not breaking the bank. Vanessa and the rest of the office staff are a large part of why Ive remained at the Avalon Campbell; they are quick to respond to any issues and really go out of there way to make sure the complex is kept immaculate. The gym is one of the best Ive seen for an apartment complex, the location is perfect (easy walk to downtown Campbell) and the 25 yard pool is a great place to spend a Sunday afternoon. Would highly recommend this place to anyone looking for a new home.

Ive lived here for around 10 years now. Im not looking to move any time soon. The staff is always kind and friendly. When ever there is a maintenance issue it has always been handed promptly and professionally. Anthony and David are 2 of the maintenance management and are extremely helpful and they know what they are doing. I was a Master Electrician until health issues forced me into a permanent disability. Linda, the complex Manger is friendly and helpful and always willing to give you a helping hand. The staff and the complex is wonderful, neat, clean and extremely safe. I will be here for years to come.

I have lived at Avalon Campbell for 5 years now and have nothing but good things to say about this community. The office staff is wonderful and always there to help answer any questions or concerns. They are always putting on special events ranging from BBQs at the pool, taco night, and even a cute little dog party where my dog won an adorable doggie bag filled with treats and toys. The fact that they put these events on for us lets me know they truly care about their tenants. The maintenance staff is also awesome. Every maintenance request I have made has been answered and completed within a few hours. They are very quick and reliable. The grounds/landscaping is beautiful and very well kept. The location is also amazing as it is walking distance to downtown Campbell, and backs up against the LG Creek trail.I truly love living at Avalon and highly recommend it to anyone looking for a new place to call home. Linda is the property manager and she keeps this place in check. I love how anything needed is attended to promptly. I needed my locks changed they were done within 5 min. The gentleman that did it was fast and attentive. When I needed lights changed out in my kitchen it was done the same day. I feel like this place is literally on top of thier game. So professional. My neighbors have lived here for years and everyone knows each other. Very friendly and happy atmosphere. For having pets this place is spotless. And for my favorite part are the views of Santa Cruz hills, los Gatos trail is accessed through the community. There is so much beauty and the very relaxing. Love this place!

Being single this type of added security is one of the main reasons I picked Avalon Campbell. I love everything about this community. Pool, access to the los gatos creek trail, fitness center, and how it is pet friendly.The staff is amazing every time I walk into the office they always greet me with a smile. Stephanie is awesome, she is always super sweet and helpful with any questions or concerns. Julio always goes above and beyond for all residents. Maintenance is always friendly and if I have a problem there turn around is fast and efficient.Over all I would recommend this place in a heart beat.

Besides the fact its an Avalon community (Corporate sucks!)... my overall experience was a good one. Apartments were recently renovated (within the last few years) and mine was upgraded with all new appliances and granite counter tops. The grounds were well taken care of and the maint. team were fast and effectively efficient (only had 1 maint. issue while living here, which was resolved same day). The location is the big seller of this community, with it only being a 5-7 min. walk to downtown Campbell! The team at the leasing office is awesome! Especially Stephanie and Julio! They are very professional and truly care about the tenants. You WILL NOT find better people to take care of your living needs here at this community. Special thanks to them! If it werent for the $500 rent increase, I would still be there... but again, its an Avalon Community, and corporate dictates the prices. I would definitely recommend this community, but only if youre prepared to pay the price!

Weve lived at a number of places around the South Bay and specifically Campbell. We are very happy with our experience here at Avalon. Concerns we all have; theft, noise, the community, qualities of your apartment, amenities, and overall, does this place feel like home?Living at Avalon Campbell, we do not have to worry about theft, or loud neighbors, low quality facilities or question if this is where we want to live.My wife and I are hoping to spend quite a few years here at Avalon Campbell. Were happy with our experience, highly encourage others to stop by to see if this can be your new home.

Overall Avalon Campbell is a nice place to live and a very quiet community. Convenient to downtown, The Pruneyard and the Los Gatos trail. However, when I moved into my apartment...the carpet didnt look like it was cleaned and had stains all over it. Ive emailed them to ask if they can have it cleaned but I never got a response. It really should be replaced. It takes the leasing office longer than should to respond to email...ideally within 24 hours. The front gate seems like its always broken and its the only way in to the community. The community is gated, yet theres always homeless people walking around and going through trash...which then there ends up being trails of trash everywhere.

We moved in last summer and have had the greatest experience. Julio Ramirez was so patient with us as we took months to decide on the move (Not because of the community but because of our circumstances). He was always super welcoming and made it feel like home months before we even moved in. Now that we are here, we couldnt say enough nice things about the community. The office staff is always friendly and upbeat. Julio keeps us up to date with all that is happening in the community via email as well as taking the time to check in and see how we are doing in person whenever we see him. The lawn areas are kept clean and beautiful. The pool is huge so its great for swimming laps or just lounging alongside it in the sun. But, of all the wonderful features in the community, I must say that this apartment complex has the absolute best gym. The machines are all state of the art and well kept, the entire facility is kept clean, and most importantly, if there are problems with the machines, they are immediately fixed. I have never lived in an apartment complex that paid that much attention to the gym. It is a part of what you pay for and it feels really great to live in a place that takes that seriously. Lastly, the apartments themselves are really spacious and nice. All of the appliances are practically new and in perfect clean working order. There is a laundry room with plenty of storage. The bedrooms are separated by the living room which makes having guests really nice. They feel like they have their own wing with private bathroom. We live on the bottom floor so we have hardwood floors that are bright and really give the room a modern look. However, even though we are on the bottom, we dont have a problem with hearing the people above us or even beside us. The unit really feels like it is separate from the others even though it is fully connected. The only thing we wish we had was a coat closet but with all the other benefits of the apartment, thats really not much of a sacrifice. So, there you go! Its a really great place to live all around.

Ive lived at Avalon Campbell for just over 2 years. Linda Okamoto and her team, onsite property mgmt, are very easy to work with and helpful. The facilities team is very responsive and timely to resolve issues.

Very well maintained apartment community. The only one thing I dont really like is the traffic noises on HWY 17.

Wherever you live, youll have issues that come up. For us, we just could not work out noise complaints with our neighbor. No matter how we tried to resolve it, she was uncompromising and inordinate.Thankfully, the staff at Avalon Campbell has been incredibly helpful in working through the issue. Dianna and Linda specifically have gone above and beyond to help us find a resolution, and weve now happily re-signed a lease to stay.The location is great (walking distance to downtown campbell for things like wine walks and farmers markets, and short driving distance to the rest of the south bay), its clean and well-kept (maintenance requests are generally resolved within a few days), and its super dog-friendly (a fenced little play area, plus the Los Gatos creek trail with a great dog park half a mile away).To be fair, nothing is going to be perfect. Some neighbors will regularly leave their dog poop laying around, the ceiling seems less than noise-proof at times (see: the aforementioned neighbor issue), and the rent is far from cheap. But overall, we love it here, and were happy to be staying!
