I was charged a window cleaning fee $323. We left the place close to emaculate--even cleaned the ceiling fans etc. My impression is this is quite the scam to recoup monies. 6 hrs labor + cleaning windows Hmm interesting.

I had a an amazing experience at the Mayflower run by BMG. I was a student at the downtown UB medical campus, the location was perfect! I was in a studio which was just the right size - I had a queen bed, a desk, and plenty of storage. I felt right at home and safe (even my mom approved) during my time here and management constantly went above and beyond! Could not recommend the rental company more!

I rented at The Mayflower from 2019-2020. My experience with Jeremy (the property manager) was fantastic!! Jeremy is extremely helpful, respectful, and responsive. The building is well maintained and secure. My apartment was a reasonably sized studio with a great view of downtown Buffalo. The payment portal made making a monthly payment easy and convenient. There is also a great response time by staff to respond to any maintenance requests. Also, the staff is very accommodating about your financial needs and will help you find an apartment that is right for you.

We lived at The Bryant apartments for 3 years and it was fantastic. The apartment, the building, amenities, location, management, maintenance...no complaints about anything the entire time we lived there. Communication was great and responses were always received within a couple hours. This was definitely the best experience Ive had with apartment living.

Bed bugs!! Updated to cover up hidden bed bugs !!! Old AC units mold smell ... Hallways not clean, laundry facilities, dirty ...not maintained or cleaned. Very poor ... Not a place to rent !! Also no matter how clean you are good luck getting security deposit back. So many others the same. Buffalo management group bunch of liars !

I have lived in three of the Buffalo Management Group properties. All three have exceeded my expectations. The properties are meticulously maintained. This is not only for tenant comfort but to also preserve some of Buffalos most beautiful architecture. The maintenance staff is top notch, responding quickly to requests, and following through until the job is done to perfection. Buffalo Management Group is truly building a legacy. Expect to not get your security deposit back. Take lots of photos. Owner will make up anything to keep it and stress you out. He will send Victor knocking on your door. I was not the first one to whom this happened. This happened to a teacher at the College also.

I have been living in a BMG apartment for a year now and happily just signed a lease extension. The apartment is great and Andrew and Victor are great guys who are extremely easy to get along with. I have only had one issue where maintenance was required and it was addressed immediately. No problems. I would highly recommend their apartments to anyone. One of the best experiences by far.For those who complain about cleaning costs when you move out, Id advise you to read your lease agreement and not leave your place a dump - its pretty simple.Love these guysA+

I lived in the Elliot Building for 5 years, and loved it! I had a one-bedroom apartment, which I found spacious and comfortable, and also very quiet. Its a nice community with friendly neighbors.Id say my absolute favorite part of living here has been the location - I love being able to walk to Allen St. bars, or to Just Pizza on Elmwood in the warmer months. Linwood Ave. also has an awesome jogging/biking path now, which Ive also really enjoyed, and is just a pretty street with a lot of nice architecture and flowers/trees, its a nice place to live.Im moving to San Diego tomorrow, but really enjoyed my time here, and would recommend it to other people!

I was a tenant at the Elliot on Linwood Ave. for 3 years and enjoyed my stay. The building manager was readily available for anything at anytime which was a huge plus. Although the building is older, it is maintained very well and maintenance are quick to come by should you need them for anything. Afforable, with a great safe central location for those of you who like to walk like myself. Definitely enjoyed calling the Elliot home for 3 years.

Lived in 230 North street for a year and unfortunately had to relocate to NYC for my new job. IN the past 30 years of my life I have lived in Dubai, NYC, and vacationed in Madrid and I have to say that because of my experience in 230 North street I think Buffalo is a city that stands tall and proud in comparison to all of those aforementioned! Buffalo Management group is very easy to deal with. If I ever had a problem (and I really didnt have that many at all, except for questions regarding moving in/out, and once with one of the heaters) I called Victor, he always answered right away and was at my doorstep within minutes. Its a great location, right in the heart of downtown Buffalo with several nice bars, a gym and a grocery store within walking distance. Theres also a parking lot across the street from the building. Its been about a week since I left my spacious, airy, third floor apartment and I miss it already. This building is very unique in that it is a historic building with all of the quaint charm that comes with that but the apartments themselves are very modern, well-lit, with shiny new appliances and immaculately maintained. Thank you for a great year BMG!

We lived here for 3 years in two different units and only moved because of new jobs in another state. Every single experience we had there was just beyond expectation. From the moment we viewed the apartment till the moment we moved out, Jeremy, the manager has done everything to help us. Tremendously accommodating.Despite the age of the building (Elliott), it was very, I repeat, VERY well maintained. Units are being upgraded with granite countertop and such gradually, added in new appliances, and other things you cannot find at other downtown apartment complexes.Maintenance there was also extremely prompt. Nothing goes wrong for more than a couple hours. Ken, the maintenance guy, is simply the best. I emailed him in the middle of the night about the ceiling lamp dangling, went to work the next morning and came home at noon to find it fixed.The only down side is the bathrooms, although very well kept and maintained, theyre from the 20s which means theyre not updated. BMG dont want to modify bathrooms to keep the original design and structure, which I totally understand. Not a complain here, just think its worth mentioning.Overall, I think if there is not enough words to say how much I love this place. It has been and still is a very important part of my life.Wonderful landlord, wonderful manager, wonderful maintenance.

I lived in a 2 bedroom apartment in the Elliot for about 4 years, from 2011-2015. I loved everything about my apartment: the beautiful original details like the wood floors, the lovely subway and hexagon tiles in the bathroom, the heavy (quality) wood doors, the built-in cabinets in the kitchen. The building was also immaculately maintained and balanced the original details with nice modern features (elevators, washer/dryers operated on a card system, good quality newer windows). In sum, I would have clung to my apartment like grim death except I moved out of the area. It was a beautiful and reasonable apartment in a good location, and the paid-for heat is a bonus in the cold Buffalo winters. The small gym in the basement has a serviceable treadmill for $10 a month, and in months of marathon training in the winter, I had to wait for the treadmill only once or twice. The management is responsive regarding repairs and neighbor issues (if you get stuck with a noisy one).

I called twice to look at an apartment with my boyfriend and since we both work during the day we had to set up a weekend viewings. I was told to call an hour before the viewing time to confirm my appointment. And each time I did that I was told they rented out the apartment I was set to view.I understand that it is their business to rent apartments, but perhaps call (after taking my number twice) and let me know that it is rented out. It happened twice. I should have received a phone call each time informing me that the apartment had been rented and how they could help me find another one.Poor customer service, I can only imagine how they take care of their buildings and tenants.

I rented from BMG in 2006-2007. I lived in the Mayflower building on the corner of Summer & Linwood. The building was once a medical building 90+ years ago. It is well-maintained and in great shape for its age. Bus runs were very convenient. Close to shopping, such as Aldi for groceries, etc. I enjoyed my year there more than I have any other apartment I have lived in. Jeremy is a wonderful property manager. Issues were always addressed and resolved quicker than other places I have rented from. To top it off, I cleaned my apartment really well when moving out, & I received my security deposit back with no issues or concerns!!! I would rent from them again, most definately.

I have lived at the Elliott for over 8 years now. I have never once had to wait for maintenance and have found their online request very efficient. When I first moved in, some of the tenants were from the previous management and were disrespectful and treated the building like a frat house. Buffalo Management takes a great deal of pride in their buildings and they are kept clean and up to date. My only complaint is something you will find in any shared space...tenants who think their mom lives here and will clean up after them. Im happy they are now smoke free. The biggest benefit of the apartments are that the building was originally built as a hotel so the bedrooms dont back up to living rooms so its very quiet. The washers and dryers are state of the art and the gym facility is a nice touch and I use it a lot.

Last week on 5/20/15 I had a scheduled viewing of the EB Green Residence 1 bd apartment with the property manager. Beautiful place, everything well maintained, had a nice Feng Shui to it. But it was not what I was looking for, as it was too small for my current needs. The property manager being helpful suggested other places, as we sat and chatted about general topics. He suggested the Crescent Ave apartments, I agreed to take a look the same day. I havent been in the area in a while, it has always been very beautiful, warm and welcoming residents, of course I was excited to see if I can have an opportunity to possibly live here. Viewed the apartment, which indeed was beautiful (I felt sorry for the current tenant who seemed shocked, I think we just dropped in on him unexpectedly. Sorry!)After we were finished viewing the apartment, the manager asks me about who else would be living with me. Earlier in the day I had mentioned that a relative would be staying with me. He asked for how long, I replied a few months till a year maybe, till her mother comes home or she herself gets on her own two legs. Mind you earlier he was very welcoming, helpful, nice man to talk to....Until he asked about my relatives age. Soon as I told him she was young (19), his helpfulness went out of the window. I could tell by his expression that he had a problem with her based on her age. He began to talk about how kids her age are full of energy, they can get into trouble, and that Buffalo Management are always right with their decisions about who they let in, since they take other current tenants into consideration. Then he said one thing that I was displeased with: Children that are displaced by parents are often getting into trouble, getting into things they are not supposed too. I had to correct him and tell him that I was displaced by both parents, and Ive never been problematic. Then heard him mention about he had to talk to his boss and meet my relative.We ended the visit to a Dont worry Ill call you note. Now all of their properties are beautiful, some of the people I met briefly were genuinely nice...but I do find it very unprofessional on the property managers approach on someone who is young. As well as blatantly assume she is going to cause trouble for the other tenants due to her age. Shes been with me for little over 2yrs, other than having to tell a teen to clean up, or wash their dishes, shes never been a problem. She eats, sleeps, goes to work, or off to see her friends. End of story. Although he was very careful with his words, and I was very careful not to lose my cool. He didnt outright say that she couldnt stay by saying that he would have to meet her. But judging from our conversation, body actions and facial expressions, she wasnt welcomed. I felt no need to call back based on our conversation.If he would of said in the beginning, the properties were for a much more older crowd. Cool, on to the next one. Pleasure doing business with you. Dont sit there, act you were my friend, then retract completely after finding one small thing that you dislike yourself. The rating is not for the quality of the properties, it is for the professionalism of the management. So beware if you are young, or have someone in your care that is young. Normally the property manager reflects the will of his boss. Im guessing the boss has a soft heart for the young. Beware of Buffalo Management Group.

I stayed at 1149 Delaware Ave. They set up a great apartment. On move in I there was some water damage to the paint, and some marks in the carpet. I took photos of evertying and BMG was fine accepting these. I also noted some items that should have been in place (e.g. light bulbs that were out) to BMG. This work request was never addressed.Throughout my time in the aparmtent it was very difficult to get work requests completed. It appeared that they only have one employee that handles all maintenance. When I had a plugged drain it was their one employee that comes out to fix it. When I got centipedes it was the same employee, not an exterminator, that came out to spray the baseboard. It seems that they have him overloaded. Using their online work request system is worthless. It takes multiple calls to get any maintenance done.When they decided to renovate units in the building they sent a letter around letting people know what was going on, but there were no arrangements made for the noise. Their contractors work table was right outside my apartment. The banging, screwdrivers, and other construction equipment prevented any sleep, even with ear plugs, while I was working swing shifts. I called BMG to complain about the noise but was just brushed off.When I moved out I did a walk through of the apartment with BMG. Im the first to admit that I did not have enough time to clean properly. The review I got was veiled in courtesy, but was very insulting. When I received the check for my security deposit they charge $160 for cleaning. At the rates published in the lease agreement this means it took 9 hours. This is just exorbitant. I feel like Im paying for the good looks they have when showing an apartment. They did not pay for this kind of quality when I was living in the apartment.Summary: They have good apartments in good locations. Just make sure you never need work done in your time living in one of their apartments, and expect insane charges when you move out.
