He was the selling agent for a home we were interested in, knowing well that the home had water seepage they misrepresented the home and let the seller condition forms go through with the false information and never attached a report that showed the home had already been inspected for water seepage. We had already made an offer for above the asking price by then because they did not provide this information beforehand. This misrepresentation is fraudulent, after our inspector pointed it out they went ahead and sent the report to prove that it is not a big issue. We spoke to the structural engineer and he said they had water coming in and used a squeegee to take it out. The structural report was dated 08/7 and their seller condition report was dated 08/28 and they marked water seepage as “No”. After our inspector recommended grading expert, waterproofing expert and mold expert to out the place due to water damage they did not let our evaluators come in to further inspect. Obviously, they’ve got something to hide and just wasted our time. I’d question the agents integrity if they were willing to go through by misrepresenting a home which by all means is fraudulent. The home was no longer worth the price we offered for it and asked to drop the purchase price or cancel, they canceled. It is a buyers right to check and further evaluate a home they are going to spend a huge amount of money buying, I spent weeks relentlessly working to get this place and even made all appointments with companies to further evaluate because we really wanted it. It was mentally exhausting for us and we got attached to the home, we would not want a water damaged home but even then tried to get them fix the issue or give a credit of $10,000 towards purchase price and that’s when we already offered $6,000 up but they did not agree. Dishonest to the core and greedy trying to sell a home that previously had water penetration at market value. We are so upset that this agent even let the sellers do this to someone, will never trust any seller in good faith.

The Jim Geracie Team did an excellent job from day one to finish. The initial meeting was informative and understanding, and helped up price our home at a level that was reasonable but maximized our price. They encouraged us to get to the market at the right time, and did a wonderful job advising us on preparation and staging of the house. Throughout the showing process they were responsive and helpful. When the offers came in Jim did a great job of getting a maximum offer with very clean terms that made our decision to accept easy. Then in the process of preparing for closing they are providing great support.

Questions I’ve learned to ask our next realtor after our experience with the Jim Geracie team and Realty Executives, Brookfield:1.) As you give metrics of the homes you’ve sold (days on the market, price listed to price sold), are these homes in my location & at my price point? Or, are the homes you’re quoting at a current hot price point, very possibly different than mine?2.) After we sign a contract with you, will you ever return to our home again to:a.) Bring a prospective buyer(s) through?b.) Conduct an open house for prospective buyers?c.) Conduct an open house to tour other realtors?d.) Profide in depth feedback regarding showings andconsult on future showings?3.) When the seller has the idea to, and actually creates, a slide show showcasing the home, pool and yard during the summer, will you come to the home to view it for feedback?4.) When seller has the idea to create a “Welcome Letter” for prospective buyers and buyers’ agents detailing the home, neighborhood and neighbors and sends you a copy, will you provide feedback as requested?5.) When the seller prepares the home for a showing, will you come to the home, at least once as requested, to provide feedback regarding the sellers efforts?Important questions to ask and have honest answers as a seller prepares to make a critical decision regarding the choice of a realtor to represent them in such a life changing, financial and personal journey. For these reasons and more, I cannot recommend Jim Geracie and/or REI Brookfield.

When we chose the GERACIE Team to help us find our new home we never thought that we were having so many people help us . Jim knew what we were looking for and never once tried to talk us into buying a home ! In fact he talked us out of a few home that would of made him more money ! Who does that in todays time ? we found a home we wanted to see and had a small time frame that worked for us, But at that time Jim was showing another home another member of this awesome team GARETH Bloomfield stepped in and got us in to look at the house. That was not the house for us BUT with in 3 hours we got a phone call from Gareth, telling us he found a few homes that might work for us .I will say that in todays time of the internet i never thought that a realtor would call me saying he/she found a home that might work for us . Well Gareth found the right home and got us in with in a day and he was right on the money ! and when all was said and done we got our new home for $5,000 LESS then we first offered ! YEP LESS then we offered ! Jim stepped in and did what he does best and when he called us and told us the news we were shocked we got our home for less then we offered . 3 days of going back and forth but its a done deal ! Then Haley stepped in and took over and WOW made everything we needed to do like inspections and experts and all the other things a home buyer like us would of never of thought we would have to do . I will say this i spent 24 years in the Army and Haley would be my first choice on any mission i had orders to go on ! So with all that said The Geracie team is just that a TEAM with the know how to get the deal done ! The most important thing to me is family and Jim, Gareth,Jill, Haley and the rest of the team we met at closing 7 or 8 others that worked on this deal, I will always call family because they care . They treat you like family and would not let us buy something that would not the right move . Just like if we were their real family members . This home we will live in for the next 5 years and Jim and his team told us that when we want to improve the home give them a call and see where our money spent on improvements will give us the biggest return . Will they be selling our home in 5 years ? WITH OUT A DOUBT THEY WILL ! And anyone i know looking for a home or wanting to sell a home I will always give them the the best phone number out there . THE GERACIE TEAM ! Thank you guys for all that you have done we know that there was so much more you guys have done that we dont know about but you have proven to us that finding the right house was never about you making a commission, It was about the right house for the right money !

Zero. Dont hire to assist you in buying a house. You will get dropped like a hot potatoe. Jim did not help assist us in buying a home nor did his wife like he promised. Gave us empty promises that he did not fullfil. We had to pay another commission to another agent get a house cuz he sold ours without helping us get another one. It was crazy how they did not care how they effected our lives and only worried about getting the sale.

I definitely recommend Jim and his team. We bought and sold a house through Jim and things couldn’t have gone better!
