Dawn came highly recommended by fellow RE investors. Her knowledge of tax strategies is excellent. However, our tax prep experience was abysmal. Too busy, too expensive, and too arrogant.I dropped off our tax documents on Mar. 9, along with a detailed explanation of some of the quirkier aspects of our return. I hadnt heard anything by April 7, so I called. Kathy informed me that it wouldnt be completed by April 15, so they would file an extension for me. This was a problem, because our financial picture had changed completely in the past year and I had no idea whether wed paid enough in withholding.I asked if Dawn could at least run some rough numbers so I knew whether we needed to send in any payment. Zero response. After multiple phone calls (Shes on vacation. Shes out of town. Shes on vacation.) we finally got to sit down and “review” our return mid-June, two months later. I know it’s not uncommon for smaller CPA firms to submit returns late, but to do so without communicating it in advance to the client is really poor customer service.In our review with Dawn, we found one mistake. In the detailed explanation I had included with our paperwork, I specifically stated that one expense was for a four-month period. She had included it as a full-year period and divided it by twelve instead of four. Not a big deal, but she had to re-run our return as a result.And she charged us $250 for doing it! That’s her standard charge for redoing a return. States it right there in the contract. Apparently it doesn’t matter if it’s due to an error on her part.It took another six weeks before we got in front of her to review it again. I put “review” in quotes because she sat across the table from us with our return in front of her, flipped through it as she talked her way through it, and turned it around and slid it toward us when she wanted to show us a bottom-line number. Could YOU do a thorough review of your return like that?When I finally got a copy of the return to go through myself, I had several questions that I emailed Dawn about. No response. I called. No response. I finally emailed and said, “If you are too busy to answer my questions, I’d like to request a refund and take my return elsewhere.” At that point she responded that she wasn’t too busy (this was 24 days after my first email) and answered my questions. And thanked me for informing me that I was taking my business elsewhere. Huh?I had one further question that I emailed her about two weeks later. It’s been three months now. No response. We ended up paying several hundred dollars in late fees and penalties to the IRS. I spent three days re-doing my return myself because after my review I found some changes that needed to be made, and I wasn’t willing to pay Dawn yet another $250 and wait several more weeks.Bottom line: I found her knowledgeable about tax strategy for real estate, but the customer service for her tax preparation is horrible.

I made a tax appointment in February. They just now cancelled my appointment (end of March) and asked me to reschedule it for May and to file an extension, because they suddenly dont have time for me. They should not have overbooked themselves in the first place. They should also not screw over new clients and make people scramble to find another accountant close to the tax deadline. I am not giving them my money and filing an extension. If you are thinking about getting your taxes done here, dont do it.

If you are a real estate investor, and you want to level up, you need to see Dawn! A true professional CPA ! She really knows her craft! I recommend her to any new or seasoned investor .
