I have known Mike since 2008 and have worked with him the last 13 years. I met Mike when I was looking to move to Bloomington from out of state. After interviewing several brokers, I found his knowledge of Bloomington and the real estate landscape extremely helpful – from seeing homes, picking the right neighborhood, negotiating the purchase price, and getting to closing and ownership quickly.After leaving Bloomington in 2012, I hired Mike to rent my condo unit out for nine rental cycles. His diligence, vetting, and experience led him to picking out top-notch tenants. No damage, no major issues, on-time payments, and he managed all rental/tenant issues seamlessly. One might argue he got lucky once or twice, but nine superb renters in a row proves his system and process work, are successful, and lead to successful, low maintenance rentals. This is the ideal scenario for any landlord. He also maximized rental time, rental rates, minimized costs, and minimized vacancy between rentals.When I finally decided to sell my condo, Mike did a great job hiring contractors to fix up the place (nine years of renting required some ding repair and paint touch-ups), including painting, minor maintenance updates, replacing carpet, and doing so quickly. He also did a great job recognizing the market dynamics, pricing my condo, and getting to a successful close extremely quickly.I live out of state and trusted Mike with my property for 13 years. I could not find, think of, or recommend a better person to help you with buying, selling, renting, or any other property needs in Bloomington, or Southeastern Indiana.While I am no longer in Indiana, I am still looking to work with Mike on other rental properties in Indiana. I trust, respect, and value Mike as a partner and a friend. You cannot find a better professional in the real estate industry.

I have not moved in yet, but will update this post once I have.Mike Avila was very helpful in our search. He was very direct and forthcoming with information. After putting in applications, we saw a different place online he had listed, and he was more than willing to schedule another tour for our group. He was always prompt in responses.I appreciated that Mike isnt trying to hide things or buttering us up to get a lease. I work for a property management company, so I understand a little of both sides when Im renting, and a lot of the work hes done for us has been awesome.Another coworker of mine has known Mike for years and has utilized his services to rent their own house. I would highly recommend renting through him.

Ive had the pleasure of working with Mike Avila over the years, as my buyers agent, property manager, and finally as my sellers agent. From my experience, I would describe Mike to be honest, patient, experienced, trustworthy, and knowledgeable. He will not cut corners, and play it by the book - always doing things the right way. He will give you great references (e.g. handyman, painter, etc.) when you need them. He helped us buy (and sell) our first house, and looking back, I really appreciate his patience in answering all our dumb first buyer/seller questions. As a testament to his character, even years after our business was done (and none further hinted), he was kind enough to spend a chunk of his weekend putting together documents Id misplaced. If it wasnt obvious enough, highly recommended.

Despite the scathing review I just read, my experience was much different. I found him to be quite honest and willing to work with us when it came to adjusting terms of a lease. I have dealt with many property managers both as a home owner and as a lessee over the years and I am typically very suspicious of them based on past experiences but he surprised me when we closed out the house with him. When there were issues with the house that we rented from him and major repair had to be made he adjusted the rent in our favor for the inconvenience and I didnt even ask him, he did it voluntarily. I think that if you rent through him you should be fine and you should not have to worry that you will be gouged by having your security deposit withheld or partially withheld so long as you leave the place as it was when you first took it over. As prior army I have dealt with many shady property managers over the years and I am pleased to say that he is NOT one of them.

Me and three others applied to one of the houses he manages. This idiot Mike was on vacation two weeks out before school started so he didnt get to any of the applications, during which we couldnt get a hold of him. When I called him about what was going on after getting no response for over a week he said he was on vacation so he hadnt gotten to any of the applications yet for the properties and he couldnt keep track of what was going on. Instead of taking responsibility he then went on to blame people trying to negotiate prices as a reason for him being behind, not because he was on vacation during the most busy time of the year for college housing. He did say we would be able to move in this Wednesday. However, today we just found out this property we have been trying to get is now no longer available because the owner who he manages the property for decided to move back in; at least thats what he told us. So less than a week out from school starting, after being on vacation and not being able to keep track of his properties, we now dont have a place because of Mike Avila.This guy is the epitome of a scum bag. Avoid doing business with him at all costs.
