Worst management company ever. They knew of the chronic cockroach infestation and yet because they didn’t want to pay more than $50 a month or something, they only exterminated 5 units a month and with the weakest and cheapest pesticide.In addition, the AC units don’t work because they decided to go with a 8,000 BTU when all that was going to cover was 350 sf. Something’s not right about this management company with its supervisor John who was so unprofessional and acted in a threatening manner.
Smooth transition! I I was searching so many different places and when I decide on one or the other, they helped me make the right move and I love this apartment! Its clean modern with new finishes in the bathroom and kitchen. Hardwood floors interior lighting and very spacious. The service was very helpful as I was new to the area to tomorrow work. Even offered me to transfer to another building if I ever needed to relocate elsewhere in the surrounding area. Great amenities!

Worst apartment rental experience ever. I moved into 4846 Rosewood Ave in Koreatown last summer and was infested with Fleas immediately. The building had a long history of bug problems, which they did not tell me about before I moved in. After talking to other tenants I found out the problem had been going on for a very long time. It took a month of fighting them, plus finding a replacement tenant, before I could move out and get my security deposit back. They had their lawyer send me unprofessional emails for weeks trying to scare me from moving out of the unlivable unit. I spent way to much time and money fighting them for basic human rights. NEVER RENT FROM THEM!
STEER CLEAR OF THIS COMPANY and all their many incarnations (Jolina Beverly Hills, Roxbury Homes, LLC, etc.)! I rented a gorgeous, newly-renovated studio apartment from them in 2011 and just now concluded a LENGTHY (and unsuccessful) battle to retrieve my security deposit from them in Small Claims court. Whats that you say? I have an axe to grind? What...? Me?? This is a biased review? Not so! Take it from me: These people are not good people. They are looking to make a profit from their tenants at ALL COST.When I initially viewed my old apartment, still in the beginning phases of renovation, I immediately fell in love with it. I gazed lovingly at the herring bone wood floors, admired the shiny, new stainless steel appliances, and was suddenly very eager to assume my role as a bonafide Beverly Hills resident. The year that passed in that apartment was not worth the sacrifice of my psychological (and financial!) well-being as several frustrating issues arose with Roxbury Homes, LLC (aka SM Mgmt.) and their (former) apartment manager. They tried to evict me when they found out that my dog was inhabiting the unit with me after I informed the manager that I had a pet, charged me a (non-refundable) $600 pet occupancy fee, and disregarded repeated complaints about replacing the call box (never got fixed while I was there). Later, when my apartment got infested with mites, not only did they try to charge me for the exterminators visit, but they only offered to pay for half of my dry cleaning bill after I had to professionally launder all my clothes. They attempted to harass me and the other tenants into purchasing satellite packages through a cable provider so they could get the $50 kickback (I dont even own a television!) and even attempted to charge me $30 extra per month for use of their fridge. I kept my former unit in immaculate shape, and when it came time to vacate the unit, I had an extenuating circumstance that prevented me from leaving until a week after my 30 day notice stated. Claiming their hands were tied, they CALLOUSLY kept my entire security deposit, charged me for an extra months rent, AND cosmetic painting fees (after I had already painted the gd walls myself with their paint!), and then threatened to take my outstanding bill to Collections if I didnt pay them within three weeks. I was the FOURTH tenant (out of twelve) who chose to leave rather than renew their leases and when I found out, it didnt surprise me one bit. They are horrible people.DO read their lease agreements very, very carefully, and if you have a friend or family member who works in the legal industry, have them scrutinize it and highlight any red flags that could potentially prove problematic later. Their contracts have been modified over and over again by their team of lawyers, so much so, the clauses and information are dense, hard to understand, and at times, conflicting.Trust me, if youre thinking about renting with them, it pays to wait and have the contract looked at because they are out to eff you, for real. Do not rent from them! They are all morally flawed!
