This apartment complex is terrible, there is consistent sound by the pool despite claims that the pool is supposed to be closed at a specific time. They claim that they will enforce these rules with fines but then nobody is charged with anything. How do I know? Because if they did fine these trouble makers, then they would not be out every night making as much noise as possible. This is absurd.
Have been here almost 2 months. The shower was broken when I moved in - only has scalding hot water and is unusable. Never fixed. Now the AC is broken but there’s no one to call because theres a football game. So I can sleep in 80+ degrees. Take your rent $$ somewhere else!!
The property is well maintained and clean. The location is perfect! The apartments are very beautiful, comfortable and well-designed. Amenities like a walk-in closets, excellent large bathrooms and bathtubs make the units highly desirable. Strong, updated units with fabulous design gives for a home that is deluxe, warm, and cozy. They kept telling me their would be a gym here soon but it took about a year for it to actually come. I’ve had many emails ignored by them. I had a mold issue and had a maintenance request put in before I left to stay with my parents for a month then came back and the mold had spread across my room and closet since the maintenance never came. Then they came they did clean it out nicely but they also threw away personal belongings of mine that could have been cleaned before asking me. After the mold, my asthma got significantly worse and still hasn’t improved to this day. Ive had to go on multiple new medications. I’ve been going to doctors all year for this problem. A year after originally throwing out my person belonging their maintenance person due to what they call a “miscommunication” cleared out my unit and I was told he threw away all my items including a computer, my lsu athlete gear with tags, my social security card and literally everything. They have some great employees that have tried to recover my stuff but that doesn’t undo my emotion, physical and problems that they caused me. The they recovered originally contained expensive things inside but those were removed and they gave me no explanation why or where the expensive idems are now. I tried many times to give them the benifit of the doubt but things just keep happening and even though they have some great employees it doesn’t make up for the bad.
Blake and Tammy are always extremely helpful and willing to work with their tenants on everything. If you have any questions or concerns they usually get back to you with an answer within minutes. Could not ask for better service from the front desk. Apartments are also nice and maintenance is on top of things.
I hate this apartment complex. It is absolutely abhorrent to look at, it smells awful, and there is an enormous amount of noise from it at all times.

I lived at Southgate for several years and loved it. The property is beautiful, great pool area, space for studying upstairs, free gym, and the staff regularly has little events on holidays and during finals. Only a short walk from Tiger Stadium, which was great during gamedays and for school.
Best apartment complex in Baton Rouge!! Conveniently located next to campus and in a great area. Kayla and Blake were very professional when helping me out!
Blake we are so thankful for you and the lengths you went to to get us into our apartment asap! He answered every question and helped me figure out ever application I really cant say enough good about him. The apartment is very nice we are very happy to have picked southgate to be our home.

The maintenance at this building is absolutely awful, things are broken all the time and rarely fixed.
Jonathan was AMAZING! I was not looking forward to apartment shopping but he was great. Jonathan listened to all my must haves and found exactly what I wanted. He was patient while I asked a million questions. Best part, he actually had the answers to ALL my questions. He even stayed late to give me a tour. He was so fun I forgot how miserable looking for a new place can be. Jonathan went above and beyond. Thanks for helping me find my new home!
We love Southgate. Jonathan was our leasing agent and made the leasing process a breeze. Everything except electricity is included and the staff works hard to ensure that every resident is getting the best service. Jonathan and Lacey have been especially helpful and knowledgeable. All service staff are so helpful and kind.
Jonathan gave us a tour and went above and beyond to show us all the amenities and the pros and cons to each available unit. He is very knowledgable about the property and answered all of our questions. He is very friendly and made looking at apartments fun!
Best Near-Campus Apartments by far. They put every other place to shame. Surveillance allows peace of mind, always clean, management has thorough communication and assistance. Go here, well worth it!
I love living here—the amenities are so nice!! The pool is actually a “resort-style” pool unlike all of the other apartment complexes claim they have. Also they have a really nice clubhouse that is great to study in!

DO NOT LIVE HERE. I was promised a $500 check for referring a friend to live here and never got it. It’s a total scam. Also, the workers never know what’s going on and are not helpful whatsoever. Find somewhere better to live!
I’ve lived at SouthGate the last 3 years. Out of all the management that I’ve come in contact with, Lacey and her staff have been phenomenal and the absolute best. She always makes it a point to greet and acknowledge all residents she sees even outside the office. She seriously knows everyone’s name who lives here. You won’t get the exceptional customer service anywhere else around here. I promise you that.

Definitely the nicest place I’ve lived around campus. Very spacious, high ceilings, stained concrete flooring. It’s a little pricey but there are a lot of apartment complexes charging the same amount for less- so overall this is your best bet. Be aware of the inexpensive units here. If the price they quote you seems too good to be true it probably is. When I first moved in they tried to put me in an inexpensive one bedroom unit- the balcony was falling apart and they said they couldn’t do anything about it. It was a safety hazard. There were paint splashes everywhere. Extremely small. Appliances barely functioned.I moved to a bigger unit and although it came with a price jump, it’s definitely worth it. The staff is pretty helpful and accommodating especially compared to other campus housing. Also- PARKING!!!! There’s so much of it!! It’s amazing.Probably the only apartment I’d reccomend around campus.

Moving out next week after spending 4 amazing years here. This place is honestly so amazing if you want to be close to campus and have a really nice apartment you should live here. Lacey is also one the most amazing people to work with when you need anything at all. I read a few of these other reviews and honestly have never experienced anything like that at Southgate. TBH its most likely people who didnt pay rent and just want to complain about everything. As far a security goes, the garage has 2 gates to pass through before getting in and each door has a scanner to let you in. Ive seen it down twice in the 4 years I lived here and it because people pulled the fire alarm both times.
The place is great. While it is on the pricier side, the amenities that are included in the rent make it worth it. I lived in a one bedroom apartment and I never felt too cramped or anything of that nature. My neighbors ranged from college students to young professionals to even families. Noise was never really an issue, except for a couple of nights, but that is almost always the case with apartments in a college town.The staff were great about following up with any issues I may have had. Overall, it was a great experience.
I lived in Southgate for 3 years while at LSU. Nice place to live close to campus. Had terrible experience with the staff when living there and after moving out. I felt like they were tricky and untrustworthy. Recently, I spoke with someone that was helpful and helped me solve my problem. The new management seems to be a lot more dedicated to the happiness of their residents.
Ive lived here for two years and I cant recommend it enough! Amazing leasing staff that cares about its residents and AWESOME maintenance crew that goes above and beyond. Most everything is fixed within the day, and if it isnt, its only ever because they have to order a part, and then it is fixed the second that part arrives. Beautiful spaces with stained floors and high ceilings, new appliances, and concrete walls! The concrete walls basically make the apartments soundproof so it makes the complex so peaceful to reside in. I am so sad I have to move out of here, they have been so nice to live with. It is without question the best apartment complex close to campus.Disclaimer: Ive read over some of the other reviews here, and I have never experienced anything close to any of the issues that people complain about; honestly some of these might be about a different complex that got accidentally listed under this one because theres no way its the same complex.

If there was a no star option that is what I would pick because one of the employees at this property is so absolutely horrible and she disrespected me and my family. She is the reason I will never do anything with this property or associate myself with this property in any way.
I hated this place so much that I left half way through my lease. Its WAY to overpriced for what youre actually getting. When I moved in it was so disgusting, it obviously had not been cleaned. There was gum stuck to the floor and something growing in the bathroom cabinets so gross that they had to be replaced. They are money hungry and all they do is look for reasons to fine you. I had a bag of trash outside my door for 10 minutes and I was fined the next day. I let my sweet golden retriever go sniff around without being on a leash while i sat on one of the benches watching him and I was fined for that to. It feels like youre living in a hotel. I never actually felt at home. The trash chute in the parking garage was to small to actually fit trash bags down it so piles and piles of trash would pile up outside of it making it smell AWFUL. Late at night if I was studying in my living room, there were several times someone was outside messing with the door handle trying to get in. Overall, it was just an awful experience. The place is way overrated. I wouldnt even recommend this place to my worst enemy.
My family and I have lived here since around September of 2016. I love the apartment itself, the only thing I dont like is the partying on the weekends from the nearby bars. Non of which the actual apartment can control. However last night 5-23-17 someone decided to steal our penguin welcome mat in front of our door. I know what youre probably thinking, ok so what it was a welcome mat go buy another one. I have two children ages 2 and 3 who actually depend on this mat to tell which apartment is ours and have come to love it. With it being a Christmas mat I didnt know if I would be able to purchase another one and that is why I was upset. My daughters were so upset by it being taken that they literally cried. I went to the office, gave the time frame it was taken. The gentleman,please forgive me I dont remember your name, was very nice.i later found out he was the property manager. He didnt treat me like I was overreacting even if I felt I was. He asked to see a picture of the mat and it turned out he had a similar one. Upon hearing how upset my children were about it, he reassured me. One way or another we would have our mat back. Even if that ment him giving us his. He said he would stop by sometime this morning to give it to me. Around noon I hadnt heard anything so I looked out our door and the mat was there. Whether he gave us his, or ours was returned I want to stress the importance this made to one child. The willingness of this employee to go out of his way to get it fixed. I just want to say thank you. Thank you so much. To whomever who took it, please dont take things that arent yours. You dont know what kind of importance they hold to someone. Especially if you were just drunk and thought it was funny. It crushed their world.
Dont live there. It looks nice at the first glance. But once you move in, you nightmare starts.1. You pay more than the monthly rent shown on your contract. You will get lots of fines, late payment penalty for different reasons. They are looking for all ways to get money from you. They keep bothering you and make you stay with no peace of mind.2. The pool and hot tub looks good? No, it dirty in most of the time. The hot tub only works for 2 months a year. They turn it off in rest of the time and lie to you that its broken.3. You think you are clear to move out? No, youd better to prepare to pay at least $1000 to them to fix the apartment. They charge 1000 for small stains in the floor, although the floor itself is not clean when you move in. They want you to return the apartment in exactly the same shape or even newer when you move out. Although you make 99% the same. But its every expensive to fill the 1%.Listen to me, save your money and time, and dont live there.
I lived here for my four years of graduate school (1 yr -- 1BR, 1BA; 3 yrs -- 2BR, 2BA) and enjoyed the experience the entire time. The location is close to the LSU campus (including the athletic facilities), downtown Baton Rouge, Tigerland, and several shopping centers. One downside is that occasionally the noise from Tigerland can be heard in the apartments, although that comes with the proximity. Having a parking garage that allowed me to exit my car on the same floor has my apartment made bringing in items and groceries easy. In my experiences, the leasing office and maintenance staff was always professional and courteous.

Close to LSU and Tigerland. No problems at all. The cost is worth the location as well as the amenities. all these bad reviews are probably just people who didnt pay rent and got evicted. And Kenea is 100.
I can not wait for my lease to be up. The internet is never never working. They dont enforce quiet hours that they state in the lease and you can clearly hear the near by bars all all hours of the night. After the Ole Miss v LSU game there was blood all over the 6th floor in building 1 near the main elevator (I hope management reads this) and three weeks later it is still there! I even had it on my door. The halls are often littered with garbage and the fire alarm has gone off several times for no apparent reason. I moved here because they assured me it was going to be quiet and have a good high speed internet connection. Hopefully others will avoid the mistake I made by believing them.
Yiiiiikeesssss. I wish I could give this zero stars. Do not let the filter-enhanced internet pictures fool you. So filthy and outdated and damaged. Staff is terrible and lack any type of professionalism. In fact, when we walked into the unit we were originally going to live in, IT WAS CRAWLING WITH BUGS. No joke, bugs everywhere. Flying in the air, crawling all over and inside the cabinets. Boy was that a sign!!! Why didnt we just walk out then? Rent increased each time I renewed my lease, but for what? Lived here for the great location but truly was not worth it in the end. Power outages, internet would go down, just awful. During football season you had to park in the garage so they could make money off the parking spots around the building or else they would tow you. Private secure garage was always broken so it would just stay open for weeks. Doors that require a card to open were always broken so those would just remain open too. I am happy to see all the new apartment complexes going up around LSU. Southgate they will no longer monopolize on naive college kids and will be seen for the scam that it is. I actually started laughing when I read that response from owner in the review below - it does not address anything the guy was talking about.. once again, scam artists.
