I own a house they rent out. So far, all they do is rent to people who wont or cant pay rent. Then damage property. When repairs need to be done, they postpone them for months....with their own crew. Do not rent here do not be an owner here. Their billing practices have been suspect for years.
Multiple units with RMS. Extremely proactive in filling vacancies. Quality tenant selection - pay on-time with few issues after exit. In-house handyman services are reasonable and are able to fix many issues before bringing in external contractors.
Waste of time trying to rent from them. They will make any excuse to deny you. I spent a lot of time gathering everything they said I needed and did exactly what they said and in the end they said I didn’t qualify.

Rented from them almost a year ago, gave a good review and had noticed the reviews have been reset. So Ill leave my review once more to help anyone out, overall they did a great job tending to thing in out apartment for over 2 years that we had been living there. Had issues with online payments but always were resolved. Now living in the bay area I do miss this management company because they were responsible and not bad.
There is one very rude front desk lady there . She has no manners, no filter and no respect for other people. shell take your money and just throw the application away. Its just funny how she havent got in trouble yet. She give fake name when you ask for her name. Who ever her boss is need to go and see for yourself.

Why would someone get denied an application when combined income is double or more and one of the applicant has almost perfect credit? I dont feel the need to get denied if the person with almost perfect credit is the one who makes more than enough to pay all the bills himself. Other 2 applicants for property shouldnt even had been looked at. People here are really rude and dont give you proper answers to the questions you have. Asked to speak with supervisor and was placed on hold to come back and say oh theyre in a meeting so I got transferred to voicemail.
Absolutely amazing staff! I rented from this company for over a year and I do not have one complaint. Ive talked with Marcie And Rita when I had any issues and they were understanding and treated me like family. Cant recommend this company enough.
I have not actually rented from this company. But I would like to comment on my frustration with the application process. I called in advance to make sure that the apartment I was interested in was still available, I needed to move-in quickly so I wasnt really interested in what it looked like. I had to convince them to let me fill out an application even though I hadnt visited the property. I just needed a place to live. They told me that I would need to go and fill out the application and bring it back with the required documents later. Two days later I want to go and turn in the paperwork, I check online and it says that they are open on Saturdays (apparently this Saturday was an exception which was not stated on the website). The following Monday was memorial day so it makes sense but it was still frustrating that I had to drive to the office to find that out. Anyways, Tuesday morning I drive down to the office (again) to turn in my application and they wont accept it because apparently someone else had already applied for it. I just feel like they wasted a lot of my time and effort to get everything in order. The other application that was submitted was not even complete, they were missing documents. I was told that I would be contacted if that fell through but now I have 2 days to find another apartment.
My fiancé and I came in & requested to see an apartment on Castlegate. We loved it! What was even better was that one of the ladies at the front desk said they didnt look at credit. That same day, we put in our application. Mind you, we were up and down gathering the required documents. As we were turning in our application, we were asked about our credit. We were confused, but turned in our application since we were told they didnt really look at credit to begin with. The next day, we received a call saying we got denied due to credit. If we would have known they cared about credit, we wouldnt have wasted our time. The ladies at the front desk were very nice, but their information was inaccurate. My fiancé and I were very disappointed.... We even called them back asking them for a chance since our income & 4 year rental history was on point, but no luck. Its your loss on good tenants. FYI: We did read some of the reviews beforehand about them not fixing things. When we were in there filling out the application, we did overhear a tenant complaining about it and that’s it’s been 4 days since he’s requested maintenance to repair his sink.Advice: Dont tell people you dont care about credit, so people dont waste their time.

So far, Ive enjoyed renting from this company. The repairs have been completed in a timely manner and the neighbors are working professionals who are pretty friendly. I would have given a five star rating, but Im not a fan of their smoking policy on the property and Im always finding cigarette butts all over the parking lot (people love their smokes in Bakersfield). Also, a little more security detail would be better because Ive seen suspicious people wandering onto the property who clearly dont belong here. Other than that, this is a nice place to live.
Ive rented from this company for two years. After moving in, I discovered a couple of mini-blinds were in need of repair. RMS replaced them with new. An overflowing toilet, faulty smoke detector and closet door repairs were dealt with promptly, a plumbing issue was given emergency priority. Professional rental agents appreciate tenants with professional attitudes and Ive found this firm is no exception. Treating them and their properties with respect and dignity wins you their respect and dignity in return.
Came here during the Covid 19 with the cousin to drop off an application for an apartment not only did they not pay any mind while we were outside knocking on the door but qe also called the office and they hung up on us when we called about letting them know we were here to drop off the application and deposit. Extremely unproffesional and terrible service.

Oh little girl Miranda Cramer, you have no idea what you are talking about. First off let me state that I was the on site manager of 4800 Columbus st at the time you moved in and out. You are very mistaking if you think you can type lies about me and get away with it. I have never and will never do any type of drug. I have two small children that i love deeply. Unlike you i have never left my kid inside an apt by himself to go to another apt to drink and party. (which you did .... a lot) and I served you with a 3 day because i was thinking about your son (which you dont) and didnt want anything bad on your rental history to hinder the chance of you getting into another place, leaving your son without a home. Your roommates were told that they could not have the cats at the property the first time i saw them and i never saw them again. now unlike you i had two jobs going to school and taking care of my family and didnt think i needed to babysit adults that lived in my apartments. when you moved in i had nothing but problems and so i fix the problem and asked you to move. ever since you left the problems left with you. i would love to say your a mean and bad person but unlike you i just think your mad at the wrong person and i dont slander peoples names (thats just childish). please take care of yourself and your little man. i hope you can move on with your life because living in the past is only going to hurt your future.

Stumbled upon RMS property management 2 years ago. Since then I have seen a few new faces in the office. But I must say its always been a friendly and helpful staff. There is no apartment manager in the apartment complex I live in.. with just a phone call away Rita and staff make me feel like they are always on site for any of my questions or needs. Rms has changed my view and experience in renting. One more thing about them is the up keep and maintanance needs are always met and up to date. I love that!. Definetly recomend them!
I am a neigbor to the property this RMS takes care of! That have yet to look a the property ! They claim it comes with a gardener but never not show up !! They need to do some thing about their trees ! No wonder the home was empty for to long ! They ask for so much but yet they don’t take care of there tenants one will they move in !! Please if your looking for a good rental don’t use them !!
My wife and I have rented from them now for nearly a year. So far, so good.When the temperature started hitting 100 degrees consistently we put in a work order to have a ceiling fan installed in the bedroom. I was prepared to pay for the fan, but RMS had a (decent) fan installed free of charge within a few days of the first request. I was quite impressed.
RMS has managed my properties for years. They take care of maintenance, rent collection, and filling any vacancies so I dont have to worry about a thing. Working with them has been a great experience.

Worst property management company ever! They stalked the heck out of us the entire time we lived there. Made false complaints, that I had to prove wrong in court. I lived in an HOA and they took full advantage of that. Even citing me $1000 for having my garage door up too long. That was my second warning. Accused me of having loud parties all night. Hello I am a 60 year-old married woman that works full-time. Had to have my neighbors sign a petition proving it was the neighbors that lived behind me. The forced me to let them come into my house after I gave my 30-day notice and before I moved out. Apparently, if they give you a 72-hour written notice by law they can do that. I have lived in over 20 places in my life and no one has ever forced me to let them come in while I still lived there. No one has even asked to for that matter. They charged me over $2000 stating that had to replace all the brand new carpet in the house and paint it. I am a professional cleaner and I have been doing this for over 30 years with the school district and I cleaned the house until it was practically sparkling. So the only thing that could hold up in court was the fact that they said it had a smell so they had to replace the carpet. I even went before the judge with over 50 pictures that I took of the place so I could prove that it was cleaned and looked brand new. Well...at the last minute they changed their story and said it had a smell and thats why they had too replace the carpet. Their word against mine and pictures cant prove that it didnt smell. I dont even have any animals....soooo needless to say the judge sided with them and I lost out on all that money. They are the worst company I have ever dealt with in my entire life. I have never gotten to the point I had to take a company to court. All they care about is robbing you blind!

I would avoid these people. They claimed my former landlord refused to verify a 10 year rental history. The landlord actually recorded the last two conversations and clearly answered all but one question - Does he have pets to which she replied you will need to ask him since he moved to Bakersfield 3 months ago and I dont know When I went back to the office to discuss the supposed lack of verification the office manager looked down at the notes and then asked me if I had any animals. I received a call later in the day saying they couldnt verify previous rental history and that I was declined. Obviously, this company picks and chooses who they rent to or plays favorites. I also noticed other posts that complained about their application process as well. Is this a daily practice ?

I am an owner and have several properties with RMS. They handle everything for me and I do not have to worry about repairs being done on time or rent collection. My check is automatically deposited every month. My supervisor, Tammy is easy to work with and always available via email or phone if I do have ny questions or concerns.
Non-negotiable rigid application process. Regardless that net income is 3-4 higher than rent. Supervisors leave all communication up to front desk who have no information or control over anything.

Worse place ever. I had a broken sink for 2 weeks before they tried to fix it and they still try to get me to fix and when I finally agreed to do so they refuse to take it out my rent. They stop answering my calls all the together they constantly said I was throwing parties when my neighbors were and I wasnt I have video evidence of this. They keep trying to add extra fees with my last months rent when I was moving out. After all that they still had the audacity to try and charge me for normal wear and tear on the house. I would never rent from this place again I dont even they didnt like me cause I was young or not white but these wPeople were extremely disrespectful and unprofessional I wouldnt recommend this company to anyone unless they like Being treated poorly

They are by far the most unprofessional and rude company I have ever had to deal with. They talk to people like they are stupid and each employee tells you different things they are never all on the same page. They dont even know what apartments are and arent available. I would never think of renting from them no mater how much I love the apartment. There are plenty of different property management companies to go through that are courteous I would not waste my time with them.

Ive been renting from this company for about 3 months now. I read all the bad reviews before renting, but my husband and I loved the house and decided to take our chances. Upon move in we noticed that the kitchen sink faucet was installed backwards (?). Not sure how that happened or why it wasnt fixed before it was rented. I went online and put in a work order. Nothing for 5 days. I called and reported it and the lady told me she would make a work order. 2 weeks later i called back and someone said they didnt see the work order so she would put one in for me. By now, Im getting irritated because it felt like it would break every time we used it. I called back again and expressed my displeasure with the situation and was told the property manager Sandie would call me. She called the next day and left me a voicemail that she didnt understand the problem and wanting me to email her pictures. I emailed the pictures and waited...and waited. I called back again and this time expressed my displeasure about a property manager that refuses to return calls and was told they needed to speak with the owners about the repair but they were out of town. My response was i can understand that but why am I not being communicated with? A couple days later the maintenance man called and said he would be by to look at it. He came and determined it needed a new one. He had one in his truck but it was a significant downgrade from the one we had. He agreed and called to see if he could go buy a new one and was told no. For the amount of money we pay a month, I thought we should at least get something comparable to what we already had but i get the impression this is a cheap fix company. My husband called 3 or 4 times to see when the yard service was coming and was told he would get a call back from the property manager and we are still waiting on that call. We wanted to know what day the service came so we could be sure to take the lock off the gate. It just so happens, we were both off for the Christmas holiday and caught them outside and were able to ask the questions that we had. My impression is that they are terrible at communication or they just dont want to be bothered. Im hoping that improves while we are renting from them.Edit: Today is Tuesday Feb 14th 2017. I called RMS on Wednesday the 8th to report our garage had locked us in. We think someone tried to use the manual handle to lift it and locked it instead. None of the keys we had worked so I called and was told I needed to leave Sandie a voicemail because she was on the other line. It is now almost a week later and I have yet to hear a peep from them. My husband had to take the lock bar off to get out which means someone really can lift the garage up and come right in. I left this information on her voicemail and I guess she doesnt care enough to call back.Update: Today is Feb 28th. Last week I sent Sandie an email expressing my frustration about my garage door still not being fixed. I explained to her how i called and was told I needed to talk to her and i still had not heard back. She replied that all work orders need to go through the front office. Again I replied and explained that i HAD spoken to the front office and I was instructed to talk to her. 3 days and no reply from her. Saturday I called as soon as they opened and spoke to the front desk AGAIN. At this point I am REALLY irritated. The young lady that answered kept wanting to explain to me that I need to put in a work order with her. So ok, a work order. Fine, put it in, just come fix it!. Later that day someone named Nan calls me and for the 17th time I explain what the problem is and she says that shes going to write up a work order and someone will come out on Monday. Wait, so the lady this morning didnt put in the work order when i spoke to her???? ITS RIDICULOUS!!!! Today is Tuesday and no one came out yesterday and I have yet to receive a phone call. People do not rent here. Im looking to contact the owners.
These people dont even deserve one star! I rented about a year ago now from this management company on the 4800 Columbus St. apartments, and there is NOTHING professional about them! The manager was always sloppy looking, and the supposed friends I moved in with used me along with her in order to get more money before ultimately handing me a 3-day-notice because I was too loud... I had my one year old living with me at the time... I let her know he was in his screaming phase, but somehow I was more loud than the constant parties and drug traffic going through that place! Dont bother even taking this company seriously, unless youre a druggie that can share with the management. My roommates were selling drugs, had animals, and the manager didnt tell because they would smoke her out... Very professional...
This place us a sham run by incompetent idiots. The receptionists put in a work order and youre waiting weeks to hear back. You call multiple times and they still cant tell you when the maintenance guy is coming. Rita (the manager) or whatever her name is, talks to you so disrespectfully I had to hang up in her face. Ive been a great tenant, paying my rent on time and never causing problems and this is the thanks I get?! Smh I cant imagine how they treat the bad tenants. Id rather live in a shoe box than rent anything else from hear EVER AGAIN. I have one word for you guys. Show a little RESPECT!!
We have used Realty Management Services for our last three moves. The process was easy and the staff has been professional. Anytime we have had a need for small repairs to the home the maintanence crew have always been friendly and helpful. I also enjoy the on-line payment system for monthly rents. Thanks RMS!
Ladies in the office are very rude. While speaking to Michelle about a concern about being responsible for a broken window that I have to pay. Which my place is in the front by the gate and had been experiencing vandalizium on the mail boxes. Now i have to pay for something I didnt do. She told me if I didnt like it I can submit my 30 days to move out. How unprofessional was that! I have been living here for almost 3yrs and really havent had to deal with anyone until this incident. Which brings me to the conclusion that this property business sucks. They should of told me to obtain a police report so I wouldnt be responsible for the window. And now d 5mons later its obviously too late. At the end I will pay for this error and pray I can buy a house soon. Lesson learned. Dont rent from here. Not professional at all.

I called for information on an apartment and the lady that answered the phone was unhelpful, rude and overall seems like she doesn’t like her job and needs to quick ASAP. I asked basic questions how much is the rent, is there a garage etc...the tone she took with me was like I was annoying her. Based on that conversation and other reviews we will not be renting from them

I loathe this place. I highly recommend anyone wanting to rent from this place to run far away as fast as they can. My husband and I came home from being out of town to find our car with a warning sticker on it. I admit that it was dirty from being having been placed inop. The sticker was apparently put there on th 5th and rechecked with the warning on the 8th. My husband and I returned on the 9th in the evening. He quickly washed the credit the morning of the 10th and in the afternoon they towed it. Now the towing company is threatening to put this on our credit because we dont have over 500 dollars to get it out. Besides this lovely ordeal it will take them forever to come fix the simplest thing. Im not the only one with that complaint either. My neighbor has been waiting almost a year for them to fix her light outside because it doesnt work. RMS is definitely a place that could care less about anything except their own pay check. Im 8 months pregnant and have to deal with this ridiculous excuse for a supervisor that is causing me nothing but extreme stress. I feel bad for anyone that is renting with them or will rent with them.

These people didnt care not one bit about our family or situation, we basically got denied over a W2 form from my job but the thing is I have a job Im able to pay the rent with no problems but they dnt care one lady actually came out laughing like it was funny how needing a house for your family and newborn baby can somebody tell me becuz I do not get this not one bit these people dont care so take your money elsewhere.
