The staff and community are great. After looking all through out Miami at different communities the staff here especially Roxanna, were the kindest and most helpful of any leasing staff we encountered. We literally had the easiest move in and application process ever! This community is a real gem with excellent management. A rarity in Miami.

Clean, quiet and cozy place large apartments there is only one problem with security but it can be fixed and does not interfere with the safety of the tenants

I travelled out of state for 4 days, I came back and didn’t find my car…it was towed because they wanted to do regular maintenance with out giving advance notice….no calls or e mail or a letter to tell me my car was towed! I called the emergency number..No apologies …you should find your car some where in the property…,what a customer service disaster

So far, with the second lease in this community. It has been very difficult. My lease will be ending in May, and just now we have gotten a new fridge. It took a very long time to receive a new oven. A lot of the amenities have been closed due to covid in the beginning. Now things have gotten better, the amenities are still not in use, because of constant construction.Rent is still the same, even though none of the amenities can’t be used.In the beginning there were a lot of roaches as well. Even so with the roaches, there was two rats in our home nearing the end of our lease.This has been my experience through my second lease term.

Thanks to the staff at Promanade for their amazing resident relationships. Cant say enough about how Jill bas gone out of her way to assist me. This place is about to have a major facelift and its gonna be FABULOUS!!! Looking forward to all the upgrades to be complete in 2019!! WELCOME HOME!

Was a smooth move in only issue is my fob for gate is not working but management is taking care of that.. other than that the move is was awesome!

5+ months of a closed pool for construction and this is the progress...

Pool and gym closed for almost a year . Very slow renovation progress … disappointed. I was advised they will finish the renovation on October 2020 then January 2021 then March 2021 . I just give up asking for updates .at this day NO AMENTIES in Promenade Aventura

As always, the maintenance crew is top notch. The entire staff truly knows their residents and are always willing to work with their needs. I have been living at this property for almost 5 years now, and my wife and I love it.

Leasing office are terrible! First thing first- they failed to scan my DL and said I can’t attend the tour, my wife and kids can but I can’t .The Second - the price on the website was 2250$, the price from manager 3500!!

Since Im 15 years old I used to have friends leaving in promenade.20 years later I was able to rent my own apartment. I highly recommended closed to the beach and the mall!I like Promenade At Aventura

Beautiful place and friendly staff; however, our “new” home was not, and still not ready for move in. Multiple work orders..same results, constantly needing repairs. Apartment has been remodeled with major appliances replaced but it seems there was no “pre-check” of other simple and common sense repairs. Example: Fire alarm being over 14yrs old and needing to be replaced prior to our move, all of these things have disappointed us and made this a bad experience.

I have lived here for 3 years, there used to be problems with parking, now there are no problems, we are very happy, now everything is much better

In general like everyplace there cockroach, old construction so be prepared to regular problems like bad pipes, ac problems, normal stuff in a old construction but in other places they don’t charge you 2800 dollar per month like you are in something new, everything is old dishwasher, cook, fridge. at the end one year in a half living there, they now tell me that I loose my security deposit because of the carpets was damage so it was 1300 hundred plus they said I don’t have insurance and I still have even that moved like 2 month ago and other fees, and the try to increase the rent 300 dollar more only because they paint the unit outside, my recommendation you can rent in a new unit near less money or old apartment in the same location less money don’t paid 2800 for a 3 room old town house, like everything else you sign you are dead I will paid the remaining balance they said I owe, but stay far this place..

Worst Coustomer service experience! Starting with the manager... this bulding doesn’t apply any kind of standards.I move out and bring the keys to office and i asked them if do i have to do something else or pay something else. (The girl said NOT you are great to leave).After a 5 months i received a letter for my credit report and i am now in collections because i own them money for some utilities.I never refuse to pay anything and always paid my rent on time! BUT their office never were clear about the process of the move out.I called and spoke with the manager and she says is not her problem because they gave me documents explaining that i have to let them know where i am moving, also never received any call from them.Now my credit is affected for some dollars and some incompetent people (starting with the manager) that not are clear with the instructions & information.I won’t recommend you to live here! Better options in the area!

Nice condos. Pretty clean overall and maintenance does a good job of keeping it that way. Dog friendly and most people pick up after their dogs but not all. 4 stars because new maintenance system is abused by staff saying work was completed when it never was. Probably to avoid extra work? But it has happened to me multiple times. Had to ask 4x (3+ weeks) to get a water spot directly below a tub (clearly dangerous) inspected. Also parking is a huge issue. Past 9p.m no spaces and they keep threatening to tow cars directly in front of your own home. Have to play roulette and park in what seems like empty apartments. Its clearly an issue, should let people park in front of their homes during the morning/night. Lastly, very pricey water/sewage here.

We have had a great experience at Promenade at Aventura. Although there has been a couple of obstacles, the girls in the office April, Sarah and Jill were always very sweet and accommodating, making sure we felt at home. Also, Robert is the supervisor of maintenance and he is simply amazing at what he does! Hes always working so hard to make sure we are taken care of in everything we need. Hes awesome, such a cool guy!Thank you Promenade Staff for everything you do for us!

The Promenade staff is so professional and skilled. The maintenance staff, Andres and Robert, are skilled and thorough. They always followup and are very punctual. Jill and Sarah are so aware, and on point with all the vendors, and services, and to where they are needed. There is no question too small and they are personable and I dont know how they do all they do. They know their tenants, cars, and animals and where they reside, which is difficult knowing the layout of this complex. The staff here can be seen working late due to their dedication and fine characters. I love living here in my small apt. villa and feel so secure having the staff we have.

Was wonderful but quality of residents has become worrisome. Been living here for 4 years and now Im strongly considering moving out. However, I would rather stay and renewal my lease but my upstairs neighbors is currently housing 12 to 10 people which sounds like 20 to 30 when they start indoor sumo wrestling and or practicing indoor tackle football. I wish they would resolved this.Update: As of Sept 2020, the Property management/ front office has still not resolved the problem!

I’ve been living in this community for about a month now. The location is nice and the community is relatively quiet. The staff is EXTREMELY accommodating and kept me informed throughout the entire move-in process! The maintenance team is quite responsive as well. All in all, no real gripes or complaints. I’m happy with my decision to lease at this community.

Ive been here a week. So far so good. I dont see dogs sh** as stated in some reviews. The apartment I received was as good as new. Very spacious. Awesome views. The gate is working fine, and wasnt left open or broke. The management team has been very supportive, as well as the maintenance guys who left a note explaining about the trash (they dont pick up recycling). There are some problems with parking space. Many cars park in the road blocking car entrances. This should be forbidden.

Resident portal is not working as of March 2016. I will come back to update when it is fixed. Is it hard to fix the payment portal? I am not an IT person. Does it take 30 days to fix? Also it appears that the management company changed from Equity Residential Properties to Pinnacle. If so, I would like to see some improvement. I see lots of negative reviews here.update as of 6/10/2016.I have lived here for about 4 months now. The gate is not an issue. I havent heard any burglary in the complex. I feel safe. AC Works fine. This place is definitely dog friendly. Maintenance staff are hard at work. The landscape is immaculate. People here throw out lots of recyclable garbage. We now have two dumpsters. I see a lot of people move in and out. The trail outside is really nice in the evening.

Coming from an extremely picky renter, I have nothing but positive things to say about Promenade Aventura! From start to finish, the entire process was seamless. Sergio, the property manager, is beyond accommodating and professional. Maintenance requests are handled immediately. The apartment is super spacious, and was delivered to me in immaculate condition. I highly recommend this community for anyone looking to rent a quality apartment in a fantastic area!

Absolutely horrible. People in the office dont care about anything, our downstairs neighbors have house parties every single night their dog doesnt stop barking. Went to the office and they gave me attitude. Called for maintenance 5 times and nobody came to our house to fix things. This place is nothing but a joke, nobody come live here

This community became a joke. You cant receive guests on Saturdays night. Its no where to park and has 3 towing trucks doing their jobs. Supposedly its a smoke free community but I saw people walking dogs and smoking, actually I always find cigarettes butt on my entrance. It has dogs excrement all over the community, and unfortunately like the office said, its not much them can do about it. Jill (Administrator) is a sweetheart and she trys hard but some people here has no respect for fellow neighbors. After being here for over 15 months, well be leaving soon, not enjoyable anymore.

Over all great experience and nice renovated homes but as all places they have downsides as well.

Lived here for two years and reallyLike it. No complaints at all just that by the third year the rent was going to be too much for me and I notified the office that I would not be signing the next years lease and was going to move. The day of move out I went to office and turned in my keys and was told everything was taken care of. Now they said I didn’t pay my last months rent or charged me for not giving them notice. I mean really trying to steal a months worth of rent out of someone who played by all your rules. I’m appalled. But I guess that’s Miami.

I moved in 2013-January 2019, not safe, theft runs rampant, bicycles stolen cars broken into,batteries stolen out of cars, my unit sliding door was never fixed or replaced I lived with faulty unsafe door, air conditioning unit old and ran my ac bill over 200 dollars monthly until replacement my ac bill went down by more than half. Unit appliances old and always braking down/washer dryer.pool was closed for fecal matter, and was closed multiple times for up to a month at times. When I first moved in there was a murder suicide / one tenant brandished a gun one 4th of July, pot smoking and alcohol use at pool.they bill themselves as a luxury rental it’s far from that. The entrance security gate is broken more times than it is closed.in short anyone can come in and out who doesn’t live there. Police is always called there at times on a weekly basis. Before moving there check the police department of Aventura for a list of calls and crimes.

Love living here! However, it needs to upgrade irs gym ASAP! And also, not charge for every basic thing, such as a jey to the gym and a jey to the entrance gate. Other than that, truly happy with it.

If you’re thinking about renting here, know that you will be cheated out of your deposit money.At the time of move out, they will mail you a Move-out Statement. This Move-out Statement will list several closing fees for Trash, Water, Sewer and Storm Water. The closing fees are for 48 days of service and will be deducted from your deposit money.The Move-out Statement will show the amount to be refunded from your deposit money. (You will not get that amount.) After you receive the letter, someone from the office will call you to inform that a mistake was made in the letter and that additional money will be deducted from your deposit.They will explain the mistake, resulting in additional fees for Trash, Water, Sewer and Storm Water. They will tell you that a check has already been cut for you and that it is in the mail.Promenade at Aventura Apartments engages in unfair business practices. They are unethical and predatory. They’ll create additional closing fees and will extort as much money as possible from your deposit. They know closing fees for Trash, Water, Sewer and Storm Water fees are difficult to dispute and will use them to their advantage.

Sergio has been beyond helpful and very polite throughout the whole application process as well as all of the other employees Ive been in contact with at the leasing office. If youre thinking of renting anywhere in Aventura, go to the Promenade first.

Decent location, great place to live!

Definitely overpriced!!!! The place is not bad, apartments in fairly good condition, but the common areas could be cleaner. The front gate breaks all the time remaining open 24 hours (totally unsafe), they’ll charge you $100 for a gym key that you have to return when you move out, but they don’t only refuse to give you those $100 back, on top of that, they’ll threat you saying that if you don’t return the key, they’ll CHARGE YOU A $125 penalty for keeping it!!. You won’t see you security deposit after moving out (even after leaving the unit in perfect shape), they’ll charge you for cleaning, paint, carpeting, over a $100 water and sewer, etc, etc.Good advice: keep looking, this place is definitely not worth it!!!!!

Nice place, but the front gate call box hasnt work in ages & they keep saying 2 weeks .... So unsafe but Management tells you to give out the Code to open up the gates ... so by this point, the whole South Florida has the entry code!! Not safe!

This apartment complex has a nice design and esthetics but when you commit to an agreement your suckered in. I lived there for 2 yr the community doesnt pick up after there pets and only enforced by threatening emails. Also when you get sucked at the low price for the first year be ready for it to increase by two hundred a month the next the next year. Community although in Aventura has poor security in Promenade, with several raids of apartments, a shooting, and multiple break in due to there lack of security. The security gate in the front is either never working or broken due to cars and leisurely entrance by outsiders.With that being said only good thing I have to say is you live in Aventura which is a really nice area and place to workout with walking path. Close walk to mall and beach if you dare the trip across the bridge with traffic. Almost forgot as well parking is impossible because dont use the garage for parking and use all the guest parking. I am glad I moved!

I have been living in promenade for 4 months now, the have sent me 7 day notice twice one because a visitor smoke on the balcony and my neighbors record it with his cell phone its understandable but the second one because my dogs bark! The lady at the front desk called me to tell me I couldnt leave my dogs on the balcony because my neighbor is complaining I am obligated to lock them inside at all times. I guess they just want to see me out faster than they had me in because the neighbor has zero patience. Be careful moving here, theyre not humanitarian they will call you and tell you what theyre receiving complains for, I was not lucky with a neighbor that hates dogs. your getting kicked out even if your husband is a disable persona and you carry a baby. So good luck with promenade ( I asked them for proof that my dogs are disturbing the peace and she denies to ask the neighbor for it, i seated by the balcony to find out if my dogs were outrageously barking and oh well they did not.) I explain to them that the neighbor is constantly recording my visitors and I and hes constantly complaining about water falling down hes balcony, which the rain is responsible for. On Christmas Day I had family over with dogs, next day he waited for me outside and complained that we were too loud and the dogs too.Just to explain how promenade works, not humanitarian and they will find a way to have you out if you dont agree with themThanks promenade for giving a hard time while living here I really look forward to moving out.

Good place if you request a service for your apartment. If something is broken they come to fix it right away with no problem and no questions asked. 3 stars because of aweful carpet and no way to change it, only for extra monthly rate (we live here 7 years started with already old one). Closed pool since covid then due to some reconstruction which hasn´t been done yet. Removed shady trees and blooming bushes, changed with palms and short ugly bushes. Smoking neighboors in nonsmoking residential. No cameras within the property. Gates are constantly open as broken. Got my cars twice crashed and mail boxes stolen.

My car was stolen, when I went to the office they gave me attitude, cockoroash infestation, late trash pick up, no security they dont even have a camera on the entrance, the gate its broken everytime, the A/C has problems everytime, dog poop, and if you dont believe me I have proves.

I’ve been living here for approx 10 months. Sakoura and Caesar are great, wonderful people.My review of the neighborhood- 1) The other reviews regarding the lack of guest parking is accurate. Relocating from Palm Beach County, the fact that there is minimal guest parking is odd. Yet I chalk this up to high population density for the area and that most likely there are multiple renters/roommates for each unit so that they can afford the rental pricing. 2) The gate arm and/or gate are broken frequently. Yet I have witnessed guest/visitors trying to tailgate or ram the gate to get into the neighborhood. Hopefully the apartment management installs cameras to capture the vehicles that continue to damage the gates and chargeback the residents whose guests destroy the property. I think that’s only fair. 3) Pool - other reviewers exaggerate about the pool being broken for an extended period of time. It’s only logical the pool had to close for a couple of weeks. A pipe under the pool deck, cemented in the ground needed to be chipped out to repair the pump. As a former homeowner, things like this happen to your pool. That’s reality. 4) common areas - I have observed an increase in pet feces in the grass. Owners need to pick up after their pets.My review of the unit - I’m pretty happy with my unit. I had an issue with an appliance making consistently loud noise; the washer had to be set on a second rinse cycle to wash clothes thoroughly. This was addressed. Not a big deal. My biggest issue was the roof leak and response time to have this fixed. Placed a work order about water intrusion. The water leak caused damage to the ceiling drywall. Then Hurricane Irma visited FL. When we returned to the apartment after the hurricane, there was more water intrusion through the ceiling and side windows. I’m sure this had to be processed through insurance claims. It took about a month or so to have the barrel roof fixed. Yet, it took about 6 work orders to have the damaged ceiling drywall inside the unit repaired.To reiterate, I like my unit. I am not agreeable with the “renewal rates” that were recently issued, which is higher than the current inflation rate. The other reviewers were not exaggerating about it. I’ve started my research of alternative apartments.

Stopped here to visit a friend. The road around all the buildings is a maze. When I left it took me 3 laps around and multiple U turns before I found my way out....lol
