My boyfriend, my dog and I lived here for a year. We didn’t have a terrible experience, but we knew almost immediately that we wouldn’t renew our lease. Word of advice: DON’T SAY IN BUILDING 4. There’s almost always something wrong with building 4.Pros:- Maintenance fixed our issues the same day if we submitted them first thing in the morning. If it was later in the evening, they’d come the following day.- The other residents are nice! I loved the community and I’ll definitely miss them.- Location is great. There’s a lot of restaurants and stores around.- Management hosts has refreshments throughout the month. I never had the opportunity to stop by due to work. Examples: Beer and Margaritas, Pizza, Muffins.Cons:- ROACHES!!! No matter how many times they spray or you take matters into your own hands. We’ve even seen them crawl right under doors into an apartment.- Building 4 has a MICE issue. I don’t know about the rest of the community.- The “dog park” is a joke. Literally. I can’t even call it bare minimum- The gates never work. I don’t know why they consider this a gated community. Even it they did work, people can easily walk in through the back because it’s not restricted.- The workers in the leasing office aren’t the most pleasant. Most have attitude problem because due to their own disorganization. Disorganized they VERY much are!!- If you stay in the back there will be 10+ men outside (near the back gate) early in the morning and late at night being loud and drinking.- Mailbox isn’t secure. I’ve had my mail stolen several times.
Ive been trying to reach out since my move out in July about my balance being sent to my new address. I decided to reach out mid August. I called first. Each time no one available to give me information. But I was able to get the amount that was left over. Ive sent emails to the management team and still no response since August 17th. At this point I will be talking to the tenant council because a simple yes we have mail out your balance or not can go a long way in communication. In the state of Texas landlords have 30 days to send security deposits and/or remaining balances to forwarding address. §§ 92.101-92.109. Ive been very cordial about this to be honest but why absolutely no communication? I will continue to reach out.
MANAGEMENT NEEDS TO BE TRAINED BETTER OR REPLACED!! I have lived here for 3 weeks now and have had nothing but problems with the leasing office. This office has such poor organization that when I applied with my two roommates they had one application at one locations and the other two at another location and nothing was done about it until the week of move in. Two days before our move in date set on our already signed lease they told me and my roommates our room wouldnt be ready for another week and had to move us to a new room. We have had several issues contacting management when we have a problem, my roommates and I will call multiple times and leave messages and never get a call back. They have given us wrong information about visitors parking multiple times causing us to have three cars towed in a week and refuse to add more visitors parking or make it easier for guests. The gate system is constantly broken and I wasnt able to use my code for about two weeks after move in. The communication here is absolute garbage, I have never had more trouble trying to get information that I need to pay rent, for parking (visitors included), to get mail, etc. Other than management I love living at these apartments, the residents are all very friendly, its close to downtown, and its an upcoming part of town.
Horrible Horrible Horrible, not enough words fit into this to be able to describe how much of a nightmare this place is. Roaches everywhere, the office staff is probably the worst people Ive ever dealt with in my life. They are just sick horrible human beings. They try to charge you for every little things as if they are getting any benefit from it. PLEASE DONT LIVE HERE YOU WILL REGRET IT. I REPEAT YOU WILL REGRET IT
I have now lived in the Mountain Ranch Apartments for a month now and I can honestly say that I love this place! All of the recent renovations that they have made here all very well done. The apartment comes with google fiber, smart home features, as well as a gated community. The community here are really friendly as well as the staff. My leasing agent Oscar was very helpful and made my move-in a breeze. The complex is in an ideal location that is conveniently located just minutes from downtown and Zilker Park. HEB, Planet Fitness and many other stores/restaurants are located just across the street. Overall, I have had a positive experience staying here and would definitely recommend to anyone.
Terrible communication. Unprofessional. I have never received a phone call back from the office after leaving a message and calling multiple times. I’m very frustrated with the management and I’ve only lived here for a week. This place needs some better organization to meet resident’s needs.

Only one star because theres not a no star option. The management is VERY unprofessional and WILL throw treats your way when they feel theyre not receiving their way. Theres roaches in just about every unit. The maintenance doesnt always follow through with set appointments, and can be seen on their phones for hours in the parking lots in golf carts.
I stopped by this place a few years back and didnt lease due to it didnt feel right, I was in the market again and decided to stop by again and met Rosa and without missing a beat she greeted me and made me feel welcome. I like the fact that she went through every detail and all fees so I wouldnt be surprised on my 1st months rent how most places are, Im glad to say I have no regrets I give her an A++ !
I moved into unit 410 on March 23 2020 to an apartment that wasn’t ready to move in I never received the sheet that you are giving upon move in to make sure every thing was working. Two days after I move our kitchen light goes out because of a fuse issue and wasn’t fixed till a month later due to covid 19 but I witnessed other people who were living and moved in after me and they were getting serviced. My refrigerator goes out and I call the office to let them know, that’s when the young man in the office was rude and finally said he would call the maintenance man about it, the day ends and I wake up the next day two all my food warm and no one contacted me about the fridge. I called again now upset and let the young man In the office know how I felt like it was prejudice against us going on and he sends a young man to come check. He arrives fiddles around with it for a bit says he need to get a part Comes back, he claims to fix the fridge leaves his sweat rag inside of it and says it’s fixed. I notice hours later that is not an call back get the same attitude. Finally the replace my fridge and give me 100 dollar credit for the food lost. ‘E and my roommates have constantly called 311, 911 the office and tried to talk to the tenants in 422 and 430 about excessive noise and being rude too mine and my roommates girlfriends as well as trash. Today’s incident started with the young man in apartment 422 playing his music from his truck at 9:30am. The same maintenance man who half tried to fix my fridge told them something the young man in 422 he moved his truck tried to mug me into intimidation and went with the maintenance man who told them we in apartment 410 are complaining on them. I have photos of the hang out and also made a complaint to the office Denise came out to talk to them. She called me and didn’t come out and say it but insinuated that I was racist and that me and my roommates sold drugs out of are apartment from what she heard from the young man in 422 and also a gentleman who doesn’t stay in these apartments and was also illegal parked per ovation rules about covered parking. I have never in my life been so offended and felt so helpless, your home is supposed to be peace not constant people being rude confrontational and unreasonable
The leasing agent Oscar was so helpful from the beginning and a very nice person to work with. The apartment was cleaned prior to entry and anything we needed was done relatively quickly. The smart lock is a good addition to the apartment. Renovation looks very good. Very convenient area- tons of shopping right across the street, just 15 min to downtown and the complex is very quiet at night. The residents weve seen are very nice- lots of families with children. Would highly recommend Oscar to anyone looking for a place.
Management has improved 100% since moving in, Rosa is awesome, she’s always quick to jump on issues the arise. she fast and friendly, but most of all understanding:) mountain ranch is the place to live!
I love these apartments after getting new management they have really hit the roof. Our new managers are outstanding and our maintenance team is unbeatable. So thank you to Rosa and Kathy Sierra.
I have lived at Mountain Ranch for about one month now - So far Ive had a very positive experience. Oscar, Krystal, and Holly at the front office are always friendly and professional, and have been responsive and helpful with everything Ive needed so far in my new apartment. Ive noticed that Mountain Ranch is a family-friendly community with lots of children, and Ive met many of my neighbors, and they are all nice people. Additionally, the apartment complex is ideally located, just minutes from downtown and Barton Springs, which is a huge plus! And the HEB is literally across the street, which is super convenient. Overall, I would give Mountain Ranch and its staff an A. - Jonathan
Upon moving in to the apartment, the management team, specifically Rosa and Elijah, were beyond helpful in getting us what we wanted and working through any of the minor issues that arose. They’ve been excessively helpful and inclusive since we’ve been here and we’ve never been happier!
The staff is very helpful and friendly. If you need anything they will get to it as soon as possible. Location is GREAT! My brother and I have been here for almost a year and we have no complaints about it. Take a look at Mountain Ranch first before listening to any of these reviews. Its not as bad as people make it seem.
Denise and Melissa were very helpful in the office. Denise is a super sweet person. She made sure all my questions were answered. GREAT PLACE TO CALL HOME.
My daughter moved here in May, and I was thankful she was able to find affordable housing near her new job in Austin. My daughter reports that issues inside her unit are usually handled in a reasonable amount of time.However, upon visiting for the first time this weekend, I was appalled at the amount of garbage laying in the parking lots, walkways, and blowing around the complex! I understand that some of this is inevitable on the weekends, but this is inexcusable for a company that wants to attract new residents.Also, an entire bank of the shared mailboxes can be opened with any key. I personally witnessed a bank of the front mailboxes wide open with everyones mail hanging out. My daughter says the management told her it is the US Postal Services responsibility, and the USPS tells my daughter it is the apartment managements responsibility. My research on the internet points to the latter.The fresh paint and new flooring is a good first step at attracting new clientele, but this complex has a long way to go! Clean it up, Mountain Ranch!
Just moved in to my new renovated apartment and I LOVE it! The office staff made my moving experience very smooth and are also very welcoming. It is a smaller apartment community with only seven buildings but I personally prefer it. Thank you, Mountain Ranch!

I don’t know where to start with the complaints about these apartments. From unhelpful staff that always make excuses not to listen to you or fix the issues. My car was broken into twice last year and Melissa nor her assistant did anything to assure me peace of mind, and now a month ago the cart port that they charge us for have no lighting. How about the ceiling falling, peeling off and leaking on our furniture for half a year because of the rain and eventually having to change units because the walls were starting to mold. The next unit was just as bad with roaches and now MICE, we’ve caught three mice in two weeks! I saw a previous post about 6 months ago that Julian Cerda had the same issue and no, I’m sorry to inform you that management hasn’t fixed any of the problems posted here.Rent is cheaper than most but I would definitely not recommend these apartments to anyone.
Terrible experience. Not only was my apartment infested with water bugs AND roaches upon move-in, with little to no action taken by the leasing team, they also charged me for a missing item that was never removed from the premises! I confirmed this with a final walk-through by a staff member that was also included in their files, yet they went ahead and incorrectly billed me.Ill be following up with the City of Austin to file a civil suit against this sham of a business.
The people who work in the office offer no help at all. Someone in this apartment complex hit my parked car, and left no note. Some of the residents are very snarky, dont mind their own business, and it gets very loud. There are also issues with bugs. I would not recommend living here.

The staff is Inconsiderate about the issues wrong with your unit taking a very long time to respond or not respond at all. I had to let them know multiple times about the issues in my units; Pest problems,water leaking from the roof and even break-ins in my car and truck.Insted of fixing the roof problems they much rather set up cameras that dont work and wont help you reviewing them incase something gets stolen.The mail boxes are all broken into, packages getting stolen because they just rip the whole mail door off.There is dog poop in almost every grassy area.The dog park is a joke!Ive seen maintenance guys come and go.The problems also get overlooked because theres only one maintenance guy and he gets bombarded with service orders that he cant get to them all on time.Hes a good guy and works way to hard for all this.I dont see any changes other then repainting the apt complex and remodeling the front office.(it was completely fine how it was)Live here for over 10 years and I have to say if the rent wasnt this cheap close to downtown I would not live here at all!
I have waited, in vain, for over 3 months now for the office to call me back. There was an issue with me just leaving my apartment early even though I paid out the rest of my lease. I told the receptionist that I would call back to hear their answers explaining why I’m being charged $700. She directly told me NOT to call back, but that she would contact me in a week’s time. She explained that they were really busy—understandably when under horrible management—and didn’t really have time to deal with the issue. I willingly respected her tactless demand. Currently, I’m still waiting for their answers...The turnover rate for management at this place is astounding, which makes sense because this place is kind of a...well, you can read the reviews :) The complex was under either 3 or 4 different management companies while I was there for less than a year.WARNING: Don’t even try and talk to them about ending your lease early because management will go for your money. They won’t even bother to alert you of these deceptive fees, but rather you’ll hear it from the abrasive attitude of credit collectors! They will send those credit collectors after you, demanding you pay for things that aren’t even discussed in the contract that you signed. I didn’t want to dally with legal matters with them because it was only over a matter of $700. But still, the fact is, they forced me, or should I say “pulled one on me” as a financial scam, to pay these random fees they don’t even talk about in the lease. So movers, beware!

This place is not suitable for those who mind sharing their living space with plenty of mice and roach roommates. Not only do these lousy roommates don’t pick up after eating holes right by the pluming of your toilet but they also leave their feces throughout your kitchen and food storage. Roaches I guess are understandable as they’ve lived here millions of years before us, so they I don’t mind as much as the mice that I keep finding throught the months. So far the count is at 13 mice CAUGHT so far. Yes I have pictures of them and yes the owners of this place can argue that these pictures might not be from their apartments. It’s all cool I have video of me entering the apartments every time, walking to my apartment, entering the doors and showing the mice. Here are some pictures. It’s disgusting, my infant children are of course at harm, since these mice could carry what ever types of malicious diseases that babies aren’t too immune of. CANNOT WAIT TO LEAVE THIS MICE INFECTED AREA. Oh yea we have been asking for a new dish washer since we moved in on May 2018, it’s now October 2018. Enjoy the pictures future leaseres. They also use cheap materials on everything so if you close a door to hard you might break it or pull your cheap blinds back they might get stuck in the stock roller and break off. If I were you save your year of freedom from ever having to share your space with mice and roaches. took these pictures OCTORBER 21st,2018. So yes I caught two just this morning.

Before you take your family & pets here, be warned! It might look ok from outside but its shockingly infested with roaches. They live & breed in the walls between apartments and crawl in and out the electric sockets. Within a month you will be over run. with thousands of bugs. I dont know how the health department hasnt shut them down, but its a disgrace..
My experience is horrible and not good but its to much to list. I agree with the other people who had written the reviews about the roaches being everywhere and they dont do hardly anything about it but as for myself Ive also have mice alot of them and they dont do anything about it at first they were trying to but then stopped. This is not a good place to live at I dont see why they are still letting them stay open to rent to residents not to mention the property stays dirty. The residents dont even keep there property clean and thats a shame.
Nice apartments noise was at a minimum I couldnt hear neighbors.

I attempted to rent an apartment from mountain ranch and paid the deposit of 250$ plus an application fee. 8 days went by and I never heard from anyone. I had to call the apartment myself to find out I had been denied. Getting my deposit returned has been a nightmare. I have called several times only to get a voice recording. Ive left messages that were never returned. When I have gotten someone on the line I have been first argued with about how I am not entitled to any money back, which is a lie and illegal. Two weeks passed and again I was lied to when the manager told me a check was in the mail. It has now been 5 weeks since I initially gave this company my money. Last week again after struggling to reach an actual human by phone I was again told a new check had been cut. My money still has not been returned. This company is full of liars. They subsidize the low rent by stealing deposits from already low income people who likely have no idea what their rights are or what to do to get their money back. Mountain Ranch is a shameful business I am so grateful my application was denied. Dont try to move here unless you want to throw away $284 at least.

Absolutely awful. Pay about $1000 for poorly built places you can hear through all walls and weve had a toilet issue for a month now that still hasnt been fixed after asking 3 times.

Pest problems (roaches), screaming neighbors, had maintenance problems and maintenance workers come 2 days later break it worse then come back to fix it a week later, roaches, rude front desk, roaches 2 stars simply because its the cheapest thing in the area.
They will not take care of the roach problems and we notify them when we before we moved in about the roaches and I still never done anything about it so its a bad place to live if you want bugs
